2021 First Quarter Reports


Have the real estate “gods” gone crazy? Life in the Roaring Fork Valley seems to be moving faster and faster in terms of the local real estate market. Limited real estate inventory is not just a reality here, it is everywhere! Sellers are currently realizing great rewards when selling their homes. Nationwide inventory has dwindled to only 2.4 months of supply and the national median home price has reached a record high of $311,000. Locally, the March|2021 median sales price for single family homes in Basalt, CO was $2,110,000. In 2020, it was $932,500. That is a 126.3% percent increase in homes in the past 12 months! The average days on the market were 42 days, which equates into a 2 month supply of inventory. Likewise, In Carbondale, CO March|2021 median sales price for single family homes was $1,617,500 as compared to $975,000 in 2020. That represents a 65.9% home value increase. Days on market until closing = 74 days, which means there is 1.6 month supply of available active of homes for sale. The flip side of the coin is that Buyers are typically having to pay above fair market value just to find a place to live!

Daily reflections: “As a broker, my daily observations are that working families can no longer afford to work and live comfortably in the Roaring Fork Valley, and the fallout of this situation will impact all sectors of life as we know it. Currently there is a shortage of educated, qualified and skilled workers throughout all sectors of the work force. Employers cannot find enough help, and as housing prices rise, that problem will not go away.” Sellers should ask themselves the question “Would you buy your home for that price today?” As the local need for housing increases, and buyers struggle to find ways to qualify for higher loan amounts, where will we find ourselves down the road? While mortgage interest rates have remained at lower rates, and so far have not escalated along with real estate values everywhere, will it be enough to sustain the quality and diversity of life we all know and love in our beautiful mountain communities? Advice to all buyers: “Always stay focused on your dream! Now, and always, “where there is a will, there is a way”, and I am committed to helping you pursue your dream of home ownership here in Western Colorado!
