ne of South Africa’s finest sommeliers, Tinashe Nyamudoka, talks about his passion for wine, life at one of the world’s top restaurants and what wines he’s excited about. Q: How did you end up as a sommelier? What sparked your passion for wine? A: I started working as a waiter at The Roundhouse and I was really fortunate that they ran a wonderful wine programme. They were looking for raw talent and I was lucky to be around people who saw my potential. I was definitely inspired by the Rudera Robusto, a Chenin Blanc from 2006. Q: How do you go about pairing wines with the 21-course tasting menu at The Test Kitchen? A: It obviously starts with tasting the dish that the chefs have created. I’ll usually have a certain style of wine in mind and I’ll grab a few bottles from the cellar to taste through. It’s then about choosing a wine that will either complement, contrast or add a different dimension to the dish. I also look at the menu and the dishes that come after or before, as The Test Kitchen is about the experience of the menu as a whole. Q: What’s your favourite pairing on the current menu? A: The chefs are playing around with dry-aged and smoked scallops. On the plate there’s cream cheese and crème fraiche, there’s yuzu, rooibos honey snow and spicy litchis. The 1998 Rhine Riesling from Klein Constantia is out of this world; there’s spice and cinnamon but it’s still as fresh as ever. It’s one of the best pairings I’ve made. Q: Which local wines are you excited about at the moment? A: I’m a big fan of old wines, and I’ve been hunting down big bottles of older vintages. If you’re looking to age your wine, a 1,5L magnum is really the best bottle to mature wine in. The wine tastes completely different, and magnums have a nice presence in the restaurant. I’ve been enjoying the Alto Cabernet Sauvignon 2000 vintage – it’s still as fresh as ever – as well as the 2003 Paul Sauer from Kanonkop.

The sheltered courtyard shaded by an ancient vine has a relaxed and homely feel. His focus on modern South African food hasn’t changed, but here he concentrates on a short menu of small sharing plates. “We love sharing and we love for guests to experience more than one flavour,” says Bertus. “The size of the

Ryan Boon makes our patties for us.” Good cheese and soft buns are also essential for the perfect burger, as are the thinner than average “smashed patties” cooked to a turn over a wood fire. Burgers include The Conductor, with smoked mozzarella and the Back Seat, with crispy bacon and jalapeno mayo.

Elfrieda Auret explains how she went from selling imported European vintage clothes at markets to opening the Vintage Touch flagship store. Q: How did your business start? A: I had a dream of a new street style where people can combine classic vintage trends and many colours and fabric types to create their own unique styles. I truly feel an urge to help the environment by recycling good clothes; it is such a waste to throw away clothing that is still wearable with good cuts, styles and materials. I focus on European brand names. I also stock new garments with a “vintage touch” made by South African designers. After being in the vintage clothing industry for three years, involved in many shows and festivals, I decided

A: The area is being upgraded but still affordable. There is plenty of passing traffic and, as an added benefit, the police station is across the road. Q: Who are your neighbours? A: The awesome Tippy Toes baby shop, which has been going for many years and also deals in second-time-around baby items, and a key shop with very helpful staff. Q: What are the rental/sales prices like in this area? A: I pay R9,500 per month, which is an awesome price for the size of my shop – much more affordable than other places in the area.

Q: How many people go through your store each day? A: It varies through the week but an average of 25 customers a day and growing. We offer free coffee and have a sit down table should they need a rest or have someone waiting for them. Q: Do you have any expansion plans? A: We are looking for shops in the smaller towns around Cape Town to feature our clothing in their shops. Our brand name is out there and people know us. We launched our Denim and Lace range last year and hope to take it places. Our dream is to open another flagship shop in Stellenbosch. Q: Do you operate online as well? A: We are in the process, but with thousands of one-of-a-kind pieces it is hard to put it online. We are looking for an interested party to take over that side of our business. Q: What’s your most popular item? A: Last winter we sold 7,000 genuine leather vintage jackets – by far our bestseller.

The village life Millennials boost demand and property values for Harfield Village, Claremont

H

arfield Village now easily ranks among the most sought-after areas in the Southern Suburbs, with property values continuing to trend upwards year on year despite the weak economic climate. Deidre Tracey and Teodora Aleksieva, area specialists, Seeff, say that although a small area – home to just 2,005 residents and 1,227 properties, predominantly full title, that comprise 80% of the total market stock – it is popular for its village lifestyle. It has been mostly the millennials (the under-36 age group) who have boosted the demand and regeneration of the area. The stunning little Victorian- and Edwardian-era cottages, semis and houses that are the hallmark of the suburb are a great hit with younger buyers who are renovating and upgrading.

The result has been an enormous hike in demand and property values over the last five years, say the agents. Although steeped in history as one of the oldest areas in the Southern Suburbs, this once run-down area with its mostly smaller homes, often with no off-street parking, has been transformed and is now often pricier than Claremont itself.

Lifestyle

A cosmopolitan lifestyle is now a characteristic of the area with trendy cafes, diners and hot hangouts lining Second Avenue along with businesses, especially creative industries, all within walking distance for residents. The

village is also famous for its annual street carnival, usually held in April, when Second Avenue is transformed for a day of fun, food and craft shopping. Yet, say the agents, it is still a quiet and tranquil neighbourhood where neighbours often become lifelong friends.

The Market

The property market was active over the last year with 45 sales (36 full title and nine sectional title) to the combined value of R108,56m. The average sale price for full title is currently at R2,5m and for sectional title at R1,6m, which is practically double compared to five years ago. Almost a third of all full title houses sold over the last year were above the R3m price mark ranging to a highest price of R3,495m. Properties are still flying off the shelf and the agents note that sectional title properties are selling for on average just 3,1% below the asking prices and within just 13 days. Full title sales are concluded at, on average, 4,1% below the asking price and within just 23 days. Buyers from areas like the City Bowl looking to set up house are often attracted to the area for its lifestyle and quaint cottagey homes, yet at more affordable prices compared to the inner city suburbs, say the agents. * Note – Statistics quoted are taken from Lightstone and Propstats data and represent gross averages

The houses and plots may be smaller than neighbouring suburbs, but the close-knit community and intrinsic architectural charm attract young families and couples of all ages. The whole area has grown in prestige over recent years and the establishment of nearby Palmyra Junction retail and lifestyle centre has added another level of convenience.

Tucked between the railway line and two main road arteries, the suburb is both insulated from the rest of the city – with little through traffic – and connected to it with convenient public transport, its own train station and the M5 close enough for a relatively easy commute into town. Harfield Village is also very well situated for schools. “I could walk my daughter to and from playschool,” says Jocelyn, “and, now that’s she’s older, the excellent schools of the Southern Suburbs are a short drive away.”

For residents, it’s the local community that is the biggest attraction. “The suburb’s numerous parks are frequented by nannies enthusiastically socialising while their small charges play on the swings and slides,” says Jocelyn Warrington, a resident of 15 years. “The Harfield

Renting out your apartment Whether it’s your granny flat or an investment apartment, there are some basic principles that you should keep in mind WORDS: ANNE SCHAUFFER

t sounds so simple. You could do it yourself. Access to social media means you can advertise on Facebook and get a flood of enquiries. But if you’re going the DIY route, wise up on screening and signing up tenants – something not nearly as simple as it sounds. Rental agents do this job daily and have access to more tenant assessment tools than you. They also know how to recognise red flags, and are not as easily swayed by how the person presents themselves, the car they drive and the story they spin. Under most circumstances, those signs of wealth and stability are useful pointers, but you need facts and figures. In the industry, statistics around debt reveal that the average South African tenant has monthly debt commitments 1,3 times that of the rental being negotiated. So don’t take people at face value. PayProp’s Annual Rental Index Report – based on actual owner payments of more than 70,000 residential

units – shows that “tenant selection is the single biggest differentiator in the rental market.” As a property owner, ensure that you screen the propspective tenant thoroughly, or get them screened by experts. A background and credit check are critical, and probably best outsourced to a property management firm. Some questions are standard, some less so, but there’s nothing stopping you from asking whatever you like, such as: Why are you moving here? How long were you at your previous rental apartment? Have you ever been evicted? What is your current salary? Some tenants object to questions around salaries, but given that rent should not be over a third of your total income, it’s a valid question. You also need the prospective tenant’s references, proof of employment, employer’s contact details and two months’ deposit. If the rental space is on the property where you live, the tenant will be

part of your life, so you need to know their history, their lifestyle and whether they’re trustworthy and will honour the rental agreement. The rental agreement must be in writing, signed by both parties with each getting a copy. If you don’t want pets, write that down. If you do allow them, specify size/type – you might not want an aviary or a Great Dane on your property.
