Renovation trends driven by luxury buyers 2021 was again a pivotal year in the ever-evolving Southwest Florida luxury real estate market. One of the most noticeable impacts has been a vigilant focus on the comforts of home and how well they accommodate evolutionary changes in the perceptions and expectations of the top 1% of luxury buyers. This focus on functionality and lifestyle-centric design is understandably driving trends in luxury renovations.

in “blurring the line between indoor and outdoor living” for his clients. “It’s the primary reason living here has such irresistible appeal,” Haag says. “Our clients expect floor plans allowing an effortless flow from the great room and bedroom suites, all parts of the house to the pool, deck, outdoor living room and garden spaces. Our climate makes this possible year-round. It’s all part of the larger trend to bring the outdoors inside. Only now, luxurious outdoor spaces have become a must-have rather than a nice-tohave.”

If you have recently purchased a home, listed your current home or started a search for your next home, you may be highly interested in what the American Institute of Architects’ survey on design trends—performed in late 2021—revealed. The survey breaks down these trends into four categories: special function rooms and areas, special features, in-home technology systems and products.

Nick Radick also touched on the next biggest renovation trend— multiple home offices. “Working professionals spent a lot of time doing their jobs primarily from home, starting in 2020 and throughout 2021. Some found themselves sharing their work space with their school-age children in distance learning. So it’s no surprise they want offices for themselves and ‘zoom rooms’ for the kids.”

Outdoor living takes the lead

The number one renovation trend going into 2022—generous outdoor living spaces, something we generally take for granted in our region. Some might call it our interpretation of “social distancing.” Interest in outdoor kitchens and living rooms jumped from 61% in 2020 to 70% nationally in 2021.

The national AIA survey revealed many of the trends in renovation highlighted home features which are considerably standard in Southwest Florida. Accommodations for multiple generations. Primary bedrooms on the first floor. And yes, hurricane- or stormresistant architectural features, to minimize potential damage which could compromise their homes’ structural integrity.

Nick Radick, director of marketing for Naples-based Knauf-Koenig Group, an acclaimed custom luxury home builder, appreciates the demand for ample outdoor entertainment space. “Our clients love spending time outdoors in their homes even through the summer months. In fact, we made a very special change for a custom home client while construction was still in progress. Enclosing the entire outdoor living area with sliders so the whole space could be airconditioned.”

Also worthy of mention are wider doorways and hallways, multiple laundry facilities and ramps as well as elevators. Common expectations among our population which skews older than the national average. Brian Haag, president and founder of Windward Construction, a renowned custom luxury home builder based in Lee County, specializes

Technology for efficiency and comfort Smart home automation and security are already old news. So what systems are trending now in the home renovation world? At the very top—electric vehicle docking stations. “We saw this one coming,” says Brian Haag. “Not too long ago, it was merely electric golf cart charging stations. But with Tesla, Porsche, Audi and other luxury car makers introducing EVs to their fleets, it was only a matter of time before we knew it would become a standard expectation in luxury homes.” Close behind in the survey are electrical add-ons like extra outlet capacity, in-wall wireless mobile charging docks and USB wall outlets. And rounding out the top three, backup power generation. “The majority of our clients want generators connected to their homes,” says Nick Radick, “even if they only live here seasonally.” Spending more time at home whether for work or recreation means more dependence on reliable energy, even in extreme weather. He also remarks there are surprisingly few requests for solar power systems locally. “We get only a handful of requests for solar. But that could change tomorrow.” In the national AIA survey, solar power ranks right behind generators.

Low-maintenance, healthy home environments Healthy home products are predicted to be hot in 2022. For example, the line of PROTECT® ceramic tile products with Microban® block the metabolism of bacteria. Whole-home air purifiers are in demand as they optimize air quality and help ensure respiratory health. And many buyers nationally are looking for homes constructed with “sustainability in mind” as they generally have lower maintenance costs, reduce utilities and provide a higher return on investment. This trend translates to use of eco-friendly, natural construction materials such as stone for exterior walls with accents in glass and steel. On the grounds, drought-resistant landscaping including turf, and inside, natural elements such as repurposed natural, finished wood and low-maintenance flooring are going to be in high demand.

Lastly, a major trend unique to us Nick Radick says a locally known interior design firm put it best when they coined the term “de-Tuscanizing.” He tells us transforming Mediterranean-style homes into fully contemporary residences with bold, clean lines and expansive glass is still one of the biggest home renovation requests his team at Knauf-Koenig hears from clients. The latest styles in décor and finishes certainly bear this trend out. Luxury buyers truly want the architectural style of their homes to be compatible with their modern fixtures and furnishings.

The LeAneSUAREZGroup was one of the key sponsors for the Let’s Pink Out Sanibel Captiva Pink-A-Ball gala held on Saturday, October 9th at Sundial Beach Resort and Spa. Let’s Pink Out raises funds for uninsured and underinsured residents and employees of Sanibel and Captiva islands who need mammograms and assistance with other cancer related needs. 2021 marked the 10th year for the organization which has grown from a simple picnic table at the Sanibel Fire Station during the month of October to a month long affair with a variety of wonderful community events. LeAne and the entire Suarez family were honored to support the breast cancer needs of their community and especially support John R. Wood Properties very own staff member and breast cancer survivor, Ann Neubauer.

2021 Collier County Heart Walk For the third year, Emily and Tade are proud to support the American Heart Association’s annual Collier County Heart Walk. This year’s walk raised $211,578.56 dollars. Heart Walk has always been about coming together, honoring survivors, raising lifesaving funds - all while making a great impact in our community and saving lives. We are proud to help two wonderful teams: Dr. Rao’s and Kyle’s Team. We hope to see everyone there next year!
