Baldwin Park notebook ROA BOARD OF DIRECTORS MEETING BY STACEY FRYREAR The following information is a glimpse of the ROA’s general updates for the month. A copy of the official Oct. 26, 2021, meeting minutes can be obtained on the Community Network, BaldwinParkNetwork.com. n The board approved the 2022 Budget Drafts. n The board approved hiring Communication Consulting Group to investigate bulk contracts. n The board approved the completing insurable evaluations for the townhome and association properties. n The board approved quarterly preventative maintenance inspections of the fitness equipment. n The board approved hardware upgrades for the access control systems.
UPDATES
n Sidewalk panel replacements: A proposal to cut and remove sections of sidewalk, set forms, grade, remove roots, pour new sidewalks, strip forms and cut joints for 500 square feet, including grinding several panels at Longview Park, and 132 square feet, including grinding of two panels at Oak Mews, will be brought back to the November meeting. n Grace Hopper Pool resurfacing: The pool resurfacing project is on schedule. The tile work has been completed. There is one depth marker that needs fixed. n Landscape replacements: Plant installations at the following parks/mews have been completed: Bermuda repairs at Union Park; Bermuda repairs at Parkland Quadrangle (at BrightViews expense,

because the sod was damaged by chinch bugs); plant replacements at Longview Park; fill in Mondo Grass at Fenwood Park; replace Bermuda right-of-ways at Parkland Quadrangle with St. Augustine; and fill in Azaleas at Corrine Commons. n The following approved landscape replacements are being held at this time: ARC approved the Pinwheel Jasmine to replace Azaleas at Parkland Quadrangle, with the condition more Pinwheel Jasmine is installed on the other side of the trellis to match. An updated proposal will be brought back to the board; and ARC approved shade-tolerant plant materials to replace Bermuda on the four corners of Parkland Quadrangle, with the condition that the proposed mulch is replaced with Confederate Jasmine. An updated proposal will be obtained for records, although the price won’t change.
HELPFUL INFORMATION FOR OWNERS Do your driveway and sidewalks look dirty? Cleaning these types of surfaces not only improves the overall look of your property, but also it helps to prevent them from becoming potential hazards, such as a fall risk to those visiting your property. Routine pressure washing/ cleaning ensures these surfaces are not slick and slippery from the growth of mold or mildew, which is so common in wet or humid conditions. Any exterior change to your home — including but not limited to painting, replacing or adding gutters, roofs, windows, plant materials/sod/trees, accessories, structural changes, etc. — requires ARC approval. All applications can be found at baldwinparknetwork.com under Home/Association Information/Residential Owners Association/Residential Architectural Review Committee/ARC Forms. He confirmed the duct work is galvanized steel and OKed scheduling the approved work. This work was scheduled for Nov. 8 to 11. n Towing agreement for Enders parking lot: The previous company is no longer serving the area. Man-
n 2021 reserve items: Management reviewed the 2020 Reserve Study Full Site Inspection for items due in 2021. For Grace Hopper, this includes replacing vinyl flooring upstairs, downstairs and elevator. Management has requested a proposal from Creative Flooring, and this was scheduled to be brought to the board in November.
TOWNHOME SERVICE AREA COMMITTEE BY MELISSA PARKER MParker@BalwinParkPOA.com The following information is a glimpse of the business that the Townhome Service Area Committee addressed in the Oct. 21, 2021, meeting. A complete copy of the official minutes can be obtained on the Community Network, BaldwinParkNetwork.com. n The TSAC approved the 2022 TSAC Budget. n The TSAC moved to appoint Jonathan Mack to represent the City Homes No. 2 service area. n The TSAC moved to approve the 2021 Insurable Evaluation for the townhome service areas. n The TSAC moved to approve the resignation of the City Homes No. 1 service area representative.

n Please remember to report any landscape, building or irrigation issues on the Baldwin Park Services App. Reporting items on the Baldwin Park Services App will allow residents to share photos of the reported area(s) and receive real time updates from management staff on corrective measures being taken. n New sod that was installed in September has been treated with a fungicide. n BrightView treated Sago Palms in the Issa 28 (Osprey Ave) area for scale.
n BrightView treated for weevils in the Indian Hawthorne, and black spots on Majestic Beauties in Issa 28 (Juel Street). n During the month of September, there was 5.65 inches of rain (normal is 6.37 inches). n When BrightView lays new sod and installs plant material, irrigation can become broken or require repair. Irrigation repairs/adjustments are in the proposal(s) when reviewed/signed. If plant material or sod does not take/dies, these items are replaced on behalf of BrightView. Plant/sod installations crews complete their task, and irrigation technicians complete any repairs after all of the plant/sod material has been installed. n Per DRS Inc. below is the townhome painting schedule for November 2021: Live/work service area n Per DRS Inc. below is the Townhome maintenance schedule for November 2021: Issa 28 n Because of the pandemic, there has been an adjustment to originally stated dates for painting projects and maintenance in the townhome service areas. Supplies was delayed in being shipped from vendors to DRS Inc. at the beginning of the year. Schedules now will be projected one to two months out to anticipate any possible future changes. Notices are still being left on townhome front doors one to two weeks in advance to inform residents of any upcoming projects beginning in their address range.

HELPFUL INFORMATION FOR TOWNHOUSE OWNERS Now that the weather is cooling down, everyone wants to open the windows and/or doors to enjoy the fresh air. Opening the windows or doors can bring up issues if the doors, windows, screens and weatherstripping have not been maintained properly. Doors, windows, screens and weather stripping are the responsibility of the homeowner to maintain. n With the hot Florida sun, window screens fade and dry rot in time. It’s a good idea to replace screens when they are worn, torn or dry rotted to keep pests out. n Ensuring the weatherstripping around your doors are free from holes and working properly will help to keep pests out, keep your power bills from increasing and keep water out. n If you want to make any exterior changes to doors, windows, hardware, etc., you will need to obtain approval from the Architectural Review Committee, and the applications are available on the Baldwin Park Network, BaldwinParkNetwork.com. If you are repairing or replacing a door, window, etc., with the same exact one, there is no need for ARC approval. It is only needed if you want to replace with something different (such as different hardware, a different mutton pattern, more efficient window glass or different door). n Additional helpful maintenance tips for your garage door and windows can be found on the Baldwin Park Network, BaldwinParkNetwork.com. VILLAGE CENTER UPDATES n The annual Jingle Bell 5K Run through Baldwin Park is happening on the morning of Dec. 11. It is a great event supporting the Arthritis Foundation. As you walk down New Broad Street to enjoy the decorations, make sure you check out all the activities and specials the businesses have to offer throughout the holiday season. I’m sure you’ve seen blurbs, posts and ads about some of these things ,but I figured it wouldn’t hurt to give you a full roundup of everything happening in and around the bubble in December. You ready?? Let’s go!
BALDWIN PARK IS GETTING LIT!
Last year, with COVID-19 still in full effect, we wanted to do everything we could to bring a little joy to the neighborhood. With the help of our amazing management team, we came up with the idea for a resident and business decorating contest for the holidays which we ever so cleverly named, Light Up Baldwin Park. I was lucky enough to be a judge last year, and let me just say, Baldwin Park knows how to do it up! Inflatables everywhere, photo stations, lights upon lights upon lights. … If it weren’t for the categories, we never would have been able to pick the winners. Well, we had so much fun last year that we’ve decided to make it an annual tradition, and there’s still time for you to enter. IT’S THE MOST WONDERFUL TIME, OF THE YEAR!
You know we love a party here in Baldwin Park and what better way to celebrate the holidays than a tree lighting and holiday parade! You may already have seen the snowflakes going up along New Broad Street, but what you may not know is that we have also been hard at work to bring a true tree to Downtown Baldwin Park. While it may not have seemed like much of a Christmas tree to some, it was a start to bringing a tree into the Village Center amidst many hurdles and obstacles. Those former Joint Committee members who pioneered the effort are appreciated greatly and not forgotten. By the time you read this, the tree will
be up but won’t be lit just yet. We’re planning a special night to celebrate the awesomeness of the new tree — and there even may be a surprise after the tree is lit — so make sure you’re ready! Additionally, Baldwin Park will be hosting its annual holiday parade and festival, this year with a fabulous new name: Winter Wonderland Extravaganza! There will be floats, music, entertainment, Santa and so much more. We can’t wait to bring all the joy of the holiday season to the neighborhood.

Because it wouldn’t be one of my columns without getting a little personal, the holidays are truly one of my most favorite times of the year. I look forward to seeing the beauty of Baldwin Park under the twinkle of holiday lights and the smiles on both children’s and adults’ faces as they enjoy everything our amazing neighborhood has to offer. The restaurants and shops are abuzz, and we get to show off to visiting family and friends the true essence of Baldwin Park: community. If you see me out and about, don’t hesitate to give a wave or say hello; it’s always nice to meet a new neighbor. or many, the holiday season is a magical time full of laughter, joy, family and cheer. For others, the holiday is just another painful reminder of what they’re missing. Baldwin Park residents and organizations are working to change how the holiday season is perceived by those who are less fortunate.
BALDWIN PARK KIDS CLUB
Bree Holbrook and the Baldwin Park Kids Club have already begun work for the season of giving. The club is currently working on packing shoeboxes for kids overseas who do not have a Christmas. The shoeboxes will be filled with items such as a large stuffed animal, a soccer ball with a pump, arts and crafts, personal hygiene items such as shampoo and conditioner, small toys, underwear and socks, and per-

sonal letters of encouragement. Holbrook says she wants her kids to realize the holidays not only are about getting new toys but also serving others. “I love giving my children gifts and connecting that to the generosity of Jesus,” Holbrook says. “I also want them to know that generosity flows from Him to others. We all know that feeling you get from giving your time, energy or resources is one of the best feelings in the world. I want them to experience that feeling and for their memories of Christmas to be filled with the excitement and joy of both giving and receiving.” Although the group was unable to do much last year because of the coronavirus pandemic, this year, the club is filling 10 shoeboxes with the help of 10 local families. Holbrook says they hope to double the shoeboxes packed next year. The club also will be putting together packages for families in the NICU at AdventHealth.
Terri Poulos, who leads the PTA Baldwin Cares program at Baldwin Park Elementary School, is also instilling the importance of volunteering in her children’s lives. From a young age, Poulos says her parents taught her to give back to the community and help others who are less fortunate. “We all need help at some point in our lives, so I feel that it’s important to help others when we can,” Poulos says. An important part of the program during the holidays is the school’s Giving Tree. Every year, the school comes together to host the Giving Tree holiday drive to help assist some of the school’s families during the holiday season. To help a student in need, residents can visit the Giving Tree located in the school’s front office. SEMINOLE CLUB
Growing up in a rough Miami neighborhood, Shonta McCord says her passion for community outreach came naturally. McCord’s mother and godmother played a major role in the passion. McCord says her mom, who was a teacher, would take money out of her own pocket to help struggling local families. Now, McCord volunteers out of Baldwin Park as a member of the Seminole Club of Greater Orlando. The club is an all-volunteer alumni group dedicated to providing support and financial assistance to Orlando area students who wish to fulfill their dreams of attending Florida State University. This year, the club is working
on organizing an event tentatively called “Seminoles for Seniors.” The alumni will work together to support multiple assisted living facilities through a Christmas drive where seniors will have the opportunity to receive socks, blankets, slippers and other essential items. “We noticed that a lot of the holiday drives are geared towards kids or families in need where toys are supplied,” McCord says. “We wanted to do something different for a community that is often forgotten.” McCord says the organization is also planning to host a “Wrap Party” during which residents can help wrap and prepare gifts. She says it would be a great opportunity for people who cannot donate to get involved. “My family showed me that it is important to be fortunate even when things are not so great, which is why even growing up in a bad area, I felt lucky for what we had,” McCord says. “I think this is something a lot of people can relate to — especially since the pandemic.” For more, visit orlandonoles.org.
GLENRIDGE MIDDLE
Like other local organizations, Glenridge Middle School has also had their holiday plans affected by the continued pandemic. Glenridge Middle School PTSA Community Events Chair Katie McBride says although the school normally would host a food drive at this time of year, because of safety concerns, the school instead is putting together a gift card drive. The initiative, run by school staff member Kenlyn Talbot-Williams, asks donors to purchase gift cards to shops such as Publix or Walmart. The gift cards will be given to students and their families in need for Thanksgiving. “It’s been a very challenging few years, and I know our entire school community is eager to support one another,” McBride says. “We have had a tremendous outpouring of support.” McBride and her husband also put together a Christmas light display each year that collects donations. The couple has been decorating their home for eight years. “We love Christmas lights and
always love to drive around and look at other people’s displays,” Katie says. “We noticed that some displays asked for donations to pay for the display. We wanted to collect donations but put it towards something that would better our community.” The McBrides triple the donations given and use it to support the local schools in the Baldwin Park community. Katie says they have collected for Baldwin Park Elementary’s Cares program for four years. The program provides food, clothing, school supplies, holiday gifts, and more, to the under-served students at the school. The McBrides received $2,000 in donations last year, tripled to more than $8,000 raised. Last year, because of the amount of donations, they we were able to donate to Glenridge Middle School and Winter Park High School for their similar programs, as well. “These past few years have been so hard on everyone, and we just want to ensure that students in our community have the support and necessities they need to succeed,” Katie says. ANGEL TREE
Even with no time, money, or resources, Lauren Colby Hudson is giving back to her hometown community in Palatka all the way from Baldwin Park. Hudson is the coordinator for the Angel Tree program at her hometown church. Angel Tree, which is run through the Children’s Home Society of Florida, provides Christmas gifts for children that are from families being serviced by the organization. Hudson says parents often are placed in the program through a court order because of involvement with factors such as neglect, abuse, criminal charges or drugs. Working with an area coordinator, Hudson provides gifts for children in her specific home county. “I remember asking my pastor why we had never done anything like this at the church, and he had told me there was no one to organize
it,” Hudson says. “Before I knew it, I had jumped up and volunteered.” Now, four years later, Hudson is leading the program at age 23 while also attending law school. Through the program, each child picks two wishes and a need, totaling for three gifts per child. Even as their wishes, Hudson says many children ask for things such as clothes, shoes or bedding. WINTER PARK DAY NURSERY
Winter Park Day Nursery Executive Director Ali DeMaria also is passionate about giving back locally. DeMaria has been at the nursery for 16 years and helps the program serve its mission in providing high quality care and education to children. The program currently serves its max enrollment of 64 students. “The results, the impact and the feedback that we are able to see in each child as they come through our program, and not only each child but each family, is so rewarding” DeMaria says. This year, the nursery will host a holiday program through which families can come see their kids perform, as well as a holiday store for families in need, stocked by donors. Children will receive one free gift at the store, and parents will have the opportunity to cheaply shop various items such as toys, books, or clothing for their child. DeMaria says the shopping gives parents the opportunity to feel like they have a say in what their child is receiving, and the rest of the funds earned will go back to the school. DeMaria says the holidays sometimes magnify struggles parents face. Parents can face mental-health challenges, because they are not able to buy their children gifts, and many parents must take off work for their child’s winter break, which causes increased financial stress. “Giving is something that we shouldn’t just be thinking about during the holiday season,” DeMaria says. “Giving back is important all year long, and that is what we will continue to strive for and give thanks for.”

aldwin Park resident Deirdre Klein Ochipinti found her family through the adoption process. Now, she wants to encourage and raise awareness for others. Ochipinti on Sunday, Nov. 21, hosted the second annual Children’s Adoption Carnival. The carnival brought together local families and prominent business leaders in the community to Blue Jacket Park for an afternoon of fun, games and food in celebration of National Adoption Month. The free event was open to everyone, not just those in the adoption community, and included snacks, rock walls, bounce houses, face painting, horses, food trucks and more. Heart of Adoptions adoption agency was also in attendance and hosted a tent to educate and inform on the topic of adoption. The event also featured keynote speaker Pat Williams, known for his work with the National Basketball Association, co-founder of the Orlando Magic and former manager of the Philadelphia 76ers. Williams is also an adoptive father. Ochipinti, founder and host of the annual carnival, has made it Continued on page 34

Continued from page 32 her mission to create awareness while honoring adoptive parents and children, because they are truly “real-life superheroes” to her. “I want my children and other children to know just how special they are, and this event gives us an opportunity to honor these children, their families and other local residents who support the cause,” Ochipinti says. Ochipinti has been living in Baldwin Park since 2012. She loves the town and the community almost as much as her kids do. Living here allows her children to be independent in a safe environment.
ALEC’S STORY
At age 34, Ochipinti was married, and by age 35, she and her husband were ready to start a family. However, the process proved to be more difficult than expected. After years of struggling to conceive — and thousands of dollars later — Ochipinti finally found her family through the adoption process. “It was an emotional roller coaster, but something I wouldn’t change for the world, because it gave me my family,” Ochipinti says. “If I could go back, I wouldn’t have done any of it different.” In 2008, at age 38, Ochipinti and her husband adopted their first child, Alec, through the “A Chosen Child” adoption agency. Alec was born locally at the Winnie Palmer Hospital for Women and Babies and came 10 weeks earlier than expected. Now, Alec is 13 years old and thriving. “Alec is naturally smart, empathetic and has a huge heart,” Orchipinti says. “He is an easy and well-balanced kid, and we couldn’t be more grateful.” Ochipinti’s adoption awareness efforts started when Alec was only 2 years old. Medical personnel and others involved in the adoption process advised Ochipinti to start talking about adoption right away, when Alec was still young. “They told me it was just going to be a normal word I would be

adding to my vocabulary,” Ochipinti says. Ochipinti traveled all around searching local bookstores for children’s adoption books she could read to Alec at night. She was guided towards the self-help section but says all the books she found were negative and not comprehensive for children. In 2019, after 10 years of work, Ochipinti published her first book, “Super Alec’s Very Super Day: An Adoption Story.” The illustrated book follows the story of Alec, an energetic little boy who summons all his might to prepare his home for the long-awaited arrival of his equally super adopted baby sister.
MEET KATE
In 2012, the family adopted their second child, Kate, also born at Winnie Palmer. Ochipinti says Alec and Kate think they are blood relatives because they were born at the same hospital. Ochipinti says Kate has a huge personality, always speaks her mind, is passionate, caring and loves animals. “This whole experience has been amazing,” Ochipinti says. “Largely because my kids are amazing.” Ochipinti started the adoption

carnival last year in honor of her kids. She says she wants adopted kids to feel normal and wants to eliminate the negative stigma surrounding the topic. Ochipinti planned the 2020 carnival in less than two weeks with the help of Soiree Co. Event Planning. Despite the coronavirus pandemic, there was a massive turn out. “This year’s and last year’s events really showcased the beauty of adoption, and it was a happy celebration for everyone involved,” Ochipinti says. Ochipinti says she plans to host the annual adoption carnival for many years to come and hopefully expand the event. She also has already started on her next book, which will follow Kate’s adventures growing up. Next year’s carnival will take place Sunday, Nov. 20, 2022. “My adoption experience was life-changing,” she says. “It was life-altering, and I want people to know they are not alone in this process. As soon as you have that baby in your arms, it doesn’t matter where they came from. They’re yours, and they’re your family forever.”
