The Yealm is a river in Devon in England that rises 430 m (1,410 ft) above sea level on the Stall Moor mires of south Dartmoor and travels 12 miles (19 km) to the sea, passing through Cornwood, Lee Mill and Yealmpton, a mid-sized village with a population of c.2,000 which is its largest settlement, before reaching its estuary which forms a ria bounded on its western side by Wembury. A deep inlet of this ria forms the waterfront to Newton Ferrers and Noss Mayo on its eastern side.

‘The Yealm’

THE HARBOUR ENTRANCE

The Harbour entrance lies between Mouthstone Ledge and Season Point. The mouth of the river is shallow, 0.9m within Cellar Bay at spring tides and a drying sand bar extends southwards from Season Point on the north shore across the entrance.

Wembury Bay and the entrance can be rough when there is a strong ebb tide and strong westerly winds or a swell. It may be desirable for arrival times to take these conditions into consideration. The clearance bearing on St Werburgs Church should be observed to avoid the Western Ebb rocks.

Cellar Beach, are set to clear the rocky Mouthstone Ledge by a safe distance. Once past Mouthstone Ledge observe the need to pass the bar buoys to port as the leading line passes over the tip of the sand bar which starts to dry at 0.6m LAT.

Vessels should pass south of and close to the first Port Hand buoy (Fl R 5s) and then proceed to the second Port Hand buoy (Fl R 3s). this will take you clear of the tip of the sand bar.

Once past the second Port Hand buoy line up the second leading line on Wembury hillside, white squares with red vertical stripe. In Cellar Bay the bottom is generally level hard sand with no distinct channel and there may be as little as 0.9m on Spring Tides.

Continue to follow the leading line until the moorings open up and then turn into the river at Misery Point. From Misery Point the channel deepens to over 2.5m.

Proceed through the middle of the moorings and be sure to locate the Spit Port Hand buoy and leave to port as the Spit dries to 1.4m.

After the first visitor’s pontoon and as you approach the Yealm Steps pontoon make sure to locate the Office Starboard hand buoy.

There may be up to 2 knots of tidal current at times. Skippers should make allowance for this when attempting to turn in congested areas or when coming along side. (www.yealmharbourauthority.co.uk/ visitors)

TECHNACALITIES OF VISITING

Entering the harbour is straight forward at most states of the tide and in most weather conditions so long as you observe the navigation aids. Although there are a number of hazards that you need to be aware of.

With the 2023 boating season now drawing to a close, the lighter nights draw in and we take time to reflect on the summer seasons boating, marinas we have visited and some of Britains chaming great get aways that we have moored in. A favourite spot for me this season has to be one that to my knowledge is unvisited by larger vessels, a calm and quiet retreat from strong winds and big seas, the River Yealm. Once you are in and alongside, the Yealm offers complete and undisturbed tranquillity,

the water is clear and gently kisses the rock face shore that quietly slips beneath the surface, perfect for swimming and splashing. From experience I would recommend wet shoes for climbing in and out of the water if you wanted to go on land. The over hanging trees offer shelter from a beating summer sun allowing several hours of escapism without the worry of sunburn.

Although a taxi service is offered on the water, a tender or small dinghy is definitely recommended, not so much for getting

to one of the fantastic pubs or restaurants on land but to go off and explore the river itself, the winding, twisting waterway narrows and opens into a lagoon like setting, offering small coves and beaches, its worth noting however, the further up river you travel the sea bed quickly turns silty to a soft mud, and can be quite unpleasant under foot, so my advise is to stay in the tender, but do take an anchor. Drop the hook and you really are in heaven for the perfect floating picnic!

LOCAL LANDMARKS

Ashore you will find plenty of provisions available, with a post office, bakery, green grocers, chemist and small village shop offering almost everything you may need, there is a also a small café that served a delicious breakfast! The walk is on a

narrow path that if desired leads down to sandy walk when the tide is out, there is a slight but untiring incline as you head landward that gently slopes on your return journey. There is a large tender mooring offering plenty of safe space whilst you are visiting the town. The local people in the town were friendly, helpful and welcoming adding to quintessential charm that this destination has to offer.

If food is your thing, then you wont be disappointed! With three great pubs to choose from there is more than enough to keep your taste buds going for a few days on the Yealm. The Dolphin Inn, The Ship Inn and The Swan Inn, each offering something different on either side of the river.

THE DOLPHIN INN

A truly remarkable landmark, an olde worlde traditional style village pub. It overlooks the creak of the river Yealm and offers views over to its sister villiage ‘Noss Mayo’. The food here is perfectly placed, kept simple and presented beautifully, with a garden area suitable to both drink and dine, the Dolphin Inn is somewhere that once you’ve been once you will most certainly return too!

THE SHIP INN

The Ship is a stunning waterside pub on the Yealm estuary, It has excellent food and drink which you can enjoy inside or if the weather is right outside where you can sit on the waters edge to take in the wonderful view of activities on the river. It also has wonderful interiors, cosy rooms, log fires and traditional furniture. A wonderful choice for all year round eating and drinking. The menu offers a complimentary blend of home cooked country pub classics.

THE SWAN INN

The Swan Inn, in Noss Mayo is the perfect resting place after spending the day on the water or walking round the many local coastal paths, a small family run pub, serving fresh local food and drink with great service and in a comfortable and dog friendly environment. The outside dining space is fully covered and protected from the wind and rain so you can enjoy the exceptional views no matter what time of year.

In summary, the River Yealm is a fantastic long weekend getaway with so much to explore on or off the water, an escape from the hustle and bustle of surrounding towns, great food, great adventure and certainly one for the 2023 calendar!

…this area of poor phone signal, was for me a welcome treat limiting unwanted distractions!

USEFUL TIPS & CONSIDERATIONS FOR BOATS VISITING THE YEALM

HARBOUR DUES

Vessels staying overnight or using the alongside facilities will be charged harbour dues. The current schedule of rates is available from the harbour office. Payment can be made at the harbour office where we will accept cash/cheques/cards. The harbour staff patrol the river every morning between approximately 0800 and 0930 and afternoon/ evening from approximately 1300 to late evening depending on weather and the number of visitors in the river. The patrols are made from the 1st April to 31st October and harbour dues can be paid to harbour staff on the water. If you don’t want an early morning visit, then it is advisable to ensure you pay your dues the afternoon before.

FERRY SERVICE/ WATER TAXI

A local boatman offers an independent and limited water

recycling facilities so if possible, we ask visiting yachtsmen to retain dry recyclables for disposal at points where this facility is available.

SHOWERS AND TOILETS

There are two shower rooms situated at the Harbour Office for visiting yachtsmen. They are open 24 hours a day and offer shower and toilet

taxi service between 1st April and 30th September. The boatman also maintains the continuity of the South Devon Coast Path by running a triangular ferry service between Wembury Point, Yealm Steps and Wide Slip. Ferry operating times are daily 1000 – 1600 although the service may be restricted to 1000 –1200 1400 – 1600 on weekdays and outside school holidays or during bad weather. Evening service by prior arrangement. Contact 07817 132757

FUEL/GAS

There is no fuel or gas available in Newton Ferrers or Noss Mayo. The nearest fuel station, which also sells gas, is in Yealmpton which is about 4 miles away. The nearest alongside berth for fuel is in Plymouth

WASTE DISPOSAL

There are waste bins provided at the Harbour Office for use by visiting yachtsmen. Currently there are no

facilities. They are accessed with an entry code which can be obtained when you pay your visitor dues and then a pound coin is used to provide electricity for about 5 minutes of use.

WATER

There is a tap on the Yealm Steps pontoon that vessels may use to fill their water tank. Minimum depth of 1.5m LAT. To comply with local Bye laws this is fed from a break- pressure tank and therefore cannot be deemed as potable water. Water direct from the mains can be obtained from a tap at the bottom of the steps but this is only suitable for small containers.

MAINTENANCE

Should you need to carry out maintenance on your boat whilst you are staying in the river please contact the Harbour Office for advice. There are options available for alongside drying berths depending on what work is needed. There is no lift out facility in the river. Power and water are available at Bridgend Quay which is at the head of Newton Creek. Power is provided via a prepaid meter

facility and cards can be obtained from the Harbour Office.

TEMPORARY ALONGSIDE BERTHING

Visitors wishing to embark stores or pick up crew can do so from Yealm Steps pontoon where you can stay for up to 20 minutes

LIFEJACKET LOCKERS

These are available for use and are free of charge. The 12 lockers are located at the Harbour Office. You will need £1 to use the locker which is refunded when you return the key and open the locker.

CASH POINT

WONDERING THE YEALM

To encapsulate the true splendor of the Yealm and all its glory it’s a great idea to take to foot and explore one of the local walks, climbing to a birds eye view and looking down into the river will truly take your breath away. There are many walks that visiting boaters can do whilst visiting the river Yealm starting from the harbour area. A few of these are described below.

YEALM STEPS TO NEWTON FERRERS (Circular route)

Distance 2.5km, time approximately 40 minutes. Not a direct route to the shops and pubs but one that offers more varied views of the Pool and Newton Creek. Land at Yealm Steps. Turn left at the top of the steps and walk along to the bus turning bay. Follow the footpath up to the right passing behind the old Yealm Hotel, turn right at its junction with Lower Court Road. Continue climbing, turn right into Court Road, and follow it down to the church of Holy Cross (1km) which is well worth stopping at and exploring. Leave the churchyard on the lower side turn right into Yealm Road. Follow the road around to the right to the top of Newton Hill, which is where the shops can be found. Co-op at the top, halfway down is the post office and butcher and at the bottom is the pharmacy and the Dolphin Inn. The Yealm Yacht Club is a bit further along Riverside Road East. You can also visit Noss Mayo via the Voss (causeway) if time and tide allow. Return to Yealm Steps by following Riverside Road West to Kiln Quay and then the footpath which brings you onto Yealm Road where you turn left and follow the road downhill to the Yealm Steps.

THE HEADLAND WALK.

Distance 7km. Time 2 hours. A circular route with magnificent views across Wembury Bay and the entrance to the Yealm. Land at Kilpatrick steps or Wide Slip, adjacent to the visitor’s pontoon in the Pool. Turn right at the top and take the lower path past Ferry Cottage (note the toll board) and follow the path through Passage Wood. The path climbs and joins a track where you turn right. Continue to climb and pass Battery Cottage and then around Cellar Bay at high level. Continue past the Coastguard cottages

and through Brakehill Plantation (bluebells and rhododendron) to Mouthstone Point. Carry on around the headland past Gara Point and then on to Warren Cottage. After a further 600m keep left up the track to the National Trust car park. At the road turn left and after 50m turn right to descend through Hannaford and on to Noss Mayo. Return to Wide Slip or Kilpatrick steps via the National Trust path through Fordhill Plantation and Ferry Wood as an alternative to the road.

YEALM STEPS TO SHALLOWFORD

(SHORTAFLETE) CREEK.

Distance 3.3km. Time 1 hour. Birds, flowers and trees. A pleasant afternoon/ early evening stroll through woodland offering views of the Kitley Reach. Turn left at the top of the Yealm Steps, follow the road and private track for approximately 500m before entering Newton Woods. The path leads to Shallowford Creek. At the head of the creek continue to walk up the valley and return to the entrance of Newton Woods along the high-level path with a zigzag descent. Retrace your steps to Yealm Steps.

WARREN POINT TO WEMBURY.

Distance 5.6km. Time 1hr 30 minutes. Excellent views of the Pool, the mouth of the river and Wembury Bay. An opportunity to visit Wembury which also offers local amenities. Land at Warren Point. Keep

left at the top of the steps and follow the path to Rocket House. Through the gate following the sign to Knighton Hill. Would you know that river is just below you? 100m after Thorn Cottage it is decision time. At the sign post you can either take footpath 25 to Knighton for the village shops and pub, or footpath 28 to church and beach via tracks and fields. Re-join the coastal footpath at St Werburgh’s church. Descend to the beach and Old Mill Café (National Trust). Return along the coastal footpath to the mouth of the river. At Rocket House follow the sign “View of River Yealm” – and the best is saved to last! Finally descend the zigzag path to the steps at Warren Point.

perfect source of inspiration for interior design for houses by the sea. Whether you're a true coastal dweller or merely a dreamer of ocean waves, infusing your home with the essence of the seaside can transport you to a watery world of serenity - or storminess, depending on your

Think of the sand dunes and grasses that stretch along the coastline. Soft beige and warm earth tones create a calm and comfortable foundation.

In places there are expanses of mud, and banks of shingle too. Seaweed and seagrass might inspire you to choose yellowgreens to brown-black, and everything in between.

TIDAL TREASURES

One of the most enchanting aspects of coastal living is the abundance of decorative treasures washed ashore by the tides. Foraging for found items to decorate with is an activity as old as the hills, and definitely not only for toddlers! There are endless ways to display such collections, from bowls or glass vases, to simple placement on trays and shelves, or even wall-mounted as art. There is no reason to limit yourself to the traditional seashells, smooth stones and driftwood,

though. If your taste is a little bolder then perhaps there will be other objects that will catch your eye. For example, sea glass has a certain charm and lends itself well to being transformed into delicate mosaic accents, or even a light fitting or a dangly centrepiece with its semi-transparent, mineral-like

qualities. Not quite reflective, but worthy of illumination, a collection of pleasingly arranged sea glass pieces could make an attractive wall-mounted display.

Venture further into the realm of creativity by repurposing larger scale items like old buoys and fishing ropes. Worn by time and

the elements, these bring a characterful patina that tells a story of maritime adventures. Hang old buoys on the walls to create a unique and eyecatching display. Sometimes one is enough, but often more is more. You might find discarded oars or weave fishing ropes into intricate wall hangings that evoke the essence of the sea. The juxtaposition of these weathered relics against a modern interior creates a captivating visual dialogue that speaks to the passage of time. Not only that, the once-vibrant oranges and pinks of buoys, and the sharper blues and greens of fishing nets, can bring an interesting pop of colour. These would look particularly stand-out against darker backgrounds such as navy blue, adding a dramatic, contemporary twist to a nautical theme.

SEE THE LIGHT

Upcycling old lobster baskets into light fittings is a fun way to infuse your space with authentic maritime charm. Once used to house the ocean's bounty, found objects like this can be appreciated again, in a different way, and take centrestage suspended above a dining table to make a pretty bold design statement. The basket weave may well cast an enchanting glow with interesting shadows too.

If that all sounds too theatrical, there is comfort in the predictability of classically and permanently stylish sailor stripes.

But while a nautical theme can certainly provide a delightful backdrop for your coastal-inspired interiors, don't be afraid to move away from the conventional if something a little different is calling to you.

There are plenty of other shapes and patterns to explore. Incorporating abstract patterns that are reminiscent the ebb and flow of the tide or sand patterns will infuse your space with energy

of the sea.

PICK YOUR PATTERN

You might prefer more literal designs that are accurate representations of seashells and wave patterns, or even some of our sea creatures, whether that means lobsters and fish, sea-fans and coral or giant octopuses and orcas. Maybe even mermaids! It’s all available, so if you keep an open mind you can find all sorts to adorn wallpapers, cushions, bedding, rugs and curtains. It is worth mentioning that even a little bit of pattern gives life to any interior space, and to keep things calm simply avoid patterns in colours that are strongly contrasting to the rest of the scheme. away from pattern completely, as it will add a touch of refreshing liveliness to your seaside haven.

In a world increasingly aware of environmental concerns, incorporating sustainable elements into your interior design takes on even greater significance. Reimagining discarded ocean plastic into home accessory products is just one way designers are trying to help the situation, producing everything from plant pots to bluetooth speakers.

Keep your eyes peeled for recycled plastic textiles such as blankets that feel surprisingly soft and luxurious too, and infuse your interiors with a sense of ecoconscious elegance.

SETAG Yachts was officially formed in Plymouth in April 2021 by Chris Gates, former CEO of Princess Yachts, where he spent 31 years working his way up through the business.

This is where SETAG comes in.

The reasons for a design and refit project and the age of the yachts SETAG Remaster, are as varied as the vessels and the owners themselves. Generally, a refit can be carried out on a yacht between 1 – 30 years old and typically, the rework coincides with technical/engineering upgrades which SETAG offer.

There is a false impression about yachts that they only require a refit if they are on their last legs and barely seaworthy. This simply isn’t the case – it should be seen as a way to futureproof your yacht and make it reflect your taste, personality and needs. A refit by SETAG is there to add value.

Now consider when you would usually renovate your house. Normally, the highest expenditure is when you move in, as you want it exactly the way that suits you before settling in. You might spend smaller amounts updating it from time to time, as fashions change, before spending the second highest amount of money and time when you plan to move out. Why? Because you realise that, by making it look more up-to-date and attractive to potential buyers, you’ll get better value for it. The cost of any work is justified by the proportionally far larger increase it adds to the value.

Let’s have a look at one of their most recent projects, the total transformation of Stella, a 2014 Princess 72.

Stella is SETAG’s 48th design & refit project completed since inception, now well into the 50s - priding themselves on their ability to produce high-quality “factory standard” refits within, on average, 4-6 weeks. Meaning they can return your beloved new yacht back to you within a month or so, ready for your enjoyment.

The process of working with SETAG is simple - once in conversation they will talk through your plans, offer guidance and advice to enable them to give you a ballpark price range for your design & refit project. If this figure is in line with your expectations, then you’d proceed to the next stage - specifying the detail for your bespoke design.

You will then meet members of their team, either virtually or aboard your yacht,

where your vision will begin to take place. SETAG will walk your boat together with you and discuss how they can transform your yacht into today’s standards –through the power of interior design, CAD, visualisations, mood boards and material selection – present how your new interior will look, together with modern electronics, engineering and technology. Along with specialist knowledge of more sustainable, eco-friendly materials and indeed the process of upcycling offers the greatest modern contribution to boating – with the smallest environmental footprint.

Once the final spec is complete, encompassing the entire project - you will receive the final quote for approval. SETAG then ask for a deposit to secure your slot within their build schedule and to enable material sourcing etc…Now, your project can begin. They can either complete our design & refit work on your berth or can arrange for your yacht to be brought to the SETAG HQ in Plymouth, which is normally

more economical if the project is quite large.

The owner of Stella heard about SETAG through the Broker he purchased her from…He was considering buying new but weighed up the economic benefits, and benefits in timing, of buying a preowned boat and putting it straight into refit with SETAG. The owner was able to purchase the boat he had always desired and update it so that she is fit for purpose and up to speed with all the latest trends and developments – resulting in something entirely unique and created for his exact specifications and taste…all at the fraction of the price of buying new.

Stella arrived in Plymouth, January 2023, and was returned to the client 4 months later in April as a totally new boat, ready for the season ahead. After an audit of all systems on arrival, the team would start stripping the boat back to her shell - this project was very comprehensive and

involved designing an entire new interior, including new headlining & lighting layout in the Saloon, which involves creating all new panels throughout.

Of course, you will recognise from renovating a house, you will always unfortunately uncover hidden problems –SETAG work hand in glove with their clients to ensure they are constantly updated throughout the project and any necessary extra work is always brought to the customer for approval first.

Several elements to this project are total redesigns with furniture built from scratch including a bespoke shelving unit and

sideboard unit in the Saloon which have been designed to flow with the shape of the new furniture.

This client now has something unique, modern, looking and smelling like it’s just left the factory, for an absolute fraction of the price of new.

Challenge : Having suffered water ingress for years the time had come to find the leak source and replace the suspended head lining with new. No mean task as Legends do not follow the usual plywood covered panels, so often found in this sort of application.

Solutions: We removed the old lining making some adaptations on the way, fixed the leak and fitted a new headlining and replaced the old strip lights with modern low profile LED’s. The dark cave lockers were modified with white vinyl treatment making a massive difference to the overall look and feel of the boat cabin.

What a transformation Simon Marine made to my Legend. We owned the boat for 7 years at the time of the head lining renew. Ever since I bought the boat the head lining had bugged me as it was in poor condition, there was some water ingress that had taken its toll on the vinyl, which was smelling of damp and mildew. The big thing for me was to find a company that would undertake such a task. They did a fantastic job, the boats interior was brought back to life, with a new head lining and modern lighting. She felt like a new boat warm and comfortable again. I thoroughly recommend Simon Marine for their great work and communication every step of the way.

Challenge: Resolution of longstanding issues such as leaks and sagging vinyls, and replacement of the galley flooring. The massive elliptical windows are large and hard to access, the middle of the cabin towards the aft large glass patio doors, this whole area required replacement headlining. All of the vinyl had gone sticky with years of heat and UV damage.

Solutions: All headlining panels were removed, and repairs completed. Quite a task on a boat of this size especially when you consider most of the panels are glued in place with no thought how to remove them without damaging the panels and surrounding carpentry. The leaks were sourced and fixed, with portholes frames taken out and repaired. The Galley received a new floor area refreshing the galley space.

This boat was on the market with little interest from prospective buyers. Simon Marine were commissioned to do the renovation work. On completion the boat received an offer of the full asking price.

Fabulous work and communication. Reel Estate was looking a little sad below with the sagging vinyl that was spoiling an otherwise great boat. From start to finish I was informed every step of the way with progress and how things could be improved in an affordable way. She was on the market before the renovation with some interest. She went under offer amiably once Simon Marine had done their magic.

The Solent and for that matter other waterways and coastal areas around the UK attract many thousands of leisure boaters across multiple disciplines from paddle boarders, canoeists, dinghy sailors, Windsurfers, many sizes of yachts and motorboats. It is important for all boaters to remember that we enjoy a leisure activity that has inherent dangers and therefore training is a key part of becoming a safer and competent boater.

In the UK, boaters are not required to have a licence to operate a boat of less than 24m, the only licence a boater is legally required to hold is a VHF licence to operate a VHF radio.

Under IRPCS, the International Rules for the Prevention of Collision at Sea, if the boat has operational RADAR fitted you should be using it, (See Rule 5 + 7B).

Just because there is no legal requirement to have certified training, insurance companies are increasingly expecting boat owners to have taken a recognised RYA course.

Mendez Marine has been training under the auspice of the Royal Yachting Association (RYA) since 2008. We provide all manner of training, shorebased and on water. The shorebased courses which include First Aid, Navigation theory, RADAR, Diesel engine are multi-disciplinary so sail and power. When it comes to the on-water, practical, courses Mendez Marine is a specialist Motor and Power school taking students with little or no prior knowledge or experience up to RYA Yachtmaster and into the realms of becoming an instructor.

There are starting levels for both Powerboats (generally under 10m single engine) and Motor Cruisers (generally 8 – 24m twin engine but with living).

HISTORY

Standing on the formally historic Philip and Son ship builders Ltd’ site, the area is steeped in nautical

history, dating back to 1858, Philip and Son Ltd was a renowned shipbuilder and marine engineering company based in Dartmouth, Devon, UK. The company was established in 1858 by John Philip, and later his son, Robert Philip, took over the business. Philip and Son became well-known for their shipbuilding expertise and produced a wide range of vessels, including luxury yachts, naval ships, and fishing boats.

During its operation, Philip and Son built numerous notable ships, the company also constructed vessels for the Royal Navy and

other international clients.

Aside from shipbuilding, Philip and Son Ltd had a strong reputation for marine engineering. They developed innovative technologies and machinery for the maritime industry, including steam engines, marine turbines, and navigation instruments.

However, Philip and Son Ltd faced economic challenges in the mid-20th century, and in 1999, the company ceased trading. Despite its closure, the legacy of Philip and Son lives on, and the company's contributions to the maritime industry are still recognized today.

SETTING THE SCENE

The approaching peaceful countryside drive winding through lush green Devonshire fields and deep rooted over hanging trees that gently leads you over the newly established and purposebuilt bridge into the facility, couldn’t be more inviting as you arrive riverside. Where the water gently laps the shore and opens to the impressive 232 berthed marina. Berthing boats of a range of sizes up to and over 18 metres in length including sail and power, the array of marine craft was somewhat impressive, all of which appeared to be kept to a wellpolished, immaculate standard. You really get this ‘holiday’ feeling upon arrival, a warm, welcoming buzz of waterside activity that most boaters are drawn to. The cleanliness and readiness of the whole facility is outstanding, which

is remarkable, as construction is still very much underway on future phases of development.

Parking at Noss on Dart Marina will not be an issue, with the impressive and contemporary stacked car park tucked away almost incredibly un-noticeable, there is plenty of good sized and easily accessible car parking spaces available. With 12 electric vehicle charging bays the team are clearly thinking ahead. Committed to creating an environmentally sensitive waterside area where berth holders and nature can thrive, the ‘living wall’ that has been planted around the car park has already sprung to life and can be seen gently thriving as it climbs the walls of the carpark itself.

GOING GREEN

The green and environmental effort certainly doesn’t stop here and can be seen again as you find you way into the state-of-the-art boat yard. Central to the facility you will find a revolutionary boat wash-

down recycling system, designed to separate, filter and re-use wash down water. Using a grated inlet system to collect any antifoul or debris collected whilst boats are being lifted and pressure washed, all debris and water used will drain away into the filtration system, filtering the water from jet washing and removing marine debris, paint flakes and pigments as well as copper and zinc pollutants, allowing for the processed water to be sent through a sand filter

and into a storage tank making it available and safe to a reuse again and again. Towering above this remarkable and significant piece of green infrastructure Premier Marinas have installed a 75 tonne Wise travel hoist, making this the largest lifting facility on the River Dart with deep water access. Whilst priority is given to berth holders the boat lifting facility and boat yard is available to all mariners. The Noss on Dart boat yard can facilitate up to 80 boats at a time. Aside from the boat yard and floating berths Noss on Dart marina also benefits from a dry stack for 100 boats, with reservations already made to utilise the top floor of the car park during the quieter winter months should demand for boat storage dictate the need.

by South Devon College Marine Academy, the academy has been 10 years in the making and only became a reality when Premier Marinas acquired the site. The academy will offer marine courses spanning further education, apprenticeship, short courses and degree level study, including a new foundation degree recently launched that focuses on maritime leadership and prepares students for work at sea on commercial vessels or in management roles ashore.

we were keen to explore the berth holder facilities and understand what was on offer. Firstly, it was admired that a good practical pontoon design was opted for, with wide LED lit walkways allowing berth holders to pass safely with trolleys, the berths were a good size allowing a maximum use of the space in your berth, creating an easier and safer mooring and presenting itself with little risk of damage to your boat in difficult conditions with plenty of supporting and well-spaced cleats for a secure mooring. There is a good fresh water supply offered on the marina making topping up your tanks or washing your boat down light work, without the need of extra long hoses, or in the summer months waiting an age for other users to finish with the tap, there is

also shore power available should you require, the power supply for berth holders at Noss is an app based supply, controlled by the berth holder on your mobile device. From the app you are able to turn your supply on and off, track your usage and top up

easier by very clear signage for each pontoon. The channels between each pontoon have been well planned to allow plenty of space to manoeuvre and position your vessel for berthing, giving a safe and confidence giving experience even in a slight breeze and strong tide. The dock hand was shore side and ready to take our ropes as we slowly crept into our berth and helped tie us off securely. Our welcome was so warm and inviting with the dock hand making sure we knew how to find our way ashore and utilise the outstanding facilities and marina office. We were especially blown away with the size of our berth, we were able to lower our tender behind

the boat making ease of access and safe and secure storage throughout our visit, the space between us and the neighbouring boat was huge, offering a quiet privacy and allowing us to really take in the surrounding beauty. In truth it was a marina we never wanted to leave and have now added our names to the wait list for a suitable berth. As you leave the floating marina and head inland the marina office and adjoining facilities are typically and in line with the rest of what we have experienced at Noss on Dart –out of this world. Modern, clean practical and delivered to a high standard that exhumes taste and practicality, with gorgeous rest room and shower facilities, the sort you might find in a 5 star luxury hotel! We particularly enjoyed the berth holders lounge, situated on the first level above the marina office itself, it offers a stunning 180-degree panoramic internal glazed view over the marina and across the river, furnished to a modern and comfortable style it’s a great place to relax with a cup of tea or coffee and take in the breath-taking surroundings.

The facilities at Noss include a launderette for both washing and drying of laundry and a waste recycling facility, there will also be an onsite café for, creating a great community hub for all!

The marina also boasts a spacious, modern and easily accessible floating fuel pontoon with both diesel and E10 unleaded petrol available. The fuel pontoon is self-service and is open during day light hours, operating a constant CCTV surveillance for safety and security. You simply come along side, fill your tanks and pay at pump as you might at any regular petrol station on land.

With phase one at Premiers Noss on Dart Marina now complete and ready for the 2023 boating season, the focus is now on phase two. There really is no time to rest as the team push on, with work already underway with the development for the new hotel, spa and approximately 40 waterside apartments. Phase two is planned for completion in 2025 – Noss on Dart Marina is definitely one to have on your visit list!

Marina Manager MIKE SMITH (left) hopes to make Noss one of the best marinas in the country given its exceptional setting on the banks of the River Dart, easy access to Dartmouth and first-class facilities. Putting customer service first is what drives Mike and he delights in bringing the berth holder community together to create a buzz around the marina. “I love working in the marine industry, it’s a great job,” he says. “When the job at Noss on Dart came up I couldn’t resist applying, it’s such an exciting challenge to start from scratch.

‘Initially, berthed in Torquay we loved visiting the Dart. Having seen the changes at Noss we decided to investigate. Long story short, after viewing the plans, meeting the staff, we decided Noss was for us. Everything is so easy, from the online account for your berth, electric and boat lifts; to enjoying the well-designed facilities.

Noss has enhanced the pleasure of our escape, the gentle flow of the river, rolling hills, wading birds at low tide, the sound of the steam train, local nature trails and the sense of peace. Dartmouth and Kingswear offer a wealth of choices to eat, drink and shop. Dittisham a short tender ride away is becoming a firm favourite, especially the FBI.

It’s a hard life here, often we don’t even start the engine on the boat

– we simply enjoy playing on the river in our tender exploring the Dart and all it has to offer up close. It’s so nice at Noss you don’t want to leave – for us this is ‘The destination’’

with approximately 200 enrolled students including Premier’s own apprenticeship programme, alongside is an array of marine services including engineers, riggers and brokers but the site has also attracted other leisure businesses such as indoor golf and a local holiday cottage company.

MOORED UP & READY TO EXPLORE THE SURROUNDING AREAS

The lower section of the River Dart forms Dartmouth Harbour, a deep water natural harbour with a long history of maritime usage. In modern times, the port’s commercial activity has declined, but it is still a busy port for local fishing vessels and a wide variety of both motor and sailing yachts and other private boats.

Dartmouth is also the home of the Britannia Royal Naval College and as a result is routinely visited by sizeable naval ships. Smaller naval tenders are often seen carrying out training exercises in the harbour and river. Large cruise ships are occasional visitors, with the largest visitor to date being the MV Royal Princess (30,277 GT).

Upstream, the Dart is navigable to seagoing vessels as far as the weir in Totnes. The river almost dries out for 2

miles (3.2 km) below Totnes at spring tide low water, but vessels drawing up to 3 foot (0.91 m) can proceed to Totnes from one and a half hours after low water. Above the weir, the river is navigable only to small craft such as kayaks and canoes and small ribs or tenders.

Several companies operate trips on the river, including Dart Pleasure Craft Limited, who also trade as River Link and operate the passenger ferry between Dartmouth and Kingswear. These include cruises from Dartmouth to Totnes, which can be combined with journeys on the Paignton and

Dartmouth Steam Railway and an open top bus between Totnes and Paignton to create a circular trip

The harbour and port are both leisure boating locations, and several marinas and boat yards are located on the river. The Port of Dartmouth Royal Regatta takes place annually over three days at the end of August.

Once moored up at Noss Marina, there really is plenty to do and see for the duration of your stay, with the hustling town of Dartmouth, Kingswear and Dittishim just a stone throw over, up or down the river, an idyllic tender ride of approximately 2

hours on an incoming tide will take you to Totnes or Stoke Gabriel, either, a fantastic day out offering stunning scenery, shopping and eateries! The Noss on Dart River ferry moored just by the fuel pontoon offers a gateway to some fantastic restaurants, local pubs, takeaways, chandleries and shops, we particularly enjoyed the Dartmouth Museum on our visit and would definitely recommend stopping there for a great insight to the history of the area! There are fantastic coastal walks on both sides of the river, but be sure to take a good practical footwear, the views are breathtaking! The entire area is steeped in nautical history and the local trade and craftsmanship for the marine industry is hard to miss, should you require works carried out to your vessel whilst visiting you will be sure to find just what you are looking for on hand.

Time for DIY? ...or a job for the profesionals

Welcome to our first edition of ‘Maintenance Matters’, as we look to explore the varying areas of maintenance required for boats of all types across the coming editions, we thought it best to first consider some of the generic basics applicable to most boats, super structure, engines, metal works and interiors for example. Whilst many of us will look to undertake many of these jobs ourselves we wanted to explore the benefits of utilising the services of yacht and maintenance management companies verses good old fashioned and money saving ‘do it yourself’.

Firstly, I think we can all agree that whichever way you look at it, maintaining our boats can be an expensive game. Are there corners we can cut? could we do without this or that? will it last another year? All questions we have no doubt asked ourselves at some point during our own boat ownership experiences.

In summary the answer is almost always no! In most cases those small jobs if left unattended, put off or ignored will undoubtably become expensive problems that we will likely live to regret.

On this basis I have always utilised the services of a management company, our dedicated maintenance manager and his retrospective team have got to know the ins and outs of our boat, how things work and

how they should operate, they have tailored a concise maintenance schedule throughout the year and manage each project for me, liaising with boatyards and trade professionals on my behalf and removing any stress and hassles from the process, meaning I get to enjoy peace of mind boating at all times. They also keep a documented log of all works carried out adding to any future resale value of my boat, along with offering me a continued peace of mind in the event of any insurance claims, it really is imperative for any insurance claim to be able to prove that your boat has been maintained in a good and proper fashion with no risk of negligence or incorrect action. Before boating in Britain, it is important to explore the ins and outs of managing pets on board, discuss the risks and rewards, look at tips on getting your pet used to their sea

legs and get some general advice to keep your furry friends entertained. So, grab your life jacket - let's dive in!

MANAGING PETS ON BOARD: SAFETY FIRST

When it comes to boating with pets, safety should always be a top priority. Before embarking on any water-based adventure, ensure your boat is petfriendly and equipped with the necessary safety measures. Dogs, for instance, should always wear a well-fitting life jacket, just like their human companions. Accidents can happen and a properly fitted life jacket provides an extra layer of protection, especially if your pet is not a strong swimmer. It's also a good idea to familiarise yourself with pet-specific safety

equipment, such as boarding ramps or ladders, which helps animals safely enter and exit the water. It goes without saying to never leave animals unattended on board and to be aware at all times of their behaviour and any signs of discomfort.

However, it's crucial to make areas safe for them, so installing non-slip mats or padding on the deck helps prevent accidents as well as any gates or mesh to keep them contained. Additionally, keep pets away from the motor to avoid any mishaps.

Sailing boats can be a fantastic option for pets, especially if they are calm and well-trained. However, there is often more limited deck space, so ensure your pets can find a comfy spot where they won't interfere with the rigging or obstruct your movements. Familiarise your pets with the boat's movements to minimise their anxiety as mentioned before.

Canal boats are a great way to enjoy a relaxed adventure along the beautiful waterways of Britain, but prior to booking a holiday make sure that pets are allowed on board. Check with the hire company or owner to confirm their pet policy plus any specific restrictions or requirements. Many canal boat companies offer pet-friendly

That being said, it is important to ensure that pets are comfortable and secure and it is a good idea to use a petspecific life jacket to ensure their safety. It's advisable to choose a stable and wide canoe or kayak so you minimise the risk of capsizing and any stress to your dog.

PRIVATE TIME ON BOARD

When it comes to toileting, dogs have it easier than cats. Providing a designated area with a patch of artificial grass or a litter box can help cats feel more comfortable. For dogs, training them to use a specific spot on the boat for toileting is essential. Be sure to clean up after your pets promptly and dispose of waste responsibly to maintain a clean and

With boating in Britain proven to be a popular past time enjoyed by over 3.9 million UK adults a year according to statistics, recent years have seen a huge spike in both the new and used boat sales UK market. Influenced by the international travel restrictions put in place during the Covid-19 pandemic and the initial aftermath of Brexit and import duty complications and costs when buying boats from Europe.

With record numbers of people parting with their hard earned cash and joining the boat owners community, sales really were at an all time high, with boats of all values selling

quite literally overnight and often at inflated values due to demand, further supported by long delivery lead times from manufactures in the new boat market the industry was experiencing record surges of interest. There simply wasn’t enough boats to go around, with many brokers having little to no boats available to sale. Marinas were full to brimming and the country set sail for a life on the water.

Much like the property market, the last few months have seen boat sales slow down, however the decline has not been as dramatic as some anticipated with many of us still choosing to invest in our love for being on the

water, research suggests that year on year UK brokers have sold the same number of used boats this season as they did last. The used boat values have gradually reduced bringing them back inline with previous years and their typical depreciation by make and model has balanced out. There does however seem to be more boats available for sale in the current market with many deciding to dispose of their assets and release tied up cash, a likely result of the gripping economy and the financial fear mongering sweeping the country.

As a boat owner myself I have been acutely watching as berth holders and friends

decide to sell up and leave the boat life behind them, meanwhile noting the steady flow of new interest and new faces on the marina that have taken that leap into boat ownership, often asking myself what the best thing to do is, should I stay as I am, should I too - sell up. Or should I follow my heart…and buy a bigger boat?!

Which in turn really got me thinking, is now really a good time to buy a boat?

Well I say yes. In fact, I say the time couldn’t be better. With more boats available for sale across the country now than there has been in recent years there would appear to be a sense of urgency to sale - bringing with it a ‘buyers’ market’. With people looking to dispose of their boats and escape winter mooring fees and end of season maintenance costs it would suggest that there may be some bargains to be had, especially with multiple like for like boats being advertised and often all in fairly close proximity to each other geographically. I recall a previous boat search, having narrowed our requirements down to a make and model, we found only two available for sale in the whole of the UK, one at each end of the country, having just carried out the very same search, I found seven, all approximately within a one hundred mile radius and priced in alignment with each other and all with a seller looking for that one buyer! Choice, bringing with it negotiation and negotiation bringing opportunity.

This really does make for a buyer’s market. Making now a great time to buy a boat if you can get the right deal!

Naturally buying a boat comes with a host of other considerations, boat ownership can be a costly hobby and careful thought should be made when working out your affordability, boats not only require fuel but regular maintenance, you will also need to think about mooring costs and insurance. Ultimately buying the right boat is key, does it fit within your budget, initial and long term, does it tick off all of your requirements,

again now and in the future? Has the boat you are looking to buy been well looked after by her previous keeper, what looks lovely on the outside could be a dream away from nothing but expensive problems on the inside. Pre purchase surveys carried out by trained reputable specialists are a must when purchasing a second hand boat, a marine surveyor will check the integrity of any prospective superstructure and the working order of any fixtures and fittings, they will also check the engine performance against the manufacturers recommendations, running
