ROA BOARD OF DIRECTORS MEETING

The following information is a glimpse of the ROA’s general updates for the month. A copy of the official Oct. 26, 2021, meeting minutes can be obtained on the Community Network, BaldwinParkNetwork.com.
n The board approved the 2022 Budget Drafts.
n The board approved hiring Communication Consulting Group to investigate bulk contracts.
n The board approved the completing insurable evaluations for the townhome and association properties.
n The board approved quarterly preventative maintenance inspections of the fitness equipment.
n The board approved hardware upgrades for the access control systems.
UPDATES
n Sidewalk panel replacements: A proposal to cut and remove sections of sidewalk, set forms, grade, remove roots, pour new sidewalks, strip forms and cut joints for 500 square feet, including grinding several panels at Longview Park, and 132 square feet, including grinding of two panels at Oak Mews, will be brought back to the November meeting.
n Grace Hopper Pool resurfacing: The pool resurfacing project is on schedule. The tile work has been completed. There is one depth marker that needs fixed.
n Landscape replacements: Plant installations at the following parks/mews have been completed: Bermuda repairs at Union Park; Bermuda repairs at Parkland Quadrangle (at BrightViews expense, because the sod was damaged by chinch bugs); plant replacements at Longview Park; fill in Mondo Grass at Fenwood Park; replace Bermuda right-of-ways at Parkland Quadrangle with St. Augustine; and fill in Azaleas at Corrine Commons.
n The following approved landscape replacements are being held at this time: ARC approved the Pinwheel Jasmine to replace Azaleas at Parkland Quadrangle, with the condition more Pinwheel Jasmine is installed on the other side of the trellis to match. An updated proposal will be brought back to the board; and ARC approved shade-tolerant plant materials to replace Bermuda on the four corners of Parkland Quadrangle, with the condition that the proposed mulch is replaced with Confederate Jasmine. An updated proposal will be obtained for records, although the price won’t change.
n The following replacements were not approved by the ARC: Replacing Bermuda with Mondo Grass at Parkland; replacing Crepe Myrtles at Enders Facility Center with Japanese Blueberries and Jatrophas; and replacing Crepe Myrtles at Grace Hopper Facility Center with Japanese Blueberries
n Park signage: Signage (park rules and dog waste) was ordered and will be replaced in park areas.
n Enders AC duct cleaning/air purification/UV lighting: The duct work was inspected by Mr. Black as directed by the board. He confirmed the duct work is galvanized steel and OKed scheduling the approved work. This work was scheduled for Nov. 8 to 11.
n Towing agreement for Enders parking lot: The previous company is no longer serving the area. Man-

n Timeclock for pools: Management was asked to look into adding timeclocks to Enders and Grace Hopper pools. An update will be brought back to a future meeting.
n 2021 reserve items: Management reviewed the 2020 Reserve Study Full Site Inspection for items due in 2021. For Grace Hopper, this includes replacing vinyl flooring upstairs, downstairs and elevator. Management has requested a proposal from Creative Flooring, and this was scheduled to be brought to the board in November.
TOWNHOME SERVICE AREA COMMITTEE

The following information is a glimpse of the business that the Townhome Service Area Committee addressed in the Oct. 21, 2021, meeting. A complete copy of the official minutes can be obtained on the Community Network, BaldwinParkNetwork.com.
n The TSAC approved the 2022 TSAC Budget.
n The TSAC moved to appoint Jonathan Mack to represent the City Homes No. 2 service area.
n The TSAC moved to approve the 2021 Insurable Evaluation for the townhome service areas.
n The TSAC moved to approve the resignation of the City Homes No. 1 service area representative.
UPDATES
n Please remember to report any landscape, building or irrigation issues on the Baldwin Park Services App. Reporting items on the Baldwin Park Services App will allow residents to share photos of the reported area(s) and receive real time updates from management staff on corrective measures being taken.
n New sod that was installed in September has been treated with a fungicide.
n BrightView treated Sago Palms in the Issa 28 (Osprey Ave) area for scale.
n BrightView treated Jatropha in the Cambridge service area for spots. n BrightView treated for weevils in the Indian Hawthorne, and black spots on Majestic Beauties in Issa 28 (Juel Street).
n During the month of September, there was 5.65 inches of rain (normal is 6.37 inches).
n When BrightView lays new sod and installs plant material, irrigation can become broken or require repair. Irrigation repairs/adjustments are in the proposal(s) when reviewed/signed. If plant material or sod does not take/dies, these items are replaced on behalf of BrightView. Plant/sod installations crews complete their task, and irrigation technicians complete any repairs after all of the plant/sod material has been installed.

n Because of the pandemic, there has been an adjustment to originally stated dates for painting projects and maintenance in the townhome service areas. Supplies was delayed in being shipped from vendors to DRS Inc. at the beginning of the year. Schedules now will be projected one to two months out to anticipate any possible future changes. Notices are still being left on townhome front doors one to two weeks in advance to inform residents of any upcoming projects beginning in their address range.
HELPFUL INFORMATION FOR TOWNHOUSE OWNERS
Now that the weather is cooling down, everyone wants to open the windows and/or doors to enjoy the fresh air. Opening the windows or doors can bring up issues if the doors, windows, screens and weatherstripping have not been maintained properly. Doors, windows, screens and weather stripping are the responsibility of the homeowner to maintain.
n With the hot Florida sun, window screens fade and dry rot in time. It’s a good idea to replace screens when they are worn, torn or dry rotted to keep pests out.
n Ensuring the weatherstripping around your doors are free from holes and working properly will help to keep pests out, keep your power bills from increasing and keep water out.
n If you want to make any exterior changes to doors, windows, hardware, etc., you will need to obtain approval from the Architectural Review Committee, and the applications are available on the Baldwin Park Network, BaldwinParkNetwork.com. If you are repairing or replacing a door, window, etc., with the same exact one, there is no need for ARC approval. It is only needed if you want to replace with something different (such as different hardware, a different mutton pattern, more efficient window glass or different door).

VILLAGE CENTER UPDATES
n The annual Jingle Bell 5K Run through Baldwin Park is happening on the morning of Dec. 11. It is a great event supporting the Arthritis Foundation. If you would like more information, to donate to a great cause or to participate, visit events. arthritis.org and click the Orlando race. There usually is a good crowd for local businesses.
As you walk down New Broad Street to enjoy the decorations, make sure you check out all the activities and specials the businesses have to offer throughout the holiday season.
NEIGHBORHOOD BUSINESS DISTRICT
n Over the past few months, we have been working on a project to revitalize the landscaping on some of the parking lot islands. This project will continue over the course of the next few months, until all are completed.
GENERAL UPDATES
n The 2022 budget was adopted in October by the Board of Directors. Owners should have received the January assessment coupons by time of publication. Please contact Bill Patterson if not received. n Did you know that you can schedule bulk trash items to be picked up from OUC — In most cases, free of charge! This can be used for most items that cannot fit in the commercial Dumpster. Visit orlando.gov/Trash-Recycling for more information and to schedule future pick-ups.
n If you haven’t already, please sign up for the Baldwin Park Network, baldwinparknetwork.com. The website provides so much great information including the governing documents, news and events, and information about the businesses around Baldwin Park. You also will receive the weekly eblast which has all the latest events and information of the week.
n Have you downloaded the Baldwin Park Services App yet? You can find it in the Android Play Store or in the Apple Store. It is a great resource to report various issues around the community, including light outages, broken sprinkler heads and many others. You also can submit work requests for city of Orlando maintenance and repair.
n Architectural Review Committee meetings take place on the second and fourth Tuesdays of each month for application reviews regarding commercial changes to exterior structures (roofing replacements and painting), landscaping and signage. All corresponding applications can be located on the Baldwin Park Network under Commercial Owners Association and Commercial Architectural Review Committee.
