No Change in Closed Sales of Single Family Homes in Greater Hartford 1FOEJOH TBMFT SJTF TMJHIUMZ
(West Hartford, Conn., November 17, 2011) – Closed sales of single family homes remained unchanged for the month of October when compared to one year ago (575), according to the Greater Hartford Association of REALTORSŽ (GHAR). Pending sales rose 2.71 percent (from 628 to 645), while the median sales price dropped 10.71 percent (from $238,000 to $212,500). New listings decreased 2.04 percent (from 1275 to 1249), during this same time frame. Inventory rose 1.83 percent (from 6278 to 6393) and the average number of days a house spent on the market dropped 1.22 percent (from 82 to 81 days). In month-to-month comparisons, closed and pending sales dropped 10.30 and 3.44 percent from September to October, respectively. The median sale price dropped 6.80 percent (from $228,000 to $212,500). Housing inventory decreased by 6.82 percent (from 6861 to 6393) as did new listings by 5.52 percent from this time one month ago. In year-to-date numbers, closed sales decreased 9.09 percent (from 6691 to 6083) and pending sales dropped 8.15 percent (from 7844 to 7205). The median sale price decreased 2.60 percent (from $231,000 to $225,000) and new listings fell 6.26 percent (from 15,329 to 14,370) from the beginning of this year. Closed sales of condominiums in greater Hartford decreased 11.97 percent (from 142 to 125) compared to October of last year. The median sale price dropped 15.13 percent (from $164,950 to $140,000) and inventory decreased 1.93 percent (from 1815 to 1780). “Connecticut was slow to enter the housing downturn and we have been slow to recover,� Greater Hartford Association of REALTORSŽ President and CEO, Jeff Arakelian, stated. “Historically low interest rates are a huge advantage to those looking to buy now,� he continued. In the national outlook, Lawrence Yun, NAR chief economist, said the market has been stable although at low levels, and there is plenty of room for improvement. “Existing-home sales have bounced around this year, staying relatively close to the current level in most months,� he said.
