To say it’s been an interesting year would be the understatement of the century. We started the year hopeful that the pandemic was about to exit our lives, but a variant called Delta had other ideas. Nonetheless, homebuyers continued to flock to the Sunshine State, and many focused on Southwest Florida. They came from all areas, but especially Chicago, New York, Boston, Miami, and other major cities. Even Californians came in high numbers, skipping over their more traditional sunbelt retreat of Arizona.

Based on comments received by homebuyers, there is little doubt that many were attempting to leave high tax states, disaster prone areas out west, and rapidly increasing high crime rates in the larger cities. Florida offered better weather, lots of outdoor activities, and businesses that were almost all open.

The first six months of the year were an amazing time for home sales. While homebuyers could be found on every street corner, listings became increasingly hard to locate. However, our John R. Wood agents did a fantastic job helping more people sell their homes this year than any other firm in the area. We are also #1 again in overall sales volume, for the 6th time in 7 years. As we prepare to kick off another beautiful season, we expect sales to continue to be reasonably strong, but settle toward more traditional levels, perhaps slightly above the norm since we still have many homebuyers who want to move here. With buyers still waiting in the wings, I don’t think we are going to see a price dip. The market should be stable and moving back to a more balanced level by the 3rd quarter of 2022.

Creativity Uncorked—Imaginative Wine Collection Solutions Naples, Florida is renowned internationally as a fine wine and culinary destination due in part to the Naples Winter Wine Festival, the most successful wine fundraising event in the world. Understandably, wine connoisseurs, collectors and enthusiasts as well as sommeliers, vintners and chefs from every corner of the globe make Naples their home. Of paramount importance to this demographic is their personal space dedicated to the storage, display and enjoyment of the nectar of the gods. At John R. Wood Properties, we see high demand among buyers for residential wine rooms and private wine lockers skyrocketing, with no limit in sight.

“In the last five to ten years,” Adriene Ged reveals, “wine rooms have drastically evolved. They used to be cave-like, tucked away in the extra spaces of a home with poor lighting and rustic materials.” According to Ged, many homes are now built around the wine room which allows for greater creativity, larger spaces and more strategic design. “We use many mixed materials such as glass, metal and textured tile to maximize the look and feel.” Whether it is located in a sprawling estate or a luxury highrise condominium, wine room design options are virtually limitless. However, if temperature and humidity are not controlled properly, the precious wine may not age in the right way.

Wine Rooms and Tasting Rooms A gorgeous wine room is the ideal way to showcase and savor this passion for a lifetime. Whether a modest area beneath a floating staircase transformed into a smart wine storage space or a full-fledged wine room adorning the entire center of the home, it will undoubtedly boast the most advanced climate control and storage technology available.

Once you make a decision to build a wine room in your home, one of your most crucial considerations should be engaging a contractor with the experience and infrastructure expertise demanded by the size of the designated space and its location within the home. Tom Lykos, president of The Lykos Group—a Naples-based luxury custom home builder and remodeler—has seen more than his fair share of wine room construction projects for a discerning, wine-adoring clientele.

A tasting room next to (or flawlessly integrated with) the wine room is essential for the perfect epicurean experience. Designs of these spaces are just as bespoke as any room in a custom estate home, planned to blend with each homeowner’s aesthetic and the architectural style of the property. Many envision their own wine tasting rooms to be as enchanting or high-tech as those they’ve encountered at wineries, vineyards and chateaus worldwide.

“Homeowners see pictures of wine rooms with frameless glass doors and love the look. However, those wine rooms are not always designed and built to properly control the interior temperature and humidity required for truly effective wine storage,” Tom explains. “Proper wine rooms require consideration for location, proper construction methods and materials and an independent cooling system to control temperature and humidity.”

Are there design strategies which can maximize the look and feel of a wine room as well as enhance the overall experience? We put this compelling question to the lead interior designer at EDGE, one of Naples’ most prestigious interior design and planning boutiques.

In addition to having a professionally designed and constructed wine room, every aficionado of fine wine should be aware and vigilant of maintaining basic environmental factors to ensure the longevity of their collection:

Keep the temperature stable. Wine does not hold up well to major fluctuations in temperature. The longer you store your wine, the more stable the temperature of its environment should be. If you have a growing collection, and you’re open to waiting another five years before uncorking your bottle of Barbaresco, then it’s best to choose a wine storage design in a space with a stable temperature. If you only keep enough bottles in the house for personal enjoyment and consume them within a few months of purchase, then temperature fluctuation is less of a concern.

Keep the temperature cool. When possible, keep your wines stored somewhere within the cool range of 50°F to 59°F. This is often cited as the ideal temperature to store wine, though bottles can certainly withstand exposure to lower and higher temperatures. The essential idea is to avoid heat which accelerates the aging process. Higher temperatures (though not exceeding 68°F) are less of a concern if you simply buy wine to drink fairly quickly. A dedicated cool space is more important for long-term storage plans.

Keep bottles away from intense light. Light, too, can play a factor in the quality of wine. For wines that will be stored for more than a year, and for bottles of bubbly, it’s best to keep them away from direct, strong sources of light.

Keep corks moist. When a bottle’s cork dries out, it shrinks and allows oxygen to creep inside. Oxygen is great for letting a wine breathe and develop its flavors, but a wine should be consumed shortly after exposure. Within a few days, oxygen turns even the sturdiest of wines into rancid vinegar. The easiest way to keep corks from drying out is to store bottles lying down. It’s Wine Appreciation 101 but it never hurts to remind ourselves.

Also in short supply with immeasurably high demand are wine lockers — which can cost hundreds of dollars per year to rent, unless you’re invited to have one as some VIPs are. They’re “prestigious,” according to a spokesman for Wine Cellar Innovations, an Ohio-based company which designs and manufactures wine racks and storage.

“Fine wines have quickly become one of Americans’ highest value asset classes,” developer Rachel Keller said to the Naples Daily News back in 2018. “We are dedicated to treating our clients’ prized wine collections and inventories as if they were our own.” Developers have consulted with wine expert Bruce Nichols, who opened The Wine Store on Central Avenue in downtown Naples, which includes wine storage for private collectors. His modest inventory of temperature-controlled wine lockers went quickly, with most renters signing annual contracts. One locker can hold up to 42 cases of wine — or a little more than 500 bottles — for the most serious of collectors.

Each bottle slot represents a piece of restaurant real estate and membership to an exclusive club. They are popular at steakhouses and country clubs, but not easy to get. Waiting lists are common. Wine locker units can sell out before they are even installed. Generally, those who rent lockers also agree to purchase a case (12 bottles) of wine or more. In return, they get benefits such as consultations with a sommelier, preferential pricing and opportunities to buy rare vintages. One thing they don’t get, however, is a key — only the staff can access the lockers, much like a safety deposit box at a bank.

Patrick Dearborn (Board Member and Realtor with John R Wood Properties for over 15 years) co-hosted with Pastor Arnie the annual ‘Immokalee back to school drive’ which helped to collect almost 2,000 new back packs and school supplies and handed them out to all the children in need in Immokalee. Chris Jones was the fundraising chair for the Sunshine Kids Foundation event which raised over $100,000 for the children. The Sunshine Kids is a non-profit organization dedicated to children with cancer. Established in 1982, they are committed to providing positive group activities and emotional support for young cancer patients. Chris and her husband, Pete, were also involved in the Santa Ride to raise money and gifts for children in need in Immokalee.

Habitat for Humanity Fundraiser

Building on 18 years of partnership with Habitat of Humanity of Collier County, Collier’s Reserve members gathered earlier this year for a golf cart drive-in movie night at the driving range. Following COVID-safe protocols, the B.Y.O.B. Evening Under the Stars raised over $123,000 to build the 37th house funded by the Collier’s Reserve community for a deserving family. Monika DeBenedictis of John R. Wood Properties is a Founding Member of the Habitat Housing Partnership and serves on the Collier’s Reserve Habitat Committee. Habitat for Humanity brings people together to build homes, communities, and hope.

Founded in 2002, Silent Angels will soon celebrate 20 years as a charitable organization composed of Realtors for the purpose of providing funds, supplies and services to individuals with medical issues, job loss or other hardships.
