Closed Sales For 2010 The number of closed sales in 2010 once again increased over prior year, making it the third consecutive year to show an increase. Renting vs. Owning

Question: With home prices so low, I’m thinking now might be the time to transition from renting to owning. Do you have any advice on making the switch? Answer: Nothing can make you feel more secure than owning your own home, but only if it doesn’t create financial problems of its own. Figure out your monthly payments if you were to buy. Compare your monthly rent to a calculation of the following: purchase price and down payment of your home, your annual income (and debt), property tax rate, home insurance rate, interest rate and length of loan. It is best if you work with a real estate professional. Consider the long-term benefits of owning a home. What your house will be worth when you sell it someday depends on the state of the market and the state of your mortgage. As a renter, you can only include the standard deduction on your income tax return. Homeowners, though, often itemize their deductions allowing them to deduct the following and save on taxes: mortgage interest, property taxes, gifts to charity, medical and dental expenses over 7.5% of your income, personal property taxes, and most moving expenses.
