T
here’s no difficult decisionmaking at Thali, the new Indian experience from Liam Tomlin of Chef’s Warehouse fame. Arrive early (there are no bookings), order tapas for two and sit back in the peaceful courtyard for the next hour and a half as a set selection of tapas dishes are brought out in four waves on gorgeous copper trays. There are vegetarian and vegan alternatives, too.
“We respect the Indian culture, techniques and ingredients; we just deliver it a little bit differently,” says Liam. “Flavour comes first, then presentation – we’ve jazzed that up a bit. We try to bring in all the different elements of Indian cuisine: your sweet, your sour, your salty, your hot.”
“At a typical Indian restaurant here you get a poppadum starter and then everything else arrives all at once. Within five minutes you’re full and everything starts tasting all the same,” says Liam, of the inspiration behind Thali. “I wanted to do it in a more orderly fashion, where we start with light flavours and build up to curries.”
Sweet and sour contrasts dominate the third course, where dry-spiced pork belly comes with a vibrant tamarind and ginger sauce, and the delicate steamed kingklip with a tangy, fruity dressing. Last are the luxurious fragrant spices and rich sauces of two curries: chicken with mustard and poppy seed, and a lamb curry golden with saffron that would happily grace a Maharajah’s palace of times gone by.
First up are poppadums, with a potato and black bean chaat, and bowls of spice salt and chili paste to add heat as needed for your palate. A smoking copper vase containing the most succulent chicken and lamb kebabs ushers in the second wave alongside an excellent dish of tandoori cauliflower on a puree and a coconut and cashew salad, a black lentil dhal, naan bread and pomegranate raita.
Using the same top-quality ingredients as at Chefs Warehouse and sauces lavishly thickened with nuts and spices, Liam and head chef John van Zyl are creating a new framework for Indian cuisine where it’s no longer seen as a “curry in a hurry” cliché, but appreciated as a leisurely evening of foodie indulgence.

This Swiss-owned Stellenbosch estate marks the end of harvest with the annual Weintaufe carnival. Guests can enjoy the latest Chardonnay vintage straight from the barrel, while the estate restaurant Cucina di Giovanni will dish up generous Italian fare. Food and wine aside, there’s no shortage of activities on offer, from tractor rides through the vineyards to having a go at grape stomping. Kids are well catered for too, with jumping castles, jungle gyms and face painting stalls.

The “best of Bot” wine auction will see rare and special vintages go under the hammer to benefit local educational projects.

I checked into Evergreen Manor and Spa, one of the Cape Winelands destinations in the Cape Country Routes Collection, with few preconceptions. All I knew was that it was literally a stone’s throw (two streets) away from the town according to Google Maps. Arriving at the front gate, the Victorian double-storey manor house has been beautifully restored. Owners Riël and Christina Meynhardt have managed to keep the home’s old dame status of gables and broekie-lace on the exterior, as well as elements like the high wooden ceilings and interiors. It spelt out home comfort with the splendour of antique furnishings. What I couldn’t get over was how tranquil it was at Evergreen given the proximity to town. It was so peaceful that it felt like I was sitting in the countryside sipping tea. I had to investigate this so I headed out for a walk to explore the area. At the end of the first street I stumbled upon the Stellenbosch University Botanical Garden, which was a pleasant surprise. It has a large bonsai tree collection which I found fascinating. It’s also the perfect
spot to unwind and “Zen” out a bit. Then just a few more streets down and I was in the well-known Dorp Street. The peaceful natural spaces I’d passed through gave way to the town buzz with people on every pavement, historical buildings and classy art galleries. I’ve discovered this spot in a whole new light – on foot as well as with the combination of having a retreat while still being close enough to easily wonder into town for dinner, galleries and a good vibe. If you’re in need of a trip to the winelands but still want to be close enough to town activities, then Stellies has it all. ON FOOT: Discover the town on foot with a walking tour by Bites and Sites. ith estate and complex living more popular than ever, body corporates and homeowners associations are a part of many South African’s lives. The differences between homeowners associations and body corporates stem from the type of development they function in. “A homeowners association is registered for a development with free-title homes and a body corporate for sectional title developments,” says Jeff Gilmour, president, Association of Residential Communities. In practice, this means that apartments and complexes are generally run by a body corporate, which is managed by trustees, while big estates will have a homeowners association with a board of directors. The legislation which governs the two is different. “A homeowners association has a Memorandum of Incorporation registered within the Companies Act while a body corporate has articles of association registered within the Sectional Titles Act,” says Gilmour. In both
instances, residents are expected to pay levies, but the costs covered by the levies differ. Gilmour says that in the case of a homeowners association, levies will cover security, common land, common area insurance, landscaping, maintenance, roads and all costs relating to areas outside of each separately owned erf. Owners are responsible for their own building’s maintenance. “In a body corporate, the levy will include these things as well as unit insurance and exterior maintenance of each unit. In a homeowners association, all levies are equal. In a body corporate, levies are calculated according to the size of each unit, with bigger units paying more,” he says. Although homeowners associations do have rules, they are very specific to the particular circumstances of the development and pertain to building guidelines and conduct rules. The Sectional Titles Act has a set of prescribed rules which all new developments use as a base for establishing rules for the body corporate. The rules are divided into
two categories: management rules and conduct rules. Management rules deal with issues pertaining to the running of the body corporate. Conduct rules deal with issues pertaining to the dayto-day running of the complex and the harmonious living in the complex.
HOW DOES OWNERSHIP DIFFER IN A SECTIONAL TITLE OR FREEHOLD SCHEME? In a sectional title, the common property is owned by all the owners in undivided shares. Therefore, an owner owns their section plus an undivided share in the common property. These combine to what is commonly referred to as a unit. This undivided share in the common property cannot be separated from the section. In a freehold situation, each homeowner owns their house and land, which have separate erf numbers, while the homeowners association owns the common property and manages it under the direction of the members.

Cape Town and Johannesburg star in "Alpha Cities Index"

ealth-X, in collaboration with Barnes International Realty and Warburg Realty, recently released the “Global Property Handbook”. The handbook explores the real estate investment habits of the world’s super wealthy and includes the first “Alpha Cities Index” that ranks Cape Town 37th, alongside Norway’s capital Oslo, Basel in Switzerland and the Russian capital Moscow. Cape Town is the highest-ranking African city, followed by Johannesburg at 46.

Johannesburg’s placement on the Alpha Cities Index is driven by more practical reasons than Cape Town’s attractions, which is reflected in its ranking nine places lower than the Mother City, according to Geffen.
“In Cape Town, foreign interest is driven by numerous factors, including the weak rand that affords offshore buyers excellent value compared to most European destinations and similarly cosmopolitan southern hemisphere cities like Sydney, in Australia, where comparable properties are 10 times the price.”

First-time homebuyer numbers on the rise
T
here’s encouraging news for the real estate sector in the latest statistics from bond originator BetterLife Home Loans. “The statistics show that the percentage of first-time buyers among home loan applicants rose to 47% in the last 12 months to end-January – its highest level in two years,” says Shaun Rademeyer, CEO, BetterLife Home Loans. “This indicates renewed confidence in property among younger buyers, especially, and is positive for the real estate market as a whole because it is these buyers who provide the stimulus for expansion and price growth in the future, as they move on to their second and third homes.
“And, more importantly, lenders seem to be matching their enthusiasm, with the percentage of bonds being granted to firsttime buyers rising to 39% in the year to end-January, up from 38% in the previous 12 months.” At first glance, he says, the rising demand among first-time buyers is somewhat surprising, given the tough consumer environment and high inflation rate over the past year, “but it has no doubt been bolstered by the improving household debt to disposable income ratio, which has steadily dropped from almost 88% during the 2008/09 recession to about 74% currently due to household incomes rising faster than household borrowings (credit extension).”
Monthly rentals between R7,000 to R12,000 remain best-performing category
A
ccording to the TPN Rental Monitor Q3 2016 report on the residential sector, payment performance weakened at both the top and bottom ends of the market. A considerable proportion of the tenant population (79%) rent for below R7,000 per month, with the majority of these tenants (55%) renting for between R3,000 and R7,000 per month. Nevertheless, there has been a slow growth of tenants migrating into the R7,000 to R12,000 per month category. These tenants remain the best performing in terms of rental payment, with 88% in good standing and more importantly 74% who paid on time.
Michelle Dickens, MD, TPN, says that South Africans in good standing remained favourably positioned at 84%. “But beneath the surface, the overall credit profiles of many tenants are deteriorating.” Dickens says rental payments in the below R3,000 a month category deteriorated conspicuously, with 12% of tenants not paying rent in the third quarter, and only 58% paying on time. “Tenants in the exclusive property rental bracket of R25,000-plus also remain a challenge, with 53% paying on time; a bigger problem is represented by the nearly 15% in this category who only make partial payments.”

andwiched between the final stretch of the M3 and Tokai Main Road, Kirstenhof is a hidden gem of a suburb much sought after by families. Not only does it have a beautiful mountain backdrop, it also has its own stretch of wetlands along the Westlake River plus the adjoining Westlake golf course and the Zandvlei Estuary Nature Reserve, so nature and abundant birdlife are part of everyday life here. “We’ve got amazing views,” says resident of 18 years, Kim Ainsworth, “I can see the whole of Silvermine from one side of the house and the Elephant’s Eye Cave on the other. The only minor downside is that it can be very windy here on the Peninsula.” Schooling is another reason that families buy in the area, with government school Kirstenhof Primary maintaining a high standard of education. Private school Reddam House is also close by. The close-knit community is another attraction. “There are always people out walking
their dogs, taking their kids to the vlei to visit the ducks, and kids cycling or skateboarding around,” says Kim. “Everyone is very friendly and we all look out for one another.” With the recently completed major reconstruction of the Blue Route Mall – with more upmarket shops, eateries and cinemas – next door to Kirstenhof, residents say shopping is now an absolute pleasure. And for a laid-back market vibe, there’s the Earth Fair Food Market on Wednesday evenings and Saturday mornings and The Range night market on Fridays with live music. For weekend fun Kirstenhof is perfectly placed – it’s a short drive to Muizenberg for beach fun, surfing, waterslides and putt putt, a choice of hiking trails from Tokai Forest up to the Elephant’s Eye Cave, or Silvermine for walking and swimming in the dam, not to mention all the wine estates and restaurants of the Constantia Wine Route.

The active Kirstenhof community and crime watch ensure the neighbourhood has a friendly feel while being secure. It’s near Steenberg Shopping Centre, Westlake Golf Course and top wine farms.
I love Kirstenhof because of its strong community. People are caring and helpful. The Kirstenhof Crime Watch is phenomenal. They are a group of locals who volunteer their time and services and are well-trained, working closely with the SAPS. Crime has gone down significantly in the last few years because of this relationship. The area appeals to young families and is central to many attractions such as mountain bike and forest jogging trails.
I grew up in Kirstenhof and most of my free time or weekends were spent having braais with friends who lived in the neighbourhood. There is a real sense of community here, and we usually gathered on one of the fields or greenbelts in the area for a game of touch rugby before heading to someone’s house. There’s space to walk the dogs, a beautiful riverside to explore and the comfort of knowing you’re part of a caring neighbourhood.
