Rietvalleirand

Here’s what’s happening in property in the area WORDS: BETSIE LOOCK-VAN DER MERWE

T

he beautiful suburb of Rietvalleirand is located in the less densely populated south-eastern part of Centurion. The Rietvlei Dam Nature Reserve with its grasslands and open plains, just south of the suburb, adds to the countryside look and feel of the area. This middle- to high-income residential development includes properties of all proportions and designs. However, the high demand for estate living has led to the development of several stylish estates, including the upmarket Waterkloof View Estate, the prestigious Country Lane Equestrian Estate and the elegant Clearwater Flyfishing Estate known for its abundant birdlife, walking trails and fly-fishing dams. Sunrise View Retirement Estate offers senior citizens the opportunity to enjoy their golden years in a serene environment with trouble-free access to all necessary amenities and nearby medical facilities. The family-oriented neighbourhood meets all requirements for living a comfortable and pleasant family life in a stress-free environment.

IMAGES: RENE HUGO & GOOGLE

Rietvalleirand offers spacious family homes in top-notch security estates; several pre-primary, primary and high schools with good reputations; and plenty of opportunities to experience the natural surroundings and sample the area’s fresh air. Likewise, there are ample and comprehensive shopping facilities and places of entertainment on hand. Both Irene Village Mall and Cornwall View Shopping Centre are just around the corner. The neighbourhood is ideal for residents commuting to Pretoria, Centurion, Midrand, Johannesburg and Ekurhuleni. It’s in close proximity of the N1 and R21 highways. Delmas Road and the M57 provide residents with easy connectivity to other parts of the Jacaranda City. Neighbouring suburbs are the quaint little village of Irene and the well-established older suburbs of Pierre van Ryneveld, Elarduspark and Wingate Park. The Route 21 Corporate Park business development on Rietvalleirand’s doorstep offers multiple business property investment or rental options.

What do you love about Rietvalleirand?

What are the best things about this area for families?

How would you spend a free day in the area?

Rietvalleirand is a lovely green suburb with a variety of homes, ranging from complexes that are well suited for newlyweds, to opulent homes for large families. The suburb offers something for everyone. OR Tambo International Airport is approximately 30km away. On the doorstep of this suburb there are a host of world-class shopping centres, retail havens, business parks and one-of-a-kind boutiques.

Rietvalleirand is an ever-growing suburb which is home to many ambassadorial properties and lavish mansions. The suburb also has quite a few prime estates. Families are close to schools, Cornwall View shopping centre and the Engen petrol station. It's easily accessible from the Nellmapius offramp on the R21 leading to the Pretoria CBD and OR Tambo International Airport. There are lots of exciting things happening in this booming area.

A day at the Rietvlei Nature Reserve is a must. This beautiful reserve offers fishing, hiking, game drives, cycling and refreshments or light meals at the coffee shop in the original farmhouse. Spend some time at the Irene Village Mall with its many restaurants, or enjoy the trendy fashion stores while the kids watch a movie. The Irene Dairy Farm also offers a great outdoor experience, a farm shop as well as a kids’ play area.

My business neighbourhood Owner Micha Landmann tells us about The Village Pantry health food store in Waterkloof WORDS & IMAGES: ZENA LE ROUX

T

he Village Pantry is the weekday alternative to the Saturday morning Boeremark market. The store sells fresh produce such as vegetables, fruits and meats ‑ all sourced from local and small scale farmers ‑ so that clients receive the freshest and finest quality foods available. Q: How did your business start? A: I moved to Pretoria at the beginning of 2016 and I wanted to purchase raw milk, which I couldn´t find. I then visited some friends and mentioned this to them and they jokingly suggested that I should maybe start an organic food store, since Pretoria doesn’t have one. This dinner event some months back ended up being a brainstorming session for what’s now known as The Village Pantry. Q: Why did you choose this area to set up shop? A: Initially we wanted to set up shop in the hip and upcoming area “The Village”, hence the name “Village” in our branding, but then soon realised the potential of the Waterkloof Corner, which is surrounded by a large residential area with a proper LSM.

Q: How did you find your premises? A: I drove around looking for suitable spaces in nearby shopping malls and interviewed the mall management on availability of spaces. Q: Why are the premises ideally suited to your business? A: The store has good visibility and there are many residential homes and schools in the area. Q: Who are your neighbours? A: A flower shop, a doctor, a beauty shop and a pharmacy. Q: What are the shop rental/ sales prices like in this area? A: Suitably high. Q: How many people go through your store each day? A: A s we only opened our doors at the end of November last year, we haven’t focused on counting the footfall, but we have loads of eager faces popping in and good initial purchasing power.

Home is where the heart is. Find yours now. Search 1000’s of fresh properties everyday.

A home for everyone www.privateproperty.co.za

Q: D o you have any expansion plans? A: No, not at this stage. However, we’ll be planning to expand our own supply chain a bit where there’s a need, in order to provide our clients with the entire value chain that organic products can offer. Q: D o you operate online as well? A: Yes, we’re in the process of starting an online store so that our customers can order online. Q: What’s your most popular item? A: At this stage, it’s our organic coffees consumed on site and various fresh farm products.

2017 Budget: good news for first-time homebuyers

F

inance minister Pravin Gordhan’s Budget speech on 22 February has brought with it some encouraging news for the real estate market.

of the threshold for transfer duty exemption is the most positive and welcome outcome. It will certainly enable more first-time homebuyers to get onto the property ladder.”

The increased threshold for transfer duty – up to R900,000 from R750,000 – is positive news, says Andrew Golding, CEO, Pam Golding Properties, as it provides some relief for firsttime homebuyers. “This aspirant sector of the market is a key driver of South Africa’s residential property market, solidly underpinning activity, particularly in metropolitan hubs which increasingly draw a younger generation of homebuyers wanting accommodation close to the workplace,” he says.

Herschel Jawitz, CEO, Jawitz Properties, adds: “Often, firsttime buyers qualify from an affordability point of view but don’t have enough for the transaction fees or deposit to buy a property. This will make a difference.”

Samuel Seeff, chairman, Seeff Properties, concurs: “The raising

Another welcome move by Gordhan is the increased investment in infrastructure and transport networks, as well as in integrated urban development projects and township precincts. “This helps to provide a catalyst for growth in the housing market,” says Golding.

The property sector knows it has a substantial contribution to make in rapidly reducing emissions. It is taking action by designing, building and operating buildings in ways that are better for the environment. DORAH MODISE, CEO, GREEN BUILDING COUNCIL OF SOUTH AFRICA

Foreigners can buy apartments in Mauritius

I

t has taken almost six months, but the Mauritian government has now amended the island’s Non-citizens (Property Restriction) Act to make it possible for property investors from South Africa – and elsewhere – to buy apartments outside of the Integrated Resort Scheme, Real Estate Scheme and Property Development Scheme developments that were specifically designated for foreign buyers. In addition, the minimum investment amount has been dropped to MUR6m, the equivalent of around R2,2m at current exchange rates.

allowed to buy apartments in any building or development that is more than two storeys high (G+2) and not built on the ‘Pas Geometrique’ (leasehold) land that makes up most of the island’s coastal front line.

“Foreign buyers will still need to be registered with the Mauritian Board of Investment and obtain a security clearance,” says Berry Everitt, MD, Chas Everitt International Property Group, “but after that they will be

“This type of investment will not come with an automatic right of permanent residence in Mauritius, but it does open up a relatively inexpensive avenue of offshore diversification for South Africans.”

“They will not need an occupation permit, residence permit, or permanent residence permit to buy an apartment – and in fact they will be allowed to acquire several apartments as buy-tolet investments if they wish and rent them out to holiday-makers or longer-term tenants.

A few units left at New Court at Steenberg in Tokai, Cape Town

T

here’s a great investment opportunity for those looking to downsize to a high-end security estate. Situated at 72 Zwaanswyk Road, Tokai, Cape Town, the 1,6ha site, design and development of New Court at Steenberg (NCS), is a prime example of what many South Africans are looking for: to downsize while not compromising on comfort or security. Mike Deacon, director, property developers Equity Estates Cape, says: “The development has been completed and there are only a few units that remain unsold.” NCS consists of 18 double-storey units, with generous proportions. It is very secure with a single entry/ exit, manned 24/7; perimeter electric

fencing; CCTV cameras and off-site monitoring. Two boreholes were sunk to manage the imposition of severe water restrictions. A full-time estate manager permanently resides on site to supervise the property and look after all the residents’ needs. NCS has landscaped gardens, a parklike environment, and mountain and Constantia Valley vistas. The development has a village feel thanks to the architect’s design that creates a community, not a townhouse project. The duplex units are priced from R8,59m, including transfer, and are sold on sectional title.

Declutter your home It’s perfectly possible to give your living space a new lease of life for no cost at all WORDS: ANNE SCHAUFFER

IMAGE: ISTOCK

R

emember all those plans you had over the 2016 year-end break? All the decluttering and remodelling you were going to do because you’d have the time? But you needed a holiday, and rolling up your sleeves wasn’t what the doctor ordered. Here’s a thought: don’t take a week’s leave to get the job done. Aim to do it in small stages – even an hour’s work every now and again will set you on the right path. First, stand in a room and take a hard look at it; take a photo if need be – that’s often more truthful than your clouded vision. Is the room cluttered with personal knickknacks which used to remind you of past adventures but now add little value to the room? If so, put them into a box. Don’t panic. You don’t have to rid yourself of everything sentimental; just do it for now. Do you have bookshelves crammed with books you will never read again? If you’re a bibliophile, remove them quickly so your brain has no time to revert to its default hoarding

setting. Pick up every book and ask yourself if you’ll ever read it again. If your answer is “probably not”, or “no”, then put it in a box. Do you have anything else in the room which adds no value? Do you have scatter cushions which are so numerous they have to be moved off the sofa so you can sit on it? Put them in a box. Do you have too many rugs, artwork, framed photographs or tired lampshades? Too many little dinky sidetables or “throws” on the couch? Hundreds of CDs you never listen to? Box them or move them out. Clear out everything that’s unnecessary or not used. The space will look better without the clutter. Now take a look around your decluttered room. It’s time to make functional look fabulous. You may need to retrieve a few items from the boxes (that old photograph, or granny’s candelabra), but try to work with your new decluttered space first before putting anything back.

Today, local community sales sites on Facebook, not to mention the other online sales sites and second-hand goods stores, are filled with people buying and selling. You might choose to have a garage sale or host a swop session with friends. Alternatively, you can donate your stuff – there are many charitable organisations that would be glad to have your unwanted goods. There’s something very satisfying about improving your own living space while doing the same for somebody else.

HOT TIP: There’s a lot of research to support the view that the more stuff you have, no matter where in your home you’ve hidden it, the less your brain can focus. According to the Princeton Neuroscience Institute, having a lot of stuff clutters up your brain and limits your ability to process information. So it seems decluttering is good for your home and your brain.
