T

he suburb of Monavoni, grew out of farm portions in the south-western stretch of the greater Centurion area. Its location alongside the R55, which connects Pretoria and Sandton, and just north of the R114 and N14 linking Centurion to Krugersdorp on the West Rand, is one of the suburb’s most strategic advantages. “This attractive locality together with ongoing development of the area reduces the travelling distance to work and all amenities needed for daily living to the minimum,” says Rosa Anderson, a resident who has lived on a smallholding in Monavoni since 1985. She remembers when Monavoni was mainly comprised of agricultural holdings and the suburb of Wierda Park (about 7km north-east) was the nearest “city”. A huge number of medium-density complexes and upmarket security estates have since been erected, catering for people from the middle to the top income groups. Available dwellings in Monavoni are suitable for first-time buyers and families alike. Undeveloped land offers unlimited opportunities for

investors/developers, and word has it that Monavoni and surrounds will sooner or later sprawl into North West. Despite the evolution from farms to a self-sustained suburb, the neighbourhood has retained its rural look and feel to a reasonable degree. Monavoni offers convenient access to a huge number of good schools, various churches, shopping facilities and a pleasant mix of entertainment: from spending a day at the imposing Forest Hill City mall, to playing golf at the Ernie Els-designed and highly acclaimed The Els Club at the nearby Copperleaf Golf and Country Estate. There are two versions of the story of how Monavoni got its name. Each features a young woman named Mona, the daughter of one of the first owners of the farm. One version has it that this young woman was asked to marry a young man from the area, but she declined his proposal and the farm was named “Mona wou nie” (Afrikaans for “Mona didn’t want to”). The second version has it that Mona’s siblings wanted to sell the original farm, but she refused. Whether true or false, Monavoni has developed into one of Gauteng’s most sought-after addresses.

Monavoni has a variety of estates where families enjoy the beauty of the land and amenities. Estates such as Stone Ridge Country Estate, Silver Wood Estate, Silver Stone Estate, Thorn Field Estate and other smaller sectional title complexes are located in Monavoni. The suburb is conveniently bordered by main roads such as Voortrekker Road (R55), the N14 (Krugersdorp), Lochner Road and other secondary roads.

The Forrest Hill City centre offers everything from fashion and lifestyle to entertainment, and is also popular for its ice rink, outside wave pool and food court. There are numerous horse riding schools in the area. For the adventurous, there is the Centurion Flight Academy at Eagles Creek Aviation Estate just opposite Copperleaf Golf Estate. Rus en Vrede is the perfect venue for any function like weddings or small conferences.

Monavoni contains 1,852 properties comprising 572 (30,89%) freeholds in estates, 1,169 (63,12%) sectional titles in estates, one (0,05%) freehold and 110 (5,94%) in traditional sectional schemes. The area accommodates about 2,650 adults with an average monthly income between R51,000 and R68,000. Monavoni is popular with the younger set as 56% of young adults (18 – 35) recently bought here.

C

o-owners Carolyn Coetzee and Mari-Lize Giovannoni tell us about Espoir which opened in Olympus Village shopping centre in October last year. Q: How did your business start? A: T he idea of Espoir started during winter 2012 and we planned, designed and sampled garments for over three years. We launched our brand in October 2015 at the South African Derby and opened our first store in October of last year. Q: Why did you choose this area to set up shop? A: We needed a shop suitable to operate a showroom, storeroom, design quarter, offices and studio, centrally located to where we stay and between the two biggest equestrian areas in Pretoria: Mooikloof and Lynnwood. The equestrian community in Pretoria has grown considerably in the last

couple of years and there was a need for an equestrian shop in the area. Q: How did you find your premises? A: The size of the shop, location and rent were important considerations and we looked for a suitable property for many months. We drove around a number of areas scouting for premises and fell in love with Olympus Village shopping centre. We met an agent on site one day and the dream of this store began. Q: Why are the premises ideally suited to your business? A: Olympus Village has an amazing feel with the beautiful design, tenant mix and fresh, happening vibe. It is safe, offers great entertainment for all ages, and the shopping experience becomes a family affair even if the entire family are not equestrians. The property has sufficient space to accommodate our warehouse, design quarter, studio, offices and showroom and is within budget. We managed to shop-fit the property specifically to our needs. Q: Who are your neighbours? A: Our closest neighbour is Burger King, with other shops nearby being Piccolo, Col’Cacchio, Boma, Milhaus and a Vovo Telo. Q: What are the shop rental/ sales prices like in this area? A: Rental prices in the area are high but we managed to negotiate a deal between R30,000 and R40,000/ month partly due to being located towards the bottom of the centre. Our location helps meet our rental budget and offers safe, open parking in front of our shop.

Q: How many people go through your store each day? A: We have had amazing support, with our grand opening wellattended. Between 15 and 20 customers visit the store daily and our clientele is a niche market who shop fashionable equestrian wear at affordable prices. Q: Do you have any expansion plans? A: Yes, our flagship store is opening at Kyalami Corner on 13 April. We also have three pop-up shops operating at events in Gauteng, Durban and Cape Town. Q: Do you operate online as well? A: We have an extensive online shop and offer a free door-to-door overnight delivery service on all online orders over R500. Q: What's your most popular item? A: We are often surprised that our stock sells equally well. We plan, design and spend lots of time making sure every product is manufactured to perfection and available at a great price, which influences sales profoundly. We recently launched our Espoir Leisure range so customers could purchase an item from us even if they are not horse riders.

If the tenant can’t pay the full deposit, best walk away.

Consider this: a great tenant paying a slightly lower rent is better than an errant one paying a higher rate.

I

t sounds so simple. You could do it yourself. Access to social media means you can advertise on Facebook and get a flood of enquiries. But if you’re going the DIY route, wise up on screening and signing up tenants – something not nearly as simple as it sounds. Rental agents do this job daily and have access to more tenant assessment tools than you. They also know how to recognise red flags, and are not as easily swayed by how the person presents themselves, the car they drive and the story they spin. Under most circumstances, those signs of wealth and stability are useful pointers, but you need facts and figures. In the industry, statistics around debt reveal that the average South African tenant has monthly debt commitments 1,3 times that of the rental being negotiated. So don’t take people at face value. PayProp’s Annual Rental Index Report – based on actual owner payments of more than 70,000 residential units – shows that “tenant selection is the single biggest differentiator in the rental market.” As a property owner, ensure that you screen the propspective tenant thoroughly, or get them screened by experts. A background and credit check are critical, and probably best outsourced to a property management firm. Some questions are standard, some less so, but there’s nothing stopping you from asking whatever you like,

such as: Why are you moving here? How long were you at your previous rental apartment? Have you ever been evicted? What is your current salary? Some tenants object to questions around salaries, but given that rent should not be over a third of your total income, it’s a valid question. You also need the prospective tenant’s references, proof of employment, employer’s contact details, and two months’ deposit. If the rental space is on the property where you live, the tenant will be part of your life, so you need to know their history, their lifestyle and whether they’re trustworthy and will honour the rental agreement. The rental agreement must be in writing, signed by both parties with each getting a copy. If you don’t want pets, write that down. If you do allow them, specify size/ type – you might not want an aviary or a Great Dane on your property. Also, specify how many people can occupy the premises – it’s generally two people per bedroom, and a young couple with a small child in a bachelor unit. Clearly detail rules about noise and specify that there should be no subletting. Also specify length of lease, the notice period, rental increase, water/ electricity payments and whether you’ll allow nails to be hammered into the wall. The more detail you include, the easier it will be to resolve any problems. Always specify the date the rent must be paid and never budge on that.
