I
love the change of season at this time of year. As the leaves change colour there’s an element of fun in the air, so I usually use the weekend time to head out and explore. Here are my two new favourites.
OUT &
ABOUT
Eat
I love going to Franschhoek, especially for some fine dining. It’s like popping into a French corner of the Cape (without needing the air ticket). Haute Cabrière Cellar Restaurant is one of my favourite spots. New head chef, Dennis Strydom, uses his home-style way of cooking to deliver tasty and elegantly crafted dishes. The three-course tasting menu is perfect – from the succulent local trout to the fragrant veg curry. The panna cotta was the best I’ve ever had. There’s also the option to pair your meal with house wines, of course. Who can turn down a glass of the Pierre Jourdan Belle Rose MCC anyway?

Further afield (in a different direction) is undoubtedly one of the coolest breweries to visit: Darling Brew. Head out on the N7 to the quaint town of Darling. The new tasting room opened up recently and is very slick. The walls have edgy murals on them and most of the counters and furniture have been made from the wooden crates that the brewery equipment came in. Owners Philipa and Kevin Wood have an extraordinary tale to tell of how their

The team have a real passion for people and a commitment to serving only the finest Class A, grain-fed beef and game. The restaurant is known for awardwinning speciality steaks and wines, superb service and a warm atmosphere. Meat is wet-aged on site for up to 35 days and is served off or on the bone before being flame-grilled to your liking. All cuts are brushed with a signature basting for a distinctive and succulent flavour and if you feel like something lighter, a selection of poultry, seafood and salads are available to choose from. Much of The Hussar Grill’s charm lies in its timeless menu, and the chefs are experienced in the best preparation methodology of each meal to ensure your dining pleasure. For starters, try the Hollandse Bitterballen made with
double-cream bechamel studded with beef jus and beef bits, crumbed and deepfried with dijon mustard on the side or snails drenched in roasted garlic butter and flash-grilled with Parmesan cheese. For mains have the Hussar Carpetbagger which is fillet mignon stuffed with a combination of smoked oysters, cheddar cheese, and topped with a brandy and wholegrain mustard sauce, or enjoy the Chateaubriand – a succulent cut of fillet, topped with brandy and flambéed, and served with bearnaise sauce. End off your meal with dessert of velvety smooth baked cheesecake with a buttery biscuit crust served with vanilla ice cream. With quality being the cornerstone of The Hussar Grill’s dining experience, from delectable cuts of meat to an outstanding wine list and exceptional service, diners will enjoy a great meal in a relaxing atmosphere.

Slow goodness Fancy taking the slow lane for a while? WORDS: RITA-MARI LUDIKE IMAGES: SUPPLIED
G
UDGU is an Afrikaans acronym for Goedheid Uit Die Grond Uit, which translates to goodness out of the ground. Since its establishment in 2013 it has been all about home-made and slow-cooked goodness with an appreciation for quality. Now GUDGU is making the tastiest cordials that remind me of beverages my gran used to make. It also boasts a Banting and diabeticfriendly cordial range that is guilt-free and sugar-free. The products are not bound by the seasons, so they can be enjoyed throughout the year.
The guys behind the brand
The men behind GUDGU are Viljoen de Kock and Pieter du Plessis. Viljoen is the brains behind the product while Pieter takes care of the branding and marketing side of the business. Founder Viljoen says, “We only make products that get ‘wooha!’ reactions, otherwise we don’t do it.”
Old-fashioned goodness
GUDGU is making old-fashioned trendy again by returning to its roots and slowing things down. The business grows some of its own plants and creates extracts and flavours from them. By using only the best natural products in the slow-cooked cordials, GUDGU puts flavour first. With no added colourants or preservatives it keeps its products as healthy as possible. The flavours include pink lemonade, granadilla, lemonade, strawberry, Turkish delight, pineapple, litchi, blueberry, ginger, watermelon, mango, elderflower, elderberry and pink sweetie.
Easy recipes Piña Colada cocktail Pour three tots of GUDGU pineapple cordial into a cocktail shaker. Add 250ml coconut cream or milk, two tots of vodka or Coco Rico rum, and ice and shake. Pour into your favourite cocktail glass and garnish with a pineapple slice, strawberry or pomegranate pips. Shirley Temple cocktail Pour one tot of GUDGU pink lemonade cordial into a glass. Add two tots of vodka and ice. Fill up the glass with GUDGU ginger beer. Blueberry Bliss cocktail Mix three tots of GUDGU blueberry cordial, two tots of vodka, soda water and ice in a cocktail shaker. Pour into your favourite cocktail glass and garnish with lemon slices and mint leaves.

Here are a few tips on how you can make your home more secure
IMAGES: ISTOCK
ays with less daylight are ahead as winter lurks just around the corner. The focus will be on getting cosy indoors as we pack up the braais and deck chairs for the next few months. Winter to-do lists are sure to include things like a load-shedding survival kit and plenty of hot chocolate, but be sure to have your home security on that check list too!
1
Ideally, your security provider should have access to your property in the event of an emergency. If you don’t have an access arrangement in place, such as a lock box or digipad, speak to your security provider about what options are available.
2
Test your alarm, panic buttons and outdoor security systems at least once a month. If you’re going on holiday during peak season, test your alarm well in advance of your departure so that a technical service call can be arranged if necessary. The demand is high for technical services during peak season.
3
Test the battery life of your alarm system regularly so that you are not left vulnerable during a power outage.
4
Cut back any bushes or trees that may offer easy access over walls or gates to your property, or provide places for criminals to hide.
5
Get to know your neighbours and your neighbourhood. This way you will be able to tell if something or someone doesn’t belong.
6
Be aware of your surroundings at all times, especially when arriving or leaving home. If you think you’re being followed or notice suspicious people near your property, drive to the nearest public place and contact your security provider or the SAPS.

8
Make sure that your children and domestic staff know what to do and who to contact in an emergency. They must know how to use the alarm system and panic buttons and have emergency numbers on speed dial and next to a landline.

Never allow strangers onto your property, no matter what they say their business is. Activate your alarm whenever you leave home and when you go to bed.

Hot stuff Hotpod Yoga: a revolutionary workout WORDS: RITA-MARI LUDIKE IMAGES: SUPLIED
W
ith the cooler months ahead, this is the time to stay fit and healthy. Since it’s inception in the UK in 2013, Hotpod Yoga has spread globally and it has taken Pretoria by storm. Mischa Els, the talented lady who was the first representative of Hotpod Yoga South Africa, is leading Hotpod Yoga Pretoria. Mischa obtained her 200-hour yoga teacher’s training qualification in Rishikesh, India. She also hosts various pop-up yoga events all over Pretoria in association with Yo. Go. Flo.
How it works
As a mentally calming and physically challenging alternative to traditional exercise, it is no wonder that an increasing number of people are turning to these purple sanctuaries for their weekly dose of vinyasa yoga. Even sporting teams such as the Harlequins Rugby Club entrust the team at Hotpod Yoga Pretoria with their fitness routine.
Health benefits
Classes are conducted in inflatable, cocoon-like pods kept at a constant temperature of 37°C. The pod is dimly lit and scented to create a calming atmosphere, and can comfortably accommodate a class of 20 people. The high temperature helps participants to be more flexible and prevent any injuries that may be caused by not warming up properly. With a mixture of active and passive postures you are guaranteed a balanced physical workout while relieving stress. The 37°C heat helps the body to easily adapt to the workout without putting unnecessary strain on cold muscles. Warming up your muscles properly and increasing your flexibility allows your heart and lungs to work harder but at a healthy rate. With the pod’s calm atmosphere and the help of

here’s an interesting shift happening at the moment towards creating living spaces that are not only aesthetically pleasing, but healthy too. It’s part of a broader trend towards wellness in society in terms of personal health and a way of showing off your affluence to the world. Other than the crusade against carbs, one of the major concerns among the wealthness (wealth + wellness) set at the moment is air quality. At the recent CES technology show in the US, for example, air quality tech products have exploded, and the interest in them is only growing. One of the most talked-about products in this space is Awair. The device synchs with a smartphone app and monitors the air quality in your home and then suggests ways to improve it. This kind of system points to a more considered way of looking at environmental health in the home. Previous generations of this kind of technology solely focused on filtering out pollutants, but advances in smart technology now mean that people are able to take a more active approach. While the smart home market is still in its infancy in South Africa, the health trend is in full force. It’s only a matter of time before the former catches up to facilitate our desire for wellness. There is already growth in the healthy-office trend locally, and as that becomes increasingly normalised, the shift to adopting it at home is sure to follow.

Property-letting limits PATRICK CAIRNS
Invest to beat inflation A
ny investor should have an idea of what they want to see from their money. It is no good putting your savings somewhere and simply hoping for the best. You must have a plan for them. Part of that plan is having an expected return. The goal with any good investment should be that at the end of it your money is worth more than when you started. That means that it needs to grow faster than the rate of inflation. This is something that unfortunately many investors overlook. Your wealth is actually only increasing if it is growing faster than your cost of living. At the recent launch of its annual long-term perspectives outlook, the Old Mutual MacroSolutions boutique illustrated just how inflation erodes your buying power. If inflation is at 6% a year, R10,000 today would be worth the equivalent of just R5,558 in 10 years. In 20 years, it would only be worth R3,118. That is why it is critical that you don’t just try to preserve your capital over the long term, but invest in growth assets such as equities and listed property to ensure that your wealth actually increases in real terms. Since 1929 South African equities have delivered annualised real returns – that is returns above inflation – of 7,5%. Conversely, local cash investments have only produced real returns of 0,6%. Put another way, if you had invested in the stock market over this period you would have doubled your real investment value every nine years. To do the same in cash would have taken you 92 years. The trick, however, is that equities are not always the best investment from one year to the next, and cash isn’t always the worst. Sometimes their positions are entirely reversed. So while it is important to invest in growth assets like equities, it is also worthwhile to consider whether some diversification into other asset classes – like bonds, gold and cash – isn’t also a good idea.
Over the next five years MacroSolutions expects the typical balanced portfolio to give real returns of 3,8%. This compares to an historical average of 5,8%.
This is especially true at the moment, where there is a lot of uncertainty in equity markets, and growth over the next few years is likely to be weaker than in the recent past. Having a well-diversified portfolio in these times means that you will be spreading your risk while also getting returns from different places. That gives you peace of mind that you have some protection in place, and that you are likely to still outperform inflation over the long run.
M
uch has been said about the planned restrictions on foreign property ownership in South Africa, but there are already certain limits on letting properties to non-South Africans. Greg Harris, CEO, Chas Everitt Property Rentals, says, “Many global companies now see SA as the most attractive gateway to Africa and are sending professionals here for a few years at a time to set up and run local operations.” He continues, “And many businesspeople from Africa also want to have a base here so they can interact with
their international counterparts. SA is also one of the top-10 diplomatic centres in the world in terms of the number of embassies, high commissions and consulates, which adds to the non-South African demand for rental properties.” But he says landlords in SA need to be sure that they are not contravening the Immigration Act when letting their property to someone who is not a South African citizen. This legislation defines a legal foreigner as a person in possession of either a valid visa that entitles them
to study, work or do business in SA for a certain period, or a permanent residence permit approved by the Department of Home Affairs. The Act makes it a criminal offence to let a property to an illegal foreigner, meaning any non-South African who is not in possession of the correct documentation. Harris says landlords should enquire whether a prospective tenant is legally present in South Africa and obtain documentary proof of this before entering into any contract with them such as a lease.
Buying a home in a trust Trusts previously played a role in avoiding estate duty and transfer duties on passing property from one family member to another, but the government is tightening up on this and one can expect that there will be taxes placed on trusts going forward LANICE STEWARD, PRESIDENT, INSTITUTE OF ESTATE AGENTS OF SOUTH AFRICA

A
new benchmark has been set for property sales north of Umhlanga. OceanDune Sibaya has officially sold out in record time since launching to the public four months ago. Residential sales total over R900m and with the further R100m retail segment in the pipeline, the estimated
investment will be around R1bn. “We are extremely excited about OceanDune Sibaya as it offers investors a unique opportunity to benefit from the projected capital appreciation that comes from investing in Sibaya’s first off-plan development,” says Charles Thompson, OceanDune Developments.
Investors had a selection of 260 one-to four-bedroom apartments and penthouses to choose from. “Prices ranged from R995,000 up to R17,5m. Of the four penthouses, three were sold to local Durban buyers for between R9,5m and R17,5m,” says Thompson.

Q: Why did you choose this area to set up shop? A: 012central is the location you want to be in – in Pretoria inner city. This trendy, multispace precinct development by City Property is going to be the best location in the city very soon. I work closely with City Property who is one of the major players in the capital and is serious about rejuvenation efforts in the city. Q: How did you find your premises? A: I’ve been hosting glamorous year-end parties and events in the city since 2009 and I’m constantly looking for beautiful, unexplored spaces with character, where a large group of people can be entertained. I found the old warehouse at 012central on one of my scouting expeditions in 2013.

T
he ever-evolving area of Equestria, located east of Pretoria’s city centre, is characterised by complexes of modern starter homes, tranquil garden centres, convenient shopping centres and relaxing retirement villages. This suburb is located between Simon Vermooten Road to the west, Solomon Mahlangu Drive to the east, Ouklipmuur Avenue to the north, and Lynnwood Road to the south, and has rapidly developed in the last few years. A unique feature of this suburb is the Bester Birds & Animals Zoo Park with animals imported from zoos from across the world including the squirrel monkey, striped hyena and red kangaroo. The area has many garden centres supplying a variety of seedlings, herbs, pots, garden decor, braais and outdoor furniture. Equestria has a number of great schools including Kiddies Academy Nursery School, Little Flowers Babyhouse and Pre-primary, Moonlight International School and Star College Pretoria. These schools provide childcare in a friendly environment and engage students through a holistic approach developing learners into confident leaders.
The suburb offers fantastic shopping centres including The Grove Mall, Equestria Shopping Centre, and Equestria Gateway Centre. Shoppers can choose from a range of food, clothing, health and lifestyle amenities, and entertainment such as an ice rink, cinemas, tenpin bowling and a water play park. Equestria is especially equipped for elderly residents. Many retirement villages are secure and are close to medical facilities such as Life Wilgers Hospital. Some retirement villages provide buses to take residents shopping at the malls and to social activities such as line dancing, bridge, walking clubs, and port and pudding evenings. With affordable living in an area filled with pleasant garden centres, vibrant shopping facilities and tranquil retirement villages, this suburb seems perfect for a young family or elderly individuals wanting to move to live in a complex. Equestria continues to develop into a suburb with a vast array of amenities that cater for the needs of the young and old.

Agent commentary Q: What attracts buyers to the area? A: Equestria offers something for everyone – from the large shopping centre called The Grove Mall on your doorstep to affordable, secure accommodation for young professionals and families, larger families and retirement villages for elderly residents. The area also boasts various educational facilities. The Kiddies Academy and the Minime Academy create a safe and friendly environment for babies and toddlers, and the Moonlight International School and Star College develop young, confident children. In Equestria everything is just around the corner. The area boasts amenities and activities for young and old and is a homely environment for all residents.
Q: What can buyers expect to pay for property? A: Equestria’s names are reminiscent of the equestrian history of the area, which is well-positioned, a few landmarks being The Grove Mall, Life Wilgers Hospital and the All Nations Church. Now the complex offers homes suitable for many ages and income classes. There are various styles including conventional, modern, thatch, Tuscan and farm-style, and, depending on the style, a three-bedroom home can fetch prices starting from R950,000 up to R3m. I recently sold a sectional-title, three-bedroom house of about 145m2 in a boutique estate of 55 units for R1,28m. What a pleasure.
Q: Who is buying property in the area? A: Equestria consists mostly of security complexes with approximately 5,500 doors. Buyers are mostly young working people, single parents and people from the Moot and North areas using it as a stepping stone to larger homes in Equestria and especially Faerie Glen. About 40% of owners sell within the first five years to upgrade to larger homes. Equestria is also very popular with investors because of high rental demand. The opening of The Grove shopping centre with cinemas and an ice rink, and the close proximity of popular schools, contribute to the popularity of the area.
