Baldwin Park notebook ROA BOARD OF DIRECTORS MEETING BY STACEY FRYREAR The following information is a glimpse of the ROA’s general updates for the month. A copy of the official Dec. 14, 2021, Meeting Minutes can be obtained on the Community Network, BaldwinParkNetwork.com. n The board approved a revised proposal for plant installments around trellis at Parkland Quadrangle. n The board approved the 2022 Retainer Agreement with Becker Law. n The board approved a revised proposal for plant replacements around Grace Hopper Hall.

UPDATES

n Grace Hopper filter tank enclosure: Spies Pools was able to pop the tank out, and it doesn’t need to be replaced at this time. n Grace Hopper pump motor: The pump motor at Grace Hopper pool was replaced. Spies Pools swapped out the motor at no cost and only charged for minor materials and labor to do the work. n Insurable evaluation: The insurable evaluation of the association-owned facility centers with Integra was completed, and the report has been received and forwarded to the association’s insurance agent. n Hardware replacements at Enders and Grace Hopper: Armstrong Locks will be replacing some of the hardware at the facility centers. The approved work is being scheduled once the parts arrive. n Sidewalk panel replacements and grinding at Longview Park and Oak Mews: The approved work has been completed.

n Resurface and painting pool bathroom stall structures at Enders: DRS has ordered the materials, and once they are received, it will schedule the work. n Access systems hardware upgrades: The approved upgrades have been ordered and will be scheduled for replacement once received. n Landscape replacements: Plant installations at the following parks/mews have been completed: ARC-approved shade-tolerant plant materials to replace Bermuda on the four corners of Parkland Quadrangle, with the condition that the proposed mulch is replaced with confederate jasmine. There is no price difference for this change. The replacements have been completed. n Enders pool deck/pool fence/ pool light poles/pool bathrooms: The approved work to repaint, replace backer rods and re-caulk the expansion joints on the pool deck and fence painting has been completed. n Grace Hopper flooring replacement: The carpet installation was completed. The plank flooring has been ordered. Once the flooring arrives, the installation will be scheduled.

HELPFUL INFORMATION FOR OWNERS This is a great time for pressure-washing your home, fencing, driveways and walkways. It is also a great time to take a look at your trees for signs of mistletoe. Most of the oaks and elms have dropped their leaves; therefore it makes the invader more visible. This airborne disease has no cure. It should be cut out each year to deter spreading to other healthy trees.

TOWNHOME SERVICE AREA COMMITTEE BY MELISSA PARKER The following information is a glimpse of the business that the Townhome Service Area Committee addressed in the Dec. 16, 2021, meeting. A complete copy of the official minutes can be obtained on the Community Network, BaldwinParkNetwork.com, n The TSAC moved to explore other options regarding fire/safety protection. n The TSAC moved to approve the Wayne Automatic fire safety proposals for the Live/Work service area. n The TSAC moved to appoint Edward Ward as the TSAC Secretary.

n Please remember to report any landscape, building, or irrigation issues on the Baldwin Park Services App. Reporting items on the Baldwin Park Services App will allow residents to share photos of the reported area(s), and receive real time updates from management staff on corrective measures being taken. n It’s election time for the Townhome Service Area Committee. The TSAC is a nine-member committee, comprising a representative from each of the eight service areas (Cambridge, Issa 22, Issa 28, City Home No. 1, Live/Work, City Home No. 2, Mattamy and City Home No. 4) and one at-large member who can be from any of the service areas. TSAC terms are for two consecutive years, and the terms are staggered. For 2022, representatives will be elected to represent interests of the owners in the Cambridge, City Homes No. 1, Live/Work, and City Homes No. 2 service areas. If only one person submits his or her name as interested in a position, then an
