ABOUTAt Workshop/APD, an award-winning multidisciplinary design and architecture firm, each project is uniquely defined by a sense of place and purpose and a desire to enhance the user’s experience through exceptional design. Led by founding principals Andrew Kotchen and Matt Berman and principal Thomas Zoli, a diverse, collaborative team of architects, interior designers and product designers leverages vast and highly varied experiences to solve complex design challenges, resulting in spaces that are exceptionally beautiful and accessible. From sleek penthouses and seaside retreats to luxury residential developments and ground breaking hotels and restaurants, Workshop/APD’s aesthetic is timelessly modern but site-specific, unbound by project type or a
singular style. We bring texture, materiality, and contrast to modern spaces, pursuing unique materials with a worked hand and creating one-of-a-kind furnishings. Through a unique, vertically-integrated service offering that spans all aspects of architecture, interior design and product design, Workshop/APD can own every step of the process from inception to completion. We are committed to designing places that celebrate a project’s location and history, demonstrating a profound respect for the physical and contextual environment in which projects are realized and extending the experience beyond the structure to merge landscape, neighborhood and architecture and furnishings in a synergistic unit.
COLLABORATIVE TO THE CORE.
Workshop/APD’s greatest strength lies in the diverse talent and expertise of our multidisciplinary team. We bring global perspectives and vast experience in architecture, interiors, product design, planning, engineering and branding to projects of every type and scale. We pursue innovation relentlessly but never lose sight of the past.
Crafted Modern
We embrace technology and celebrate craft, bringing materiality and contrast to luxurious modern spaces. “Modern” underscores an innovative, forward thinking approach. “Craft” is an open-minded exploration of the ways that materials and connections can be elevated by transformation and continue to evolve over time. Finished, refined, textured, honed, engineered, joined and detailed: in revealing the hand of the maker we breathe life into the materials of our trade. Subtle variations created by man, machine, time or weather make each project and space unique. There is beauty in so-called “imperfections”, which imbue a decorative, tactile quality and invite investigation and touch, activating a relationship between a space and its inhabitants. This is what gives modern design a soul.
BUSINESS SECTORS
Hospitality | Residential | Development | Product
Workshop/APD has translated years of experience in the single-family home market into ground breaking hospitality, development, product design and branding work. The secret to our multidisciplinary success is applying the same client experience of craft, context and luxury to each category, resulting in uniquely tailored, contextually relevant designs. Our residences run the gamut from luxurious single-family homes, multi-generational coastal compounds, apartments, and townhouses to resort-like
retreats. From urban multi-family projects like The Printing House, 111 Leroy Street and 88 & 90 Lexington to residential communities - like Nantucket’s Hawthorne Park and Cannonbury Lane – and an ever-expanding social living portfolio, our development work is known for creating a sense of community and engagement through thoughtful, unique amenities. Our award-winning hotels, restaurants and wellness spaces are vibrant and interactive, memorably imbued with a sense of place.
Architecture | Interior Design | Furniture Design | Styling
Our architects, interior designers, product designers and brand experts can own every step of the process – in projects at every scale – from inception to completion. In a hands-on, highly collaborative environment, we work seamlessly to realize complex projects with passion and skill, working across luxury residential, high-end development, and hospitality typologies. Through program, massing, and form studies we find and build upon a site’s best attributes, framing a project narrative that informs all future design decisions. We understand how scale relates to interior architecture, exploring how people will interact in each
space and how the interior selections will take form from this narrative. We think of each furnishing, fitting, fabric, and finish as an extension of its surroundings, creating interesting tension or subtly enhancing the architecture. We are obsessed with craft and construction, immersing ourselves in each detail’s endless options, studying the trade and its techniques, and exploring a material’s tactile qualities. We are committed to constantly honing and elevating our craft, and understand that architecture and design are a responsibility, with lasting effects on our clients and the greater community.
OUR APPROACH
At Workshop/APD, the design journey begins with a series of questions: How can we connect guests to the locale in an authentic, intimate way for an unforgettable experience? How do we seamlessly interweave our design within the fabric of a community, building something meaningful for guests and residents alike? How can we look beyond the expected to find and share the beating heart of each unique place? Without preconceived notions we set out to find the things that make it unique, from its history, to culinary and cultural traditions, to the
natural landscape, and the legacy of local artisans and artists. This exploration, from camping in the Utah desert to cruising the length of the Cumberland River, leads to a kernel that we begin to surround with a story. We dig deep to engage local experts, collaborating to create an intrinsic experience for guests through material choices and craftsmanship, food and beverage, unique amenities and so much more. Research and firsthand experiences add layers of narrative, creating a conceptual lens that serves as a filter for every subsequent design decision
1 HOTEL NASHVILLE
NASHVILLE, TN
INTERIOR DESIGN · NEW CONSTRUCTION 213,000 SF., 225 GUEST ROOMS OPENING SUMMER 2022
1 Hotel Nashville is the city’s first sustainable luxury hotel, and Workshop/ APD’s first hotel for the premier hospitality brand. Taking inspiration from the extraordinary natural landscape of Nashville, the property pays tribute to central Tennessee’s rivers, lakes, mountains, fields and forests. With rustic-luxe guest rooms, sophisticated rooftop bar and a luxurious, cave-like wellness spa, the project challenged Workshop/APD to go beyond popular Music City Themes, immersing guests instead in a compelling, contemporary interpretation of the local natural landscape.
DESIGN NARRATIVE
The lobby, inspired by the Cumberland River Valley’s tobacco barns and verdant banks, carries a current of guests past open siding and screens with datum line detailing inspired by flood lines and tidal marks. Throughout the hotel’s public spaces, honest wood beams and surfaces- including an abundance of local oak – and woven rope materials referencing docks and agrarian barns are elevated by leather detailing and black metal, a modern material that pays homage to a local tradition of blacksmithing. At reception, water-worn boulders comprise the check-in desk, and beyond, the undulating lobby bar subtly references riverboat smokestacks. A casual café will serve light fare from a rough-hewn, wooden farm-style counter decorated with traditional woven baskets.

CUSTOM FURNITURE
The custom furnishings at 1 Hotel Nashville create a rustic, nature-inspired feel within its guest rooms. Focused on a warm sophisticated palette of mixed materials, bright wood and aged leather evoke the comforts of home, while dark metal elements add modern contrast. A modern take on trekking materials such as straps, rolled blankets, and leather serve as design details throughout the space, providing guests with an experience unique to the hotel, city, and surrounding topography. The result is effortless luxury.
KELLEY HOUSE
MARTHA’S VINEYARD, MA ARCHITECTURE & INTERIOR DESIGN 54,000 SQFT., 72 GUEST ROOMS UNDER CONSTRUCTION
Martha’s Vineyard’s classic Kelley House, with its sprawling New England campus, consists of a hotel and several cottages built in the 1970s as a residence for the cast and crew of “Jaws.” Workshop/APD was engaged to stitch the property together into a holistic retreat that remained true to the period and the region while incorporating modern and mid-century elements. Featuring a comeback path to the central courtyard, past the pool and into Edgartown, the campus structure continues to serve its original purpose, unifying the site and driving interactions among guests.
DESIGN NARRATIVE
Determined to take the property beyond the Cape and Islands’ prevalent nautical themes, the team devised a unique backstory. Driven by the imagined love affair of a pair of famous 1970s musicians and their Martha’s Vineyard getaway, they embraced a more eclectic, mid-century vibe to create a discrete, comfortable, luxurious retreat that beckons the beautiful people to get away. The design narrative of a siren song, luring sailors to lush pleasure gardens, also offered the team a second muse that they subtly weaved into the project, devising hidden doors and a lobby cabinet of curiosities paired with warm wood furnishings, painted shiplap, white oak flooring, and dark trim for a modern twist on vintage Martha’s Vineyard.

KELLEY HOUSECUSTOM FURNITURE
Kelley House’ custom furnishings nods to the 1970s and its nautical surroundings. Each guest room features a custom leather headboard, a flexible mid-century inspired sectional designed that adapts to the hotel’s varying room sizes, and a credenza inspired by vintage record players. Guests can unwind on the library’s built-in sofas, styled after low midcentury seating with a wall-mounted bolster, or gather at a custom wood communal table with a tambor leg, paired with vintage chairs.
MOXY BANFF
LOCATION INTERIOR DESIGN STATUS: UNDER CONSTRUCTION
Workshop/APD took on an adaptive reuse project at the Moxy Hotel in Banff, the brand’s first Canadian outpost in this jaw-dropping lakeside resort. In keeping with Marriott’ fun, youthful Moxy brand, the team married thematic elements from the surrounding town and national park to create a property that’s utterly unique to the area. Moxy Banff inspires travelers with an adventurous take on midcentury design, a deliberate departure from the local chateau aesthetic.
DESIGN NARRATIVE
A trip to Banff is a true adventure- the far-flung locale is storied and somewhat remote, so Workshop/APD was determined to celebrate the property, originally and aptly named ‘The Voyager’, and its history as a longtime local landmark. To welcome a cool, contemporary, nature-loving guest arriving to hike, bike, ski, spa, and bathe in Banff’s natural beauty, they applied a modern lens to mid-century design, giving the urban Moxy aesthetic a warm, retro rustic twist and a buzzy updated vibe.

The lighting, accessories, and vanity echo midcentury elements with bent steel tubing, while custom folding furniture evoke the outdoors and easily stash away to maximize space. In true midcentury fashion, the custom sectionals are low, retro, and upholstered in eye-catching leather and printed textiles. In the Instagram-worthy bar, custom liquor cabinets call to mind classic ski gondolas.

MOTTO TIMES SQUARE
NEW YORK, NY INTERIOR DESIGN 300,000 SQFT., 500 GUEST ROOMS UNDER CONSTRUCTION
The concept for the New Motto Times Square- a towering Hilton property in the heart of New York City – is 1920s meets 2020s. The design honors the area’s Deco roots, theatrical history, and hustle and bustle, though Workshop/APD was determined to create a restful space for guests to escape Times Square’s unprecedented sensory overload. The result is a peaceful oasis that offers visitors unprecedented access to the city’s busiest intersection, with abundant comforts and conveniences from expansive lobby lounge and dining spaces to chic, modular guestrooms.
DESIGN NARRATIVE
Motto Times Square cleverly juxtaposes the iconic design of the 1920s, invoking the dimensionality of a bygone era with carefully deployed neon, clever sign boxes, and architecture that is intentionally bare of the hightech displays and devices that blanket Times Square today. With arches and curves inspired by the period theatres that lined the building’s intersection, its interiors follow the rhythm of area through the lobby and into the public spaces, amenities, and guestrooms. The property’s material palette is derived from elegant period fashions, deploying impeccable tailoring, subtle pattern, rich textures, and time-honored, quality craftsmanship throughout its finishes and custom furnishings.

MOTTO TIMES SQUARECUSTOM FURNITURE
In the lobby, custom boomerang sofas offer a soft, comfortable tribute to 1920s architecture where guests can relax and regroup. The furniture within the property’s micro rooms is entirely customized to elevate the utility of the small space. Every piece has two or three functions: the vanity is also a valet, with a bar to provide additional hanging space; the safe and fridge lives below it; the side tables and ottomans can also operate as a desk.
1 HOTEL – CONCEPT
SALT LAKE CITY, UTAH INTERIOR DESIGN STATUS: UNBUILT
Inspired by Utah’s incomparable landscape, this hotel design creates a strong sense of place. The Workshop/APD design team’s research included local hiking trips to experience and translate the native environment into the downtown location, resulting in a journey through the desert and a celebration of local flora and fauna. From the moment they enter the hotel, guests are taken on a journey through the surrounding desert, making their way to rooms designed with luxury base camps in mind, each a jumping-off point to public and amenity spaces designed to pay homage to Salt Lake City’s beauty.
DESIGN NARRATIVE
In keeping with 1 Hotels brand, the property’s design in uniquely attuned to the local landscape, and the natural experience it offers guests throughout their visit. The concept of Base Camp, a stylish jumping off point for adventure, sets the stage for periods of rest, relaxation, and rejuvenation between experiences, without ever feeling like one is fully removed from the action or surroundings.

KAUAI BEACH RESORT
KAUAI, HAWAII INTERIOR DESIGN 125,000 SF., 350 GUESTROOMS UNDER CONSTRUCTION
Native Hawaiian culture is at the heart of this hotel renovation in Kauai. Workshop/APD’s design interweaves classic local design, history and heritage to both ground and modernize the existing structure, bringing an authentic experience to guests. By studying Island folklore and time-honored craftsmanship, our team devised a unique, immersive luxury experience for guests, beautifully grounded in the Island’s rich history.
DESIGN NARRATIVE
In an ode to Kauai’s history and people, the design team brought in color, tones and patterns from customary Hawaiian art and textiles, native dress and contemporary fashion uncovered in their preliminary site visits and local explorations. Local weaving techniques and traditional crafting methods play a pivotal role in bringing the lush, whimsical design to life, and natural materials, local flora, and lush, abundant texture reference the island’s wild beauty.

AUTOCAMP CAPE COD
FALMOUTH, MA ARCHITECTURE & INTERIOR DESIGN 10,850 SQFT., 111 GUEST ROOMS OPENED SPRING 2021
For the popular boutique outdoor hospitality brand’s first East Coast location, Workshop/APD developed a master plan for the 14-acre site and designed the central clubhouse building. The clubhouse, with a charred and natural cedar, black steel and concrete material palette that complements its natural setting, also references mid-century modernist Cape Cod design. The Interior Design Best of Year Award award-winning project offers Cape Cod guests a unique connection to the area’s natural beauty and culture, from hiking and biking to beaches, fishing, charming towns and more.
DESIGN NARRATIVE
Workshop/APD’s concept began with a nostalgic idea of “memories from the midcentury”, exploring ways to bring exceptional local design from the past into today. We began by creating a muse- the grandchild of Cape Cod’s midcentury modernists – and ideated around what that modern modernist might build today, with the ultimate goal to create a beautifully simple retreat with large expanses of glass, low slung modernist massing, and strong dark horizontal metal accents. Strong indoor outdoor connections and mirrored interior and exterior spaces were designed to ensure that the Clubhouse is intrinsically tied to its site and offers guests unfettered access to nature, with all the comforts of a luxury hotel.

AUTOCAMP CATSKILLS
CATSKILLS, NY ARCHITECTURE & INTERIOR DESIGN STATUS: OPENED JUNE 2022
Tasked with master planning as well as Clubhouse architecture and design for the famed Glamping hospitality brand’s second East Coast location, Workshop/APD drew inspiration from traditional agrarian architecture and the rich local music culture for AutoCamp Catskills. The Clubhouse, a focal point of the property, functions as a gathering place for guests and houses the reception area, indoor fire pit and lounge, General Store, and morning breakfast and coffee service. The building is a composition of two gabled masses with exposed post-and-beam interiors, creating a rustic indooroutdoor gathering place that’s intrinsically tied to the community’s roots and open to a spacious natural clearing where guests can gather and relax.
DESIGN NARRATIVE
The “modern barn” aesthetic of AutoCamp Catskills’ Clubhouse is contextually relevant to the rustic, agrarian community that it calls home. The design also draws inspiration from the community’s deep musical roots, from rock and roll at Woodstock to local folk performers. Eclectic, vintage inspired décor and bold local art were also chosen to spotlight the site’s unique history, but with a hip, modern twist.

RESTAURANTS
Workshop/APD’s restaurants set the scene for drama, comedy, and romance, transporting diners through design. From warm, welcoming trattorias, to bold, gritty hotspots, to an unexpected twist on New England nautical, each restaurant’s unique character is carefully tailored to the brand, food and clientele to ensure a seamless experience for guests and staff alike.
