By raising the stakes with the addition of two international chefs, Distillery 031 also made sure to offer the best cocktails by bringing on board mixologist Jason Andrew. He’s responsible for shaking and stirring up a range of refreshingly original cocktail mixes (using home-made spirits, of course). The cherry on the top of this perfect blend of good food and drink has to be the live music at Distillery 031 every first Thursday of the month. Based at the Royal Durban Golf Club, Bleu Berri is the in-house caterer for this Durban institution. Beating out a group of larger catering operations, Carissa thanks her astute manner for helping her team to win the contract. The difference in their approach when pitching, as Carissa says, lay in a subtle twist. “Bleu Berri made it onto the shortlist because I was the only one who actually turned up with food! That was a huge lesson for me – never lose sight of who you actually are and what it is that you do. Bleu Berri makes great food. That’s what we stick to.”
All round success
Bleu Berri is also a popular choice for weddings, parties and product launches. Carissa says, “Each style of catering lends itself to different challenges and creative channels, which is why I love being a caterer. If I had to choose a favourite event, it would be weddings. It’s a day dedicated to showcasing a couple’s love for each other, with every menu designed around the couple and their favourite things.” Carissa credits much of Bleu Berri’s success to her incredible team.
Creating the very best showcase menu for Durban is easy, according to Carissa, as she believes, “Durban should be proud of the fantastic produce we have seen coming through our markets over the last few years: locally sourced, amazing quality and providing local employment.” Carissa’s Durban dream menu would include: • Starters: a magnificent harvest table including Durban’s beautiful and locally produced charcuterie and artisanal breads. • Mains: a simple, pan-seared kabeljou with a delicate masala coconut cream, because Durban has such easy access to a wonderful array of spices. • Dessert: vanilla and Amarula-spiked panna cotta with fresh berry jelly, figs and crushed meringues.
We were lucky enough to pop in to this spot in Gateway, and find out more about the Nespresso way of life. Chatting to Etienne Benet, CEO, Nespresso Africa, Middle East and the Caribbean, it’s obvious that the Nespresso business is about far more than just coffee. Etienne says, “One-on-one interaction with clients is important. We’re dedicated to the relationship between client and our brand.”
Personal service
The vast range of capsules and flavours on display will astound and surprise you. After three cups during my morning visit – including an incredible milk tart creation made especially for us – I was buzzing around the house with an extra kick in my step. But the Nespresso experience is more than just a caffeine buzz, as the knowledgeable in-store agents help you choose your best brew. They’ll take you through your likes and dislikes before helping you select your favourite capsule variety to take home and use in your Nespresso machine. During his chat with our gathering, Etienne remarked that only 1% of the world’s coffee crops qualify to be used by Nespresso, making it a rather exclusive, and delicious range of coffees.
Recycling
The Nespresso Boutique Cafe is also a convenient spot for coffee fans to drop off their used aluminum capsules for recycling. Nespresso is committed to ensuring responsible recycling of its products, and, at present, 80% of capsules sold within the group are recycled. The aim is to recycle 100% of capsules sold by 2020. Dropping off used capsules for recycling is super simple. You pop them into a designated bin, and they’re taken to an aluminum recycling plant managed by Oricol. ays with less daylight are ahead as winter lurks just around the corner. The focus will be on getting cosy indoors as we pack up the braais and deck chairs for the next few months. Winter to-do lists are sure to include things like a load-shedding survival kit and plenty of hot chocolate, but be sure to have your home security on that check list too!

Ideally, your security provider should have access to your property in the event of an emergency. If you don’t have an access arrangement in place, such as a lock box or digipad, speak to your security provider about what options are available.

Test your alarm, panic buttons and outdoor security systems at least once a month. If you’re going on holiday during peak season, test your alarm well in advance of your departure so that a technical service call can be arranged if necessary. The demand is high for technical services during peak season.

Test the battery life of your alarm system regularly so that you are not left vulnerable during a power outage.

Cut back any bushes or trees that may offer easy access over walls or gates to your property, or provide places for criminals to hide.

Get to know your neighbours and your neighbourhood. This way you will be able to tell if something or someone doesn’t belong.

Be aware of your surroundings at all times, especially when arriving or leaving home. If you think you’re being followed or notice suspicious people near your property, drive to the nearest public place and contact your security provider or the SAPS.

Double-check that you have locked and secured all windows and doors before leaving home.
Make sure that your children and domestic staff know what to do and who to contact in an emergency. They must know how to use the alarm system and panic buttons and have emergency numbers on speed dial and next to a landline.

here’s an interesting shift happening at the moment towards creating living spaces that are not only aesthetically pleasing, but healthy too. It’s part of a broader trend towards wellness in society in terms of personal health and a way of showing off your affluence to the world. Other than the crusade against carbs, one of the major concerns among the wealthness (wealth + wellness) set at the moment is air quality. At the recent CES technology show in the US, for example, air quality tech products have exploded, and the interest in them is only growing. One of the most talked-about products in this space is Awair. The device synchs with a smartphone app and monitors the air quality in your home and then suggests ways to improve it. This kind of system points to a more considered way of looking at environmental health in the home. Previous generations of this kind of technology solely focused on filtering out pollutants, but advances in smart technology now mean that people are able to take a more active approach. While the smart home market is still in its infancy in South Africa, the health trend is in full force. It’s only a matter of time before the former catches up to facilitate our desire for wellness. There is already growth in the healthy-office trend locally, and as that becomes increasingly normalised, the shift to adopting it at home is sure to follow.

Understanding agents’ commissions
With South African real estate agents generally earning 7% commission per sale, how do they justify their cut of a property seller’s money? WORDS: ANDRÉ FIORE
R
ecent statistics reveal that the average commission paid to South African residential sales agents last year ranged between R60,000 and R210,000, with the highest amount earned comfortably in the millions. While plenty of sellers resent paying these commissions, many don’t understand the fee breakdown sufficiently, according to Jill Corfield of Corfield School of Real Estate. Along with some other real estate professionals, Corfield identified some key concerns around commission. Q: Why is commission paid as a percentage of the selling price and not a fixed amount? A: Corfield says it’s very simple. “The more money the seller receives, the more commission the agent receives. While the less the seller receives, the less the agent receives too, meaning that the agent has a built-in incentive to get the highest price possible. If agents were paid a fixed rate, there would not be the same incentive. “Remember, too, that agents only get paid on results, not on the amount of time, effort or money spent. When an agent sells a property to the first client who views it, sellers often feel that they are paying for nothing. Conversely the agent who spends six months working on a home, holds six show days, places 12 adverts and brings 96 buyers (four per week) to see the home, but does not manage to sell it, earns absolutely nothing.” Q: Is there an average percentage commission in SA and is it regulated? A: “The industry standard is 7%, although the norm is usually around 5%,” says Ted Frazer, national marketing manager, Seeff.
“This does depend on the price of the property, though, as with luxury sales the commission percentage is often lower (about 4%). There is currently no regulation on this and sometimes agents negotiate higher commissions, up to 8% or even more in some cases.” Grant Gavin, broker/owner, RE/ MAX Panache, says, “Unless you’re dealing with an independent operator who runs his own business, the agent will be sharing the commission with the agency. The percentage split depends on the agency and the productivity of the agent, but will generally range from 50% to 90%. Agents who keep a higher percentage of their commission will be paying their own costs of business and will therefore have financially invested in the transaction, whereas agents taking a lower split will have their operating costs subsidised by their agencies.” Q: What can you do if it feels like you’re not getting your money’s worth? A: Richard Gray, CEO, Harcourts SA, suggests meeting with the principal of the agency that is marketing your property. “They should be able to show you proof that they are delivering on their promises. This is where there are benefits to using an agent from an established brand that backs up its promises with the appropriate technology, skills development for its agents and marketing plans,” he says. “Depending on your contract – sole mandates are legally binding – an unhappy seller can also simply move on,” adds Dina Soukop, CEO, Soukop Property Group.
WHAT SHOULD YOU GET FROM AN AGENT FOR YOUR MONEY? “In short, an agent aims to get the best price for a home in the quickest possible time with the least inconvenience caused,” Soukop says. This involves a comprehensive marketing strategy and includes: • Presenting the seller with a thorough comparative market analysis on the property and neighbouring homes in the area. • Preparing a detailed portfolio of the property, including facts, figures and photographs that are listed on local and international sites. • Erecting boards, preparing and planning advertising and editorial campaigns in relevant newspapers and media, and organising open days and show houses. • Qualifying potential purchasers and assisting them with finance matters. • Arranging after-sale service, liaising with attorneys and keeping all parties informed on the progress of a sale. • Instructing and attending to electrical, fumigation, electric fence and gas certificates. “An agent should also provide a realistic timeframe for the sale, presenting stats that support these claims,” Frazer adds. “The agent should always be a pro fessional with area knowledge that enables them to market a property to a targeted set of buyers,” says Gray. “Agents should also help with nego tiations between the buyer and seller.”

Limits on foreign property-letting limits
M
uch has been said about the planned restrictions on foreign property ownership in South Africa, but there are already certain limits on letting properties to non-South Africans. Greg Harris, CEO,Chas Everitt Property Rentals, says, “Many global companies now see SA as the most attractive gateway to Africa and are sending professionals here for a few years at a time to set up and run local operations.” He continues, “And many business people from Africa also want to have a base here so they can interact with their international counterparts. SA is also one of the top-10 diplo matic centres in the world in terms of the number of embassies, high commissions and consulates, which adds to the non-South African demand for rental properties.” But he says landlords in SA need to be

sure that they are not contravening the Immigration Act when letting their property to someone who is not a South African citizen. This legislation defines a legal foreigner as a person in possession of either a valid visa that entitles them to study, work or do business in SA for a certain period, or a permanent residence permit approved by the Department of Home Affairs. The Act makes it a criminal offence to let a property to an illegal foreigner, meaning any non-South African who is not in possession of the correct documentation. Harris says landlords should enquire whether a prospective tenant is legally present in South Africa and obtain documentary proof of this before entering into any contract with them such as a lease.

aron van Wyk has just moved her business, Trestle South Africa, into Durban’s Station Precinct, and she’s loving the energy emanating from this creative hub. Q: How did your business start? A: The business started when I saw the need for functional furniture that was stylish and affordable. The trestle table had always been around, but I saw how it could be redesigned for many uses, particularly office furniture where the old style was outdated and people needed beautiful spaces in which to work. Q: Why did you choose this area to set up shop? A: The entire precinct is developing into a design/creative hub, with entrepreneurs moving into the area, alongside great coffee, an art gallery, fashion, designers and some retail therapy. It’s an exciting space that’s perfect for my furniture. Q: How did you find your premises? A: I was working with a website company in the Design Factory in Station Drive and when I mentioned I needed a space, they told me this area was opening up for retail.
Q: Why are the premises ideally suited to your business? A: The type of client who purchases my furniture loves design – something stylish and trendy. This is a trendy neighbourhood, full of inspiration and energy – a good space to do business. Q: Who are your neighbours? A: My neighbours are Andrew Early of Woodturner, Amanda Jaffar of The Vintager, Ndumi-Iman Matiwane of Mind over Matter (clothing), Even Flow Resources (African Art and Hides), and Parkside Cafe. And many other creative business operators all above and around. Q: What are the shop rental/ sales prices like in this area? A: Very competitive, and it’s encouraging to have a landlord who is passionate about the space. Q: What is your shop footprint? A: We’ve only been open a couple of weeks, so I can’t tell exactly. However, on First Thursdays the entire precinct was buzzing and the shop was full. Q: Do you have any expansion plans? A: Yes, I’d like for there to be showrooms in all the major cities. Q: Do you operate online as well? A: Yes, I do. I am currently upgrading my online store which should launch within the next few weeks. My online presence is my greatest source of business. Q: What’s your most popular item? A: The White Chunky Trestle Table. It’s so versatile and can be styled to suit any office or home.

new benchmark has been set for property sales north of Umhlanga. OceanDune Sibaya has officially sold out in record time since launching to the public four months ago.

S
ponsored research by the South African Council of Shopping Centres (SACSC) has revealed that trading at shopping centres around the country increased in 2015. MSCI’s latest IPD Retail Trading Density Index for the quarter to 31 December 2015 compiled in collaboration with the SACSC, tracks shopping-centre performance using information from retail property owners and managers. Released quarterly, it takes into account super-regional, regional, small-regional, community and neighbourhood shopping centres. The index tracked 94 shopping centres with a combined gross lettable area of just over 4 million m2.
Amanda Stops, CEO, SACSC, says community centres outgrew other retail centre types by boosting trading density by 8,7% year on year. This was followed by small-regional centres and regional shopping centres. South Africa’s mega-malls, or super-regional shopping centres, notched up trading density growth of 4,9% year on year. “Community centres achieved the highest average rand spend per square metre of retail space a month for food and department stores,” says Stops. “At the same time, we can see that community centres performed a close second place for food services, after super-regional malls.” Food services include restaurants, coffee shops and fast-food outlets.

he area is dominated by freehold properties (sectional-title units only make up 5,24% of the overall mix) and although many of the homes were built years ago, a fair number have been modernised. Lightstone statistics reveal that house prices have appreciated well over the years. In 2005 the average price of a sectional-tile unit was R980,000. Last year five units sold for an average price of R2,3m. Likewise, the average price paid for a freehold property 16 years ago was approximately R1,5m, and 136 properties were sold last year for an average price of around R3,1m. As with other popular suburbs the stats show that those who buy in Durban North are reluctant to leave, with 50% of the existing owners having lived in the area for longer than 11 years. The area attracts mature (between 50 and 64 years old) and middle-aged (between

Agent commentary Q: What makes Durban North special? A: Durban North is an amazing place. I live here, which I think helps a lot for selling in the area. There are a lot of wonderful schools, plus there are lovely shopping precincts that are really close by. Everything else in general is just a stone’s throw away from where you live in the suburb. Durban North is really close to the metropolis of Gateway, and only five minutes from the city centre and the rugby stadium, so it’s just been an incredibly convenient place and a fantastic place for families to grow up in. Durban North is also becoming a sought-after place to retire and for people from other provinces to relocate to. It has the convenience factor, great weather and a fantastic way of life.
Q: How has Durban North changed over the last five years? A: It’s one of the few prized northern suburbs to remain a prime residential one without the commercial growth which now surrounds most areas. Its longstanding reputation as a family suburb is further entrenched with a broad range of superb schooling options, appealing retail and a Florida-style restaurant zone, and with the constant upgrading of homes, the suburb has grown significantly in stature, and property values have escalated substantially. Durban North now offers prime, peaceful real estate – often with views – and has easy accessibility to the bright lights, international airport and northern commercial hubs, but not on your street.
Q: Who is buying property in Durban North, and what types of properties are available? A: Buyers are mostly upper middleclass families who want their children to go to good schools, usually not first-time buyers. The types of properties available are mostly middle to large freehold homes with some very large, upmarket freeholds in the top price range, and some sectionaltitle units. As Durban North is quite an old suburb, many homes have a lot of character and the charm of wooden floors and older architectural features. However, many have been upgraded to varying degrees.
