November’s six closed properties were villas explaining November’s average sold price of $1,297,167 compared to October’s average sold price of $1,806,178. With 39 active listings buyers have plenty of inventory to choose from and can wait to find a home that meets their lifestyle and budget requirements before making an offer.

Pent up consumer travel over the summer distracted attention away from home sales but showings have picked up with the approaching season. 2 of the 19 new listings that hit the market since 10/31/23 went under contract in 2-4 days suggesting that a well-priced home will generally sell more quickly than one that is priced too high and receives multiple price reductions.
