2021 Second Quarter Reports


Greetings! As we approach the dog days of summer, and the best time of the year, the local real estate market has remained strong throughout the area, and active inventory continues to decline. Check out the latest comparable market results and keep informed of what homes in your area are selling for. If you are thinking of buying a home, I will guide you through the process. A buyer’s first step is to start by getting prequalified with one of the local mortgage lenders in the valley and find out how much you are qualified to buy. With listings in short supply, pre-qualified buyers have the best chance of having their offers accepted by a seller. Talk to your preferred banker or call me if you need advice or recommendations on local lenders who know the local housing market and who have helped my clients with their mortgage needs. As a local homeowner, If you own a home that is sitting vacant, and if you are thinking about selling or renting out your property, now is the perfect time to do so, as interest rates remain low and there is much pent up buyer demand for housing throughout the Roaring Fork, Crystal River and Colorado River valleys. I have buyers and tenants searching for affordable housing and the demand far exceeds availability. When priced right, I guarantee I will find the perfect buyer and make the home selling process seamless. Likewise, I can screen and find the perfect tenant for you. And as families prepare to send their students back into the classrooms, it is hard to think that we may be facing another mandatory mask mandate. While I hate wearing masks as much as everyone else, I do know that the Delta Variant poses a much greater risk to our population than Covid -19 did, in that it is much more contagious and harder to recover from. While I have had my vaccine, and I respect the choice of those who have not gotten vaccinated, I will still do the right thing and wear a mask out of respect and for the benefit of all who live and work in the Roaring Fork Valley. For the greater good of the people of Colorado, and our visitors, I hope you too will follow the recommendations and mandates we all may be facing shortly. I hope to talk to you soon, if of no other reason than to just say hello! I hope you enjoy the dog days of summer as much as I do!

Activity Snapshot

Percent changes calculated using year-over-year comparisons.

New Listings were down 12.4 percent for single family homes and 11.0 percent for townhouse-condo properties. Pending Sales decreased 32.9 percent for single family homes but increased 10.7 percent for townhouse-condo properties. The Median Sales Price was up 41.3 percent to $874,000 for single family homes and 8.4 percent to $530,000 for townhouse-condo properties. Days on Market decreased 9.7 percent for single family homes and 59.0 percent for condo properties.

Residential real estate activity in the counties of Delta, Eagle, Garfield, Gunnison, Mesa, Moffat and Pitkin composed of single-family properties, townhomes and condominiums. Percent changes are calculated using rounded figures.

The increase in sales prices comes with a slight decline in existing home sales nationwide, as homebuyers struggle with declining affordability amid a lack of inventory, forcing some buyers to simply wait it out in hopes of more inventory and less competition. Meanwhile, home builders are trying to meet the increased market demand, with housing starts up 3.6% in May from April, according to the Commerce Department. As we ease into new routines and look forward to a post-pandemic future, one thing remains certain: America desperately needs more homes.
