o, I’m not leaving, but by the time you read this, I’ll no longer be a Le Riche; I’ll be Charis Torrance. Right now I’m off exploring the Garden Route and taking some time out to celebrate with my other half. So while I’m off on my adventure, I hope this edition of Neighbourhood inspires you to have one of your own.

Motherland Brewers; and we explore the leafy suburb of Rondebosch. As the American novelist and poet, Jack Kerouac, once said: “Live, travel, adventure, bless, and don’t be sorry!”

This week we feature tapas for two at Chef’s Warehouse at Beau Constantia Wine Estate; we learn more about one of Cape Town’s newest beer bars,

A new beer bar is bringing craft brews to the streets of St George’s Mall WORDS: RICHARD HOLMES

Did you know? It was in 1666, when loggers needed to get their wagons from Constantia to Hout Bay (Wood Bay) that work began on the dirt track that is now one of the most scenic drives in Cape Town, passing many of Constantia’s wonderful wine estates.

ooking for an after-work drink and a beer-friendly bite to eat? Motherland Brewers has brought the world of craft beer to St George’s Mall. This pedestrianised avenue running from the St George’s Cathedral to the Foreshore is one of the more charming corners of the city centre, and in the golden light of the late afternoon the Motherland tables spilling out onto the brick walkway are a fine place to taste your way through some of Cape Town’s finest craft brews.

While it’s largely a residential suburb, Claremont is home to some top-class amenities. For all your retail and entertainment needs, visit Cavendish Square, conveniently located in the heart of the suburb. With six beers on tap at any one time, and another dozen or so by bottle, the beer menu at Motherland Brewers is geared towards experimentation. “We try and offer beers that you won’t often find on tap at other bars,” says owner Alistair Kernick. “We usually

Depending on when you visit, that could mean a Steam Lager from Noordhoek-based Aegir, or delicious The Skallywag India Pale Ale from Woodstock’s Drifter Brewing Company. There’s usually a craft cider on offer too, for those who prefer their apples to their hops. Motherland also contracts out its own brews, and the fruity Saison is a fine choice in the waning heat of summer. Can’t decide where to start? The tasting trays of all six on-tap beers will help you choose your favourite. There’s a compact menu of beerfriendly food to keep the hunger pangs at bay too. Cheese and charcuterie boards are great for a sundowner snack, but if you’re ordering a second or third pint you’ll

want to look at the burgers, dogs and tacos on offer. The Traditional Dog pairs a meaty frankfurter-style sausage with perfectly piquant sauerkraut, while the Vietnamese Dog adds mint, coriander and caramelised onion into the mix. The two burgers (Old School or Avo) are generous and can be enjoyed well-done or medium-rare. All hot dogs and burgers come with fries and aioli, and are reasonably priced. To finish, consider Motherland’s offbeat Beer Float. A boozy version of the childhood classic, here Aegir Porter tops up a glass half-full of creamy salted caramel ice cream. The dark caramel notes of the Porter are a fair stand-in for cola, but this float is certainly something of an acquired taste. But then again, playing around with craft beer is what Motherland Brewers is all about. Worth a visit.

Beauty and the feast

S

outhern Suburbs fans of Liam Tomlin’s Chefs Warehouse in Bree Street were over the moon when he announced he’d be opening a second Chefs Warehouse at Beau Constantia wine estate. The news that Ivor Jones, after three years as head chef at the Test Kitchen, would be heading up the new restaurant set the seal. Ivor had been planning a break to travel the world but couldn’t resist this opportunity and has embraced the concept with infectious enthusiasm. “Simple tasty good food is what I love about Liam’s concept at Chefs Warehouse,” says Ivor. “It’s produce

driven; we’re getting seriously involved in using our garden here.” There’s a 0,5ha vegetable garden above the restaurant and a small herb garden below, which is lovely to stroll through after lunch. “We’re getting loads from the garden: cauliflower, jalapeno, tomatoes, kale. We’re pickling and preserving, and drying; the garden’s really keeping us on our toes. It pushes you as a chef. I’m having a lot of fun.” The Chefs Warehouse “tapas for two” format is the same, but the frequently changing set menu with three rounds of sharing plates is under Ivor’s creative control, and he’s putting his own stamp on it. Simply decide on your wine and sit back, soaking in the incredible views of vineyards cascading down the Constantia Valley, or watch Ivor at the helm of the open kitchen as he works his magic. We didn’t wait long for our first dishes and were wowed from the start: linefish sashimi on crispy vermicelli noodles was set off by a creamy lime and coconut dressing and pops of roe; the seared tuna came with fresh Mediterranean flavours, tomato dashi, olives, garlic plus basil and jalapeno peppers from the garden; the coalfired beef tataki added depth with a fermented black bean salsa and slowdried tomatoes. We voted the assiette of mushrooms as the overall winner. The shimiji, shitake and king oyster mushrooms were a treat of contrasting textures and subtle tastes. The variety and inventiveness continued through the final dishes, each bringing different spices and textures to the party. If you can only manage one dessert after this feast, make it the wild honey and lavender crème with cassia ice cream. Topped with crunchy light honeycomb, it’s the essence of summer and sunshine – poetry in a bowl.

Vivante Make your trip to the mall complete with a delicious meal from Vivante WORDS: MOLLY FITZ-PATRICK

A

fairly recent addition to Cavendish Square, Vivante has taken up residence at the familiar spot in the mall where JB Rivers used to be. Despite the several restaurants that have come and gone in this spot, Vivante makes it its own; the stylish yet understated decor and the wonderful smells wafting out make the restaurant particularly inviting. I visited for lunch on a busy Saturday; after a long morning of trawling the mall and crossing off things on my to-do list, a hearty meal is just what I needed. My partner and I sat in the “outside” section: the cordoned-off area that’s in the middle of the mall’s walkway. While Cavendish was quite lively, I still felt fairly private in this open area, with the position providing a great opportunity for people-watching. I started my meal with a cafe latte, which came on an attractive, wooden, Vivante-branded board, complete with an impression for the long teaspoon that comes with it. The menu was also quite appealing, the pages encased in a soft brown leather cover. I really like these details and I find that these are the things that, aside from the food, make a restaurant memorable.

I had a tough time choosing my meal as there were so many options. The newly launched menu is very eclectic, offering everything from burgers to flatbreads, sushi and classic Mexican dishes. After much deliberation, I settled on The Ultimate Sandwich: a closed sandwich with 150g rump steak, mixed cheese, onion marmalade, grilled peppers, mustard mayo and rocket. I chose sourdough bread and the hand-cut chips over the side salad. My partner went for the Juicy Vivante Burger: 200g pure beef mince patty with rocket, onion marmalade, fresh tomato and lettuce. Naturally, she also opted for the chips. We were not disappointed; both meals lived up to their names – the meat was tasty, succulent and cooked well. We both cleared our boards and felt pleasantly satisfied, although the cake display table was very tempting. Vivante is the perfect place to refuel after a day of running errands, or to have a bite to eat before going to see a movie. Either way, Vivante deserves a visit – it may be difficult to settle on just one meal to eat, but there’s always next time. Trading hours are 8am to 7pm Monday to Thursday, 8am to 9pm on Fridays and Saturdays, and 8am to 5pm on Sundays.

My business neighbourhood Mungo’s inner-city micro mill and shop showcases artisan textiles in the CBD WORDS: KIT HEATHCOCK IMAGES: SUPPLIED

Q: Why did you choose this area for your business? A: A s a family, the commercial shopping mall environment has never really been for us. Our product is unique, manufactured in a hands-on and responsible environment. Being in the city centre attracts an overseas market looking for something unique and different. I think we achieve that here.

D

iscover how Mungo’s beautifully woven linens and homeware are made at the new Cape Town store, where a restored antique loom clacks away while you browse. Co-owner, Tessa Holding, tells us more. Q: How did your business start? A: Mungo was founded in 1998 by my father, master weaver Stuart Holding. He was given two antique looms, which he restored and started weaving. These homeware pieces started selling in small boutique stores around South Africa and eventually the world. Five years ago, my brother, Dax, and I joined Mungo with the goal of expanding the business and creating our own dedicated Mungo stores. We took over the old trading store at Old Nick Village in Plettenberg Bay as our flagship shop and now have stores in Johannesburg and Cape Town.

Q: How did you find your premises? A: We looked for about three years! It was a struggle to find the perfect spot with good visibility, foot traffic and a charming building. These proved to be pricey and in huge demand. When we found 78 Hout Street, the building didn’t have all the superficial requirements, but we really loved the idea of renting the entire building where we could have a micro mill – so customers have a real idea of how we weave on a 100-year-old loom – shop and offices in one. Q: Why are the premises ideally suited to your business? A: It has wonderful bones and when you walk in, it has a great airy feel. There’s space for retail, weaving and offices. It’s central and close to other like-minded stores. Q: Who are your neighbours? A: CD Fox, with their fantastic ropes and twines, is a Cape Town institution. Also, Prince and Prince, who deal in beautiful jewellery and gems.

Q: What are the rental/sales prices like in this area? A: Rental in some spaces in town is overly elevated. But there are still gems that have a fair rental price. We got lucky. Q: How many people go through your store each day? A: Haven’t counted! But we’re happy with our trading to date. We’re a destination, so our clients seek us out and know what they want, or international visitors discover us and are completely intrigued by the clacking of the loom and our story. Q: D o you have any expansion plans? A: We have just broken ground on our new mill and manufacturing facility in Plett. One of a kind in the world, it’ll be open to the public to see the ultimate transparency in production and how we do it. Q: D o you operate online as well? A: Yes, we do. We also have free delivery in South Africa and worldwide shipping. Q: What’s your most popular item? A: O ur flat weave towels are a real hit. But we have a wide range that appeals to many different customers.

Who is the "new" Sembel-It?

In 2013 South Africa's largest independent kitchen manufacturer, The Kitchen Studio, acquired the Sembel-It brand. The Kitchen Studio is one the country’s most celebrated kitchen manufacturers, boasting an array of accolades and achievements in its 23 year history. As Sembel - It's new parent company, The Kitchen Studio has brought a wealth of industry know - how and leading edge design to Sembel-it and has ushered in an exciting and promising new era for the brand.

What was the purpose of The Kitchen Studio acquiring Sembel -It?

Both The Kitchen Studio and Sembel-It have always had a strong presence in their respective markets. Whilst The Kitchen Studio concentrated on the higher end and became well known for its high quality fittings, a wide range of finishes, "no chipboard kitchens" and innovative design, Sembel-it, who was Africa's largest kitchen manufacturer, concentrated on Africa, developments and the middle market. They were the first company in the country to introduce PVC wrap doors and also established themselves through a European modular system of component manufacturing. This simply meant that they pre-manufactured most of their kitchen and bedroom components which allowed them to offer the highest quality products at the lowest possible price with the shortest turnaround time. With a large existing infrastructure already in place and a short supply of high quality, reliable mid ranged kitchen suppliers, it seemed like an ideal opportunity for The Kitchen Studio to use Sembel-It as its vehicle to fill this gap in the market. Sembel-It will also benefit from its parent company's bulk purchasing power, direct imports of Hettich & Blum hinges and drawer runners, Niemann & Losan acrylic, Blanco sinks, Sige chrome accessories, Falmec and Elica extractors and a variety of other components essential to the manufacture of its high quality products.

What is the difference between The Kitchen Studio and Sembel-It?

The Kitchen Studio will continue to offer the widest range of " no chipboard" purpose made kitchens and bedrooms in any finish, shape or size imaginable. Sembel-It will concentrate on manufacturing and installing a range of the most popular finishes and sizes at the best possible prices.

With so many kitchen suppliers around what makes Sembel-It better/ different? With Sembel-It benefiting from an established infrastructure and very little factory overhead costs, It is in a position to offer unbeatable value on their kitchens and bedrooms. While much of the kitchen industry are essentially carcass manufacturers with a small range of in-house door offerings, Sembel-It has ready access to a wide range of top quality finishes without having to buy out their doors. Granite, Marble and Quartz which are supplied in - house by The Granite Studio. Lightbulb moments

PROPERTY NEWS

Everyone knows how important lighting is in a home. Here are a few tips to help you brighten up your space. WORDS: ANNE SCHAUFFER IMAGE: ISTOCK

T

he type of lighting you choose for your home is entirely dependent on you, your budget and, of course, your taste. It’s all about balancing functionality and mood, and whichever end of the financial scale you’re on, you can achieve this. Trawling second-hand shops for bedside lamps, pendants, or even vintage chandeliers, can reap great rewards. One thing’s for sure, no matter how glorious a home and its furnishings are, lighting can be a dealbreaker. Like with any decor project, it’s important to keep a sense of scale in mind when dealing with lighting. Dinky lights in a vast, highceilinged room draw attention to all the wrong things. An oversized chandelier becomes not only a light source, but also a focal point, or, if bought cleverly, a work of art. If you’re building a home, you’ll be able to hide the electrical wiring. Even if you’re renovating an old one, a lighting consultant is often the way to go. It may smack of extravagance, but considering the number of mistakes we make – and have to redo at considerable cost – it makes sense financially. Our open-plan lives mean living rooms are seldom isolated and irrelevant to the bigger picture. Every room is visible from almost everywhere in the home, and whether it’s avoiding the harshness of functional strip lighting, which spills into your lounge, or mood lighting that makes it difficult to read, lighting should be tackled with an overall vision in mind. As with any decor elements, the more uniformity there is in material, colours and scale, the more the space will come together. A balance between general and directional lighting is crucial to a functional home. You know your lifestyle, so think it through. A drinks cabinet is great, but not if you can’t see what you’re pouring;

your favourite chair needs a good reading lamp; your artwork needs highlighting; and your kitchen needs to be functionally lit, but if it has an eating area, you need mood, too. Never skimp on dimmers; they provide the crossover between mood and functionality at the touch of a button. Whether it’s vast chandeliers or downlights, make sure they have a dimmer switch. There are so many clever lighting tricks to highlight areas you want to show off, and hide others you don’t. Some are definitely worth incorporating into your new build or renovation so that the wiring and fittings are concealed from the outset. Whether it’s for emphasising interesting architectural features, creating a glow, illuminating a work surface, or adding drama to a space, concealed lighting can be superb. It can even give the illusion of natural daylight. Concealed uplighters can also make a space look bigger, which can be handy for small areas like the bathroom. When you walk into a lighting showroom, you can often feel like the proverbial kid in the candy store, so plan, select, and install wisely.

1

Top tips:

Forget blinding spotlights in the garage and parking area. Rather choose a continuous strip of light to highlight a feature wall. Do the same with a water feature or plant arrangement.

2

Avoid a grid of ceiling downlighters – these make the room look cold and flat.

C

ape Town property company, Rawson Developers, has launched its new luxury development in Rondebosch, the Rondebosch Oval. Detailed planning has ensured that properties within the Rondebosch Oval are ideally positioned to meet the lifestyle aspirations and needs of potential clients. A total of 41 units are envisaged, for sale in the range of R6,95m to R10,7m. “Today’s discerning buyer is looking for something different,” says Carl Nortje, managing director, Rawson Developers. “Large, freestanding erven are a luxury and pose a responsibility that fewer people are able to contemplate these days. Instead, buyers are looking for the

latest in comfort, easy access to work, play and shopping – all with 24/7 security that is there when needed but does not intrude. They also want a winning investment – somewhere they can place their hard-earned money to provide not only a comfortable lifestyle, but a worthy investment paying back over a reasonable period of time by way of capital growth.” The new complex offers 41 townhouses incorporating modern designs and features. Green features are built into the complex and its dependence on water and energy resources from the city is minimised. Security is quiet and unobtrusive – working 24/7 by way of high-tech cameras, manned gates and foot patrols. The Oval is an easy 14km drive away from the airport and an even shorter distance from the CBD.

Flourishing sectional title sector powering Vredehoek market

S

piralling demand for secure apartments in Vredehoek is fuelling investment in this quiet City Bowl suburb, with developers scrambling to cater to the growing market by renovating older blocks or demolishing old houses and replacing them with small complexes. Sue Alison, area specialist, Lew Geffen Sotheby’s International Realty, says the market in Vredehoek is very vibrant at the moment with homeowners occasionally achieving sale prices above their asking prices “as we saw recently when three buyers were bidding for one property.” A significant segment of this local demand comes from buyers weary of Cape Town’s increasing traffic congestion, commuting times that grow ever longer and the expense associated with hours spent idling in bumperto-bumper traffic every workday. “First prize for developers is a row of older homes they can replace with multiple dwellings. So, it can easily become a bidding war,” says Alison. Denise Schmidt, also of Lew Geffen Sotheby’s International Realty in the City Bowl, says a major driving factor in this market is the high demand for rental properties, with owners realising excellent returns on their investments. “Typically, a two-bedroom apartment can fetch between R14,000 and R18,000 a month, with brand-new modern two-

bedroom flats even realising rentals of up to R25,000, especially if they include secure off-street parking.” There’s a growing availability shortage across the board in the area in the sales and rental markets as the stock levels of both houses and apartments cannot keep pace with supply. The rising demand for sectional title homes in the area has inevitably impacted the already buoyant freehold sector, especially at the lower level of the market where older homes are highly sought-after by both private buyers and developers. “Vredehoek is an extension of the vibey Gardens, but with a more tranquil and laid-back village atmosphere. Young professionals and families are especially drawn to the suburb. Come evening time, families with dogs and children enjoy the well-maintained parks, and joggers and cyclists emerge en masse to take to the quiet suburban roads,” says Alison. Another drawcard is that Vredehoek is packed with amenities, many within walking distance for most residents, including several good schools, a variety of medical practitioners and a wide choice of cafes and restaurants, with the Gardens Shopping Centre also very close by.

Investors snap up Menlyn Maine residential units The popularity of the R10bn Menlyn Maine precinct, which is a purpose-designed mixed-use space combining office, commercial, residential and entertainment spaces, demonstrates the great need the Pretoria region has for quality urban precincts offering a fully integrated live, work and play lifestyle. As the mini city has rapidly evolved, residential property buyers have seen the numerous investment and lifestyle benefits on offer here. Rondebosch has a great family feel and a close community. We know most of the people in our street and the kids play together, plus it’s great having the parks and common close by.

n old, established suburb within easy distance of the city centre, Rondebosch combines a sense of history with a love of open spaces. The vast Rondebosch Common brings wide vistas and huge skies into the middle of the city sprawl, with Table Mountain providing a suitably iconic backdrop. And the imposing historic buildings of UCT’s Upper Campus adorn the mountain slopes below Devil’s Peak and overlook the city below.

become more stringent. The school run is short and older kids can walk or cycle to school, to friends’ houses and to after-school activities giving them independence. Plus there are excellent sports facilities both at school and club level. With UCT on the doorstep, student accommodation is also in demand, whether it’s investing in a student apartment for your own kids or converting a cottage or granny flat into student accommodation as an extra income stream.

Between the university and the common, there’s a contrasting mix: the bustling Main Street with shops, cafes, student accommodation and nightlife, and on the other side of the railway line near the common and parks there are quiet leafy streets lined with large Victorian family homes.

You’re never far from fresh air and green spaces in Rondebosch, whether cutting across the playing fields of Rondebosch Boys’ High School on a run or dog walk to adjoining Keurboom Park, or hitting the forest mountain trails above UCT campus and around Rhodes Memorial. With a vibrant student population, Rondebosch is better known for affordable cafes and lively nightlife than fine dining, but there’s no shortage of entertainment, with the Baxter Theatre offering cutting-edge performing arts, and international sports fixtures at the nearby Newlands Stadium.

It’s very much a family suburb, with more than its fair share of excellent schools, both government and private. Family houses in Rondebosch are in high demand especially as selection criteria for many of the schools

Agent Insight Local property experts give us the inside scoop on Rondebosch

What do you love about Rondebosch?

Best things about the Rondebosch area for families?

How would you spend a free day in the Rondebosch area?

We love the strong sense of community that Rondebosch residents share. Children tend to go to the same schools, and enjoy a network of friends they can easily cycle to or visit. Rondebosch is a leafy suburb with plenty of parks, school grounds and greenbelts. It’s centrally located near some of the Cape’s top schools and UCT. The area offers a range of amenities, including a library, sports clubs, restaurants and shops.

With leafy streets and sweeping views of UCT and Table Mountain, it’s not surprising that Rondebosch has become so sought-after by families. It’s home to some of the top schools in the city and the country. It's less than 20 minutes from the CBD, the V&A Waterfront and Atlantic Seaboard attractions, and close to the Constantia winelands. Rondebosch caters to all walks of life, with property from cottages to mansions.

I would begin the day by spending the morning exploring the beautiful Kirstenbosch Gardens. After discovering as much as possible in the gardens, I would drive to Rhodes Memorial and have lunch at the tea garden while looking over the vista of Rondebosch and the surrounding areas. The day would be ended off with a show at the Baxter Theatre in the evening for the latest in cutting-edge South African theatre.

Acorn Creek MSP pays close attention to environmentally friendly building principles when developing homes that are sustainable for the future, and Acorn Creek Lifestyle Estate is leading the way

O

ne of the largest and most active development nodes in the Western Cape is set in the tranquil surrounds of the Helderberg basin, around 5km from Somerset West. “Acorn Creek offers a pocket of exclusivity, security and energyefficient living,” says Riaan Roos, CEO, MSP Group of Companies, the multiple-award-winning developer of Acorn Creek. “Acorn Creek is a true village – which you don’t get at the other estates nearby – and is unique in terms of the village design, layout and architecture by the award-winning Dennis Moss Partnership team. The spatial arrangements have been extremely carefully considered, with use of cobblestones and archways through buildings that provide clear lines of sight to custom-designed focal points, parks and water features.”

With activity well under way on the civils, building of the first homes in Phase 1 is set to commence in April 2017, with completion set for October 2017. There will be eight phases in all, with Phases 1 to 6 comprising 320 homes, and Phases 7 and 8 offering 195 village apartments. The homes are designed in a Cape vernacular style ensuring a true country feel. Grohe taps, granite kitchen tops, a gas hob with electric oven, cooker hood and built-in braais are standard. Some home designs include a fireplace, and the buyer can select a gas or wood option. A wide selection of carpets and tiles will change your house into a home. Acorn Creek also offers fibre-optic internet to keep you connected at all times. The development features a 1,4km walking or jogging trail along the river. Landscaped ponds with berms and walkways add to the park-like surroundings, as do the children’s play equipment in the parks and the outdoor gym. The communal areas at Acorn Creek are served by an integrated water management system and retention dams, which use storm and roof water, borehole water and municipal effluent water (grey water).

“Our developments already include solar geysers and indigenous landscaping as standard features to contain the impact on the environment,” says David Britz, operational director, MSP. “However, with the launch of the new Acorn Creek Lifestyle Estate in Somerset West, we’re taking our environmental consciousness a step further.” Apart from the standard green features, such as LED lighting and solar geysers, each home will have its own solar-powered electrical backup system and a grey water collection and distribution system. “When the energy crisis hit South Africans hard a few years ago and load shedding became a part of daily life in South Africa, people became more aware of solar energy and how it can be harnessed to keep a household running despite power interruptions. The Power-Up battery packs, which are installed at the houses in the new Acorn Creek development, are charged through solar panels. These batteries can supply between 60% and 70% of a household’s energy needs. Many people move towards becoming less dependent on the national energy provider and harnessing the power of the sun,” says David. “The severe drought has also resulted in consumers waking up to the fact that we need to reduce our water consumption and conserve this valuable resource. Grey water systems, such as the ones which will be a standard feature at Acorn Creek’s homes, provide an easy answer to reducing water consumption and reusing water that has already been circulated through the household.” Acorn Creek Lifestyle Estate extends its environmental efforts further than these home solutions. The landscaping was planned to include a natural stream or creek that meanders through the entire estate. Indigenous plants, fynbos and more than 850 trees, including fruit trees, will adorn the communal areas. Combined with this modern countryvillage lifestyle is top-end access

control including thermal imaging cameras, biometric identification, professional guards and state-of-theart perimeter security by Fang, an industry leader ensuring peace of mind. Acorn Creek is ideally located approximately 30 minutes from Cape Town, 20 minutes from Cape Town International Airport and just 5km from Somerset West. Stellenbosch University is just a short 10-minute journey away, and you can find worldrenowned wine estates, beaches, golf courses, weekend markets and various mountain bike trails for the outdoor enthusiasts nearby. There is easy access to educational and commercial amenities in the immediate surrounding area as Acorn Creek is situated adjacent to the new Curro school. A brand-new flagship Checkers will satisfy all your retail needs, and access to public transport and major traffic arterials is effortless. Prices start from R2,249,900 for a spacious three-bedroom home with two bathrooms and a single garage, and buyers only need to pay their bond costs. This development is supported by all four major financial institutions, and up to 100% bonds are available for approved buyers. A fully refundable R25,000 deposit secures your dream home and this will be used towards the purchase price. Acorn Creek, being a turnkey product, is ideal for young professionals, couples, small families and those looking to scale down for retirement. The site office hours are from 9am to 5pm during the week, 10am to 1pm on Saturdays and 1pm to 5pm on Sundays.
