Real estate Notes Home sales down, local inventory up WEST HARTFORD — Closed sales of single-family homes were down 3.74 percent in April, compared with the same month last year, and pending sales dropped by 8.04 percent, according to the Greater Hartford Association of Realtors (GHAR).

Inventory increased 11.02 percent and new listings increased 9.26 percent. The median sale price dropped 4.61 percent, from $214,900 to $205,000, and average time spent on the market remained unchanged at 84 days.

In year-to-date numbers, closed sales increased 0.55 percent, from 2,370 to 2,383, and pending sales dropped 8.26 percent, from 3,646 to 3,345. The median sale price rose 2.5 percent, from $200,000 to $205,000.

New listings rose 8.89 percent, from 5,690 to 6,196.

Condominium closed sales decreased 4.47 percent. The median sale price decreased 3.85 percent, from $157,000 to $150,950, and the average days a condo spent on the market decreased 21.65 percent, from 97 to 76 days. Condominium inventory increased 4.61 percent.

“Buyers have more options now that inventory is on the rise,” said GHAR President and CEO Jeff Arakelian. “The affordability of the market is also an advantage for those looking to buy.”

In the national outlook, Lawrence Yun, chief economist for the National Association of Realtors, said current sales activity is underperforming by historical standards. “There really should be stronger levels of home sales given our population growth,”he said. “In contrast, price growth is rising faster than historical norms because of inventory shortages.”
