Stolen Space SC Datong Office Interior | 2012 Luban road, Shanghai

Principal :Koon Wee, Darren Zhou Team: Albert Sugiharto, Chris Zhou content + ideas, overall design, CD set, off site coordination


The rather unusual location of this office within a typical Chinese podium- tower complex was the starting point of the project. The intersection point of the residential and commercial sections of this tower is a roof top garden surrounded by what is essentially “stolen space” – dead spaces rented out to offices that have no commercial presence or representation anywhere else in the complex.

These interests in “stolen� useless spaces, and partitioning are manifest in the design, which comprises an open-office space, utility space, and a conference room. Made out of wood, salvaged bamboo flooring and cork, the tube divides the office into a raised meeting room that also houses the office library, the toilet/pantry area, and the general workspace. Cuts are tectonically sliced into this tube to allow for circulation and communication, thereby expanding the sense of space within the relatively small interior

A tube extends from the interior into the common corridor, essentially gaining (stealing) square footage for the small office, while transforming to an outdoor seating area, and screen to block out the unsightly vista across the street.

The site was the 60 % former factories with beautiful abandoned structure. The clients wanted new development in the other side with a great connection to the post production offices and artists space in the old site. Integrating commercial, residential, lifestyle, offices, film production, and creative artist program with selfsupporting form is contemporary architecture application.

This ‘horizontal core’ eventually interlocking the entire site, unifying the space and visual to give an attractive and strong architecuture, creating juxtaposition of flows, and integrating the programs to give desirable image of the site. As attempt to preserve the existing steel structures, it gives the site a strong character, also contrasting themselves to the new development on the west side.

Shenzhen Bay Headquarters meant to be the focal point of the entire city, even country. The goal of this project was a place-making of super economic function with city new image. The combination of urban elements is the purpose of eco-green business and entrainment environment creation. Both sea and park around the site gives a clash concept to the spatial planning. ‘water ripple’ that is translated into the buildings master plan guide comes from the sea, while its extrusions as ‘bamboo’ metaphor was taken from the huge park on the north.


The main green axis that links the sea and park creates pocket of interests in order to give some theme experiences. These zones embrace various needs along the linear park. Three landmark highrise buildings are around the central square. We try to add the symbol of ‘halo’ into design. This ring is showing the glory of Shenzhen development. Later, the slashed part of buildings will be designed as public spaces or sky gardens.



As the most essential design part, the linear park embodiment goes through a multi-level floating garden greening concept. The roofs of experiential commercial part are designed for different functional activity park while the steps are for small flexible square.


As China’s youngest city of immigrants, with its the unique halo of charm, Shenzhen will quickly attracts people from all over the world. We’re trying to focus on the symbol of “Shenzhen halo” around the three skyscrapers, to sketch out distinctive silhouette of this metropolis, and to demonstrate precisely the reflection of all-embracing Shenzhen culture and the pulling power on the innovation.

The brief of this project is to design the new archaeological museum around the huge complex of Borobudur Temple Tourism Park, the site is 250 meters away from the temple center. The most essential case in designing this museum is “Borobudur Temple as the main collection”. In the other hand, the new building should bring the temple as a glorious thing to be noticed. As a complement, which means ‘to see the objects seen‘ (presence fetishization), geometry of this building emphasized for viewing the Temple.

Another philosophy: Human as the most intrinsic culture artifacts, those original Borobudur carvers ancestry who are still carving these days, is the reason why UNESCO claimed Borobudur as a culture heritage. Those two principal concepts emerge the idea to create building with dialogue to the Temple, moreover grows into a place that can develop local carvings from villagers. In addition, Merapi Mountain eruption issue that threaten this region also a consideration to provide an evacuation space called “Gua Selo (Selo Cave)� in Javanese, in case the eruption comes again in the future.

Building mass formed as a triangle-shaped site response at the visitor path intersection and attempts to catch visitors from or/and to any directions. Therefore circle form became the focal point of the site planning. Solid and void mass give distinction between museum and nonmuseum function as well as their privacy requirement. These masses were placed in parallel with Jalur Balaputradewa (Balaputradewa lane), a Buddhist straight lane that links three temples (Mendut-Pawon-Borobudur) that split 3 kilometers away. This basic line transforms into an expansion grid for museum in the future as follows ongoing artifacts excavation.


interior The interior design approach also mention about this Balaputradewa lane, a straight circulation from lobby (Mendut), then to the tight museum entrance (Pawon, ‘door’ in Javanese), and ended up to the viewing deck to real main Temple (Borobudur). Installations represent the feeling such as or how tough was the carving, or how messy Borobudur when it was invented. Big openings are provided in the south west side surface, where the Temple stands.

The structure method was truly a big issue, since it was built the the archaeological site area. Minimum footprint, cantilever, with frame structure system supported by waffle flooring were managed to escalate distance between columns.

Listed are the ten largest U.S. cities by size in 1950, followed by five cities that will appear among top ten in 2000 but were much smaller in 1950. this chart tells us about how American cities redistributed population over the second half of the twentieth century. It also reveals that cities in general declined in size. It is true that New York City still on the top among others over 50 years, while some other cities are switching. But above all, the last column will give us new perspective, more than just a growing population. The last column on the right in the chart is Dissimilarity Index, a demographic measure of the evenness with which two groups are distributed across the component geographic areas that make up a larger area. In this calculation 0 represents complete racial integration, and 100 represents complete racial segregation. New York is complex, with multiracial inhabitants, more than only black and white racial lines. This social segregation also implies inequality of income and wealth.

To transform building into contemporary and socially sustainable part of urbanism, the new program ‘beyond’ residential has added as a blending tool. Short-stay living is a high needs, since New York City is the most international tourism recipient city in the world. Implication of program alteration in the building not only can be seen through its facade, but also building internal system that disalienating particular program. The relationship between the static and dynamic residential program creates a new building typology with no identity who inside it, or we call it Urban Disidentification. It began with the interpretation of existing condition, where the more triangulated groundfloor can be created through density rearrangement. Meanwhile, the existing view from other building also still maintained through massing transformation as ecological-friendly approach.

The building form itself began with the interpretation of a local and worldwide current urban development, especially in New York, where towers with podium embody an invisible space in between. these spaces have a similar characteristic in form, which is a podiumless-bighead-tower, the reverse. With this “Tetris� principal, future urban growth translated as an infill development, further application of lacking a space. A bigger, more integrated, and more continuous ground floor triangulate the shared resources at the bottom of the building, together with the existing park. Within Lower Manhattan, the 1 Bedroom houses for the rent have a slightly similar range around $100 per day whereas a hotel rate can be doubled. Meanwhile more hostels in northern part can be afforded only around $40 per night. This inequality plays out within the new building in order to create a collaborative way of living and sharing.

Sustainable building does not always mean LEED building with expensive green infrastructure, in this case, design constrains more focus into how to embrace and create a socially integrated living environment for any race in New York City. Sustainable movement between economy classes and intergenerational develops a greater fairness and oppportunity in society. It does not only stimulate horizontal social mobility, but also upward-downward shift. In the future, the building tend be called the “land of opportunity�. Sustainable urbanism cannot mean green cities for the white wealthy. -Lizabeth Cohen

The country model has been expanded from the centre, means every development movement increased like a blowing balloon. This phenomenon creates an introvert character. If a country is a bunch of people, the borders are their back. The critique, that the border produce estrangement between one country to its neighbor, still pervade. This strategy started with extends the space limit from 2 countries, like Venn Diagram principal, the resultant is both A and B, no domination from one side. This space later transform into a “Extroversion Plot” where people from two countries could meet and see how are their country recently in comparing way. Moreover, in architectural level, this “catwalk” also could be a place to show off – being extrovert.


Sungai Kolok site location has chosen because the border between two countries can be seen very clear and robust. This river as a border form not only obviously ‘cuts’ the area into two parts in a narrow scale, but also splits one district-scale village right in the middle, so that the contrast becomes very strong. Work must begin with the core. The strategy creates a seamless relationship between 2 countries. A blurring idea is the advantage approach in design process – how to build an immaterial feelings in such a robust border. A simple pedestrian bridge could somehow connecting two countries in a certain way. But still, the river creates an imaginary wall that distinguishes the feel, the sociology, and the view. The proposed new design is folding the bridge to build the better relationship and transform the conventional connection into a blur space. This space becomes an extroversion hall and human catwalk for two countries, where people meet up in a various elevation within one country, even though they are not in the same distance. They wouldn’t tell where they are when passed the bridge. Like, it’s in Malaysia, but they will be directed to Thailand again and end up to Malaysia.

The factory model that the world now knows is defined by 3 forms of estrangement: sociological, programmatic and physical. A map of Foxconn’s factory locations reveals its tentacular global network and makes visible the dislocation between the corporation, the factory, the dwelling and the city. Other large factories in Asia with a regional network operate on a similar paradigm. Even those like the century-old Cadbury factory town, which was a blueprint for many modern model villages in the early twentieth century embody the programmatic split that sees the organizing of factory workers into a single massive unit to be housed in one location or in very close proximity.


The model factory town of New Lanark’s Cotton Mill in England had a high concentration of programmatic variety for its workers community. Pullman socialist yet autocratic model required all its workers to live in its planned company town, even though rents were cheaper and amenities available in nearby communities. One quarter of Foxconn’s factory workers are housed in its walled campus. The factory as both a social condenser and an alienating model is a context that we have to work with The physical estrangement of factory and every day life plays out through its sections which offer a fertile site for the architectural intervention. From Ledoux’s complex of low-rise buildings organized by the central “all-seeing eye”.

The critique of the last two centuries – that the manufacturing process produces estrangement between the worker and his work – still pervades. But the processes are no longer merely linear or singular. They have become multi-scalar and invasive, defining towns, regions, permeating national and global economies.

The physical estrangement of factory and every day life plays out through its sections which offer a fertile site for the architectural intervention.

The new design proposal should integrate the display and production spaces of creative industries into a single complex, with an exhibition hall and three work-live atelier buildings. We do not pretend we can remove the estrangement produced by this factory paradigm. But self-awareness must enable & is pertinent to critical thinking. Knowledge through the CORE research can alleviate that split, even if momentarily.


The relationship between the historical building carcass and urban development is the defined by the degree of obsolescence: economic, programmatic, and physical. Outside central Shanghai, the alleyway houses outnumber the new high-rise condominiums because of rampant subdivision, they sell at 2/3 the cost and rent at 1.5 times that of the condos. In French Concession Puxi, where there are as many alleyway houses as condominiums, the condos fetch a higher selling price whereas rentals are identical. In the old city center, the scarcity of the alleyway houses, in comparison to the condominiums saw the monthly rentals at almost double the latter.

They are replicas, typological caricatures of a bygone domesticity. At Xintiandi, extreme addition translates to the addition of ornament + opening + skin + infill + volume. The building becomes a complete replica. As such, at Xintiandi, the single building unit is a composite of new elements and replication of the old ones. The alleyway compound is an agglomeration of re-composed buildings standing in for the old and the so-called authentic. At the district scale, its economic success cannot conceal the opportunistic seizing of obsolescencethe buildings and programs refer only to themselves within.

The degree of physical obsolescence is revealed in the strategies of addition and alteration as we conduct field work in the streets of Shanghai.


We take into account the accelerated obsolescence produced by this tourism mode of redevelopment pervading our cities. But self-awareness must enable critical positioning. Knowledge gained through the CARCASS research help us re-situate the problem, even if only for a moment.

Explorations #donotsettle Action

A photographic research study captures this everchanging megacity from a new angle. Rooftops have long been inaccessible and neglected usually only used as a place to store mechanical equipment, however these platform open up a new opportunity to study the rapid change happening in this world financial hub. The observations show the rich history of Shanghai’s urbanism and reveals the unfair fight currently happening where Shanghai’s heritage is losing against the overpowering pressure of the shiny skyscrapers.


We are 2 architects/designers/urban enthousiast that are attempting to change the way we see the city. Both originating from a totally different background (Indonesia and Belgium), this unique multicultural ensemble results in an original fresh set of eyes in which the city and its architecture are seen. The results is a visual archive capturing the moment before the change, because change is inevitable. The creation of identity, the search for recognition, the dynamics of a megacity and the human perception of all of this are topics covered in this extensive research. Research with aim to better understand the drivers that make Shanghai this unique place on earth.

#donotsettle Publication Cities don’t stand still, they change overnight at high speed. The past months we have consolidated our explorations in book-form. This is our visual archive of how the city was at this moment, because we are not capable to hold the change. Instead we embrace the change and try to understand the facts.
