Venturing into the backcountry in any season you might come across an iconic piece of local architecture, the Gothic Arch Huts. These alpine cabins are located around BC particularly in the coastal areas. The oldeststanding example is Whistler’s Himmelsbach Hut, often known as the Russett Lake Hut or the Fissile Hut due to its location in the Whistler backcountry. Built in 1967, and completed in 1968, it is a well-known and cherished part of local mountain culture. This classic shape was pioneered in the late 1960s by a team led by Don MacLaurin, who was president of the British Columbia Mountaineering Association.

A member of the team was Werner Himmelsbach, an excellent mountaineer and master carpenter who was instrumental in designing and building his namesake hut. The team would assemble each cabin on Himmelsbach’s front lawn in Burnaby and mark up all the pieces before transporting them to their locations. The design of the arch, which can withstand pressure from heavy coastal snow packs while maximizing interior space, is the perfect structure for the purpose. The structure was modular; the basic design is only made up of six pieces, allowing it to be easily transported by helicopter to remote mountain locations.

The Himmelsbach Hut is showing its age after almost 50 years of heavy use by backcountry adventurers. The Spearhead Huts Project has plans for three new huts. The first of these new huts will be located at Russett Lake. TO LEARN MORE VISIT WWW.SPEARHEADHUTS.ORG

Whistler Market Update The local real estate market is settling down after a robust number of months in 2016 which saw highly motivated buyers snapping up available properties. The most active months in 2016 were February, March and April with each month soaring over the 100 sales mark for a total of 349 sales. The other months have ranged from a low of 68 to a high of 92 sales.

On the inventory side, current Active Listings* are at a historic low. Last year at the end of October there were 431 listings compared to 196 this year. A recent slight uptick in new listings has everyone hopeful that it is increasing. Certainly there are a lot of buyers still patiently waiting for their dream property to come available. Comparing Year-To-Date* sales as of October 31, last year saw 690 sales with a dollar volume of $558 million versus this year with 911 sales with a dollar volume of $815 million. This year will be the highest year of the past 10 years in total dollar volume and number of sales. The previous high was 2007 with $805 million in dollar volume and 945 sales. OF THE AUDAIN Whistler is now home to the Audain Art Museum, designed by Patkau Architects of Vancouver, BC. The new $30 million museum houses the art collection of Michael Audain with an array of pieces dating from the late 18th century to the present day. The museum building is a 56,000 square foot black prism nestled in the forest next to the main Whistler Village stroll. The forested site is beautiful but also challenging as it is located within the floodplain of Fitzsimmons Creek and also receives enormous snowfall through the winter. These design challenges required some special accommodations. To ensure the collections are safe from potential flooding the building is elevated on a series of small piers. The steeply gabled roof prevents heavy snow from stacking up on the building.

From the street it is unimposing, a dark shape emerging from the forest. You walk towards the building via a bridge extending to Blackcomb Way, passing through treetops as you approach the museum. John Patkau explains, “it is a transition from the quotidian world of Whistler Village to the esoteric world of art, and the forest is the filter.� A bridge from Blackcomb Way rises through the forest to arrive at a sky lit museum entry porch. From there, visitors can either descend to the forest floor and central meadow to continue passage through the site, or enter into the museum lobby and event space. Once inside, visitors proceed along a glazed walkway overlooking the meadow below, to gain access first to the galleries which contain the permanent collection and then to the galleries which contain temporary exhibits.

The form and character of the building and interiors is deliberately restrained to provide a quiet, minimal backdrop to the art within and the surrounding natural landscape. The simple form of the exterior is clad in an envelope of dark metal which recedes into the shadows of the surrounding forest. Where this envelope is opened, to provide access in the entry porch or view from the glazed walkway to the galleries, the dark metal is overlaid by a luminous wood casing. Public spaces in the interior, which are visible from the exterior, continue this warm luminous materiality. Gallery interiors in both the permanent and temporary exhibition areas are closed white volumes with minimal detail.


I think the Audain Art Museum will have a kind of interiority and a way of gazing out simultaneously, and I hope that these two things will really act together in a powerful way. You can spend hours in some galleries and it is wonderful, but you come out exhausted, depleted. The fact that you can go back and forth between natural light and landscape and galleries within the Audain Art Museum should allow for a more integrated, reflective and relaxing experience. This museum has a very beautiful location, light and context that will be part of the experience of viewing art, a counterpart to the interiority of gallery space. We hope that people will experience a relaxed intimacy with the art in this situation.

Squamish Market Update As we near the end of 2016 real estate in Squamish is settling down to more of a balanced market compared to the past 12 months. The strong seller’s market that was present through the Fall of 2015 to the Spring of 2016 has softened. When assessing whether the market is a buyer’s or seller’s market typically the best method is the Sales to Active Listings ratio. The ratio measures a balance between supply and demand and is calculated by the number of unit sales divided by the number of active listings. Most analysts say when the ratio is above 20% it is a seller’s market and when it’s below 12%, a buyer’s market. Anywhere between these two numbers the market is said to be balanced.
