THE IS TO PUT VARIOUS TYPES OF HOUSING INFILL UNITS ON VACANT/UNDERUTILIZED PARCELS TO INCREASE THE DENSITY OF THE AREA.

DESIGN CONCEPT The site is taking 8 parcels (2 vacant, 6 unutilized) for housing infill development. The site is presenting 12 parcels after redeveloping and the recommended zoning is B - Residential. The rearrangment of parcels is based on zoning resolution: the land that are extend the minimum zoning requirement are taken for infill development. The site includes: 88 townhose units (Avg. 1400sqf/unit), 10 single family houses with shared courtyard (4 of them are 3600sqf, 6 are 3200 sqf), and 6 single family units (2 new units, 5400sqf/unit). The FAR after housing infills will be 0.33.
