vette Mommsen’s love of all things beautiful, creative and handmade led to her creating ArtEsense. We chat with her to find out more. Q: H ow did your business start? A: I started an online shop for a curated range of handmade gifts. Just over a year ago, I came across beautiful macrame plant hangers in New Zealand and something about them resonated with me. I taught myself the macrame technique, and have since created plant hangers, wall hangings and dreamcatchers.
North Coast a few years ago, and this is where I still operate from. Q: Why are the premises ideally suited to your business? A: A lthough I now employ one staff member, we don’t need too much space unless we are busy preparing for a show. As a mom, it is also more practical, cost-effective and saves me on travel time. Q: Who are your neighbours? A: My direct neighbours are residents. However, I am not the only business working from home. There is a busy landscape company and beauty salon close by.
Q: Why did you choose this area to set up shop? A: Since I started out making all my products myself, it was not necessary to set up shop anywhere else but home, which is in the Durban North area.
Q: H ow many people go through your store each day? A: B esides the production of my macrame decor products at home and a few selected local stockists, my entire business is run online.
Q: H ow did you find your premises? A: My daughters go to a school in the area, so we moved closer from the

short-term project. I recently took part in the beautiful Kamers show in Pretoria at the end of last year, and hope to do a few more. Q: D o you operate online as well? A: A lthough my products are stocked and sold at a few local Durban shops and the I Heart Market, I mostly operate online. I sell via a few online shopping platforms, including my own online shop. Q: What’s your most popular item? A: My macrame plant hangers, which are made in various styles from either 100% cotton cord or T-shirt yarn, which allows for gorgeous colours.

First-time buyers urged to act soon to secure home loan
T
he latest property stats show that there has been a clear decline in affordability for firsttime buyers. Shaun Rademeyer, CEO, BetterLife Home Loans, urges these buyers to make a decision on taking out a home loan as soon as possible, as it is only going to become more difficult for them to become homeowners in the next 12 to 18 months, even if there are no further interest rate increases. The average home price being paid by first-time buyers has risen by a modest
R37,000 in the past 12 months, but the average home loan instalment has gone up by almost R700 a month – despite the fact that buyers are currently also paying much bigger deposits than they did a year ago. The message for first-time buyers is that they should not wait any longer to make the leap into home ownership, even if they have to downscale their aspirations and buy a smaller, less expensive home to start with.

Midrand defies Gauteng’s prevailing market
R
esidential property growth in many areas of Gauteng has virtually plateaued over the past year, with some previously buoyant markets achieving little to no growth during this period. However, Midrand, which is equidistant from Johannesburg and Pretoria, continues to defy the economic slump. In recent years, Midrand has become a key growth point and Grahame Diedericks, manager principal, Lew Geffen Sotheby’s International Realty in the area, believes that this upward trend will continue in 2017.
“Midrand has weathered the current downturn remarkably well. Not only has the market remained active, but Lew Geffen Sotheby’s International Realty has also realised several record sale months during 2016,” says Diedericks. Underpinning the market’s resilience is the ongoing commercial growth in the area, which has precipitated an increase in young, professional firsttime buyers, as well as investment buyers who are quickly recognising that they can get more bang for their buck than in the more established northern Johannesburg suburbs.
Rent insurance for tenants, landlords
J
awitz Properties and oobainsure, the insurance arm of bond originator ooba, have launched Rent Protector, created to help tenants who may not always be able to raise a deposit to secure a property, as well as safeguard landlords. Natalie Muller, regional head: rentals, Jawitz Properties Western Cape, says: “The product requires that tenants need not put down a deposit, and instead works as a rental insurance policy covering missed payments, legal expenses and offering a host of other benefits, making this a tangible
and financially beneficial product for both tenants and landlords.” It is offered to landlords nationally and to tenants looking for alternatives to high deposits, she says. For example, on a property for rent for R10,000 a month, a tenant would be required to pay at least R15,000 deposit, as well as the first month’s rent ie. R25,000. With Rent Protector, the tenant will pay R11,000 a month, which covers the insurance side of the product and negates the need for a deposit. The Rent Protector policy offers full cover from day one of the lease.

Renting out your apartment Whether it’s your granny flat or an investment apartment, there are some basic principles that you should keep in mind WORDS: ANNE SCHAUFFER

t sounds so simple. You could do it yourself. Access to social media means you can advertise on Facebook and get a flood of enquiries. But if you’re going the DIY route, wise up on screening and signing up tenants – something not nearly as simple as it sounds. Rental agents do this job daily and have access to more tenant assessment tools than you. They also know how to recognise red flags, and are not as easily swayed by how the person presents themselves, the car they drive and the story they spin. Under most circumstances, those signs of wealth and stability are useful pointers, but you need facts and figures. In the industry, statistics around debt reveal that the average South African tenant has monthly debt commitments 1,3 times that of the rental being negotiated. So don’t take people at face value. PayProp’s Annual Rental Index Report – based on actual owner payments of more than 70,000 residential
units – shows that “tenant selection is the single biggest differentiator in the rental market.” As a property owner, ensure that you screen the propspective tenant thoroughly, or get them screened by experts. A background and credit check are critical, and probably best outsourced to a property management firm. Some questions are standard, some less so, but there’s nothing stopping you from asking whatever you like, such as: Why are you moving here? How long were you at your previous rental apartment? Have you ever been evicted? What is your current salary? Some tenants object to questions around salaries, but given that rent should not be over a third of your total income, it’s a valid question. You also need the prospective tenant’s references, proof of employment, employer’s contact details and two months’ deposit. If the rental space is on the property where you live, the tenant will be

part of your life, so you need to know their history, their lifestyle and whether they’re trustworthy and will honour the rental agreement. The rental agreement must be in writing, signed by both parties with each getting a copy. If you don’t want pets, write that down. If you do allow them, specify size/type – you might not want an aviary or a Great Dane on your property. Also, specify how many people can occupy the premises – it’s generally two people per bedroom, and a young couple with a small child in a bachelor unit. Clearly detail rules about noise and specify that there should be no subletting. Also specify length of lease, the notice period, rental increase, water/electricity payments and whether you’ll allow nails to be hammered into the wall. The more detail you include, the easier it will be to resolve any problems. Always specify the date the rent must be paid, and never budge on that.
