Lynnwood Manor Here’s what’s happening in property in the area WORDS: BETSIE LOOCK-VAN DER MERWE
E
stablished as one of the first suburbs on the eastern boundary of Pretoria in the 1960s, Lynnwood Manor today boasts all the characteristics of a well-established, mature neighbourhood that has also kept pace with the latest developments. Over the years, new neighbourhood developments east and southwards pushed Lynnwood Manor into the centre of a group of suburbs now known as the Old East. This resulted in the suburb being in a prime spot, central to the myriad amenities the area and its surrounds have to offer. Lynnwood Manor is also adjacent to the N1 and within close proximity of the N4, the city centre and other main roads and public transportation facilities in the area.

are properties in mint condition and, if you do your homework well, you will find some a little less costly and ready to be renovated to perfection. Vacant land varying in size and purpose and commercial property (to rent or buy) are also available. Lynnwood Manor and the neighbouring Lynnwood suburbs are known for their caring and involved communities. Several community initiatives working in the interests of the neighbourhood and its residents have also been established. “Security is top of the priority list and both Lynnwood Manor Estate
and Lynnwood Manor Village have controlled access and outstanding neighbourhood watches,” says Mathilda Ferreira, resident and estate agent.
I feel privileged to live in such a pretty neighbourhood where the people are friendly and caring and where there are many facilities available

What are the favourite weekend things to do in the area?
What do you love about the area?
What are the best things about the area for families?
Enjoy a performance at the Atterbury Theatre or Die Blou Hond Theatre. Have a meal at Casa Toscana Lodge. Take the kids for a picnic and stroll in nature or treat the family to a musical concert in the park at the botanical gardens. Indulge in a delicious meal at one of the many lovely restaurants at Lynnwood Bridge centre or Glenfair Boulevard. Go shopping at the newly renovated Menlyn Park shopping centre.
I love Lynnwood Manor’s central location and proximity to Lynnwood Bridge centre, Pretoria National Botanical Garden, Menlyn Maine and University of Pretoria. The suburb’s easy access from the N1 and N4 freeways is also a major attraction. There are good schools close by: for example, St Alban’s College and St Paulus Pre-Primary and Primary School. It is a leafy suburb with green urban areas and peaceful surroundings.
This is one of the most popular suburbs in the Old East of Pretoria to live in. Its favourable location provides excellent access to many top public and private schools, hospitals and comprehensive shopping facilities like Glenfair Boulevard, Lynnwood Bridge mall, Menlyn and the new Menlyn Maine. Security is top of the priority list and families can often be seen walking their dogs, jogging or just relaxing in our neighbourhood.

My business neighbourhood Granadilla Swim, a proudly local swimwear brand, is bringing the beach to Gauteng WORDS: LISA DEWBERRY IMAGES: SUPPLIED
J
oshua Meltz and Adam Duxbury, co-owners of Granadilla Swim, a swimwear store in Menlyn Maine, chat with us about their business neighbourhood. Q: How did your business start? A: Granadilla Swim started with myself and Adam Duxbury thinking of products for an e-commerce business on Clifton Fourth Beach in October 2014. We knew there was growth in e-commerce internationally and that the South African market would catch up. We gravitated towards men’s swimwear because of our love for Cape Town summer and because we saw a gap in the market. Before Granadilla Swim, Adam was a management consultant in Southeast Asia and I was finishing my economics degree in Edinburgh. Q: Why did you choose this area to set up shop? A: Menlyn was not the obvious choice for our flagship store, but a good opportunity presented itself. Menlyn Maine is a hot spot for the highest LSM consumer, which makes it a great location for a niche brand. Menlyn has historically
been a lucrative region for retailers. My father owned Meltz Factory Stores and his store in Faerie Glen near Menlyn traded as his highest density store in South Africa between 2009 and 2011. Q: How did you find your premises? A: We were approached by letting agents of Menlyn Maine, as we'd been in discussions with the agents due to planning a summer pop-up shop in another one of their centres in Johannesburg. They showed us the Menlyn Maine space in July of last year presenting us with the opportunity of a fixed store which we moved into later in September. We flew from Cape Town to visit the premises periodically during shopfitting. Q: Why are the premises ideally suited to your business? A: T he size of the store is ideal for men’s swimwear and is designed to bring to life a Cape Town scene, synonymous with great holiday memories, which feels like summer all year round. The space gives shoppers a chance to see our full range and for us to construct a change room replicating beach huts across Western Cape
beaches, a dedicated shorts bar displaying limited edition prints and additional shopfitting units for products such as linen shirts, Panama hats, beach towels and beach bags. Q: Who are your neighbours? A: Our neighbours are the Old Town Italy restaurant and Starbucks Coffee shop.
Q: Do you operate online as well? A: We do indeed and see it as the biggest opportunity for scalability.
Q: What are the shop rental/ sales prices like in this area? A: The rental in the centre ranges between R350 and R600 per square metre.
Q: What's your most popular item/service? A: Our flamingo- and Muizenberghut-designed classic cut shorts are our most popular products.
Q: How many people go through your store each day? A: We opened on 21 September and our foot count is 40 to 60 people per day. The quality of the customer and their spending power keeps this store lucrative.
Home is where the heart is. Find yours now. Search 1000’s of fresh properties everyday.
Q: Do you have any expansion plans? A: We have plans to roll out a full pop-up strategy across South Africa over the next few months. We're also expanding our product offering to ladieswear in the next 12 months.

Cape Town and Johannesburg star in "Alpha Cities Index"
W
ealth-X, in collaboration with Barnes International Realty and Warburg Realty, recently released the “Global Property Handbook”. The handbook explores the real estate investment habits of the world’s super wealthy and includes the first “Alpha Cities Index” that ranks Cape Town 37th, alongside Norway’s capital Oslo, Basel in Switzerland and the Russian capital Moscow. Cape Town is the highest-ranking African city, followed by Johannesburg at 46.
practical, emotional and financial reasons, and the most desirable locations are those that tick the highest number of boxes in all three criteria.
Lew Geffen, chairman, Lew Geffen Sotheby’s International Realty, says: “According to the report, global ultra-high-net-worth investors base decisions about where to buy property on a combination of
Johannesburg’s placement on the Alpha Cities Index is driven by more practical reasons than Cape Town’s attractions, which is reflected in its ranking nine places lower than the Mother City, according to Geffen.
“In Cape Town, foreign interest is driven by numerous factors, including the weak rand that affords offshore buyers excellent value compared to most European destinations and similarly cosmopolitan southern hemisphere cities like Sydney, in Australia, where comparable properties are 10 times the price.”
Although the property market in SA has slowed down somewhat, there are still some areas that are showing strong price growth. It’s important to research what’s happening in different areas in order to identify good investment opportunities. SIMON BRAY, CEO, PRIVATEPROPERTY.CO.ZA
First-time homebuyer numbers on the rise
T
here’s encouraging news for the real estate sector in the latest statistics from bond originator BetterLife Home Loans. “The statistics show that the percentage of first-time buyers among home loan applicants rose to 47% in the last 12 months to end-January – its highest level in two years,” says Shaun Rademeyer, CEO, BetterLife Home Loans. “This indicates renewed confidence in property among younger buyers, especially, and is positive for the real estate market as a whole because it is these buyers who provide the stimulus for expansion and price growth in the future, as they move on to their second and third homes.
“And, more importantly, lenders seem to be matching their enthusiasm, with the percentage of bonds being granted to firsttime buyers rising to 39% in the year to end-January, up from 38% in the previous 12 months.” At first glance, he says, the rising demand among first-time buyers is somewhat surprising, given the tough consumer environment and high inflation rate over the past year, “but it has no doubt been bolstered by the improving household debt to disposable income ratio, which has steadily dropped from almost 88% during the 2008/09 recession to about 74% currently due to household incomes rising faster than household borrowings (credit extension).”
Monthly rentals between R7,000 to R12,000 remain best-performing category
A
ccording to the TPN Rental Monitor Q3 2016 report on the residential sector, payment performance weakened at both the top and bottom ends of the market. A considerable proportion of the tenant population (79%) rent for below R7,000 per month, with the majority of these tenants (55%) renting for between R3,000 and R7,000 per month. Nevertheless, there has been a slow growth of tenants migrating into the R7,000 to R12,000 per month category. These tenants remain the best performing in terms of rental payment, with 88% in good standing and more importantly 74% who paid on time.
Michelle Dickens, MD, TPN, says that South Africans in good standing remained favourably positioned at 84%. “But beneath the surface, the overall credit profiles of many tenants are deteriorating.” Dickens says rental payments in the below R3,000 a month category deteriorated conspicuously, with 12% of tenants not paying rent in the third quarter, and only 58% paying on time. “Tenants in the exclusive property rental bracket of R25,000-plus also remain a challenge, with 53% paying on time; a bigger problem is represented by the nearly 15% in this category who only make partial payments.”

Knowing the difference There are some significant differences between body corporates and homeowners associations WORDS: CANDICE BOTHA
IMAGE: ISTOCK
W
ith estate and complex living more popular than ever, body corporates and homeowners associations are a part of many South African’s lives. The differences between homeowners associations and body corporates stem from the type of development they function in. “A homeowners association is registered for a development with free-title homes and a body corporate for sectional title developments,” says Jeff Gilmour, president, Association of Residential Communities. In practice, this means that apartments and complexes are generally run by a body corporate, which is managed by trustees, while big estates will have a homeowners association with a board of directors. The legislation which governs the two is different. “A homeowners association has a Memorandum of Incorporation registered within the Companies Act while a body corporate has articles of association registered within the Sectional Titles Act,” says Gilmour. In both
instances, residents are expected to pay levies, but the costs covered by the levies differ. Gilmour says that in the case of a homeowners association, levies will cover security, common land, common area insurance, landscaping, maintenance, roads and all costs relating to areas outside of each separately owned erf. Owners are responsible for their own building’s maintenance. “In a body corporate, the levy will include these things as well as unit insurance and exterior maintenance of each unit. In a homeowners association, all levies are equal. In a body corporate, levies are calculated according to the size of each unit, with bigger units paying more,” he says. Although homeowners associations do have rules, they are very specific to the particular circumstances of the development and pertain to building guidelines and conduct rules. The Sectional Titles Act has a set of prescribed rules which all new developments use as a base for establishing rules for the body corporate. The rules are divided into
two categories: management rules and conduct rules. Management rules deal with issues pertaining to the running of the body corporate. Conduct rules deal with issues pertaining to the dayto-day running of the complex and the harmonious living in the complex.
HOW DOES OWNERSHIP DIFFER IN A SECTIONAL TITLE OR FREEHOLD SCHEME? In a sectional title, the common property is owned by all the owners in undivided shares. Therefore, an owner owns their section plus an undivided share in the common property. These combine to what is commonly referred to as a unit. This undivided share in the common property cannot be separated from the section. In a freehold situation, each homeowner owns their house and land, which have separate erf numbers, while the homeowners association owns the common property and manages it under the direction of the members.
