And while bonfire night is a big deal for us and everyone else across the country, it’s just one of many brilliant events happening in this humble city that we call home. York Christmas Markets return, and the city is lit up with twinkly lights. Mulberry Hall, aka Käthe Wohlfahrt, makes waves once again on social media as everyone queues up to take a photo of the festive marvel. November for me is about cleaning out in time for Christmas, finishing up those DIY jobs I’ve let drag on for the whole year, and making the most of York’s glorious events offering.

The bad news is that nobody is going to give you these things, but the good news is that if you’re determined enough to go and find them for yourself, you will find them!

Shared ownership - a useful tool to allow parties to buy property. By Philip Robinson Head of Residential Conveyancing I am currently looking to buy my first property under a Housing Association “Shared Ownership scheme” but I am confused how this would work. Can you please provide some guidance? Purchasing a property under a “Shared Ownership” scheme is an affordable manner in which to get on the property ladder and is offered by most local authorities and registered housing associations across the country. The schemes generally work by the purchaser taking a lease of a property in conjunction with the provider and buying a percentage of the value of the property. The purchaser pays a capital amount for their percentage share (ie 60%) and the provider retains ownership of the remaining share (ie 40%). As a buyer you would therefore own 60% of the equity in a property, for which you would have a registered legal title and could secure a mortgage and you would also pay rent on the remaining 40% to the provider. If the property is an apartment, then you would also pay service charges in the normal fashion but again on a 60/40 split jointly with the provider. In the future, when you come to sell the property, you would be entitled to receive any uplift in the market value of the percentage share in the property that you own. This would need to be agreed in conjunction with the provider and many providers have a system to find a buyer for you. The Shared Ownership Scheme refers to a potential to “Staircase” in the future. What does that mean? When you own a shared ownership lease, there is often a provision in the lease to allow you to purchase additional percentage shares in the property, usually in tranches of 10% or more. When you staircase, you pay the market value for the additional percentage share to the provider up to a maximum of 100% (or sometimes 80% depending upon the scheme).

Each time you increase your percentage ownership of the property you would reduce the percentage upon which you pay rent. Ultimately when you have purchased 100% in the property; depending upon whether the property is a house or leasehold apartment, you would be entitled to own the full freehold and sell the property in the future with no further recourse to the provider. In either scenario it is important to get the proper advice and understand the implications for you as an owner going forward. You should therefore consult your solicitor and mortgage advisor early on to establish if this is the best option for you.

OVER THE TOP OF THE WOLDS - FRIDAYTHORPE AND HUGGATE

This walk links two of the Wolds highest villages through a route that takes in several of the area’s characteristic deep valleys as well as field paths and a quiet stretch of road. Nearly two thirds of the walk follows the Wolds Way long distance footpath so the route is generally well signposted. A fairly long walk, there are several ups and downs but no really steep climbs. Most of the walk is on good surfaces with little mud. Cattle may be grazing in some of the valleys.

Directions

1 With the pond behind you go left, up the tarmac road. Ignore a footpath and road right keeping left (signed Thixendale). In front of the ABN complex turn left on the signed Wolds Way. Cross an access road and continue with a hedge to left. Continue to a kissing gate at the edge of a deep valley. Through the gate, go half right following a grassy track that contours down the valley side. At the bottom, swing right to a gate. 2 Follow the Wolds Way sign going left up the side valley on a grassy path climbing to a track at a kissing gate. Continue ahead with hedge right to the end of the field, then dogleg left and right. Where the track right angles left, continue ahead (signed Wolds Way), on a grassy strip beside trees to a gate and narrow road. 3 Turn left on the road leaving the Wolds Way. Continue on the quiet road for more than a mile going through several bends and a dip to reach the main road (A166). 4 Cross the road with care and go down the tarmac lane opposite but in 25 metres go left on a

signed bridleway with a hedge left. Continue ahead over a tarmac access road still with the hedge left. Keep by the hedge when it swings right to continue downhill with a fence now right.

5 Where the fenced track ends go through the metal gate and turn half-right downhill with a post and wire fence left. At the bottom go through a wooden gate and left as signed, initially in the dip but soon climbing the slope on a narrow trod. At the slope top, continue ahead with a fence to the right but in about 200 metres go through a gate as signed and follow field edge grass track with hedge left. At a tarmac track re-join the Wolds Way going half left downhill. In about 150 metres, where the tarmac swings left, go right down a narrow path with a wooden fence to the left. Where the path returns to tarmac, continue ahead downhill. At the bottom of the dip look for a signed kissing gate giving access to a grassy field. Go diagonally across, following a faint path leading to the gate in the corner. 6 To continue the walk turn left on the tarmac lane downhill (to visit Huggate village turn right. The church and pond are off to the left. To reach the refreshment facilities continue to a crossroads. Rachel’s Tearoom is 100 metres right, the Wolds

The recommended starting point is the green and pond in Fridaythorpe accessed by turning left off the main road in the centre of the village. Fridaythorpe is 20 miles east of York using the A166. An alternative starting point is Huggate. There’s ample roadside parking in both villages. There are no feasible public transport options to either Fridaythorpe or Huggate.

Refreshments Fridaythorpe has the Manor Inn and Huggate the Wolds Inn. Both are open at weekends but otherwise have limited daytime opening hours. In Huggate there’s Rachel’s Walnut Cottage Tea Room (open daily except for Tue. and Wed.) – the scones are highly recommended.

What to see The highlight of this walk has to be the two deep valleys traversed, Thixen Dale and Worm Dale near the start, and Horse Dale and Holm Dale near the end. There are also good views over the Wolds, especially towards the east. Both villages have attractive churches, especially Fridaythorpe, tucked away behind the houses. Huggate, with its pond and green, is typical of many quieter Wolds villages. Inn 100 metres left). Follow the road keeping right (signed Fridaythorpe). Ignore signed path right to continue on tarmac Wolds Way uphill through an avenue of cherry trees.

7 Where the tarmac track swings right, go left on the Wolds way as signed with hedge left. At the left field corner, go through the gate to head half right on a faint path steeply downhill. This levels briefly at a ‘ledge’, passing a ‘poetry bench’, then goes left again, resuming the descent to valley bottom.

YORK SCOUTS HELP TO PROTECT THE PLANET

Scout groups across York have been busy helping the environment recently as part of a global scouting campaign: Promise to the Planet, that aims to inspire young people to take action for the environment. Local scout groups took part in York Environment Week and have gone above and beyond to improve the local area ahead of COP26 (the 26th UN Climate Change Conference of the Parties) in Glasgow this month. Copmanthorpe Scouts, in particular, have been taking action all year to help

the environment. Led by Dave Webster, the scouts set up extra recycling facilities, recycled Christmas trees, created a Hedgehog Highway, litter picked, sown wildflower seeds and done beach cleaning at Fraisthorpe. Dave Webster, 1st Copmanthorpe Scouts leader, said: “Rather than talking about it and waiting for politicians to change policies, I wanted us to actually do something and to involve the community too.” Other Scout Groups in the area have

been doing their bit too. Dringhouses, Elvington, Bishopthorpe and Acomb Scout Groups took part in North Yorkshire Scouts ‘Tidy up the County Day’ by litter picking in their local areas. Copmanthorpe Scouts Beach Clean From Dringhouses Scout Group, Beaver Melissa said: “picking up the litter is good for our planet. York Youth Council is looking for new members to represent the city’s young ‘uns. Trained by such street-scenes, Londoners quickly understood the couple’s body language and traced a wide berth round them. Watching from the top of the stairs, I wondered whether to offer help. My training in conflict resolution might just come in handy. Might help them calm

down, I thought. The rise in vocal volume suggested things were getting heated. Their responses were snappier too. Her eyes widened at his last shot, small jets of flame shot from her pupils and she made a snarling response,

Things are looking up on the pitch for all of York City’s teams says resident sports writer and York City F. C. fan, Simon Pattinson, but off the pitch, it could be better. So it feels like nothing has changed in terms of York City this month. The Supporters Trust members voted in a motion of no confidence in chairman Jason McGill. In what was a delayed response from either himself or the board, they then decided to release a strange statement, making out that there is nothing wrong at the club and that basically everything is tickety boo. On top of that, it threw all media and communication staff members under the bus for not communicating well enough, which is a big slap in the face to all the hard work that they have done over the last few seasons. They were simply doing their best to repair some of the damage done through the lack of communication from the board when it was needed the most. It really feels like fans are slowly running out of patience with the club board unless things drastically improve. On the pitch, things have certainly improved since the start of the season. The performances are getting better, but there are still key injuries in certain positions. Hopefully, their return may sort out the defensive frailties that still continue to

blight performances. One other positive is the emergence of Harrison Hopper signed from Rochdale in the summer. He has been a real shining light in recent weeks, and hopefully, his performances can carry on and keep up with the levels he has shown. It feels like we're slowly moving in the right direction as I write this but it's off the pitch that's stealing the limelight. We're also seeing some great strides with Tim Ryan's youth team as they continue to gather some great performances and results. It feels that some of those players will start getting minutes in the first team as we're slowly seeing the occasional appearance. The future is starting to feel bright among the youth setup again, and with a history of bringing through some fine players in the past, let's hope this is the beginning of more to come. The ladies team are also having a good season so far, with progress in the FA Cup after an excellent 9-2 victory against Brighouse Ladies and a tie against Newcastle United Ladies awaits them in the next round. The goals seem to be flying at the moment with

the ladies side and just adding to the performances that they have put in so far this season. Let's hope it is a success for all our teams associated with York City over the coming months as there is lots to be excited about. Looking at the York City Knights, it has certainly been a tough season for them, ultimately finishing in a respectable 9th place. A place in Super League still definitely remains a reality and a realistic target, but there is certainly that thing of too much too soon for the

Knights to compete in the Super League just yet. If they can keep the majority of their squad with the likes of Marcus Stock and other key players, putting pen to paper on new deals, they will be a strong side and continue to gather momentum on and off the pitch. I and many others have said it already, but it just feels like everything is being done in the right way with everyone at the rugby club pulling in the right direction. Some could do to take note.

SAVING FUEL FOR ALL CARS • CLEAR OUT THE BOOT. Removing unnecessary weight will immediately boost your car’s performance and economy. • CHECK YOUR TYRE PRESSURES. Low pressures will cause drag and increase fuel consumption. • THINK AHEAD. Plan your journey and check the route before setting off to help avoid delays or detours that could add miles to your drive and drain litres from your tank. • SHUT UP! When you’re driving at speeds above 45mph, keep the windows and sunroof closed to reduce drag that can impact fuel consumption. • Remove roof racks and roof boxes if you’re not using them – they generate drag, too. • STEADY DOES IT. Keep to a steady speed with smooth acceleration and braking.

HYBRID-SPECIFIC

• Familiarise yourself with the hybrid information display on the dashboard, so you can see at a glance how much energy you’re using and where it’s coming from – the hybrid battery or the engine. • Improve your car’s efficiency by selecting the Eco drive mode. This will adjust the response of the accelerator and, in some cars, the air conditioning performance to ease power usage so the car can run further and for longer on its electric charge. • The hybrid system will switch to EV electric drive when possible; you can maximise this by using the accelerator gently, with light but consistent pressure. • In urban traffic, you can switch manually to EV (electric vehicle) driving mode. The car will run for as far or as long as possible on its electric power – you will see the green EV light illuminated in the instrument panel. The latest Toyota models with fourth-generation hybrid technology – such as the all-new Yaris – and Prius can travel even further and faster in EV mode – with no fuel consumption and no tailpipe emissions.

By the time you read this, the UN Climate Change Conference in Glasgow will either be underway or about to start. With this in mind, it seems a good time to consider small scale fruit and vegetable growing in relation to the climate emergency, especially the urgent need to reduce carbon emissions. It’s often taken as a given that growing your own food is good for the environment, and in many respects that’s correct. There are plenty of obvious positives: zero food

miles; fresh fruit and vegetables; produce without plastic packaging; connecting with nature; husbanding a green space; and, of course, growing organically without sprays and other potentially harmful substances and practices. I’m sure you can think of other benefits but it’s all too easy to assume everything in the garden is rosy when, if we delve a bit deeper, the environmental benefits of home growing, especially in terms of carbon emissions, appear less clear cut. Indeed, it can be argued that garden or allotment produce has a bigger carbon footprint in terms of food output per square metre than farm-scale cropping. It’s certainly the case that many domestic growers use a lot of stuff. Unnecessary power tools are my bugbear – do you really need a fossil-fuelled rotavator to churn

up that small patch? More ubiquitous is plastic. From plant pots to protection netting, modern horticulture is encased and enmeshed in plastic. In fact, organic gardening, with its emphasis on barrier methods to fend off pests, seems especially hooked. And it’s not just plastic. Edged beds, usually wood but sometimes plastic, now seem to be almost compulsory for any new veg garden. Wood may be a ‘renewable’ resource, but is it really sustainable to use it for this purpose? However well it’s treated, and the potential hazards of the treatment substances are another story, it’ll eventually rot. These are just some of the more evident issues – other carbon-producing practices are less conspicuous. Soil management is an often overlooked consideration. It’s not just that frequent cultivation, especially deep digging, can release CO² and other greenhouses gases, there’s also what’s put into the soil. Many fertilisers, especially manufactured ones such as Growmore, are very energy-intensive to produce. Making your own compost is undoubtedly better but, then again, what if you use plastic bins to make it in? The number of other carbon generating gardening products and

Tony Chalcraft techniques is almost endless. There’s peat in bagged compost, the extraction of which releases much-stored carbon. Non-peat composts would appear less damaging but how much carbon is produced to import the coir or process the woodchip? Even plants and seeds have impacts. How much heat was needed to produce those tomato plants bought at the garden centre? And where were those seeds grown and in what are they packaged? One could go on but what’s important is a sense of proportion. A lifetime of fruit and vegetable growing probably emits less carbon than one jet-propelled holiday in a far-flung destination. That’s not to say we shouldn’t take steps to try and minimise all practices that contribute to global heating. I’m as guilty as anyone. Carbon sins I’ll confess include still using some peat-based composts and annual digging as part of the winter tidy up. Hopefully, other sustainable practices help compensate for these transgressions but, just like all gardeners, I need to try harder.

The cucumbers are currently holding tight together in their igloo bed, but don’t let all this hiding deceive you. They are a super friendly pair that will provide you with that well needed double shot of feline in your life.

As soon as we go to see him, he will rub around us and ‘head butt’ us until we absolutely have to fuss him (it’s not exactly a hardship fussing this guy). The trick is trying to get out of his pen without him laying a massive guilt trip on you with that sweet little face of his. If you are after a friendly, loving and thoroughly handsome cat, then stop looking, because you’ve found him! The Big Cheese had to undergo an operation to remove his ear tips when it was found that he may have been out sunbathing for too long. Commonly this is misdiagnosed as a ‘migraine’ and medication is prescribed to try and alleviate the symptoms, however cervicogenic headaches are treatable through physiotherapy techniques with quick and effective results.

Symptoms of cervicogenic headaches can include dull aching in the forehead or one side of the head, pain radiating into the temples, eyes or eyebrows and pain that worsens throughout the day or with neck movements. These symptoms are often associated with poor posture, repetitive strain (i.e., regular computer work or driving), inappropriate pillows in bed, degenerative conditions associated with the ageing process and stress. Along with head or neck pain, symptoms may also include nausea, vomiting, dizziness, blurred vision and feeling pain down one or both arms. The neck can also become very stiff and movement can become restricted. There is an abundance of research and evidence to support the effectiveness of physiotherapy in treating headaches.

(i.e., passive mobilisations to the joints, massage of tight muscles and acupuncture). We also work with you to prevent the problem re-occurring and use posture correction techniques, ergonomic assessment and advice and specific strengthening or stretching exercises to improve muscle balance and control.

SPORTS TO IMPROVE ANXIETY AND BOOST MENTAL HEALTH NOBODY’S DENYING THAT IT’S BEEN A STRESSFUL YEAR, SO WE’RE CHUFFED TO BITS THAT SPORTS THERAPIST AND FORMER ELITE ATHLETE KAREN MACK, FROM WELL LAB HAS SHARED HER TOP SPORTING ACTIVITIES TO HELP US COPE WITH ANXIOUS AND STRESSFUL FEELINGS.

BEFORE YOU BEGIN

“Everyone suffers from anxiety and stress during their life – from childhood right through to adulthood. For some people, it’s a constant battle and for others, it’s a ‘once in a while’ when life throws a few curveballs,” says Karen, who has nearly thirty years’ experience working with international elite athletes. “Exercise can be the key to unlocking some relief. There’s such a powerful link between your mental and physical health. I love the saying, “the body is the mind, and the mind is the body.” Karen advises that anyone suffering with anxiety should always consult their doctor about treatment options and before they start an exercise programme of any kind.

DANCING

Dancing isn’t just for entertainment, it can help control your emotions. You can literally dance your stress out. “We release endorphins and elevate dopamine - the two neurotransmitters responsible for feelings of pleasure and happiness. It lifts mood, as well as improving posture, flexibility and increases aerobic power and strength.

Try anything from salsa, tap dancing or even find a local tea dance – just remember to not worry about if you can or can’t dance, even if you hail back to your school disco moves, the benefits can be the same!”

TAI CHI

Tai chi is a series of self-paced, flowing body movements and breathing techniques. Karen added: “Although many of the movements involved in tai chi have their roots in martial arts, it is a sport that is meant to help calm the mind and condition the body. From my experience, this can even go as far as helping to build bone density, but is also great at lowering blood pressure, boosting the immune system and helping with conditions such as arthritis and fibromyalgia.”

SWIMMING

If you’re more of a water baby at heart, then taking a dip might be more up your street to help break the cycle of anxiousness. Karen continues, “During swimming, you require lengthy muscular movements and deep controlled breathing. This will

help stimulate the brain to increase nerve cell development and help produce endorphins and other stress-reducing chemicals. “It’s been proven that even just swimming half an hour at a time regularly, is known to help you get forty winks as well as lowering incidences of depression and anxiety.”

CYCLING

Cycling is one of the best forms of cardio that will not only keep you in shape and physically fit but will also improve your mental health. “During cycling, the level of cortisol (the stress-causing hormone) reduces in the body and, when cortisol levels are high, it disturbs the body’s “sleep schedule”, explains Karen. “Cycling will therefore increase the level of serotonin, which will help improve your sleep. We all know that a peaceful night’s sleep can prevent certain mental troubles and help us deal with all matters of life in a much calmer manner.”

RUNNING

According to research, running for just five minutes a day might help you live longer.

Karen explains: “Running will burn calories, reduce food cravings and lower risk of heart disease but more importantly, it has shown to improve your mood in many ways. “It causes lasting changes during and after exercise in the “feel good” neurotransmitters serotine and norepinephrine. An easy way to start running is by jogging one minute and walking for two minutes. This is the structure in the Couch to 5k, which is now supported by the NHS, so if you want further support or guidance this is a great go-to app.

WALKING

Finally, it might seem like the simplest of activities, but walking is free and one of the easiest ways to start getting active and become healthier. Karen says: “Regular walks can cause less occurrences of stress-related illnesses, including high blood pressure, cholesterol, type 2 diabetes and cardiovascular disease. RECIPES OF THE MONTH

Roasted Butternut Squash Soup The ultimate winter warmer soup, this Butternut Squash recipe is extra tasty thanks to being roasted. SERVES 2 - 4 INGREDIENTS • 1 butternut squash • Oil spray or a little olive oil to bake • 1 onion, chopped

METHOD

1. Preheat oven to

200º/400º/Gas Mark 6.

2. Cut squash in half, down through

its stem. Scoop out seeds, cut into medium-sized pieces then place them onto a lightly oiled baking tray.

3. Bake for 45-60 minutes or until

tender, turning halves over about half way through cooking time.

4. Cool the squash. Then decide

whether you want to discard

• 1 large garlic clove, chopped • 1 tsp ground cumin • Large pinch of allspice • 600ml/2.5 cups vegetable stock

the skin or not. It blends quite easily and is full of nutrients and flavour. It’s especially good if organic – you decide! If discarding skin, scoop flesh away from skin using a spoon.

5. When you’re ready to make the

soup, heat a little more oil spray or olive oil in a non-stick or heavy-bottomed pan. Add the chopped onion, cover and cook gently for about 7 minutes until tender and lightly browned,

stirring from time to time. Add a splash or two of stock or water if it starts to stick.

6. Add garlic, cumin and allspice,

stir over heat for a few minutes until cumin smells aromatic, then add squash flesh and stock.

7. Bring to boil, reduce heat and

simmer gently for about 10 minutes, to allow flavours to

blend and to ensure everything is cooked. Purée in a food processor or blender. Add a little more hot stock/ water if necessary to get consistency to your liking. Season with salt (go easy if you’ve used stock powder/ cubes), black pepper and top with toasted seeds and vegan cream if desired. Serve hot.

Cauliflower, Cheese and Broccoli Soup •1 tsp smoked paprika •Salt and pepper •2 vegetable stock cubes •1 litre boiling water •75g spreadable cheese

SERVES 4

INGREDIENTS •Vegetable oil •½ onion, diced •2 potatoes, peeled and diced •½ cauliflower, chopped into small pieces •½ broccoli, chopped into small pieces METHOD

1. Warm the oil in a frying pan over a medium heat and fry the onions until

soft. Add the potato and, again, fry until soft.

2. Add the cauliflower, broccoli, paprika, salt and pepper, stock cubes and

boiling water into a large pan and cook over a medium heat for 20 – 25 minutes until all the ingredients are soft, stirring occasionally.

3. Add the fried onions and potatoes to the pan of boiling vegetables. 4. Once all ingredients are cooked, blitz using a hand blender until the

soup becomes smooth and glossy. Add the cheese and continue to blend until smooth.

The Great Yorkshire Vegan Christmas Market returns on Sunday 14th November to Kirkgate Market in Leeds. Toffee Apple, Pear & Drambuie Spiced Dessert with a Crumbly Top

Serve seasonal fruits from an autumn harvest with rich toffee and Drambuie Honeyed Liqueur, topped with a delicately spiced crumb.

RECIPES TO KEEP

SERVES 6 INGREDIENTS

FOR THE TOPPING •100g unsalted butter, chilled and cubed •100g plain flour •1 tsp ground cinnamon •1 tsp ground ginger •1 tsp mixed spice •100g oats •3 tbsp Demerara sugar •2 tbsp runny heather honey

FOR THE FILLING

•4 large apples, peeled and cored •4 pears, peeled and cored •4 pitted Medjool dates, chopped •125g unsalted butter, plus extra for greasing •125g dark soft brown sugar •1 orange, zest and juice •2 tbsp Drambuie Honeyed Liqueur

METHOD:

1. Preheat the oven to 200ºC / 180ºC fan /

gas mark 4. Lightly grease 6 ramekins.

2. Chop the apples and pears into bite-size

pieces. Place into a saucepan with the dates, butter, sugar, and the orange juice and zest. Heat gently for about 10-15 minutes, or until the fruit is just beginning to soften. Stir through the Drambuie Honeyed Liqueur. Set aside.

3. In a bowl, use your fingertips to rub together

• 325g icing sugar, sieved • 50g Stork (Original tub) margarine • 125g cream cheese • Caramel sauce, optional • Ground cinnamon to dust

METHOD

1. Preheat oven to 180°C / 160°C fan /

2. Place all the cake ingredients in a mixing

bowl and beat with a wooden spoon 2-3 minutes until well mixed. Place dessertspoons of the mixture in 10-12 paper cases or greased bun tins.

• 115g Stork (Original tub) margarine • 115g caster sugar • 2 eggs, medium • 115g self-raising flour • ½ level tsp baking powder • ½ tsp ground cinnamon • ½ tsp ground ginger • Pinch of nutmeg • 50g pumpkin or butternut squash, grated • 2 tsp coffee essence or strong expresso

3. Bake for around 20 minutes until soft and

springy to touch. Cool on a wire tray.

4. Mix frosting ingredients together and pipe

over the cakes. Decorate with a drizzle of caramel if using, a dusting of cinnamon and finish with a green straw.
