Q: Why did you choose this area to set up shop? A: My business is set up from home in the Essenwood/Morningside area, where I’m central to the majority of my suppliers, Durban’s creative scene and now to my store space in Windermere Centre, too. Q: H ow did you find your premises? A: It took me a good year to find my house. However, with regard to my shop, Terry Angelos from Anthology approached me to take on a portion of her store.

ocal Jen McKenzie is the creator of Abide Creative, an interior design and homeware brand that designs uniquely bold accessories and features for interior spaces. Q: H ow did your business start? A: W hile working in the corporate world I ran a small successful homeware and artwork company called Jen Jen. Abide Creative is a progression from Jen Jen.
Q: Why are the premises ideally suited to your business? A: My house has plenty of storage room for my stock, admin and interior side of my business, as well as a workspace for my handcrafted pieces. The shop space in Windermere works so well because of how Anthology items and my items play off each other. Q: Who are your neighbours? A: My business neighbours are residential, while my shop neighbours are Woolworths Food and Willow. Q: What are the shop rental/ sales prices like in this area? A: I sublet space from Terry Angelos’s store Anthology and it’s really affordable.

Q: H ow many people go through your store each day? A: Windermere is one of the most underrated centres in Durban. Although foot traffic is fairly irregular, our targets are always met. Q: D o you have any expansion plans? A: I’d love to open up another small retail space in the Upper Highway area, and an interior design studio away from home, maybe even combine the two. Q: D o you operate online as well? A: I do have an online presence and would say only 25% of my sales come from online. The online platforms and social media spaces have provided great exposure. Q: What’s your most popular item? A: I have two items that are my top sellers. First one being my delicious monster wallpaper, which I hand illustrated and developed for the application. Second, the picture shelves, which make changing up your art collection a lot easier.

Development of Cape Town's tallest building set to begin in April
D
evelopment of the soonto-be tallest building in Cape Town, which will cost in the region of R1,5bn, has been scheduled to begin in April this year. Although the development will take 30 months to complete, it is already over 60% sold out. Emerging market property developer Land Equity Group, headed by Stuart Chait, purchased the Old Mutual Centre and Exchange Place in Cape Town’s bustling CBD from Old Mutual Properties. The site, on the corner of Adderley and Strand streets, across from Cape Town Station, is designated to be redeveloped into the 44,000m² tower, which, at 44 storeys, will be Cape Town’s tallest
building. The building is still to be named. However, its current code name is Zero2One Tower. The development will comprise 624 apartments, 760 parking bays, retail space of 5,000m2 and a 360 degree viewing deck and restaurant at roof level which will be open to the public. Land Equity Group has appointed FWJK to co-develop the project. “This building is set to transform the Cape Town city skyline, and once complete it will mean that Cape Town finally features in the ‘top 10 tallest buildings in South Africa’. It will in fact be the same height as the Reserve Bank building in Pretoria,” says Chait.

Sandton Central to host annual RICS Africa Summit

andton Central in Johannesburg will play host to the Royal Institution of Chartered Surveyors (RICS) influential annual Africa Summit from 22 – 23 February. The event, now in its third year, has established itself as a leading forum of Africa’s built environment and real estate sectors. London-based RICS is a global professional body that promotes and enforces the highest qualifications and standards in the areas of land, real estate, construction and infrastructure. As a public benefit organisation it operates in all the world’s major financial hubs in
delivering international standards and policy influence. The annual RICS Africa Summit, supported by major sponsors Colliers International and Cushman and Wakefield Excellerate, is aimed at executives, academics, government leaders and other senior professionals in the built environment, property and infrastructure sectors. It serves as a forum where common goals and a shared vision can be created through consensus and discussion. This year’s event will have a strong emphasis on rapid urbanisation in sub-Saharan Africa, the availability of land, as well as infrastructure investment on the continent.
Top City Bowl price for Higgovale property
T
he sale in December of a fourbedroom, three-bathroom house in Cape Town’s Higgovale for R21m, with the sale of the adjoining vacant land for R5m, was the highest combined selling price for the City Bowl last year. The home and the land were owned by the same person, and the sales were made by Greeff Christie’s International Real Estate in December 2016. “The exceptionally beautiful Higgovale property has panoramic views, sweeping across the City Bowl from Table Mountain’s cable car, to encompass Devil’s Peak, Table Bay, the Waterfront and Signal Hill to Lion’s Head,” says André Stassen, the agent who concluded the sales. “While the buyers were local, they spotted the property being advertised
in The New York Times by Christie’s International Real Estate.” Greeff Properties is the exclusive Cape affiliate of Christie’s International Real Estate. Stassen says the profile of buyers in the City Bowl is shifting towards highearning young professionals drawn to luxury properties in the prime area. Price-wise, demand for middlerange houses in the City Bowl, priced in the R6m – R10m category will continue to be strong, and is expected to exceed supply, he says. “There has been an exponential jump in value over the past two years in this sector, with the average selling price for freehold properties in Higgovale jumping from R8,9m in 2014 to around R15m in 2016, according to Lightstone.”
