Baldwin Park notebook ROA BOARD OF DIRECTORS MEETING BY STACEY FRYREAR ROA The following information is a glimpse of the ROA’s general updates for the month. A copy of the official Feb. 22, 2022, Meeting Minutes can be obtained on the Community Network, BaldwinParkNetwork.com. The board approved the following items/work: n Tropitone replacements for new tables and umbrellas for Grace Hopper and Enders pools and tables for High Park pool. n Brightview to replenish ADA playground mulch at Union and Enders Park playgrounds. n BrightView to install a shade tolerant bed of plants under large oak tree at the southwest corner of the parking lot at Enders Park. n 2022 Insurance Renewals to included General Liability, Umbrella, Crime, D&O, GAP Liability, Workers Compensation, Property and Equipment Breakdown.

COMPLETED ACTIONS n Armstrong Lock replaced rusted door closures and worn door handles at Enders and Grace Hopper facility centers at various locations. n All Pro Plumbing replaced shower heads at High Park pool. n Maintenance painted pool bathroom floors at High Park and at the women’s pool bathroom floor at Enders.

n All Pro Plumbing repaired women’s pool restroom sink leaking at High Park and Enders Park women’s pool restroom.

n Interior touch up painting and painting of trim and doors at Grace Hopper Hall. Will be done after floor install.

n All Pro Plumbing repaired leaking toilet handle at Grace Hopper Hall foyer women’s restroom.

n Access control hardware upgrades at High Park and Enders. Grace Hopper was scheduled for Feb. 28 and 29.

n Cool Rite replaced vent in Grace Hopper Hall fitness center. n First Quarter Preventative Maintenance for fitness center equipment. n Pressure washing of all park/ mews spaces by DRS. n Nolan Square plant installations were completed. n Addition of drainage to the north side of Parkland Quadrangle was completed. n Shade-tolerant plant installation at Union Park was completed. n Hazard pruning of the canopy trees in the parks/mews was completed. n Ordered Union Park (park name) sign panel from Fast Signs. n Spies Pools performed vacuum pump repairs at Grace Hopper pools and Ender’s kiddie pool. n Maintenance removed and reinstalled bike rack at Enders playground with new hardware. n Brown’s Fitness proposals for repairs found during the preventative maintenance work at Grace Hopper and Enders fitness centers have been completed. PENDING ACTIONS n Floor replacement in hallways, foyer, kitchen and bathrooms at Grace Hopper Hall. Floor should have been in by March 15. Once delivered to the warehouse, it will be scheduled for install.

n AllGuard (painting) of Grace Hopper pool house scheduled for May 9 to 13. n Replace backer rods and recaulk expansion joints at Grace Hopper Pool scheduled for May 9 to 13. n Replacement lounge and chair slings for High Park were ordered. Delivery window is 26 to 32 weeks. n Replacement lounges and chairs for Enders and Grace Hopper were ordered. Delivery window is 26 to 32 weeks. n Armrest for benches at City Homes No. 2, City Homes No. 3 Mews and Corrine Commons were ordered. Delivery window is six to eight weeks. n Spies Pool proposal to repair/ replace pool equipment cover. n Rep Services proposal to repair areas of tot turf at Enders and Union Park playgrounds. n DRS proposal for new mirror in women’s downstairs restroom at Grace Hopper. n Dreux Isaac & Associates proposal for the 2023 Reserve Study Update. n Rose Fence proposal to add fencing around Enders pool equipment.

HELPFUL INFORMATION FOR OWNERS WILDLIFE IN STRUCTURES The tree-lined streets of Baldwin Park offer shady canopies for residents to enjoy the outdoors and provide homes for amazing animals like songbirds, squirrels and even bats. Bats provide great pest control. They are protected yearround from harm and cannot be evicted from buildings until after the end of the annual bat maternity season, between April 15 and Aug. 15. Now is the time to evaluate your home for potential wildlife entry points and make necessary repairs.
