Following Port St. Lucie’s oncein-its 54-year-old history disaster of last week – the loss of a main natural gas connection for several days that affected the lives and businesses of 6,000 customers, she is still thinking about the loss of revenue. She estimates she lost thousands of dollars from a Mother’s Day holiday weekend that didn’t happen for them and numerous other restaurants this year – as well as loss of rent, loss of food and loss of wages and tips for the staff. Considering that demand plays a role in prices, Rubackin said, he believes that will increase because of the qualities of the city that led him to move to Port St. Lucie from South Florida. The city is great “for someone looking for a lot of the benefits of Florida without the disadvantages,” Rubackin said. Money Magazine ranked Port St. Lucie fourth in the nation in
terms of hot real estate markets with growing home values. Selling prices are expected to increase 14 percent — the national average was about 5 percent — during 2015, helping to reverse a slump in the market that led to the city dealing with foreclosures. Other cities ranked by Money Magazine with hot markets and the expected selling price in-
creases include: 1. Miami, 15.4 percent; 2. San Jose, Calif., 14.6 percent; 3. Delray Beach, 14.5 percent; 5. Cape Coral, 13.6 percent; 6. Los Angeles, 13.5 percent; 7. Fresno, Calif., 12.6 percent; 8. San Francisco, 12.4 percent; 9. Fort Lauderdale, 12.2 percent and Oakland, Calif., 12 percent.

TRADITION – Alexandra Artiles doesn’t have a lot of free time. The 17-year-old is a junior at Treasure Coast High School, but she takes her classes at Indian River State College, where she will receive an associate degree in political science in the same month that she graduates from high school. She is also a model and spokeswoman for the Barbizon USA Acting and Modeling Corporation and president of Teenage Republicans of St. Lucie County. Did I mention that she’s only 17? Alexandra recently took time from her busy schedule to talk about her projects and plans. She has been a spokeswoman for Barbizon for three years and was selected after studying modeling and acting with them. “I travel as the spokesperson, mainly in Florida,” she said. “I tell (audiences) about my success and select girls for competition. Once a year, there’s a
cruise, ‘Passport to Discovery.’ There are 25 slots per region in each state and 400-500 audition for each region. I’m part of the selection team for who goes on the cruise, where there are 180 agents and agency representatives.” Alexandra has been modeling and acting for four years. She has done work for Hanes Sportswear and Office Depot and has done runway work for designer Arafeh Mansouri. The teen’s interest in politics began a year ago, when she worked on the political campaign of Alan Schlesinger, who was running for Congress. “Once I got involved in the campaign, he introduced me to the teen group,” she
said. “When I joined, the group had nine members. Once I was elected president, three months ago, we’ve doubled. We really want to spread conservative ideology to the youth. Oftentimes, the youth is very liberal. We want them to know it is possible in 2015 to be young and Republican. We also focus on giving back to the community, doing projects for Wounded Warriors and
the Food Pantry.” Looking toward the future, Alexandra plans to finish college and go to law school. “I want to begin my career as an attorney and delve into politics,” she said. “My overall, long-term goal is to be a politician. I’m thinking I’d stop at governor.” Alexandra credits her mother, Joann Artiles, with inspiring her. “My mother is the driving force in my life,” she said “Luckily, I’m an only child and she has always been there for every little and big accomplishment, I don’t think I would have gotten there without her.” Teenage Republicans of St. Lucie County meets on the third Saturday of every month at 11 a.m. at Republican headquarters, 6835 South Federal Highway, Port St. Lucie. ST. LUCIE WEST — Redevelopment of a decades-old shopping center is bringing new businesses and at least one and possibly more new restaurants to St. Lucie West. Marc Yavinsky, executive vice president of Menin Development, which was founded in New York City and is now headquartered in Palm Beach, said Pollo Tropical should open a new restaurant at the center by the end of the year. Yavinsky said other restaurants are likely to come to the shopping center. “There are several additional restaurants we are working with,” he said. Pollo Tropical, according to its website, was founded in Miami and features citrus-marinated grilled chicken. The current menu includes, platters, Caribbean
food, sandwiches and wraps. The platters include chicken, ribs and pork. Yavinsky said that considering the amount of business in the area, the number of restaurants is relatively small. “We think there’s room for more restaurants,” he said. Yavinsky said Menin has redeveloped much of the shopping center. That has brought in such new businesses such as La Fitness, Burlington Coat Factory and HomeGoods, which is slated to open soon. According to the Menin website, the shopping center recently underwent a $15 million renovation, that included partial demolition of a former Sears store. The website notes that Publix refurbished its 20-year-old store. Currently, demolition of part of the shopping center is making way for the development of two new outparcels.

Basics of inflation This is the first in a periodic series of Your Voice articles relating to finance and the economy

ecently, the Wall Street Journal had a front page headline article “Nasdaq Hits Record.” The new record was 5056 (rounded to nearest whole number); the previous record was 5049 on March 10, 2000 — some 15 years ago. This article addresses the following question. Is 5056 really higher than the 5049? First, what is the Nasdaq? The term “Nasdaq” is usually used to refer to the Nasdaq Composite Index. This Index is a statistical measure that tracks the market prices of some 4,000 stocks, all of which are traded on the Nasdaq Stock Exchange. Second, although stock indices are not expressed in dollar values, they reflect wealth. Third, stock indices are not adjusted to compensate for inflation. Now, to answer the question noted earlier, it is necessary to determine the purchasing power in today’s dollars of the Nasdaq index in 2000 when it was 5049. You can perform this calculation very easily using the online Bureau of Labor Statistics CPI Inflation Calculator. Enter the starting year, 2000; the amount, 5049; and the ending year, 2015. Next, press CALCULATE.
Bob Pritchard The purchasing power of $5049 in 2000 equals the purchasing power of $6881 today, in 2015! In other words, it would take $6881 of today’s (2015’s) dollars to purchase the same amount of goods and services that cost $5049 back in 2000. The increase in the number of dollars from $5049 to $6881 is the result of inflation. So, did the Nasdaq really hit a new high? True, the numerical index is slightly higher now than it was in 2000. However, the underlying purchasing power represented by the index is a lot lower now (in 2015) than it was in 2000. The important point to keep in mind is that inflation constantly eats away at the real purchasing power of wealth – and of debt. In

fact, inflation is the mechanism by which wealth is transferred from lenders (richer people) to borrowers (poorer people). More on that in a future article. Consider a second example of the impact of inflation. My wife and I purchased a home in 2000 for $258,000. It is now under contract for sale at $312,000. We expect to net about $285,000 after real estate commissions and other settlement fees. We made a lot of major improvements to our home over the years but, for the sake of simplicity, let’s ignore their cost. Go back to the online Inflation Calculator and enter the year, 2000; the amount, $258,000; and the current year, 2015. Then calculate the purchasing power of the $258,000 in today’s dollars. It is $351,674! In other words, just to break even in terms of purchasing power, we would have to net $351,674 from the sale of our home. But, if we sell our house and net the $285,000, we will have lost $66,674 ($351,674 $285,000 = $66,674), as measured by the purchasing power of today’s (2015’s) dollars. Although we will be selling the house for more dollars than we paid for it, we will have incurred a significant loss in terms of our real purchasing power. The loss occurred because the prices of goods and services increased a lot from 2000 to 2015, resulting in the value (purchasing power) of the dollar decreasing over time. Finally, instead of a house, suppose an investor purchased stock in 2000 costing $258,000 and sold it in 2015 for $285,000. The investor would incur a taxable long-term capital gain of $27,000 ($285,000 $258,000 = $27,000). So, even though the investor would have lost $66,674 in terms of her/his purchasing power, the investor would be subject to a capital gains tax on the $27,000 capital gain. That is something to think about when you next invest in equities, bonds, business real estate, collectibles, gold, etc. It can be argued that the taxing of capital gains should

be based on the increase or decrease in the investor’s purchasing power resulting from the purchase and subsequent sale. If that reasoning were followed in this example, the investor would be allowed to report a capital loss of $66,674, and enjoy a reduction in her/ his income taxes based on the real loss of her/his purchasing power. The United States tax laws are extraordinarily complicated and rife with special deductions for special interests. They need to be greatly simplified and designed to encourage capital investment and to encourage people to work at their full potentials (among many other things).
Good news in Port St Lucie housing prices Editor’s note: See story, page A1. The National Association of Realtors reported that the yearover-year (Q1 2015 vs. Q1 2014) increase in the median price of existing, single-family homes in Port St. Lucie was 22.9 percent! [Median means the “middle” price, with half the houses priced below the median and half above.] Port St. Lucie ranked second nationally out of 174 metro areas; Sherman-Denison, Texas, ranked first. The increased demand for homes in PSL should not be surprising. Typically real estate prices in PSL have been lower than those to the south. But it is not only lower prices in PSL that are driving the demand; PSL offers beautiful senior communities, great shopping, excellent roads with easy access to Interstate 95 and the Florida Turnpike, and great weather with an almost continuous ocean breeze! Of course, just becoming a Florida resident is a big attraction to retiring seniors who have money, dislike the wretchedly cold winters in the Northeast and want to avoid state income taxes and death taxes. TREASURE COAST — Count Superintendent Laurie Gaylord not onboard with Florida All Aboard. On Thursday, May 14, Gaylord appeared with State Rep. MaryLynn “ML” Magar, Tequesta, Sheriff William Snyder and County Commissioner John Haddox, Palm City, at a press conference opposing the proposed high-speed passenger rail. While Magar, Haddox and Snyder have been public about their opposition to the proposed passenger service that would cut a swath through the Treasure Coast without stopping, Gaylord is new to the list of public officials speaking loudly against the train. Gaylord noted that the Martin County School District’s
bus depot is just east of the Florida East Coast Industries’ lines in Stuart that would host 32 additional trains a day, and most of the county’s schools are west of them. She said the district’s busses carry about 8,000 students and cross train tracks around 350 times a day. “Busses do not move fast enough to get out of the way of a train going 110 mile per hour,” she said at the press conference co-hosed by Citizens Against Rail Expansion in Florida. In a telephone interview after the press conference, Russell “Rusty” Roberts, All Aboard Florida’s vice president of government affairs, said he met with Gaylord about a month ago and they discussed school-bus crossings. Roberts said he told her about several safety features and protocols All Aboard Florida will have in place to ensure student
safety. He said Gaylord offered him no empirical evidence that the new rail service would create significant issues the district. “She’s pulling that problem out of thin air,” he said. “The example is, when you look to the south of Martin County we have 52 Tri Rail trains a day. School bus systems operate fine.” Additionally, Roberts said that there are no reports of Central Florida’s relatively new SunRail disturbing school-bus operations. Tri Rail and SunRail are commuter services that travel slower than All Aboard Florida will. “I think it’s our job to educate and inform and make sure that people understand that what we’re doing is not unique,” Roberts said. “Systems like ours are running all over the country.”

was becoming too congested. He said in Port St. Lucie he found reasonable home prices, a bucolic atmosphere compared to South Florida, less traffic congestion and a city close to the beach. He said he also liked the way the city laid out its streets, maintained “lovely green areas,” and has safe, gated communities. “It (Port St. Lucie) lends itself to a lot of things that allow for growth,” he said. Oravec also said that Port St. Lucie has a lot of things that encourage growth. “We have good fundamentals that make us a desirable place to live,” he said. “Port St. Lucie has location (it’s the gateway to South Florida and Central Florida), climate, a long list of natural amenities, one of the lowest crime rates in the state, some of the best schools in the state, modern and available infrastructure, an award-winning state college and affordable living, all in a low-tax state.” Oravec said that the mathematics of boom and bust cycles in real estate play a role. He said that Port St. Lucie’s home prices have been far below “equilibrium” since the real estate bust. “Though it took a long time, we
are finally breaking free from the gravity of the bust; and because our values were so low, as they come back to equilibrium, it is and will continue to be a mathematically significant percentage increase.” The rising prices will bring about investors, said Ed Cunningham, director of communications for Port St. Lucie. But the city wants growth, regardless, he said. “We want them to move here because they like what the city has to offer.” Cunningham said the rise in prices is a “double-edged sword” as with rising property values come higher property taxes. Also, he said, if the prices rise too high, a bust could occur in the future. “We think slow and steady growth is the best,” he said. He said the market has improved. “We don’t have nearly as many foreclosures as we used to have.” Oravec said the increasing values will “drive new home starts and private investments in our community. My hope is that we will do everything we can as a city to sustain this recovery and to make it sustainable. While we do not control macroeconomic factors and national banking regulations, we must be good students and learn from our history.”

TREASURE COAST — News that Congressman Patrick Murphy survived the recent train derailment in Pennsylvania and stayed onboard to assist others generated calls to his Washington, D.C., office. Thing is, Murphy hasn’t been in Congress for about four years. “The two get confused a lot,” Richard Carbo, spokesman for Murphy said. “Sometimes they put the wrong picture of the Congressman.” With about 436,000 Patrick Murphys in the United States — according to www.futureboy.us — one was bound to be elected to Congress sometime. Or two. That’s what happened. Patrick Murphy the Iraq War veteran and derailment survivor and hero was elected to Congress in Pennsylvania’s 8th District in 2006. He was defeated four years later. Patrick Murphy the sitting Congressman representing the Treasure Coast — Florida’s 18th Congressional District — was elected in 2012, and re-elected in 2014. There is, by the way, a Murphy representing Pennsylvania’s 18th Congressional District. His first name is Tim. To make things more interesting, the Pennsylvania Patrick Murphy was born in 1973. The Florida Patrick Murphy was born in 1983. Tim Murphy took office in 2003. Catch all those 3s? Three men named Murphy. Two named Patrick. Two representing the 18th Congressional District. Coincidence? The Florida Murphy is yielding the House seat in a bid to become Florida’s next junior Senator. There’s already a Senator Murphy. Chris Murphy is the junior Senator from Connecticut. Carbo, who works for the Florida Murphy, said news outlets occasionally run the congressional portrait of the Pennsylvania Patrick Murphy alongside stories. “Most of the time people are just using the official headshot of

As you can see in Figure 2 , as the blood vessels that surround the nerves become diseased they shrivel up which causes the nerves to not get the nutrients to continue to survive. MARTIN COUNTY — No one should mistake Sheriff William Snyder for anything other than a strong advocate for the right to keep and bear arms. “I’m a very strong Second-Amendment guy,” he said. Still, when his department handled nine cases of stolen firearms in less than a month, Snyder took to social media to remind owners to lock their guns. “We recommend securing all firearms in a heavy safe which is bolted down to your floor,” the department posted on Facebook on May 13. The gun thefts come at a time when the department is watching Palm City’s western side. As of press time, there have been three burglaries along Citrus Boulevard
within a week. Guns were taken in two of those burglaries — two revolvers and a shotgun. Snyder said none of the crimes seemed to be “pillowcase burglaries.” “My concern is a gun taken in a burglary presents significant danger to the community,” Martin’s top cop said. “It presents a danger to the public when they have to face the business end during a burglary.” Lt. Mike Sheelar, St. Lucie Sheriff’s Office, said he has plenty of anecdotal evidence that stolen guns end up at crime scenes. “A good number of the guns we get off the street are reported stolen,” he said. Among weapons stolen in Palm City the last month are at least two 9mm pistols, two .45s, and two shotguns. Snyder said that not only are stolen guns a danger in the hands of criminals, but

On Thursday, Feb. 26, the Sheriff’s Office had a Gun Lock & Safety Event with numerous local gun shops and related businesses participating. The event got more locks into gun owner’s hands, along with presentations about other gun-securing technologies. Palm City’s Robbie Abell — owner of Lotus Gunworks, 3558 N.W. Federal Highway, Jensen Beach — participated. He said there have been many advances in gun-security technology in the last decade. “There are so many ways to make the gun accessible (to you), but locked up,” Abell told Your Voice News & Views. According to the Department of Justice, about 230,000 guns are stolen annually. More than
80 percent remain missing six months after their thefts. “The average burglar who doesn’t want to spend a lot of time (in a home) is completely stymied by a gun safe,” Snyder said. He added “Anywhere else (a gun is stored) is an invitation for someone to steal it.” Sheelar said in or out of safes, unsupervised guns should be secured with locks that thwart their use, and ammunition should be stored separately. “Unless it’s for immediate personal defense, there’s no reason to leave a gun loaded,” he said. The Martin Sheriff’s Office has locks to give away at the department’s office — the Martin County Public Safety Complex, 800 S.E. Monterey Road, Stuart. Officers from the training unit will show recipients how to properly use the locks. Snyder said Palm City isn’t in the grips of a crime wave, but urged vigilance to keep it that way. The Sheriff has repeatedly said that he’s “made all of Martin County his posse.” He said residents who feel anyone or any vehicle is acting suspiciously should call 911.

Multiple reports say the train was going more than 100 mph on a curve requiring half that speed. Roberts, however, went straight to the Amtrak derailment to highlight safety features All Aboard Florida will have that many passenger trains don’t, including computerized GPS systems to prevent speeding and relay warnings to engineers. Additionally, he noted that while AAF trains will go as fast as 110 mph in some places on the path between Miami and Orlando, they’ll be regulated to much lower speeds through most if not all of Martin County. Nevertheless, the county’s first responders have many concerns. The Sheriff said few things worry him enough to disturb his sleep. “If I were to think of a nightmare scenario that would keep me up at night, it would be one of those (school) busses stuck on a track,” Snyder said. Roberts said the county’s first responders and school system will have contact information to quickly let All Aboard Florida managers know about any track
issues and the trains will stop until they’re cleared. Local governments are working to keep All Aboard Florida cleared from the tracks. Indian River County — which set up a $2.7 million fund to oppose All Aboard Florida — has filed a lawsuit against the U.S. Department of Transportation and one of its undersecretaries for giving All Aboard Florida the green light to sell up to $1.75 billion in bonds through the Florida Development Finance Corp. before the agency had completed evaluation of the impact statement. The Martin County Commission jumped onboard the lawsuit train on April 27. It tapped the $1.4 million opposition fund it created to also file suit against the U.S. Department of Transportation challenging the private activity bonds it OKed late last year for All Aboard Florida to raise capital. There’s going to be an initial hearing on May 29. All Aboard Florida projects to start service between West Palm Beach and Miami next year, and aims to be running its proposed 235-mile length the year after. TREASURE COAST — Brennan Monaco has been in theater most of his life. This is his 21st year in the theater and he is only 24. The Jensen Beach resident began at Riverside Children’s Theatre, was cast in a professional production there at 10 and, by age 13, was a full member of Actor’s Equity. Monaco, who was homeschooled, went on to study theater as a Fine Arts Scholar at Indian River State College, under the direction of David Moberg. He received his associate degree in December, but he has stayed with the school, performing in several productions and directing the upcoming show “Willy Wonka Jr.,” featuring local youngsters from the Performing Arts Academy Youth Musical Theatre program. The show will be presented May 29-30 at the McAlpin Fine Arts Center in Fort Pierce. The children’s program has been at IRSC for many years, led by Jane Whitaker. This year, prior commitments prevented her from leading the group. Rebecca Shearer, the theater manager, was brought in to run the program, and Moberg asked Monaco and Michael Edward Hurst to direct the show. This is Monaco’s directorial debut on the Main Stage;

he has directed some smaller productions. Monaco said that he, Hurst, who is the show’s musical director, Shayna Lanzetta, the choreographer, and Victoria Hallsten, the stage manager, work together as a team under the supervision of Moberg and Shearer. The show is an abbreviated version of the fullscale “Willy Wonka.” “This is a one-act, one-hour show,” Monaco said. “All the important elements, characters and songs are still there. The Oompa-Loompas are absolutely there.” The show, based on the Roald Dahl book that has been made into several movies, has a cast of 60 youngsters who range in age from 9-17. Monaco said they’ve responded to his direction with no problem. “They’ve done very well,” he said. “Many are in their 10th or 11th show. I’m pleasantly surprised with how much progress we’ve been able to make in the time we’ve been working. We only rehearse four days a week,” Monaco said the challenge was in working with such a large cast. “It’s teaching them all to move left and right at the same time,” he said. “Sometimes there are text scenes with only six or seven kids. With our crew, we can run the
music with a large group while I work with a small group. Our kids have been very good.” Monaco said that the technical aspect of the production are particularly important in this show, which is meant for the entire family. “A lot of it exists in an imaginary world,” he said. It’s really cool to see our tech team create this imaginary world. The spectacle should be incredible. I’m really excited about that. People get to live vicariously through the characters on stage. It’s an escape into fantasy and everyone gets to be a child again.” After he performs at IRSC this summer in “The Study” and a Duke Ellington review, he will head to Gainesville to major in history, with an eye to law school. Theater and history are his passions. He doesn’t think he’s left the stage behind. “I intend to perform again,” he said “I can’t leave live theater. Not for good.” “Willy Wonka Jr.” will be presented at Indian River State College’s McAlpin Fine Arts Center, 3209 Virginia Ave., Fort Pierce, May 29-30. PORT ST. LUCIE — The Port Saint Lucie Anglers fifth annual Kids Fishing Tournament was held in April. The event was enjoyed by over 100 youngsters and families. Rods started bending and highpitched voices were heard yelling, “I got one” seconds after a siren signaled the start of the Port Saint Lucie Anglers Kids Fishing Tournament. More than 100 kids up to the age of 17 circled the pond and caught a total of 171 fish in two hours. The youngsters competed in age classes of 11 and under and another class of 12 years up to a maximum of 16 for trophies. Tournament rules, the heat of competition and the watchful eyes of parents and officials had no effect on the determination of these boys and girls. A fish was a fish. Size didn’t matter to them. The smiles stretched ear to ear. Most “fisherkids” suspended an

TREASURE COAST — SafeSpace, the only domestic violence outreach center on the Treasure Coast, recently honored their many dedicated volunteers during the organization’s annual appreciation luncheon. So much of the success of SafeSpace is driven by their volunteers who are focused on doing everything in their power to help victims of domestic violence. As a nonprofit organization, SafeSpace relies heavily on the year-round support of its volunteers to assist with its many programs that help victims and families affected by domestic violence. SafeSpace volunteers serve in many capacities including: answering calls that come through the SafeSpace hotline, serving as Crisis Intervention Court Advocates, planning events, hosting fundraisers, coordinating activities with the mothers and children at the SafeSpace shelter, and supporting retail operations at the Thrift Shoppe. This year, long time board member and volunteer Margaret Richebourg was the recipient of the Douglass & Patricia Stewart SafeSpace Volunteer of the Year Award for the three-county
region. The award is given to an individual who works tirelessly on behalf of SafeSpace to bring greater awareness to the cause of domestic violence and walks the walk on a daily basis. “Margaret’s successful corporate career and expertise in marketing and branding, as well as fund development, have helped to elevate our organization to new heights. She takes on every challenge with enthusiasm and energy and has put her heart and soul into our mission,” said SafeSpace CEO Jill Borowicz. The Indian River County Volunteer of the Year Award was presented to Lewana Dupree of Vero Beach. Dupree has been a committee member and chair for the Indian River County Walk a Mile in Her Shoes event and is also a member of the SafeSpace corporate board of directors. She has been instrumental in raising awareness about domestic violence and SafeSpace. James Taylor of Port St. Lucie was the St. Lucie County Volunteer of the Year. He has been actively involved in the St. Lucie County Walk a Mile event for several years and has also dedicated his time to brightening the lives of the women and children in the shelter by helping to coordinate a Easter egg hunt, making holiday centerpieces, helping to create a hopscotch zone at the shelter, and providing dental hygiene kits and education to the children.
