(West Hartford, Conn., October 20, 2011) – According to the Greater Hartford Association of REALTORSŽ (GHAR), closed sales in September increased 10.33 percent (from 581 to 641) from this time last year. Pending sales also rose 1.67 percent (from 657 to 668), while the median sales price dropped 0.87 percent (from $230,000 to $228,200). New listings decreased 9.33 percent (from 1458 to 1322), during this same time frame. Inventory rose 5.04 percent (from 6532 to 6861) and the average number of days a house spent on the market rose 10.38 percent (from 77 days to 85 days). In month-to-month comparisons, closed and pending sales dropped 15.12 and 14.99 percent from August to September, respectively. The median sale price dropped 0.52 percent (from $229,200 to $228,000). The housing inventory decreased by 2.26 percent (from 7020 to 6861) as did new listings by 0.08 percent from this time one month ago. In year-to-date numbers, closed sales decreased 10.25 percent (from 6116 to 5489) and pending sales dropped 9.09 percent (from 7216 to 6560). The median sale price decreased 2.17 percent (from $230,000 to $225,000) and new listings fell 6.64 percent (from 14,054 to 13,121) from the beginning of this year. Closed sales of condominiums in greater Hartford decreased 12.12 percent (from 165 to 145) compared to September of last year. The median sale price increased 0.90 percent (from $166,500 to $168,000) and inventory increased 1.23 percent (from 1868 to 1891). “In this unsteady market, a continuous increase in closed sales is refreshing,� Greater Hartford Association of REALTORSŽ President and CEO, Jeff Arakelian, stated. “Home buyers will benefit as interest rates continue to drop,� he continued. In the national outlook, although economic growth as measured by the Gross Domestic Product is expected to remain positive, uncertainty is causing some consumer hesitation said Lawrence Yun, National Association of REALTORSŽ chief economist. “We need to remove the road blocks to the housing recovery for people who are trying to take advantage of excellent affordability conditions,� Yun added.
