Buying a Leasehold apartment. Know the annual costs before you buy? By Phil Robinson, Head of Residential Conveyancing I am buying my first apartment, and I have been told to budget for more than my monthly mortgage payments. Please can you explain what else I need to be aware of and provide an indication of how much these costs may be? When purchasing an apartment, you will be buying a leasehold property, which means that the freehold of the property will be owned by a third-party Landlord and ownership of the apartment is governed by the terms of a lease. Therefore, in addition to your monthly mortgage payment, you will be required to pay the charges which are defined by the lease. The first of these is likely to be ‘Ground Rent’ which is the ‘rental’ payment made to the Landlord to live within their building. This figure can vary dramatically from ‘a peppercorn rent’ (i.e. nothing) to an excessive figure. It is important to be aware of how much this is before you agree to buy the property. Some excessive rents are not acceptable to mortgage companies, and it is important to check this at the beginning of the transaction. The second set of charges will be the ‘Service Charge’ which is a payment towards the day to day running costs of the development. This figure will incorporate a contribution towards the costs for cleaning, gardening, maintenance and repair, the provision of utilities, professional fees, buildings insurance and a sinking fund contribution, together with any other costs reasonably incurred in the development. How will I know that my annual service charge payment is correct? The terms of the lease should clearly set out the basis upon which the Landlord or Management Company are allowed to charge for their services and how your contribution towards this figure is calculated. Service charge is normally billed in advance and is based upon a predicted annual budget; therefore at the end of each year, you should expect to receive a set of audited accounts for the previous year, to show how the final figure has been calculated and to account for any overpayment or shortfall in the payments made. All of the figures referred to above can vary tremendously depending upon the size of the development, the age of the development, the services which are offered on-site and general market forces. The service charge figure will also change every year to reflect the actual costs incurred on the development and the ground rent figure may also change periodically. Your solicitor should therefore provide you with as much information as possible before you agree to buy the apartment so that you can predict how much living in the apartment is likely to cost annually. Getting there

The circular loop around Nunnington and Caukleys Bank is one of the best walks in the Howardian Hills. This version follows most of the standard route but adds a visit to Stonegrave with its ancient Minster and a longer extra stretch alongside the River Rye.

Directions

1 From the car parking area opposite Nunnington Hall’s entrance go right over the bridge and ahead on the main road. Just beyond the village hall look for a waymarked stile in the fence to the left. Over this go left with the fence into a dip then slightly left on the obvious path across a field with the grounds of Nunnington Hall left. Go through the gate veering half left across the next field as signed. Cross the stile by the next gate and keep ahead towards the mill. 2 Pass between a mill and house, keeping ahead on the track (not right) as waymarked. Now continue with the river left and field right. At the end go through the kissing gate and cross the grass field heading slightly right. Ascend short bank and continue with fence left to kissing gate. Through, keep going to another kissing gate. Here go slightly left beside the river to a further kissing gate to meet a road at the bridge. 3 Go right on the road. After 150 metres keep right, ignoring no through road. In a further 50 metres, take the signed path up a bank left into the wood. Turn right in a few paces to head up through the narrow wood parallel to the road. Exit the wood

through a field gate and cross the road at the bend to a track opposite.

4 Take the track (signed Stonegrave) gradually ascending, keep ahead (right) at the building. At the car wide track, cross over to continue on a grassy signed public bridleway (don’t head left downhill). Now continue on the bridleway as it gradually climbs, eventually passing seat and trig point to arrive at a road. 5 Cross straight over the road taking the bridleway. At a junction in 400 metres, continue ahead (left). At the end of the trees on the left, go slightly left through a gate. Head downhill on a sunken track across a grassy slope. Go through the gate/stile to reach the main road. 6 Cross the road and go left on the pavement. Cross the small grassy area to the right to pick up a track leading to Stonegrave Minster. With the church porch behind you, go half right to the corner of the graveyard to find steps/hand gate. Go ahead in the trees for 15 metres to an obvious gate leading to a grass field. Walk across the field to the kissing gate opposite. Do not go through,

The recommended Miles Hours starting point is opposite the entrance to Nunnington Hall where there is a small informal parking area. It’s also possible to begin from the small parking area at the top of Caukleys Bank (Point 5) or from street parking in Nunnington village. There are no feasible public transport options.

Refreshments The facilities of Nunnington Hall are available to paying visitors. The Old Yard Coffee Shop at Nunnington Studios has limited opening times in winter but is open 10-4 most days in summer.

What to see As well as Nunnington Hall and its grounds (entrance fee) there’s the unspoilt stone-built village of Nunnington. Caukleys Bank is an excellent viewpoint with vistas over the Howardian Hills and the North York Moors. Stonegrave Minster (open 12-3 Sunday) has its origins in the eighth century and contains fragments from four ancient stone crosses. The river Rye is fringed by trees and hosts a wide range of wildlife.

Is This A Walk For Me? This route is mostly on bridleways and footpaths. There are only a few stiles but many kissing gates. Most paths are in good condition with firm surfaces but some stretches alongside the river can be very muddy in wet conditions. There are two climbs, one short but steep and one long but gradual. The route is well waymarked; points, where care is required, are underlined.


7 Turn left on the road but in about 120 metres, take a signed path right walking alongside the hedge on the left. Where track goes left, through a gap maintain your direction, going right on grassy field edge with a hedge now right.

8 At the field corner with the wood in front to the left, go right over the bridge to follow a path with a wire fence left and wood right. At the fence end turn right over the footbridge. Over, go left along the field edge with the river left. Now continue by the river with fields right. Nearing Nunnington, go through a kissing gate and head across the grass field keeping left of the bank. After the next kissing gate, continue ahead close to the river towards the kissing gate, giving access to the road at the bend. Go ahead on the road (Nunnington main street leading to the church is on the right) passing Nunnington Studios. Continue through the double bend to a junction. Turn left to return to the parking area.

but instead turn right, to walk up a field alongside a wooden fence to the kissing gate in the left corner giving access to the main road. Cross over and take the signed path opposite on track, steeply uphill. At the field corner, go left alongside a hedge. Keep on the track which soon swings right through the hedge. Continue down the side of a large field with a hedge to the right to a road.

Resident sports writer and York City F. C. fan, Simon Pattinson, gives us the lowdown on sport in York this month. As I write this last column I feel like the last one jinxed the great period City had over Christmas. What with the delays due to covid and games being called off, the momentum that had been built up has fallen short in these last couple of months. What John Askey continues to do is to find players that will improve this side into playoff contention again and when writing this only six points outside with two games in hand. I think most fans right now would take that. I know I definitely would, considering some of the disastrous performances that we have seen recently particularly the capitulation at home against Bradford Park Avenue. The 3-0 defeat has to be one of the lowest points since being in the National League North. We all know that this club should not be in the position we are but thanks to years of mismanagement we are and need to get out of this rut. I have spoken passionately many times in this column as to the bleak times we are currently in. You look at the way Kidderminster have presented themselves this season and you just think if they can do it on such a

small budget then why can’t we get a squad together capable of challenging. Of course, I hugely believe that John Askey is that man and can only reiterate what I have said previously that I think he’s the best manager we have had for a long while with his experience, and hopefully, he will stay on for next season and take us in the right direction. In women’s football what a season the York City ladies have had. Unbeaten all season and they simply seem to be scoring goals for fun. It has been great to see one of our teams doing well this season and let's hope this sets the foundations for the ladies to take the next steps in the right direction and show the men's side how it's done! In other football-related news, the new series of York Hospital Ball is now available online. Former columnist Dan Tait and the team at York Hospital Radio have created yet another great series that deserves all the recognition it has received, and the new series, which features Keith Houchen and John Byrne, takes fans back to some of the good times we love to look back at very fondly. Since our last column, the rugby league season has restarted and York City Knights have had a steady start to the new Championship season. It is still early days to see how they will perform this year, but they certainly have everything in place to compete this season and hopefully, the support will continue to grow and we will see York City Knights in the super league at the end of the season. NEW RULES AIM TO PUT CYCLISTS AND MOTORISTS BACK ON TRACK On the 29th January, the government announced changes to the Highway Code, creating a hierarchy of road users. The changes have been put into effect to enhance the safety of road users. The biggest change is to allow cyclists to cycle in the middle of the road to make them as visible as possible, and if drivers wish to overtake, you’re now allowed to cross a double white line if necessary with at least 5-6.5 feet of space depending on how fast the cyclist is going.

It is also worth noting that the updated highway code clarifies that people crossing the road at a junction or waiting to cross, have priority over motorists, and cars must wait for them to pass. For anyone who happens to stream music or takes pictures on their phone, new rules have also been put in place. If you’re spotted changing a song on your phone or taking a quick pic, you could be dealt a hefty £200 fine and up to six points on your license. It is recommended by

the government when you’re using your phone to have it set up and ready to go before you set off. It’s not all smooth sailing, Confused.com Car Insurance Expert Alex Kindred said in a statement about these changes: “When changes are made to the Highway Code, it’s important that road users familiarise themselves. However, our latest research found that more than almost three in four (72%) drivers found the new rules confusing, which can be concerning as these are put in place to help keep all road users safe. In particular, more than half (57%) of drivers said that they felt confused about pedestrian priority at junctions and more than two in five (43%) were also confused about the new rulings around the hierarchy of road users.” If you want to find out more about these changes, visit the list of changes at www.gov.uk

EVERYTHING BUT THE KITCHEN SINK If you are contemplating refreshing your kitchen this year, you’re probably wondering what the difference is between manufacturers, how much it’s likely to cost and what the best way to manage the process might be. Here are a few answers, some of which might surprise you. Firstly not all kitchen units are equal. It’s important to ask your chosen supplier questions like what the carcass is made from (aim for 18mm fully laminated on all edges)? And how it’s put together (low-value kitchens may come flat packed – avoid unless your budget won’t stretch any further, better quality units will be screwed and glued). Also, check what make of hinge and drawer runner are being used, these vary greatly and only the best, recognised brands, are likely to give you years of trouble-free use. In terms of country of origin, it’s hard to beat Germany if you want a modern design, made to last and with the latest features. The best German kitchens come from factories with decent quality control, meaning there are no surprises when it comes to fitting time. They also come with most doors pre-hung,

guaranteeing they are level. Worktops will be mitred in the factory, and the holes pre-drilled for your handles - all save time and money on fitting. Next up, costs. And this goes hand in hand with how you might want to manage your kitchen installation. If you have experience, plenty of free time and can manage your project yourself, then you would undoubtedly be able to save some money. But for everyone else, use a project manager. Most of the extra costs of employing an expert are paid for straight away by the savings they will get for you with third-party contractors

such as builders, electricians, plumbers, flooring and decorating. Not only will they have better rates with these trades through using them multiple times but, as importantly, they will be able to vouch for their work. I don’t know if you have tried getting a quote for anything on your house in the last few years, but I know from doing this myself that there are not many good tradespeople out there, and if they are worth working with, they are probably very busy people! Far better to let your project manager take care of all that time and fuss. If the cost of getting what you really want

FAVOURITE LATE SEASON APPLES I’m an apple addict: at least one is eaten every day. For seven to eight months of the year, from mid-August to around the end of March, these come from my own trees. It’s only in the late spring and through most of the summer that I’m

without a homegrown apple. Then there’s no alternative but to buy. Often it’s hard to find anything other than the sweet and crunchy quartet of Pink Lady, Gala, Jazz and Braeburn, often imported from the southern hemisphere. If you want to have homegrown apples to eat over many months, two things are necessary: a wide range of varieties and suitable storage space. There are thousands of apple varieties. The UK national collection at Brogdale in Kent holds 2,131 different types, many from the UK but also from elsewhere. Every variety has a distinct ‘season’, with an optimum picking and eating time. For some varieties, mainly early cropping ones ready in late summer such as the well-known Discovery, picking and eating times are virtually simultaneous. For many varieties, the eating time (when the fruit has fully ripened and developed maximum flavour) can be weeks or months after the picking time. This is especially the case with what are called ‘late season’

apples. These are not picked until well into October and are not ready to eat for several more months. I’m fortunate to have lots of apple varieties, a good number of which are ‘late season’. It’s the fruit from these I’m now eating and hope to do so for several more weeks. Many ‘late’ varieties will cope with Yorkshire weather and are easily obtainable from specialist nurseries, should you want to plant a few. Favourites include Sturmer Pippin, probably the best late keeper of all. With green and russet skin it’s not a looker like Pink Lady, but the nutty flavour, especially from February onwards, can be superb. Another choice is the more handsome, red flushed, Adam’s Pearmain. Two other storing favourites are the large russet skinned Belle de Boskoop and the green Crispin. The former has a sharp, tangy taste while the latter is more subtle and delicate. Both these varieties will also make a good cooking apple. Others I like are the Cox like Tydeman’s Late Orange and Winston.

It’s all very well growing the right varieties, but if you want to eat homegrown apples into spring, then having suitable storage facilities is a must. Commercial apples are usually stored chilled and in a controlled atmosphere. There’s no need for this sophistication, but coolness is important. The ideal temperature range to store apples is three to seven degrees Celsius. Unless you live in an igloo, this means outside the house. A shed will do, but this needs to be waterproof, insulated against hard frost and with some ventilation. Very stuffy stores cause shrivelling! I keep my apples unwrapped, laid out in a single layer, in stacked open trays or boxes. Avoid storing in garages or anywhere where fuel or paint is stashed as this can taint the fruit. Finally, rodents must be excluded. Never underestimate the ability of mice to sniff out ripening fruit! All this may seem like a lot of effort, but if you want to enjoy ‘real’ apples all through winter, growing and storing your own is almost the only option.

THESE CUTIE PIES NEED ONE. MAMMY’S MONKEY Say hello to Mammy’s Monkey, a one and a half year old cheeky chappie on the lookout for a loving new home. This slinky little boy has previously lived a very lavish lifestyle where he has been living like a king. So it’s no surprise to us that he’s found the transition from his home to the Adoption Centre a very difficult one. When he first arrived with us, he was extremely scared and stressed, so would either hide from us or lash out, torn between that ‘flight or fight’ battle. He perceived most things as a threat to him, however now some time has passed, he is showing great progress and is slowly beginning to trust us and realise that we’re actually not that bad! For Mammy’s Monkey, trust is a thing that has to be earned, and he will require his new owners to be patient and willing to take things at a pace that’s right for him. We think Mammy’s Monkey will be best suited to an adult-only household where there are no other pets. We’re confident that he’ll be a very happy little cat once he’s found himself in the right kind of home with people who are happy to give him the time he needs to settle into his new normal. Poor Monkey was born with only one kidney, and whilst this isn’t causing him any problems at the moment, it may mean he is more susceptible to renal problems when he gets older. Project Servator is a police initiative that aims to deter, detect and disrupt a range of criminal activity, including terrorism while providing a reassuring presence for the public. The officers you see on the streets are experienced and specially trained to spot the tell-tale signs that someone is planning or preparing to commit an act of crime. North Yorkshire Police work with partners, including other police forces, businesses and the public, to protect public streets and make it difficult for criminals and terrorists to operate.

More than £5000 has been raised towards the £6,500 fundraiser to help save the life of the Branch family’s much-loved pet. In January, the UK government announced the removal of a Covid-19 test within 48 hours of returning and this was quickly followed by the announcement the day two test would be removed in time for the February half term. These positive steps are being followed with further announcements from around the globe, with New Zealand announcing a plan to reopen in stages and October 2022 bringing an end to border controls. Australia has announced they will re-open for fully vaccinated travellers from 21st February 2022. It has been
