REAL ESTATE AGENT By Katrina Chambers Here are a few tips to put you on the right track. Finding the right agent to sell your home can be an overwhelming job. You want to be sure the person you enlist to sell your property has your interests at heart and, to find this perfect match means shopping around. This may take time but, will yield the best results.
RESEARCH Start with a couple of agencies and stalk their website and social media pages. Get a feel for their style, promotions and selling techniques. Sign up for their newsletters and see which style you are most comfortable with.
LOCAL An agent must be very familiar with your local area. Drive around your suburb and see if their name or company is well represented in your area. Make sure the agent you choose has plenty of intel(ligence) about other properties in your suburb too, as they may be competition to your sale and, not knowing enough about your particular suburb may not realise full value for your property.
VISIT OPEN HOUSES An excellent way to get a feel for an agent and the way they interact is to attend their current open houses. Watch and listen as they talk to people, potential buyers and observe their overall demeanour. Did they follow up with you after the open house?
DISCUSSION
Do you feel comfortable discussing your needs and wants with the agent? After all, it’s your precious money and you need to be on the same page. Make sure your communication feels open and honest and you need to have confidence in them to negotiate without feeling stressed.
RESULTS
Look at the agent’s previous results. Seek out their recently sold properties and ask them for a list of sale prices and time on market.
Real estate agents are an important part of the property selling process. They add unique insights and experiences and can reassure through the levels of stress you might feel during the selling process. Unless you already know a real estate agent whom you trust, choosing a complete stranger to sell your home takes a lot of guts and background research.

Brucedale Chapel By Marguerite McKinnon It’s been 25 years since Brian and Jeanetta O’Leary rode their motorbike out to see the tiny church in Brucedale, and, unintentionally, drove straight past. “When we came past on the highway you couldn’t see it because it was so dense. The nature strip was full of acacia trees and you couldn’t even see the church,” Jeanetta said. In a case of, ‘seek and ye shall find’, the O’Leary’s drove to a high point and from a distance spotted the back of the church. They returned, made their way through the dense overgrowth, and pushed open the stubborn gate. “We fell in love with it,” Jeanetta said. Built in 1876, the Wesleyan Chapel has a long and proud history in the region. Without pews, churchgoers in the 1870’s brought boxes to sit on which were filled with home-grown produce to give to the travelling minister. Among the faithful was a young Mary Cameron, who later became the prolific writer, poet and journalist Dame Mary Gilmore (1865-1962). She has featured on the Australian $10 note since 1993. Dame Mary wrote about the sermons at the Brucedale Chapel. The following excerpt featured in her 1925 Book of Recitations:

They restored the battered church which had been painted orange and blue by the former owner (a ceramic artist) cleared the grounds, built an oversized shed for Brian then an energy-efficient home and turned the reclaiming bushland into lush, manicured gardens. “We’re still together now so it worked out,” Brian said. On 17 September 1995, before more than 100 guests and locals, the chapel was blessed by Catholic Bishop William Brennan for use by all denominations for weddings, christenings, and

WATER-BASED PAINT By Inspirations Paints Wagga
In last week’s edition we covered the use of oil-based paints and the pros and cons of using them. This week we’ll tell you about water-based paints and where and how to use them. The first thing to know is there are three types of water-based paints; one made with acrylic resin, one made with a vinyl resin and, a combination of both. High quality water-based paints contain a higher proportion of acrylic resin (often 100% acrylic), and low quality water-based paints contain a low percentage of acrylic resin and a high percentage of vinyl resin. Acrylic resins outperform vinyl resins with higher protection of stains, greater water resistance, better adhesion, increased Ultra Violet resistance and greater protection against cracking and blistering. Acrylic resin is considered extremely weatherproof and ideal for outdoor applications; in solid form, acrylic resin can last decades in the sun without breaking down.
Acrylic resins used in quality water-based coatings are extremely resistant to UV light and can retain sheen and colour over long periods of time. This makes water-based coatings far more suitable to exterior applications than oilbased coatings. Poorer quality vinyl resin used in cheap water-based paints do not have the same level of UV resistance.

Water-based coatings are more plastic in nature with greater flexibility than oil-based coatings making them more able to cope with substrate expansion and contraction and more effective at bridging gaps in a substrate.

The rage in modern gardens now is weathered steel with its distinctive rusted patina. Once the natural process of unprotected steel weathering with age and from exposure to the elements, you can now purchase ready-to-install panels and garden edging with these characteristics. The patina is actually a complex protective oxide layer that forms on the steel’s surface and it is this oxide layer that gives the distinctive appearance as well as contributing to weather resistance capabilities compared to standard steels. If the protective oxide layer is damaged, the process of oxidation may recommence in that area until the protective layer is reformed. The improved corrosion performance of ‘weathering steels’ can lengthen the life and provides a cost advantage over other materials. Typically used in bridges, rolling stock and shipping container applications, the aesthetic qualities of weathering steels have led to their use in architectural applications such as building facades and as decorative sound barriers on freeways.
