inemakers love to talk about terroir – that magical interplay of climate, geology and geography. How the slopes catch the coastal breezes, or soak up the sun on warmer north-facing aspects, all contribute to the wine in the glass months or years after harvest. Pouring the terroir of Stellenzicht, a Stellenbosch estate dating back to 1692, into the bottle is the philosophy behind winemaker Guy Webber’s Speciality Range, which launched in late 2016. “The Speciality Range is a selection of wines that really represent Stellenzicht as an estate,” says Guy, winemaker at Stellenzicht since 1998. “The whole idea behind the Speciality Range is to remove the influence of the winemaker as far as possible, to remove any personal preferences from the equation.” The result is four unique wines that showcase the diversity of styles and cultivars that do so well on this historic Stellenbosch property. The Vine Post Pinotage is particularly good; harvested from vines planted stok-by-paaltjie

(“one vine per stake”) on a high slope that faces the full brunt of the southeaster coming off False Bay. Low yields and more than two years maturing in oak barrels offer up an intense, complex wine that will make you rethink the potential of Pinotage. The Plum Pudding Hill Syrah – like the Pinotage, also a certified single-vineyard wine – is sourced from 30-year-old vines and is a fruit-forward Syrah bursting with plums and spicy notes. “With a single vineyard, you’re removing as much of the winemaker’s influence as you can, because there isn’t the opportunity to blend and tweak the wine,” adds Guy. “We’ve been making this Syrah for more than 20 years, and there’s a common thread through all those vintages. You can taste it’s the same vineyard.”
is The Ratio, a new Bordeauxstyle white blend. Fittingly, for an estate in the Golden Triangle, the wine is crafted according to the so-called “Golden Ratio” of 1,618. “For every 162 crates of Sauvignon Blanc, we harvest 100 crates of Semillon,” says Guy. Co-fermentation helps to marry the two wines, and “we don’t adjust anything after that; the blend is done. It’s all about getting better integration between the two wines.”
The Mistaken Identity blends the strengths of Shiraz and Pinotage together, but perhaps more interesting

Gardens An oasis hiding in plain sight WORDS & IMAGES: MOLLY FITZ-PATRICK
T
here is a long-standing tradition of wedding parties having their photos taken at The Arderne Gardens. It’s been a favourite setting for years, so much so that the colossal Moreton Bay Fig, the first thing that you notice as you enter the gardens, has been nicknamed “the wedding tree” by locals. The tree also happens to be one of the largest in Africa. Despite its popularity for wedding photos, The Arderne Gardens still feels slightly underappreciated or at least underexposed. While Kirstenbosch Gardens is understandably one of the biggest attractions of the city, The Arderne Gardens offers the same tranquil and beautiful escape but on a cosier scale. The garden has been around since 1845, when it was established as a private garden by Ralph Henry Arderne, a timber merchant from England. He was already an enthusiastic plant collector before purchasing the land where the garden now lies, swopping seeds and bulbs with Sir Thomas Hooker of Kew Gardens. In 1926, long after the death of Ralph Henry and a period financial depression which caused the Arderne family to lose the garden, a Mr Van den Houten, director of Parks and Gardens of the time, realised there was a serious chance of the garden disappearing entirely. He convinced the

he Grey boutique hotel on Napier Street is home to the latest Asian-inspired hot spot to capture the hearts of Cape Town foodies. Billed as a modern Japanese izakaya (Japan’s answer to the gastropub), Shio is chef Cheyne Morrisby’s third restaurant, together with Cheyne’s and Lucky Bao in Hout Bay. Cheyne’s style is thoughtfully creative, putting a Western twist on Asian flavours and ingredients. “We go through different traditional dishes,” says Cheyne, “Look at say tonkatsu (a dish that consists of breaded pork chop); see how they are doing it. We’ll take that ingredient, that method, and reinterpret it in my own style, always keeping true to the ingredient itself.” Shio is small and intimate, with dark midnight walls lit by bright pops of colour from a larger-than-life mural in one room and a neon sake sign in the other. The menu is easy to read, with tantalising specials making it difficult to decide. Even with the tapas, tasting plate format, we’ll need more than one visit to do it justice. We fall
immediately for the spicy pork katsu, can’t miss out on the chilli salt squid with lime aioli and green chili caramel dipping sauces, or the yellowtail sashimi with mango pickle and yuzu grape gel. Unexpected, but just as delicious, are the Chalmar sirloin in a shimeji pepper cream and the shitake mushrooms in a rich creamy sauce with manchego cheese. But Cheyne isn’t alone in this seeming culture clash. “Some of the top spots in Japan now are starting to use cream and butter in their cooking,” he says, “exploring different ingredients themselves to move away from the more traditional vibe.” The light spinach ohitashi dressed in a citrussy sesame sauce is the perfect foil to the richness of the cream. With all the will in the world to taste few more dishes, those six have left us replete. However, dessert here is not to be missed. The tonka bean chocolate with miso butterscotch and coffee gel is a chocoholic’s dream, and the deconstructed pear tarte tatin with a togarashi and black sesame ice cream blows our minds, with the pop of chilli offsetting the rich caramelly pears.
city council to buy the most important area of the garden – the area that makes up The Arderne Gardens today. The Moreton Bay Fig is one of six “Champion Trees” in the garden – the biggest collection in the country. Champion Trees are deemed deserving of protection due to their size, age, cultural, historic and aesthetic value. Aside from that, The Arderne Gardens has open, green lawns perfect for picnics, a Japanese-style koi pond and many benches on which to spend a relaxing afternoon. Thanks to the Friends of The Arderne Gardens (FOTAG), a non-profit organisation, the garden is well maintained and cared for. The Arderne Gardens is open daily from 8am to 6pm and has 24-hour security. Tours of the garden are run on the first Saturday of every month. FOTAG will have its annual general meeting this Wednesday at the Claremont Congregational Church hall at 6pm and all are welcome.

olf lovers who want to fit a quick game into a busy social life have a new venue at Bogie Golf Spa, which offers a state-of-theart golf simulator, a gym and retail store. Owner, Robert Scherman tells us more. Q: How did your business start? A: I used to play professional golf on tour in South Africa and Europe before a broken leg put an end to my golf career. After accepting I could no longer play the sport, I wanted to remain in the golfing industry and saw a gap in the market for something different; a way to fit golf into your social life and enjoy it in a relaxed environment for an hour or two when you don’t have time to commit the whole day to it. Q: Why did you choose this area for your business? A: A fter scouting, I saw that there’s a triangle of golf enthusiasts here,
between Durbanville, Milnerton and Melkbosstrand, and no other pro golf vendors housing an adequate selection of hardware and apparel. There’s also a large social hub in the area, so it’s ideal for a clientele who want to actively play golf as part of a social gettogether, perhaps playing a game in the simulator then sitting on the balcony over a drink before going out for a movie, so linking golf to their social lifestyles. Q: How did you find your premises? A: L ong-term searching and Google. We went through multiple agencies and eventually found it. Honestly, it was out of our budget, but we are hoping that the beauty of the location will add to the attraction for our clientele. Q: Why are the premises ideally suited to your business? A: We’ve got a beautiful location and ocean view, plenty of space for retail, social lounge and gym plus a balcony to sit out on. Q: Who are your neighbours? A: G olden Fish restaurant and a dentist. Q: What are the rental/sales prices like in this area? A: On the high side because of the beachfront location. Q: How many people go through your store each day? A: Being on a main road, there’s little passing foot traffic as there would

be in a mall, so we have to work harder at marketing ourselves. Q: Do you have any expansion plans? A: We would like to open an in-house cafe, so our customers can relax over a meal after a game. We currently have a relationship with nearby restaurants who deliver. We have applied for a liquor license. Our aim is to become a social hub: a real 19th hole away from the 19th hole. We’re planning to hire an in-house physio or reflexologist to provide clients services on easing past injuries, advice on stretching and flexibility, as well as core golf strengthening. Having recently moved down from Pretoria, I would like to become involved in the local community by getting golf into schools, hosting charity events and so on. Q: Do you operate online as well? A: Our website includes an online shop and online booking for the simulator. Q: What’s your most popular item/ service? A: G olf simulation and golf apparel.

It’s perfectly possible to give your living space a new lease of life for no cost at all WORDS: ANNE SCHAUFFER IMAGE: ISTOCK
R
Here’s a thought: don’t take a week’s leave to get the job done. Aim to do it in small stages – even an hour’s work every now and again will set you on the right path. First, stand in a room and take a hard look at it; take a photo if need be – that’s often more truthful than your clouded vision. Is the room cluttered with personal knickknacks which used to remind you of past adventures but now add little value to the room? If so, put them into a box. Don’t panic. You don’t have to rid yourself of everything sentimental; just do it for now. Do you have bookshelves crammed with books you will never read again? If you’re a bibliophile, remove them quickly so your brain has no time to revert to its default hoarding
setting. Pick up every book and ask yourself if you’ll ever read it again. If your answer is “probably not”, or “no”, then put it in a box. Do you have anything else in the room which adds no value? Do you have scatter cushions which are so numerous they have to be moved off the sofa so you can sit on it? Put them in a box. Do you have too many rugs, artwork, framed photographs or tired lampshades? Too many little dinky sidetables or “throws” on the couch? Hundreds of CDs you never listen to? Box them or move them out. Clear out everything that’s unnecessary or not used. The space will look better without the clutter. Now take a look around your decluttered room. It’s time to make functional look fabulous. You may need to retrieve a few items from the boxes (that old photograph, or granny’s candelabra), but try to work with your new decluttered space first before putting anything back.

2017 Budget: good news for first-time homebuyers
Declutter your home emember all those plans you had over the 2016 year-end break? All the decluttering and remodelling you were going to do because you’d have the time? But you needed a holiday, and rolling up your sleeves wasn’t what the doctor ordered.
Today, local community sales sites on Facebook, not to mention the other online sales sites and second-hand goods stores, are filled with people buying and selling. You might choose to have a garage sale or host a swop session with friends. Alternatively, you can donate your stuff – there are many charitable organisations that would be glad to have your unwanted goods. There’s something very satisfying about improving your own living space while doing the same for somebody else.
HOT TIP: There’s a lot of research to support the view that the more stuff you have, no matter where in your home you’ve hidden it, the less your brain can focus. According to the Princeton Neuroscience Institute, having a lot of stuff clutters up your brain and limits your ability to process information. So it seems decluttering is good for your home and your brain.
inance minister Pravin Gordhan’s Budget speech on 22 February has brought with it some encouraging news for the real estate market.
of the threshold for transfer duty exemption is the most positive and welcome outcome. It will certainly enable more first-time homebuyers to get onto the property ladder.”
The increased threshold for transfer duty – up to R900,000 from R750,000 – is positive news, says Andrew Golding, CEO, Pam Golding Properties, as it provides some relief for firsttime homebuyers. “This aspirant sector of the market is a key driver of South Africa’s residential property market, solidly underpinning activity, particularly in metropolitan hubs which increasingly draw a younger generation of homebuyers wanting accommodation close to the workplace,” he says.
Herschel Jawitz, CEO, Jawitz Properties, adds: “Often, firsttime buyers qualify from an affordability point of view but don’t have enough for the transaction fees or deposit to buy a property. This will make a difference.”
Samuel Seeff, chairman, Seeff Properties, concurs: “The raising
Another welcome move by Gordhan is the increased investment in infrastructure and transport networks, as well as in integrated urban development projects and township precincts. “This helps to provide a catalyst for growth in the housing market,” says Golding.
The property sector knows it has a substantial contribution to make in rapidly reducing emissions. It is taking action by designing, building and operating buildings in ways that are better for the environment. DORAH MODISE, CEO, GREEN BUILDING COUNCIL OF SOUTH AFRICA

t has taken almost six months, but the Mauritian government has now amended the island’s Non-citizens (Property Restriction) Act to make it possible for property investors from South Africa – and elsewhere – to buy apartments outside of the Integrated Resort Scheme, Real Estate Scheme and Property Development Scheme developments that were specifically designated for foreign buyers. In addition, the minimum investment amount has been dropped to MUR6m, the equivalent of around R2,2m at current exchange rates.

“This type of investment will not come with an automatic right of permanent residence in Mauritius, but it does open up a relatively inexpensive avenue of offshore diversification for South Africans.”

A few units left at New Court at Steenberg in Tokai, Cape Town
T
here’s a great investment opportunity for those looking to downsize to a high-end security estate. Situated at 72 Zwaanswyk Road, Tokai, Cape Town, the 1,6ha site, design and development of New Court at Steenberg (NCS), is a prime example of what many South Africans are looking for: to downsize while not compromising on comfort or security. Mike Deacon, director, property developers Equity Estates Cape, says: “The development has been completed and there are only a few units that remain unsold.” NCS consists of 18 double-storey units, with generous proportions. It is very secure with a single entry/ exit, manned 24/7; perimeter electric
fencing; CCTV cameras and off-site monitoring. Two boreholes were sunk to manage the imposition of severe water restrictions. A full-time estate manager permanently resides on site to supervise the property and look after all the residents’ needs. NCS has landscaped gardens, a parklike environment, and mountain and Constantia Valley vistas. The development has a village feel thanks to the architect’s design that creates a community, not a townhouse project. The duplex units are priced from R8,59m, including transfer, and are sold on sectional title.

There’s one new project of four luxury villas currently under way, with Horizon Capital, within walking distance of the beach. While the beach and the strip are the glamorous place to hang out, the more sheltered Glen Beach is the residents’ insider tip for picnics, sundowners and surfing away from the crowds. Shopping is about the only thing locals don’t have on their doorstep, mostly heading to the V&A Waterfront or the CBD, just a short hop over Kloof Nek. “Even though it’s south-easter season, summer is exquisitely beautiful and very social. Favourite weekend things to do in the area?
How would you spend a free day in the area?
What do you love about the Camps Bay area?
Living in Camps Bay is like being on vacation every day. We have easy access to beautiful beaches for walking, swimming, surfing or just relaxing while you catch a tan. You can walk through The Glen, hike through the Blinkwater Gorge with its diversity of flora and fauna, up Lion’s Head or along the magnificent Twelve Apostles. End off the day celebrity-spotting while you sip sundowners followed by dinner at one of the world-class restaurants along the strip.
Open the doors to your large private outdoor living room and inhale the fresh ocean air to the sounds of a waking neighbourhood. Take a walk down the Camps Bay strip to one of your favourite cafes such as Melissa’s for a late breakfast and panoramic ocean views. In the evening, the area becomes a celebration of cultures, nationalities and different cuisines. But before dinner, why not enjoy a few drinks at one of the cocktail bars as you watch the sun slip below the ocean.
I have lived in Camps Bay for 40 years. I like the cosmopolitan yet residential lifestyle, the wide variety of restaurants and amenities on and close to the beachfront, the best sunsets all year round, the beautiful wide beach, Lion’s Head and the Twelve Apostles in the background, mountain walks and stunning views. As the country’s top beach suburb, Camps Bay offers a lifestyle that attracts buyers and holiday-makers from across the country and the globe.
