H

azelwood is a fairly small but elegant neighbourhood located in the well-established older eastern parts of the Jacaranda City. Over the last couple of years, its residents had to endure a great deal of building and road construction while Hazelwood’s business area was being upgraded and redeveloped. But all things worked together well and today Hazelwood boasts a sparkling new face and atmosphere. With many charming new eateries as well as health, beauty and lifestyle retailers, Hazelwood is turning out to be Pretoria’s trendy new hangout. “A vibrant sports bar and other gourmet drinks and dishes are now brought to the doorstep of Pretorian families,” says estate agent, Corli van Heerden. Although the area draws many people from surrounding suburbs like Menlo Park, Lynnwood, Ashlea Gardens and Maroelana as well as the neighbouring affluent suburbs of Waterkloof and Brooklyn, people from all over are gathering here to socialise. The word Hazelwood to me means business lunch or late afternoon sundowner. The relaxed atmosphere with open-air restaurants makes me feel like I’m in Europe. Hazelwood, close to the Pretoria Country Club in Waterkloof, is an appealing neighbourhood in the heart of Pretoria's eastern suburbs. It’s close to Menlyn Park, the streets are leafy, and access to anywhere in Pretoria is excellent, particularly to the N1.

Hazelwood is fast becoming the new hot spot for great restaurants catering for all ages. Old favourites like Pachas, Blue Saffron, Hillside Tavern, LM in the East and Caraffa also form part of this new food hub. Trendy street restaurants are popping up daily and are educating palates with their inventive menus. On Saturdays the Hazelwood Food Market offers a food deli and fresh produce market in a new style.

Hazelwood has recently become one of the most sought-after residential areas. It’s also a fastdeveloping commercial area. It’s obvious that the two new “kids on the block” where corporate-, banking- and consulting-related services want to position themselves are the Hazelwood and Menlyn nodes. Lovely older homes off the main arteries contribute to the peaceful atmosphere of this area with a growing cosmopolitan look and feel.

L

iné Nel Coaching is a life and wellness coaching business which moved to Menlo Park at the beginning of this year. Owner Liné Nel tells us more. Q: How did your business start? A: I bought a slimming clinic franchise in 2011 and soon realised that people who want to lose weight need more than just diets and treatments. I believe I was born to help people, so I started Liné Nel Coaching in August 2015 after I did my life coaching certification. In 2016, I sold my slimming clinic to focus full time on Liné Nel Coaching. Through life coaching I can reach more people, change more lives and help people live the lives they desire.

It’s close to highways, great schools, malls, restaurants and businesses. It also made sense to proceed with my life coaching practice in this central vicinity where most of my client base and acquaintances are situated. Q: How did you find your premises? A: The buyer of my slimming clinic and I were looking for premises close to each other and we started looking around in October last year. We found the property to rent online in November and moved in January this year. Q: Why are the premises ideally suited to your business? A: I love the professional environment with doctors located on the same premises. The slimming clinic which I sold also moved onto the premises, and our businesses complement each other tremendously. I love the big garden outside and there is ample safe off-street parking available for clients. My business is also visible and easily accessible from the street.

Q: How many people go through your store each day? A: I can consult with about six clients daily. Q: Do you have any expansion plans? A: Maybe we’ll expand one day, but for the moment I love working alone and also love establishing and building my brand. Q: Do you operate online as well? A: Yes, I mainly do my marketing on social media, and I have a beautiful informative website as well (linenel.co.za). Q: What's your most popular service? A: My most popular service is life coaching and weight loss coaching. My weight loss coaching has a different approach from the usual weight loss procedures, and the response to my unique 10-day programme is overwhelming. I believe most weight issues have emotional origins and in my programme we deal with this, change belief systems, negative patterns and behaviour, as well as make permanent changes to get the client the body they desire. We also look at an effective, sustainable lifestyle plan that will work for them.

Downsizing: a lifestyle choice rather than necessity

D

uring an economic decline, downsizing becomes more common when homeowners find themselves increasingly cashstrapped and debt-ridden, but this is only one reason motivating South Africans to move to smaller homes. Sandy Geffen, executive director, Lew Geffen Sotheby's International Realty, says downsizing can also free up a considerable amount of money each month that can be put to good use, such as boosting your retirement fund, decreasing debt or saving for an overseas family holiday. “Two other reasons commonly cited by people selling larger homes are lifestyle and security. Compact homes generally require less maintenance, which means homeowners can get out and enjoy life rather than spending weekends mowing the lawn and attending to a seemingly

endless list of basic maintenance. And as the smaller properties are usually situated in gated communities or estates, they offer a greater level of security.” According to a report by specialist property research company, Lightstone, one in 10 recent residential property purchases in South Africa have been in gated communities, and despite the fact that the rate of development nationally has slowed, demand has not. The overall value of these properties is around R800bn, which according to Geffen indicates the extent of this trend. “Lightstone’s research shows that only about a tenth of the properties in this sector fall into the luxury category,” says Geffen. “The vast majority are the sort of compact homes that specifically cater to this movement in lifestyle demand – people wanting safer, smaller and easier-to-maintain homes.”

If a buyer has signed an agreement, but would no longer like to purchase the property, it’s best for them to be upfront with the seller and let them know as soon as possible, rather than breaching the contract. The seller might be willing to let the buyer off the hook and look for another buyer, rather than drawing out the situation longer than necessary. It’s possible for the seller to pursue the matter legally, which could leave the buyer with a very expensive impulse purchase on their hands. Family home buyers turn to Monte Vista

W

ith affordability a key watchword for many homebuyers with young families, the conveniently positioned area of Monte Vista in Cape Town’s Northern Suburbs is increasingly in demand, according to Pam Golding Properties agents Nannie Myburgh and Linda Bain. “This is without a doubt a more affordable area which provides excellent value. The most popular and sought-after price range is for properties between R2m and R2,4m,” says Myburgh. Residential property in the area

starts from apartments priced from around R1m to R1,4m. Most properties in Monte Vista comprise three to four bedrooms with the bulk of homes ranging between R2m and R3m, depending on size and specifications and whether the property is renovated. “Further enhancing the appeal of the area, sellers are asking realistic prices, especially if homes require some renovations. We receive a high amount of internet enquiries and show homes are busy. As soon as we list a home for R 1,8m it will be snapped up within a week,” says Bain.

New regional and super-regional malls are opening or undergoing massive expansion in Gauteng in particular. This has put pressure on trading densities in neighbouring centres, exacerbated by the slowdown in the economy that has strained retail spending in the past year.

Customers are spoilt for choice; the bigger the centre, the more choices available. This means the smaller centres will be forced to specialise, much like Nicolway Bryanston and Morningside Shopping Centre in Johannesburg, which offer restaurant facilities. Competition is prevalent in the retail space; however, from 2017 onwards, with the economy unlikely to improve, real estate institutional investors will be forced to scale back and diversify into other segments of property.

The same centres are competing for the same struggling and debt-ridden customers. In 2016 alone, two new centres were added to the market: the 90,000m² Mall of the South

Good-looking storage As your family grows, finding sufficient storage becomes difficult. Here are some nifty solutions. WORDS: ANNE SCHAUFFER

T

o increase your home’s storage capacity, begin by decluttering. Then, in rooms like the kitchen, rearrange or prioritise items that are used most often. Make sure they’re readily at hand, and relegate the lesserused items. You’ll free up a lot of space that way, but you’ll still need more. Fortunately, there’s so much spacesaving gadgetry and innovative thinking sneaking its way onto the market as urbanisation takes hold that storage needn’t be expensive. For example, you can use grass-woven baskets or wooden crates custom-made by local vendors. Simple ideas like extra hooks and rails fitted onto existing cupboards to attach suspended metal baskets can double your storage space. Take a look at the gap between your shelves in the kitchen cupboards – there’s often room for a stylish purpose-made metal basket to be suspended under the shelf above. There are often a few centimetres of space inside cupboard doors which allow you to attach a metal or plastic magazine holder to stack

items like chopping boards or even boxes of tinfoil or plastic wrap. For pots, consider a good-looking wallmounted rack with big hooks; it could be a custom-made copper or stainless steel pipe frame, joined with elbows and tees, or soldered. Make sure it’s suspended a good distance from the wall so the pots lean but aren’t squashed. Alternatively, fit a wooden or metal frame to the ceiling and hang your pots and other utensils there. Use magnetic strips to hold knives. You can even install adjustable metal rails from one interior side of a cupboard to the other and slide rolls of plastic wrap or foil, or even garbage bags, onto them. A painted pegboard is also a handy surface for hanging essentials. Outdoor storage is always at a premium. A trapdoor or two on your deck can conceal useful “bins” to store cushions, a hosepipe, or pool equipment. Dual-function products are a great way of incorporating practical storage. The ottoman which stores blankets can also be a footstool and/or coffee table. With ottomans, chests and indoor or

outdoor benches, opportunities exist to create space for anything from linen, to TV remotes and garden tools. Ideally buy them complete with the lift-up lid. For benches, alter them or build a storage box underneath the seat. Don’t just buy the first handsome wall unit you see – think about your specific needs. You may be better off getting one custom-made. Don’t be afraid to mix up textures, too. A bedroom needs a lot of storage space, but often has the least. For children, consider a customised bed elevated on a platform. You’ll have the height, depth, length and width of the bed to fit cubbyholes and other storage units. Castors work wonders for easily moveable toyboxes. You might prefer modular wall cubbyholes, or individual ones which can be customised and coloured to suit the ever-changing tastes of children. Stack them or use them individually. Just remember that it isn’t enough to just have a smart storage unit – get that unit organised.
