Nestled in the heart of the UNESCO heritage site of Malacca stands a chic venue -- Timez Modern Heritage Hotel. Originally an abandoned apartment block tucked in between a row of double storey shophouses, it is strategically located on Jalan Kasturi, a street perpendicular to the famous Jonker Walk with its lively night markets and other tourist attractions. Creating an “IDENTITY” for it became the focus for this project. Based on Melaka’s rich history and culturally charged background, concepts of Portuguese, Dutch, British, Peranankan and Chinese were drawn to distinguish its 15 suites with tasteful artworks, meticulously crafted and packed with vibrant thematic colours -- namely red, yellow, orange, blue and green. All rooms are naturally ventilated with abundance of natural light. In contrast to the rooms, the hotel’s cafe opted for a minimalist-look with a view to an exposed brick party wall in reminiscence of the historical forts, while the lobby features the client’s “Swatch” collections, neatly displayed in honey-combed frames to enhance the concept of ‘time’.

01 Light is filtered through the vent blocks & into the lobby / reception area, creating a welcoming gesture. 02 The use of wire-mesh for the pantry echoes the concept of ‘bird nest’ to create a porous effect. 03 Corridor cum gallery space to display more artworks by the artist. 04 The lower deck level is ideal for social gatherings. 05 Another Instagram-worthy ‘Wings’ to commemorate one’s stay at the Nest House. 06 Linear linkage from one bedroom to the other. 07 The roofscape framed by the high window in this suite is another artwork on its own. 08 Located at the back of Ground Floor Level, this is the only suite with a private garden.
Artist Collaboration
The artist, Ms. Melanie Bayoud (as pictured on the right) contributed tremendously for this project. She has been involved in the design of the entry door handle, framed artworks, furnishings and all murals found in this house, notably the iconic ‘Big Bird’.

The first parcel facing seaward originally consisted of 3-storey bungalows, but was later redesigned to include semi-Detached houses and 2-storey bungalows due to market demands. Hence, the building plans had to be resubmitted to obtain local council’s further approvals. The land is divided into phases to better manage the project & delivery upon completion. The other parcel includes 3-storey super-link houses & 2-storey terraces without direct access to the seafront. Both parcels are gated-guarded properties equipped with a club house and a shared swimming pool.

The client’s brief is to design a double storey office block with a separate space for large meetings. Being an Arowana enthusiast, he had several of his pet fish kept in a pond which he had dug and desires the pond be visible from the new buildings. The initial proposal was to span the building blocks across the pond, like a ship anchored on an existing mound in the center of the pond, with a futuristic appearance clad in Alucobond shell.
01
Due to budget cuts, it was later redesigned and simplified without losing the original concept of a ship. Metal portal frames are designed to give shape to the buildings as inspired by its use in the warehouse, while industrial-grade gratings were applied to create see-through deck to the pond below. 02
27
01 Proposal #01 - concept of “ship in pond. 02 Proposal #02 - the revised version which made it to construction stage. 03 Final completed project as viewed from open deck to office block.

House No.58 2013-2016, No.58, Jalan Kamping Pantai, Malacca, MY Responsibilities DESIGN DEVELOPMENT, CONSTRUCTION DETAIL, COORDINATION, SITE INSPECTION, COMPLETION Client Ar. Pay Chye Lim Site / Built-up Area 101.6 sqm / 216.2 sqm Budget RM 750,000 (AUD$ 275,000) Consultant LSK Engineering C&S Contractor CNS Construction Team Pay Chye Lim, Yoke Heng Ng, Woon San Hau, Jovina Ann Lee
Overcome with nostalgia for his childhood days at house no. 58, the client purchased the traditional “Early Shophouse” situated at Malacca’s UNESCO core zone in the year 2012. The once dilapidated building is restored with new programmes: 3 private bedrooms with en suite bathrooms, an attic, and a family hall on the Upper Level, plus a continuous foyer-living-dining space and a courtyard on the Ground Floor Level. This offers an undisputed view from the main entry door to the Malacca River at the back, which simultaneously cross-ventilates the house. Embracing contemporary industrial chic, the metal R.H.S. columns and I-beams that propped the neighbouring party walls in place during construction became part of a modern feature of the house. New bondeck provides a base for casting RC flooring on the First Floor for structural integrity and better sound insulation, before new timber flooring is laid. As many of the oldstyled houses here, terracotta tiles adorn the Ground Floor, with pebblewash lining along the perimeter of the walls. Timber louvered shutters are replicated as a window statement throughout the project. Since completion, the client stays here during his regular business trips to Malacca, and enjoys a laid-back lifestyle by the Malacca River.

01 Materials are proudly exposed to showcase its raw & industrial design (clockwise from top left): - bondek as formwork for RC flooring above; - M.S. R.H.S. juxtaposing with timber & pebble wash finish; - soothing palettes of white, grey & terracotta; - G.I. conduit pipes against bare clay bricks. 02 The central courtyard / air-well for stack ventilation. 03 Continuous space from Foyer to Living & then to Kitchen/ Dining at the rear. Particular attention were given in the design of the staircase railing too. 04 A reclaimed timber window is used in the air-well niche along the corridor. 05 Louvered shutters at Family Hall are modelled after the original windows at the front, & opens to a delightful view of the Malacca River that changes through time.

As an attempt in urban infill in the historical fabric of Malacca, a modern cafe is sandwiched between two traditional “Straits Chinese” shophouses, where old meets new. The relationships of solid / void, interior / exterior, and surface / structure are explored. Parts of the plastering are removed from an existing party wall to reveal an impressive arrangement of large laterite stones interlaced with small flat clay bricks. This archaeological quality of the exposed party wall juxtaposes with the delicate design and use of modern materials, such as steel structures, glass and concrete slabs, creating a unique architectonic expression throughout.
The cafe caters for ‘event & function’ Team Woon San Hau, Yoke Heng Ng, Alan Goh space capable of accommodating up to 70 people for a sit-down activity, or approximately 90 pax for a standup reception.

In.terposition 2010 - 2011, UNSW + SEU joint studio Award: THE MARGOT & NEVILLE GRUZMAN AWARD IN URBAN DESIGN (2011)
Site ‘Rivermark’ & Parramatta Ferry Wharf Lecturers / Course Coordinators Yinong Xu UNSW Gong Kai SEU Team Ruochen Cheng, Yoke Heng Ng, Laura Abbey
Based on the concept of ‘FLOW’, the project is a creative exploration of architectural adaptive-reuse and integration with the wider urban landscape through a cross-cultural and interdisciplinary study of the ‘Rivermark’ and Parramatta Ferry Wharf. Reinforcing its image as the ‘Gateway to Parramatta City’, an inviting meeting place centred on various needs of the community is designed to encourage people to interact, learn and share their unique cultural differences — achieved by means of passive recreational spaces, viewing platforms, landscaped path- ways and thoroughfare, info centre, exhibition hall, gym, childcare facilities, interactive audio-visual centre, café, bar and restaurant. Green architectural systems, such as water collection and distribution, is integrated and also play on this idea of ‘flow’. To enhance the river-site relationship, a series of landscaping interventions have created a consistent ‘flow’ across the landscape to re-link the disrupted greenbelt along the river. Besides the technical, architectural, spatial and sensory dimensions, the connection between indoor / outdoor is another topic of interest, which are explored through a range of harmonious spatial ‘flows’ within the building, between neigbouring lots and the surrounding landscapes.
