A Distictive Waterfont Community. Amidst the neighboring towers and megacomplexes of Abu Dhabi, HHCP’s BoatHouse concept offers residents and visitors a uniquely human-scaled, walkable community. It is a truly mixed-use development that brings together residential, retail, hospitality and recreational opportunities in a high-end, pedestrian-friendly environment exemplifying the principles of compact urban growth at their most intelligent and aesthetic. become a part of it

PROPOSED DEVELOPMENT

As master planned by HHCP, BoatHouse presents a reassuring sense of place and community against the backdrop of the rapidly changing Abu Dhabi cityscape. Here, the buildings and landscaping contribute to the physical deďŹ nition of thoroughfares as civic spaces, while friendly neighborhood parks, squares, and playgrounds dot the complex, inviting resident interaction.

In the BoatHouse development, residents and visitors will discover all the activities of daily living conveniently situated within walking distance, in addition to being accessible by surface transportation and water taxi. The activities and amenities include everything from a dynamic yacht club to a signature 18-hole golf course to a luxury retail, dining and entertainment complex. It’s all arrayed along a manmade canal where the reections of stilt buildings, island townhouses, water palaces, and cove residences shimmer in the azure waters alongside a stately marina.

The different neighborhoods of BoatHouse offer a range of housing types and price levels, encouraging a population that is diverse in age and income. The habitats themselves, along with the landscape design, appear to grow from the local climate, topography, history and cultural building practices, connecting the BoatHouse community even more closely to Abu Dhabi and the UAE. It all combines to create a unique modern lifestyle that reinforces BoatHouse’s identity as an iconic world-class destination.

In fact, the notion of “green” extends to the entire BoatHouse development, with the facility master planned by HHCP as a shining example of “green design” because of its forward-looking embrace of the principles of sustainability. Indeed, the development promises to set a new benchmark in the design, construction, and operation of high performance green buildings in the region, qualifying it for LEED® (Leadership in Energy and Environmental Design) certification—perhaps even at the coveted “Platinum” level—through its attention to human and environmental health in areas such as sustainable site development, water savings, energy efficiency, materials selection, and indoor environmental quality. While BoatHouse’s compact physical “footprint” translates into reduced environmental impact, the architecture itself includes a number of innovative “green” features. Among the most distinctive of these are the solar conductors that are integrated into the south facing curtain walls of the stilt buildings and other structures, giving BoatHouse a self-generating source of clean, renewable energy. The community’s external energy load is further reduced by such design features as the abundant rooftop “sky parks,” which serve as an attractive form of passive thermal insulation.

Rather than competing with the Abu Dhabi cityscape, the mid-to-low rise architecture of BoatHouse creates a visually pleasing transitional effect from the canal and ground level, to the neighboring convention centre and high-rise towers of the business district.

Moving in the other direction, the linearity of the stilt building forms provides a pleasing architectural massing transition that continues across the canal by way of the island townhouses and water palaces to the neighboring palaces currently located along the opposite shoreline.

On both sides of the BoatHouse site, the development provides opportunities for visitors and residents to interact with the immediately adjacent features. With the main thoroughfare running parallel along the northern edge of the BoatHouse site, residents and guests facing the roadway will be afforded an unrivaled view of the annual UAE National Day Parade as well as other major events, with the nearby grandstand providing additional viewing opportunities. On the canal side, meanwhile, the creation of BoatHouse’s own marina district adds revenue opportunities while serving as an exceptional venue for special water-based events such as the Abu Dhabi Boat Show. The other BoatHouse facilities, meanwhile, can also serve as attractive overow venues for events at the nearby convention centre.

Situated between BoatHouse’s hotel/ commercial complex, the canal-side Yacht Club and Marina offers exceptional marine facilities, along with a lavish “Grand Yacht Hall” as well as ballrooms, lounges, and conference facilities—making the Yacht Club a popular venue for meetings, parties, and special events. The Yacht Club also features its own restaurants, as well as a nautically-oriented retail shop and an inviting neighborhood gourmet shop. Separate facilities cater to resident and non-resident members, with access via land transportation, watercraft, and even helicopter (courtesy of the Yacht Club’s own helipad).

YACHT CLUB AND MARINA

BoatHouse’s 18-hole Signature Executive Golf Course adds yet another prime recreational feature to the community’s extensive portfolio. Running along the development’s north side, parallel to the canal, the course provides an attractive green buffer between the community and the main road. The course likewise provides a highly desirable “golf view” for residents living in the north-facing units of the canal-side stilt buildings. At the same time, the course’s narrow, linear footprint inspires its novel “staggered” configuration, with the first five holes played in one direction and the remaining four holes played in the opposite direction. The Golf Clubhouse, meanwhile, features all the accommodations expected of a worldclass establishment—from the splendid dining and banquet facilities to the outstanding pro shop to the exceptional club fitness and training centre.

Residents of the stilt building flats and lofts that run along the northern edge of the canal may feel they are living in a “neighborhood within a neighborhood,” with each building featuring an array of top-notch amenities. These include a spa and fitness center, a community lounge, a rooftop “pocket park,” and access to the building’s own canal marina (with dock slips located under the building). The underground car park provides both convenience and security, and a dramatic glass elevator whisks residents from the parking level to the building’s elegant concierge lobby.

Depending on the location of their unit, residents of the stilt ats and lofts will either have an impressive view of the golf course and business district (on the north side) or a splendid water view (on the south side). At the same time, the stilt buildings create an energized visual presence for their adjacent northside neighbors, including inhabitants of the tall icon building, the grandstand, the business district towers, and the convention centre.

While the architecture itself is striking due to its modernity and linearity, the buildings are also designed with vast LED media walls integrated into their northern faces. These media walls are capable of displaying any video source on a grand scale, day and night, while appearing transparent to the building occupants.

The BoatHouse community also offers luxury cove residences. Located along the western edge of the canal, each has its own individual access parking and private entry and is almost completely surrounded by the lush green-space of the beautiful BoatHouse Signature Executive Golf Course and private boat slips.

With its energy efficient, environmentally sustainable design…its many elegant features and amenities…its friendly, human-scaled neighborhoods…its high-tech infrastructure and vibrant architecture and landscape design…HHCP’s BoatHouse concept offers residents and visitors alike an unsurpassed mixed-use urban lifestyle. It all adds up to make BoatHouse, a distinctive waterfront community, a truly iconic world-class destination.
