Real Estate Notes in the News - Dec. 5, 2012 Housing Continues to roll

As we enter the holiday period we expect housing related metrics to soften. It’s nothing to worry about because the late-November through mid-January period is a time when folks typically stay put and focus on more pressing things — like shopping and eating! However, as we review the housing-related data for October it is clear that the refocusing did not happen early this year. Existing Home Sales Continue to Advance Despite some regional effects of Hurricane Sandy, Existing Home Sales continue to show impressive results. According to Lawrence Yun, Chief Economist for the National Association of Realtors: “Home sales continue to trend up and most October transactions were completed by the time the storm hit, but the growing demand with limited inventory is pressuring home prices in much of the country.” The median time on market was 71 days in October, little changed from 70 days in September, but down 26.0 percent from 96 days in October 2011. Thirty-two percent of homes sold in October were on the market for less than a month, while 20 percent were on the market for six months or longer. Mortgage rates Hang-on Near records Mortgage rates have managed to hang-on near all-time records despite a great deal of pressure from economic data and events around the world. The Us economy appears poised for growth, if our leaders in Washington can find a way to compromise over the “fiscal cliff” that is scheduled to occur at the end of the year. If a deal is reached, mortgage rates could move higher. With a bailout deal for Greece awaiting final passage by member states of the European Union, and economic growth seemingly picking up in China, global economic prospects may be improving. This could also lead to higher mortgage rates in the US. Therefore, the time is right to secure a loan at the lowest rates in history, before they go away — perhaps forever!
