Closed sales through October 2010 continued ahead of 2009, showing a 15% increase for the period. The collective volume of sales for this period also showed a 22% increase, indicative of increased activity in the price segment above $1 million. Although sales which closed during the month of October were down from the previous year, some price segments continued to show healthy activity. For example, sales of $1 million and up properties remained strong, with 32 closing during October. Pended sales also remained ahead of 2009 on a year-to-date basis, and pended sales priced above $1 million showed a 24% increase for the period over 2009. And, when comparing the number of pended sales for the month, October 2010 reported the second highest level over the last 10 years. New listings taken through October 2010 was at its lowest level since 2005 with total available inventory in the Naples, Bonita Springs and Estero market at 10,110 as of November 1, 2010. This total represents 5,194 condos and 4,916 single-family homes. This is approximately 3% less than November 2009 and is consistent with the inventory build-up which typically occurs as seasonal residents return during the fourth quarter.

Question: I have a second home in Southwest Florida that my family only uses part of the year. I’m thinking about renting it out for the rest of the year. Can you offer any suggestions on how to turn my second home into a source of income?

Answer: First, familiarize yourself with state, county, and city zoning laws for short-term rentals. Determine whether you are required to obtain a business license before renting out your home and check with the sales tax office with regard to any sales tax you may be obligated to pay. Next, decide if you’ll be renting it yourself or hiring a property management company. If you’re not a doit-yourselfer, shop around and ask plenty of questions before signing on the dotted line. Prepare your house for renters. Remove clutter and personal effects and make sure rooms like the kitchen are fully stocked with necessities like dishes and cookware. Also, make sure you have plenty of linens for all of the beds and adequate cleaning supplies. Hire a reliable housekeeper unless you live nearby and plan to take care of the cleaning and the maintenance issues yourself. Create a system for screening guests and make sure you feel comfortable asking them lots of questions about their stay. Let them know it’s your second home that you use part of the year, which will hopefully encourage them to take good care of it. Price it right for the market. Look online and see what other area properties, preferably those that are comparable to yours, are asking for with regard to nightly and weekly rates.
