What can Wilson do for you? Attracting the best tenant Our superior property marketing and proactive approach to conducting open homes means we can find the right tenants for your property faster. Our stringent tenancy selection process ensures your property receives the care and attention it deserves from its new occupants. Standard rental applications require 100 points of identification, proof of income as well as rental references.

Collecting rent and controlling arrears From the outset our approach to tenant selection means the chance of your tenants falling into arrears is reduced. Paying rent is easy as we offer a variety of payment methods including direct debit, BPAY and credit card. Tenants who fail to pay rent on time will be contacted immediately to establish why the payment is delayed. Any tenant who doesn’t respond within fourteen days is issued with a termination notice, giving them fourteen days to vacate the property. If this ever happens, we will be in touch with you at every stage of the process, to seek instructions, provide advice and keep you informed.

Rent Reviews We conduct rent reviews regularly and when the time comes we take into consideration current market rents, vacancy rates and the general appeal and condition of your property. We will always consult with you and provide advice on the best approach to ensure the right balance between receiving the maximum rental yield and tenant retention.

Tenant Management For your convenience our team of experts prepare the tenancy agreement and all required paperwork for your new tenant. We also take the time to ensure tenants are clear on the conditions of their lease and highlight any specific requirements to assist in a smooth troublefree tenancy. We inform the tenant that the property should be returned in the same state when they vacate, with due respect to normal wear and tear. Post-placement services are then undertaken for you, from lodging the rental bond to documenting handover of keys.

Inspections and Reports Ingoing and Outgoing Condition Reports – We prepare concise reports on the property’s condition at the time the new tenants take occupation as well as after they vacate the property. Periodic Inspection Reports - Periodic inspections are performed every six months and a written report is sent to you outlining the condition of the property and any repairs which require attention. Photographic evidence of inspections can be arranged when necessary.

Repairs and Maintenance We closely monitor any required repairs and act accordingly after liaising with you. Tenants are required to submit repairs in writing, and can do so via our website, to ensure detailed records are kept of all repairs lodged. We attend to emergency repairs immediately, contacting you with details as soon as possible. All invoices for repairs carried out are deducted from the rent monies held. Full details are listed on your monthly statement along with a copy of the invoice.

Tenant Disputes and Grievances We manage any disputes that may arise with diplomacy and professionalism. Fortunately, disputes between tenants and landlords are uncommon. In the unlikely event that normal negotiations do not resolve the matter we can apply to the NSW Civil and Administrative Tribunal (NCAT) for a hearing and attend on your behalf.

Receiving your rental income and statements Rental monies can be received by either electronic transfer to your nominated bank account or by cheque. Detailed rental statements are sent to you monthly which include rent paid to date, rental period paid and any credits or disbursements. An additional income and expenditure statement can also be sent to you at the end of the financial year which provides complete accounting for your property. This will save both you and your accountant considerable time and possibly reduce your accounting fees.

Insurance It is very important that appropriate insurance is taken out and we strongly recommend insurance that specifically covers tenant default in loss of rent. We can put you in touch with a range of insurance companies who will assist you in finding the right level of cover. If required, we can arrange for payment of your premiums from the rent collected.
