T

he craft beer industry has taken off here. Chatting to Wolfgang Koedel, Cape Brewing Company (CBC) brewmaster, it’s clear he has the recipe for success. Behind his charisma and 30 years in the brewing trade lies the combination: quality ingredients, precision, and passionate people. Q: Tell me the story of CBC’s beginning? A: I got a call from a gentleman in Sweden who owns one of the largest breweries in Scandinavia. He asked me if I wanted to open up a brewery for him in Paarl. At first I said, “No, thanks.” Then he said, “Sorry, wrong question. May I invite you for a beer?” I said, “Yes”. Literally the next day he came over with a team of six people to have a beer with me and that was quite impressive. He didn’t just offer me the position as master brewer; what he really offered me was a family, and that got my attention. I fell in love with South Africa when I moved here and felt I hadn’t completed my task here in sharing my passion for crafting beer. So together with my colleague Andy Kung and my apprentice we started CBC and now we are a team of 53 people. We are still a very young craft brewery (only three years and four months), but the largest in Africa. Q: What do you attribute your success to? A: Mostly to our supporters and my CBC team, they are the reason for our success. I am humbled to say that we have won multiple awards over the last few years and that is largely due to the team. We have a real team spirit and respect each other regardless of positions.

Q: Tell me about your set-up here? A: We believe in being completely transparent from beginning to end. The entire beer-making process is visible through glass dividers, so visitors can see the people behind the beer. The team works very hard at keeping our technical, health, and safety standards very high by making sure our surroundings are always clean, sterile and neat. They know there is no room for error. Q: What is green about CBC? A: We reduced our energy consumption by about 60% compared to any other brewery in Africa. We also reduced our carbon footprint by about 30g/L wort, which is also far above the standards in Europe. This makes CBC one of the most modern and greenest breweries in Africa. At full throttle we can push it to brew 27 tons (or 27,000L) of beer a day. But craft is not about size. It comes down to the ingredients and the passion that goes into it. Q: Tell me about your latest launch? A: Officially launched last week, the CBC pale ale in a can was produced in Sweden in partnership with Swedish brewery Åbro which has one of the most advanced can fillers in Europe. The can itself is created using sophisticated aluminium processing technologies. It provides a perfect seal for the beer while guaranteeing its taste and flavour. The can was chosen not only for its ability to preserve the beer’s quality, but also because it is portable, sustainable, and quick to chill. It’s like holding a mini keg in your hand. Think of it as a perfectly conditioned single portion of draft beer.

ooking forward to tucking into a few foil-covered Easter treats after lunch? While chocolate and wine may not seem like the perfect pairing, choosing the right variety and sticking with quality chocolate can make the two a perfect end to a decadent Easter lunch. With well-balanced sweetness, a noble late harvest or fortified wine is usually your best bet for pairing wine and chocolate. “Served ice cold, the Axe Hill Cape White NV is a solera-aged fortified Chenin Blanc wine that brings out seductive honey and raisin fruit flavours,” says Michael BampfieldDuggan, owner of Wine Concepts in Newlands. “I look forward to savouring it with a slab of Belgian Cachet lemon and pepper chocolate.” The Axe Hill is a good match for sweeter chocolates, while the Rietvallei Red Muscadel 2015 is a seductive option for a slab of dark chocolate. Dark chocolate, usually made with greater than 70% cocoa content, is also the more interesting choice to pair with red wines, balancing sweetness, bitterness and acidity. A wine offering up plenty of spice, pepper and acidity is usually a good match for that slab of 70% dark chocolate. The Chakalaka from Paarl estate Spice Route is a fine choice for anything with cinnamon or spices in it: packed with Syrah, Mourvèdre,

Carignan, Grenache and more, it can easily stand up to your Easter cravings. If you fancy a Cabernet Sauvignon, such as the five-star Kleine Zalze Vineyard Selection, a bar studded with rock salt offers wellbalanced salty and savoury notes. Waterford Estate’s acclaimed Kevin Arnold Shiraz is another sure-fire winner for serving with a slab of dark chocolate, and at the cellar it’s offered for tasting alongside bespoke chocolates from Overberg chocolatier Richard Von Geusau. In the Hemel-en-Aarde Valley, Creation Wines also offers a refined chocolateand-wine pairing, with specially crafted bars bringing out the best in their range of cool-climate wines. “We have two white chocolates, tempered and flavoured to fit the profile of the Creation viognier and Pinot Noir respectively, then a milk chocolate for the Syrah and a dark chocolate for the Merlot,” says Carolyn Martin, Creation co-owner, who warns that low-quality commercial chocolate is a poor partner for fine wine.

• On a sunny day, solar power feeds more than 1MW onto the Eskom power grid – all the solar power plants are part of our electricity supply. • The government’s renewable energy site (energy.gov.za) tells us that most areas in South Africa average more than 2,500 hours of sunshine per year, making solar energy the most readily accessible resource in the country, and one of the highest in the world. • South Africa is currently 10th in the world for utility-scale solar power, according to Wiki-Solar, the leading authority on the deployment of utility-scale solar power. • The Cookhouse wind farm in the Eastern Cape is the biggest in Africa. It has 66 turbines generating 138MW of power and was built in only 11 months. • The George Airport in the Eastern Cape is Africa’s first solar-powered airport – a 200m2 solar power plant that will allow the airport to function entirely without Eskom. It is currently in its first phase and supplying 41% of the airport’s energy demand, with the capacity steadily increasing. • As load shedding becomes more and more of a reality in South

A

s resources become increasingly scarce, there’s been a growing imperative for designers to craft products out of sustainable materials. When it comes to recycling and upcycling items into new products, however, the results are often quite naive and often purchased more for novelty than functionality or style. New manufacturing technologies are making this approach a thing of the past, however, with innovative recycled materials that are as desirable in their second lives as they were in their former lives. As technologies like 3D printing become increasingly mainstream, people’s perception of what materials should look like changes. As a result, recycled plastics, for example, are left in their semiraw state, with a finish that looks something like a modern marble. The products created by designer Carter Zufelt show this approach well. Rather than feeling like arts and crafts projects, his stools and desk decor are

equally futuristic and considered. On the even more conceptual edge of the spectrum, the Massachusetts Institute of Technology (MIT) has created an Eco-BLAC Brick made from discarded boiler ash. Developed in India, the designs turn industrial waste into building materials, negating the carbon footprint of producing new bricks and disposing of an otherwise unusable product at the same time. This trend towards more contemporary recycled materials is not to say that there is no place for the upcycling approach. Ultimately, it just opens up new avenues for designers to create sustainably focused products without being immediately categorised as crafts. Ultimately, there is no longer a clear distinction between sustainable design and mainstream design – the two are increasingly becoming the same thing.

It’s a sustainable and renewable (at least for a few billion years more) energy source. Solar panels need very little maintenance and have a lifespan of 20 to 30 years. It is silent, so you don’t have to worry about disturbing the neighbours. Though the manufacturing of equipment to create solar power may create pollution, solar power is a clean energy source. Though the initial equipment and installation costs can be expensive, in the long run it will be more financially viable to make use of solar power in your home – even partially.

Starting with solar doesn’t have to be a huge undertaking. You can take baby steps to slowly start getting off the grid by incorporating solar lanterns and lights, a small solar power kit or even a solar cooker for electricity-free cooking. If there’s one place where it makes sense to start thinking solar, it’s sunny South Africa!

My business neighbourhood Q&A with Kate Schrire of The Creamery in Mouille Point

Q: How did your business start? A: Our concept is natural ice cream made predominantly with seasonal, locally produced ingredients, with no preservatives, artificial colourants or flavourants. We started trading at markets and events in 2011. We opened our first permanent retail stall at the V&A Food Market in 2012, and went from there. Marianne Visser is now my co-owner and co-director at The Creamery – she started as a manager and grew with the business. Q: Why did you choose this area to set up shop? A: We didn’t choose Mouille Point; it chose us. Good ice cream is about nostalgia and part of that story, for South Africans in particular, is

about ice cream at the beach. So it always made sense to have an outlet at the sea, but it had to be part of a year-round community.

Q: How did you find your premises? A: We were renovating our Newlands branch when a letting agent contacted me about the Mouille Point shop space. Q: Why are the premises ideally suited to your business? A: The lifeblood of our business has been a community of loyal customers who think of The Creamery as their local spot, and go out for that once-a-week treat. As a neighbourhood-driven business we knew ice cream at the beach would provide a special year-round community. Q: Who are your neighbours? A: Hussar Grill (formerly Theo’s), PuttPutt, The Blue Train, the Serendipity Maze and Green Point Urban Park. It’s why this is such a good location.

The figure of R1 trillion has been talked about, and this has scared a lot of people, since it’s difficult to see how the country could afford that at the moment. However, some industry experts say that this figure is overblown and there are ways of funding the programme that do make sense.

greater the diversity of sources feeding into the grid, the more secure the country’s power supply becomes. So while the country does need to add more baseload capacity, it can still benefit immensely from more solar projects. What has already been achieved should be applauded. But more critically the potential for what more can be done shouldn’t be neglected.

Nevertheless, South Africa has to find ways to produce reliable power at low cost. Constant increases in the price of electricity are hurting consumers and businesses, and so far there is very little to show for them.

Q: What are the shop rental/ sales prices like in this area? A: Per square metre, Mouille Point rentals are significantly cheaper than the V&A Waterfront, just around the corner, and a third cheaper than central Claremont. Q: Who forms your shop traffic? A: On weekdays 70% of our sales happen after 5pm. We sell about 220 scoops per weekday, and 480 on a weekend day. There is year-round interest thanks to the promenade and Green Point Urban Park nearby. Q: Do you have any expansion plans? A: Not now. We have a coffee, ice cream and dessert cafe at Mouille Point. Our original cafe is in Dean Street, Newlands – we doubled its footprint in June last year. At our cafe in Durham Avenue, Salt River, customers can see our production kitchen through the glass. The V&A Food Market stall offers only scoops. Q: Do you operate online as well? A: Social media has been a big part of our brand development from day one. It’s free, a very good medium to be spontaneous, and it’s interactive. Q: What are your most popular items? A: It’s heartening that the majority of our sales are still ice cream. The March flavour of the month is hot cross bun, with spices and currants. At Mouille Point only we serve a hot cookie menu. Chewy cookies and ice cream is a match made in heaven – you can grab one and hit the promenade.

That is why the country’s Renewable Energy Independent Power Produ­ cer Programme has been such a welcome initiative. Whatever else might be happening in the power generation sector, this programme has been extremely successful. To date, 6,363MW of renewable energy capacity has been procured. That is more than the eventual size of the new Medupi Power Station. What makes this even more exciting is that the cost of building and running these renewable energy projects is constantly coming down. Frost & Sullivan estimates that the total running costs for Medupi and Kusile, including things like water usage and CO2 emissions, will be about R2 per kilowatt hour. By comparison, solar power in South African can now be produced at under 70 cents per kilowatt hour. Of course, solar power has one major limitation, which is that in the absence of any effective way to store electricity, it needs the sun to shine in order to work. This means that farms are not generating power at night and potentially in the early morning when power needs are greatest. However, the benefits are so significant that it doesn’t make sense to focus on this issue. Most critical is that the

South Africa has procured more than 2,900MW of solar energy projects to date. That is more than one and a half times the capacity of the Koeberg nuclear plant.

n the last year, the average price of homes on which new bonds were approved, rose by 6,3% to just over R1m, according to the latest statistics from BetterLife Home Loans. These figures also show that over the same period, the average approved bond size was R811,000, and that 52% of borrowers in the past 12 months were able to pay a deposit of one-fifth of the purchase price – or more – when applying for their home loans. “This is a far cry from the days when 100% or no-deposit loans were the norm,” says Shaun Rademeyer, CEO, BetterLife Home Loans, “and it is very much in line with our on-the-ground experience, which is that SA consumers have become much more informed about their finances in general, and are putting a lot more financial preparation into becoming homeowners than they did a few years ago.” Rademeyer also says that first-time buyers, who have usually been the first to exit the market when the financial going gets tough, have been assisted to go ahead with their home purchasing plans over the past year by the fact that home prices in this sector grew by an average of just 2,3%.

UIP projects promise huge value

R

ecent discussions between Sapoa KZN, eThekwini Municipality and Urban MGT, a company that specialises in urban precinct management, have caused huge excitement in the greater Durban area, and promise significant things to come. Just eight months old, the Florida Road Urban Improvement Precinct (UIP) (a project managed by Urban MGT) has already had an enormous impact on the area. Says Dina Soukop, CEO, Soukop Property Group, who has head offices in Florida Road, “The difference is unbelievable! Not only is the area looking better and feeling safer, but we have had an unprecedented spike in demand for property in the area. While eight months ago, properties in this

road could stand empty for up to two months, they are now selling within 10 days. The rental situation is much the same with properties getting snapped up before they empty – we’ve recently had three offers on one property in two days.” The same improvement has been noted in Umhlanga Rocks UIP, also managed by Urban MGT since its inception in 2008. “The UIP project has changed the face of Umhlanga completely, with property prices having almost tripled in value over this time,” adds Dina. With Sapoa KZN, the municipality and Urban MGT in discussion about the development of UIP structures along the Durban Beachfront and City Centre, there is every reason to believe the whole of eThekwini will benefit.

Resident Gregory Player says the cycle lane that goes all the way from Big Bay into the city centre, allows you to run, rollerblade, skateboard, cycle or bus into town at a fraction of the cost of driving. “There is also a huge industrial hub in Montague Gardens where you can get anything from beads to ice cream to homeware,” he says. The community works hard to keep the area safe and secure through street committees, neighbourhood

There are a host of churches for people of every denomination, and top-quality schools for all ages. “The Paddocks was recently voted one of the best shopping centres in Cape Town. Plus we have a wonderful flea market,” he says. If you want to get outdoors you can go kiteboarding from Milnerton Lighthouse past the Winton Wreck, or partake in family, beach run events in the area between March and May. These are hosted by Clean C, a local NPO that focuses on community upliftment and organising coastline cleanups. “Milnerton is such a beautiful area with a carnival- or festival-style atmosphere as you walk around and get greeted by friendly locals and young kids playing in the streets and parks,” Gregory says.

A: Milnerton and surrounds remain an attractive purchase to homeowners looking for a medium to large family home close to the city and all the wonderful amenities our area has to offer, as well as investors in the sectional-title market that are achieving great returns due to the BRT and scarcity of rental accommodation. We have experienced an increased volume of interest from both foreign buyers and South Africans from other cities looking to invest in our area. As with most areas of the Western Cape, the market remains one that predominantly favours sellers.

Q: What attracts buyers to the area? A: Buyers are attracted to Milnerton because of its beaches and sporting facilities on your doorstep, and it’s often more affordable than most Cape Town seaside suburbs. Milnerton’s appeal is also underpinned by the roll-out of the MyCiTi bus services. Parents know that their children can get to school quickly and safely, and during the holidays learners catch the bus to and from the beach while their parents are at work. There is a separate bike and pedestrian path from Cape Town to Table View – the longest dedicated cycle path in the country. Milnerton is also the location of two nature reserves and Rietvlei is ideal for a walk or bird-watching, boating or canoeing.

Comments Mike Flax, former CEO of JSE-listed Spearhead Property Holdings, who is managing the development, “We have been planning this 14,000m2 development for some time, and are excited that it is finally under way. It will certainly be one of the most iconic residential developments in the Atlantic Seaboard.” Situated between Ilford Street and Tramway Road on the Bantry Bay/ Fresnaye border, Bantry Hills has already attracted extensive interest with over half of the 60 uniquely designed apartments, with an average value of R12m, being sold to international buyers. “The recent
