hongweni is a beautiful lush, green country area known as Durban’s equestrian region. T

he look of a home office is strongly dictated by the actual space available. Factors such as whether you’ll have clients visiting your office and the nature of your business will also dictate certain fittings. If you have a choice, opt for an office that is outside the main house. Even if it’s just across the courtyard, it physically and mentally separates work from play, and creates an invisible line for family to understand the difference, too. It also makes it easier to lock the office door on Friday and not return until Monday morning. One of the joys of working from home is the flexibility. Nobody can see you in your pyjamas at 5am finishing that tax return or writing an article. You also have a better work-life balance, it’s easier to juggle children’s commitments, your commute is limited to crossing the courtyard and your office can be pretty much as you dream it. Creating a smart workspace is important. Don’t recreate that dingy cubicle you left behind at your old

office; create a space you really like. A small room in white, with a concrete floor, even concrete shelving, blinds, a trestle table, a chair or two, large industrial-type light fittings and a white filing cabinet looks good and exudes calm for most businesses. If need be, buy second-hand items and spray paint or reupholster them. Invest in quality technology like reliable electrics, air-conditioning, Wi-Fi, computers and lighting. Although a good home office needs to be functional first and beautiful second, it’s possible to have the best of both worlds. Lighting is so important. Capitalise on natural light, but don’t neglect targeted lighting for grim days or late nights. Move your desk close to the windows and run it parallel to the panes. A garden can be soothing to look at while you work. Storage is essential and often difficult to make attractive. Depending on your needs (and whether you’re a naturally tidy, organised person or not) consider restoring a lovely old wardrobe, so that everything can be hidden away.

Consider creating a little “me corner”, which can also double as a clientmeeting zone. There’s something liberating about being able to leave your desk and move over to your chill corner. It could have a comfy chair, a little coffee table/ottoman and a great reading lamp. Whether you’re the catnapping type or disciplined enough to take 45 minutes for a lunch break, it’s important to take a breather in the day. Finally, look at the flow of your office. Make sure you don’t have to go around furniture to reach the printer. Streamline the space for your needs. A giant white board or pinboard means you can update your life easily.

A: I initially worked from home in Mount Edgecombe until our home studio could no longer contain my growing number of staff. I was only prepared to move if I could find premises in Mount Edgecombe close to where we live.

Q: How did you find your premises? A: I’d been looking for a while, but everything was going to stretch our monthly expenses quite considerably, so when my husband decided to get offices for his business, joining forces seemed like a great idea. Q: Why are the premises ideally suited to your business? A: The space has both offices and a mini-warehousing area. This will allow us to expand, and has easy access onto the freeway, which means getting to suppliers, meetings or fetching my boys from school is easy.

worth paying a slight premium for the convenience this space offers. Q: How many people go through your store each day? A: A lthough a lot of my sales are done online and via email, I do have meetings with stockists and suppliers. While the website is a vital part of the business, my customers still like to be able to touch and feel and try on the jewellery, so stores and design shows are just as important. Q: Do you have any expansion plans? A: My dream is to move the studio section into our beautiful lightfilled mezzanine level in the warehouse where my ladies can have more space to create. Q: Do you operate online as well? A: Yes, I have an online store as well as a registration and ordering portal for my wholesale customers. Q: What’s your most popular item? A: Earrings are traditionally the best seller, particularly our geo studs, which are simple and easy to wear. The Samburu and Black Conduit necklaces are our top selling necklaces.

HOW DOES OWNERSHIP DIFFER IN A SECTIONAL TITLE OR FREEHOLD SCHEME? In a sectional title, the common property is owned by all the owners in undivided shares. Therefore, an owner owns their section plus an undivided share in the common property. These combine to what is commonly referred to as a unit. This undivided share in the common property cannot be separated from the section. In a freehold situation, each homeowner owns their house and land, which each have separate erf numbers, while the homeowners association owns the common property and manages it under the direction of the members.

ith estate and complex living more popular than ever, body corporates and homeowners associations are a part of many South African’s lives. The differences between homeowners associations and body corporates stem from the type of development they function in. “A homeowners association is registered for a development with free-title homes and a body corporate for sectional title developments,” says Jeff Gilmour, president, Association of Residential Communities. In practice, this means that apartments and complexes are generally run by a body corporate, which is managed by trustees, while big estates such as Simbithi Eco Estate and Mount Edgecombe Country Estate will have a homeowners association with a board of directors. The legislation which governs the two is different. “A homeowners association has a Memorandum of Incorporation registered within the Companies Act while a body corporate has articles of association registered within the Sectional Titles Act,” says Gilmour. In both instances, residents are expected to pay levies but the costs covered by the levies differ. Gilmour says that in the case of a homeowners

association, levies will cover security, common land, common area insurance, landscaping, maintenance, roads and all costs relating to areas outside of each separately owned erf. Owners are responsible for their own building’s maintenance. “In a body corporate, the levy will include these things as well as unit insurance and exterior maintenance of each unit. In a homeowners association, all levies are equal. In a body corporate, levies are calculated according to the size of each unit, with bigger units paying more,” he says.

Although homeowners associations do have rules, they are very specific to the particular circumstances of the development and pertain to building guidelines and conduct rules. The Sectional Titles Act has a set of prescribed rules which all new developments use as a base for establishing rules for the body corporate. The rules are divided into two categories: management rules and conduct rules. Management rules deal with issues pertaining to the running of the body corporate. Conduct rules deal with issues pertaining to the day-to-day running of the complex and the harmonious living in the complex.
