ne of the important decisions for landlords who provide a furnished let to make is what to include. While there are some basic rules such as making sure the safety and condition of the furnishings are up to standard, much will depend on the type of tenant you are looking to rent to and what their personal requirements are. Furnished properties are most attractive to short term tenants – people such as students or executives who are only studying or working in the area for a set amount of time.

WHAT TO INCLUDE IN A FURNISHED LET

Most students won’t have lots of possessions and will generally look for a fully furnished flat or house. For this kind of tenant it is a good idea to look for hardwearing furniture that is cost effective but functional. The key is choosing items that are easy to clean, for example, sofas and chairs that have removable covers so you can easily get your property ready for new tenants. Some landlords opt to go for second hand furnishings rather than buying new – if you’re going down this route, however, you need to check the fire safety of the items you are putting in the property

First talk to your letting agent before you head out to buy furniture. They will be able to tell you what people are generally looking for in your area and what the best options are. Moving with children

MARYAM CALVERT at Northwood Salisbury gives her tips on the easiest way to move house when you have children... something else to do. Where possible make sure they have visited the new home a few times, point out their new room and ask their opinion on where things should go, what new items will be needed, should you decorate etc. By getting them involved they will develop a sense of ownership and hopefully excitement.

Children can find the process of moving more difficult than adults

T

here’s no doubt that moving home can be stressful. While there may be lots of excitement, there are also some major issues to consider. How do you get all your stuff packed up and moved safely? How are you going to make friends in your new location? The entire process is made a lot more challenging when you have children involved. Here are some of our top tips in making your move go as smoothly as possible when you have children in tow.

TALK TO YOUR CHILDREN Adults are generally good at coping with change. For children, it will be more than just the challenge of moving from A to B. Not only could they be losing the friends they’ve made, there’s the prospect of starting in a new school and beginning over again. Prior to moving, you need to make sure you talk as much as possible and get them used to the idea of moving. Of course, a lot will depend on the age of your children and how much they understand about this big change.

It can often be harder for teenagers who will have made long term friendships and have lived in the same place for a long time. Smaller children tend to have shorter attention spans but you might want to look out for signs they are stressed out and find a way to put them at ease. Those under five are usually the easiest to handle because they haven’t yet started to develop their own independence. The good news is that social media and technology means friends can remain in contact with each other a lot easier than in the past. It may not be the perfect solution but it can help children cope a lot better.

GETTING THEM INVOLVED It’s important to get children involved with the moving process. That could involve putting them in charge of their own room and helping with the planning. It will make the feel part of the move and in control rather than simply having the change thrust upon them. Try to be as flexible as possible and don’t be too upset if your child suddenly loses interest and finds

For much younger children, having them out of the way while you pack and prepare to move home can be a lot less stressful. That means you may need to call on friends and family to look after them while you get everything done. Even if your children are involved in the move, it’s a great idea to involve close relatives and family friends to help normalise the process as well as get that extra needed help. Visiting your new home before you move is one way to start getting your children used to the change. That might also include driving past the new school and exploring the local amenities, especially for younger children, to show all the possibilities. Good planning and plenty of understanding go a long way to helping things run much smoother when moving home. Don’t expect everything to go like clockwork, though. That rarely happens with any move. Each child is different and they’ll react in their own unique way. Regrets... I’ve had a few

o many people have recorded songs about regrets, the Walker Brothers, Midge Ure, Robbie Williams, Dappy, Edith Piaf etc that it must be something that occupies the mind… or perhaps it’s just songwriters looking for some material for their next single. As usual in any good debate there are two sides to the issue, the ‘No regretters’ – Robbie Williams, Edith Piaf et al – and the ‘Oh my God I can’t believe I did that I can never leave home again for the shame of it’ camp. Unfortunately, I definitely lean towards the latter. Personally, I don’t think you can go through life saying you have no regrets, and perhaps if you can you

or hadn’t done in days and years gone by. And given my predilection for a spot of navel-gazing I have considered my own more than most. Nowadays of course I have a loving family and a pretty good life by most people’s standards but there are things I’d definitely do differently given the chance… Am I going to tell you what they are? Nope. My wife reads this and if she ever finds out what they are I’ll definitely have some regrets!!!

SMILE, YOU’RE ON CAMERA!

I am currently recovering from injury so am not running as much as I usually do and to be honest, after six months off, when I do run it is

“Personally, I don’t think you can go through life saying you have no regrets, and perhaps if you can you maybe should have lived a little more.” maybe should have lived a little more. You may not have any huge scale issues but there will be parts of your life you’d like to go back and edit, I can guarantee it, just ask the girl who got stuck throwing a poo out of a window on her first date recently if there are any parts of that episode she’d rather re-work! Of course, there’s nothing you can do about the past, you can’t change what you have or haven’t done but to deny your mistakes, or at least to say you are comfortable with them, and you wouldn’t change a thing is, in my opinion, utter garbage. Almost everyone - when pushed - will own up to things they wish they had

not a pretty sight. This was brought home to me recently when walking home from the Southwick Parkrun. A young lady ran past me and when I say ran I mean bounded… she was going quite quickly and really looked the part … her form was good and technically she was doing all the right things. The trouble is that I think I look that impressive when I am running and I evidently do not. I say ‘evidently’ because I actually have evidence of how I do look. If you run regularly and take part in races like I do you soon realise part of the ‘fun’ is the photography, the action shots of people running. Some of the resulting images are not what

you’d call complimentary. I may have done a lifetime best and felt fantastic throughout. I may have been striding along like Mo Farah would have had trouble running me down but when I look back and see the pics it looks as though someone has stolen my race number. The camera shutter has almost inevitably come down at the precsie moment that gravity has taken effect and the individual in the photograph bears no resemblance whatsoever to the way I was feeling at that particular moment in the race… In fact it looks as though this creature - as it must be described - is melting!! If the ‘wild hair and dribble’ look ever comes into fashion, look out for one of my running photos as proof of where the trend started!! Phil Rockliffe
