GREEN

William A. Ockenden, CGP, CAPS ~WAO Builders, Inc.

Recently one of my clients asked:

Q. Can you build me an outdoor living area with an outdoor kitchen and do it with Green in mind?

A. That got me thinking. Remember, green covers many areas. In

addition to saving energy, there’s water conservation, as well as using sustainable and/or recycled materials. Let’s look at some selections. One of the primary products will be the cooking area cabinetry. This can be built with steel studs and tile backer board and then covered with a faux stone. Several stone manufacturers are using recycled materials in the mix of their stone. In addition, a few have selected environmntally-safer stains to finish and color their product. The steel framing and backer boards are available manufactured from recycled materials as well. The countertops can be ceramic or glass tiles made from recycled materials. Those who prefer stone look can choose U.S. manufactured concrete, quartz, glass and resin material for their countertops. Materials manufactured in this country have a smaller carbon footprint than products made overseas. For the decking, many paver manufacturers make their pavers using some recycled materials. There are also grass pavers, which are open like a honeycomb so they can be filled with grass or gravel. Another option is a pervious paver. These look like most pavers and come in all colors and many shapes. They have small bumps on the side that allow water to percolate through. To function properly, they need to be installed with deeper bedding materials to allow the water to have a holding area while it percolates back into the soil. Ceiling fans and misters in the lanai will keep people cool and if they’re comfortable outside they may run the AC less inside. Making the yard an attractive place to enjoy is a great pleasure for many. Why not select drought-tolerant plantings and flowers that require little or no irrigation? Most people like a fireplace in the home, but they are not green at all. Fireplaces can create a draft that draws conditioned indoor air out and allows outdoor unconditioned air to leak in. However, a fireplace outside can be enjoyed without negative air drafts in the home. Finally you should select Energy Star® appliances and water-saving faucets. Many families are building their homes smaller and enlarging their outdoor living areas as part of their home.

“Holy utility bills, Batt-man!” WE ARE IN THE HOTTEST SUMMER ON RECORD in most of the United States, and Florida has it the worst. Each month, we open our utility bills, and we all vow to “add more insulation.” But think about that for a moment. What happened to the old insulation? Did it stop working, or wear out? Where did it go? Maybe it never even worked in the first place! Batt and blown insulations have low resistance to the transfer of heat, (R-values), and do nothing to stop hot, humid air from leaking into your home. R-Values alone won’t keep you cool in the summer. So, why would you add more of something that doesn’t even work? Maybe it’s time to change your thinking about insulation. Instead of adding more of the same, maybe we should change the way we insulate? At Tailored Foam of Florida, we have been changing the way people insulate their homes and offices since 1987. We can inject Core-Fill 500 masonry foam insulation directly into the concrete block walls of your home. This helps to eliminate the infiltration of hot air and the humidity that seeps in with it. Tailored Foam has a selection of spray foam products that can be sprayed directly onto the underside of your plywood roof deck, reducing those hot attic temperatures by 30-40%. This means your A/C ducts remain cooler, so your living areas receive cooler air with less wear and tear on your A/C system. Some of these products can even help prevent water and roof damage in the event of disaster.

All of these products are permanent and never wear out. They never need to be replaced, refurbished or added to. Our sales and service personnel are trained in the building sciences that influence your indoor quality of life. We know how our products perform, and which ones work best for you. Your Tailored Foam consultant has the solutions. We can make your trips to the mailbox a lot less stressful each month. Many people are beginning to realize that in today’s uncertain real estate market, homes are becoming more difficult to sell, or even purchase. But with a few updates, their homes can be comfortable, healthy and more valuable. It’s up to you. Now is the time to invest. There are utility rebates, tax credits and other incentives to upgrade your insulation system. You’ll think of your Tailored Foam consultant as a super hero.

SOLAR POOL SYSTEMS

SOLAR ELECTRIC & SOLAR HOT WATER

Q: If I install solar panels, how can I make sure that my roof will not leak? A: This is a valid concern because most solar panels have attachments that are not placed in the structural elements of the roof. There are methods to attach specific panels to the truss of the roof using a high grade-sealing compound guaranteed to last through 30 years of punishing weather. This way, you can enjoy many years of warm water without worry. Q: How many extra months of warm pool water can I expect with Solar? A: A typical warm water season for your pool lasts June through September. Solar will increase your warm water experience by five months, from early March through November. December through February will be affected by the unexpected cold weather. However, there are several occasions during this period where our customers have experienced warm water enjoyment. CREATING EXCEPTIONAL SPACES Home Renovation Magazine’s Design Columnist~Gallery B Designs

REDESIGN YOUR

HOME By: Mark Bebermeyer Gallery B Designs

Kitchen and Bath remodels are the two areas to renovate that will get you the most return for your investment. The kitchen has always been the hearth of the house; the bath is a space of sanctuary. Today, the trend is toward more modern materials and design. A modern room can easily be blended into almost any home, even ones that are not, by definition, modern. The use of subtle elements that reflect the established style of the house will tie the modern design together with the house. The contrast of the modern with the existing architecture can also be exciting and appropriate. Modern rooms are not cold and sterile, in fact, they can be very warm and inviting if you use the right colors and materials. The appeal of modern design is catching on and will continue to grow. There is a resurgence of mid-century modern design popping up all over the country. Appliances, lighting and plumbing fixtures are being designed with cleaner lines and modern materials. Tile and finishes are coming in a wider range of colors including more neutral colors, which will allow them to be more timeless in their appeal. In all these areas, the cost of quality modern design is coming down as well. As you consider a remodel of these spaces, it is worth considering a little space planning as well. Many of you that are considering a remodel may own a home that is from the mid-50s or 80s. The architecture of these homes easily transitionsinto a more modern design. Many of these homes are built such that relocating some interior walls is very cost-effective. This will open up new possibilities for how you use the room and allow your new room to breathe. As you consider your upcoming project don’t be afraid to see spaces in a new way. Be bold, adventuresome and create a space that speaks to you.

Countertops are going green

AS WITH MANY OTHER HOME BUILDING materials, countertops have gone green and they are bringing serious style, function and durability into kitchens and baths. When shopping, remember that green doesn’t just mean what it’s made of. It also describes the special consideration that goes into the material, manufacturing, transport, installation, use/maintenance and even the end of its life. And if you start to feel like there is simply too much to think about − don’t fret! Even the experts understand that nearly all materials have some not-sogreen characteristics. Just make the choice that best suites you and your lifestyle. Here’s a sample of some rather impressive options, some of which you may know and some that might just surprise you: Concrete – A mixture of cement, aggregate (like sand) and water. It’s durable, easy to clean and recyclable. It does, however, require a sealant to protect it from stains. Laminate – Made from recycled plastic, nontoxic glues and a formaldehyde-free substrate. It’s easy to clean and stain-resistant, but it has low durability and is not recyclable after use. Stainless Steel – A highly durable material, easy to maintain, can be installed without using glue, and it’s recyclable. The downfall is that it scratches easily. Paper Composite – Made from paper and a resin binder,

14 |

HOME RENOVATION www.homerenovationmag.com

but you will want to look for low-VOC resin. It’s easy to maintain, is heat and impact-resistant and renewable. It can, however, be scratched and show stains. Recycled Plastic – Made from plastics that would normally end up in a landfill. It’s easy to clean and is surprisingly durable. However, it can scratch easily and cannot be recycled after use. Stone – A natural and incredibly durable choice, though it is best to look for it locally (meaning mined or quarried within 500 miles). It is not a renewable resource, but it offers everything you want in a reliable countertop surface. Terrazzo – An aggregate of glass, stone chips and a binder. It’s available in tiles or poured-in-place. It is highly durable, easy to clean and resistant to staining and burning. A good choice if you can get it locally. Ceramic & Porcelain Tiles – Made from clay, a finite resource. Avoid lead-based and radioactive glazes. Look for a high recycled content count. In addition to being durable, these have low VOC emissions. However, production energy and transport costs are high. Glass Tiles – Though they are better as a backsplash, glass tiles are available in near 100-percent recycled content. They’re also strong and offer unique aesthetic appeal. Wood (butcher block) – A natural and durable surface, but it should be FSC-certified, reclaimed or salvaged wood. It is recyclable, requires no glue for installation, and is obviously practical. However, it will require regular staining and sealing for protection.

Fine Kitchen and Bath~Unique Design, Value Driven JIM SPENCE, FOUNDER OF SPENCE & VAUGHN, and PHIL JOHNSON, Certified Kitchen Designer, have spent the last 25 years working in the Central Florida Kitchen industry doing everything from finish carpentry, building cabinets, designing and installing kitchens, to managing and owning cabinet shops and kitchen showrooms. From entry-level homes to multi-million dollar custom homes, they have the expertise and the tools to take a project from conception to reality. Your project may be a simple makeover, where new cabinets and countertops are accented by tile backsplash and new appliances. Or, you may need a complete relocation of your current cabinetry as an addition to the existing structure. The amount of professional guidance, careful planning and attention to detail is what results in beautifully designed, functional kitchens and satisfied clients. To that end, once a month they offer a free educational seminar to anyone who is contemplating a remodeling project. In the downtown high-rise penthouse pictured above, the kitchen was completely closed to the rest of the floor plan and did not take advantage of their view of the Orlando skyline or the lakefront. The client wanted

| HOME RENOVATION 2016| HOME RENOVATION

www.homerenovationmag.com

to create an elegant space that was open, inviting, and would showcase the beautiful view. They also wanted to incorporate a new island that would seat up to seven adults. One key strength of experienced designers is the ability to visualize a design solution while the walls and appliances are still in its current locations. In this particular case, Phil and Jim were able to consider every angle until they arrived at the best solution for this design. A new footprint allowed for a large island and space for a mantle hood. By using equal-sized doors on either side of the mantle and then bringing cabinetry with drawers down to the countertop, they were able to create balance, continuity and symmetry in the design. The dark island in Lyptus wood, from growth-managed forests, was a good contrast to the perimeter cabinetry finished in light paint and hand brushed glaze. The cabinets were filled with organizational features to hold trays, spices, pots and pans, lids, cutlery, recyclables and trash. The end result was a completely functional and breathtaking space that was tailored to the clients’ exact specifications. Kitchens are intangible. You can walk into an automobile showroom and leave with the car you want. Visit www.homerenovationmag.com resource directory to connect online.

You can touch it, sit in it and test drive it. Kitchens are not as easy. By the time you test drive your new kitchen, it’s too late to change your mind. With such a significant investment, doesn’t it make sense to have every detail carefully considered? When clients hire the team at Spence & Vaughn, they are buying their ability to conceptualize and complete an intangible idea. This happens only through careful listening, detailed planning, and professional execution, which culminates in a kitchen that exceeds the client’s dreams and expectations. Like conductors of a symphony, Phil and Jim pull together elements of wood, finishes, paint and stone, tile, metal and glass, showcasing the design with a finishing touch of elegant lighting. The individual parts work in concert, combining beautiful details that culminate in a balanced harmonious design. In their free monthly remodeling seminars, they answer some basic questions such as how much should you invest and how long should a project take? They take an educational approach to informing consumers about the many choices available in flooring, cabinets, countertops, appliances, plumbing fixtures and lighting. With their tremendous span of experience, the team at Spence & Vaughn can easily explain the differences and values of each option, allowing you to map out the best path to reach your dream design at a price that makes sense. So, let’s get started on your project. Bring Spence & Vaughn your ideas and dreams, and they will provide unique design that is value driven.

RENOVATION INVESTMENT

By: Justin Sanak

Kitchen and Bath projects worth your money

WHEN REMODELING YOUR KITCHEN OR BATHROOM, you want to keep in mind how it will affect your home’s value for the future. According to a study done in 2009 by the National Association of Realtors, a newly-renovated kitchen will return up to 72% of its cost in added resale value to a home, and a bathroom remodel will bring back 71%. Home Renovation Magazine talked with several Orlando real estate agents and appraisers to determine how best to improve your house to get the best return on investment. Think open The kitchen is a natural gathering area. People congregate around food when they socialize, so naturally they would gravitate to where it comes from. The best thing to keep in mind when redoing a kitchen is to make it open and inviting. This means no narrow pathways or clutter. Also, be sure there are plenty of places for people to sit and lean while they enjoy their food. Consider adding a breakfast bar to your counter. This feature doubles as an informal eating space and an extra area for food preparation. It also provides extra storage space below the counter top. Between mealtimes, the bar can be a good place to organize papers, work or even just lean and talk. And for potential buyers, it’s the perfect place to sit and discuss the house. Work space over appliances Accessories for the kitchen abound. From breadboxes to spice racks to oversized industrial-strength toasters, you can find appliances of almost any sort and size. But just because

20 |

they’re new and shiny doesn’t mean they’re practical, or even necessary. Big appliances are useless if you don’t have the counter space to work with. When planning your kitchen, be sure to leave enough area for food preparation. If you have limited workspace, consider building your permanent appliances vertically. Put the microwave above the stove, and store more portable items, such as blenders, under the counter top. Also, keep in mind the size of the meals you will be preparing when deciding on appliances. A three-bedroom home will not need as large a refrigerator as one with five bedrooms. Home buyers like to see open spaces on the counters. It helps them visualize what their belongings will look like in your kitchen. While you may be a talented chef used to a high-tech kitchen, a room with wall-to-wall appliances and little else is intimidating to a more novice cook. Conservation is king The biggest trend in the past decade has been the green movement. If it uses water or electricity, someone has come up with a way for it to use less. Investing in these improvements can save you money both now and when you sell your home. Green appliances cost a little more initially, but the extra cost will be more than offset with savings on your utility bills. For example, according to the government’s Energy Star website, a high-efficiency dishwasher will save you $40 on your utility bill over the course of a year. The two rooms that use the most water (and sometimes even electricity) are the kitchen and bathroom. A house with green appliances and low-flow faucets and shower heads will impress potential buyers greatly. Transform your bathroom into a spa Too often, the main focus of a bathroom is its toilet or sink. It’s viewed as a utility room in which to carry out a hygienic routine, and not much else. Put the bath back in your bathroom with a whirlpool tub and you’ll be amazed at how much more relaxing the room becomes. A whirlpool tub is like a regular bathtub, but it shoots water and air out of jets in its sides. The jets can serve as a rejuvenating massage after a long day’s work and are more pleasant than even a warm shower. For that reason, whirlpool tubs are fast becoming a popular item for luxury bathroom renovations. A consumer reports survey in 2008 revealed that one in four high-end bathroom renovations included a whirlpool tub. Whirlpool tubs are still fairly new, though, which means that few houses will have them. A whirlpool tub is the perfect item to set your house apart from the rest in the eyes of buyers. In terms of added retail value, it might be the one renovation item that could pay for itself. The tub itself ranges from $1,000 to $5,000, but the positive reaction and good opinion of a potential buyer is priceless.

organization made easy

YOUR GARAGE IS THE LAST THING YOU SEE when you leave your home, and the first sight when you return. A clean and well-organized garage puts you in a calm, serene mindset when you come home, but it takes a bit of effort and planning. The best way to organize a garage is a flexible system of grooved paneling, hooks, ceiling racks, shelves and cabinets. The key is adaptability. The items in your garage are going to change over time and so should your storage system. Try to avoid permanent fixtures that will become awkward and unusable in the future. Save some space for storage, though. In Florida, basements and attics are rare, and most homeowner’s associations disallow building sheds in backyards. Let’s face it, in Florida the garage is the catch-all room in your house. Think about what items you use often: lawn equipment, a workbench, vehicles, etc. These need a permanent space where they will always be readily accessible. Have a space on the floor for larger items that need to rest on the ground and put more seasonal items on shelves or hanging from hooks. When storing various objects, use containers that are clear so you can see what’s in them. Cabinets give you the ability to limit access to children from harmful chemicals or provide a great way of hiding items you don’t want to see.

Take a look at what’s under your feet, too. Concrete floors can get cracked, stained and can be uncomfortable to walk on. Opt instead for a surface such as vinyl that will cushion your feet, insulate the room and resist stains. Not only will this improve the look and feel of your garage, but the textured surface creates a slip resistant floor for safety. Your garage doesn’t have to look completely utilitarian, though. Garage organizational products such as, paneling, shelves, flooring and cabinets come in several textures and colors. Request an in-home consultation or visit a website to sift through the possibilities and decide what is right for your garage. Not sure where to begin? Consider a company like HouseWall Garage System that takes a turn-key approach to your garage. A representative will meet with you in your home to determine your organizational needs and then do the heavy lifting for you. Their work and products come with a lifetime guarantee. If you ever need additional accessories, you can order them in person or online at housewall.com. An orderly garage will save you the hassle of searching for tools and supplies, and will give you peace of mind when you drive up to your home. Spend a little time redoing yours, and you will be amazed at how easily you can turn the often messiest room in your house to the cleanest. This editorial is sponsored by:

Pavers for Any Part of Your Home

GRAY CONCRETE MAY BE PRACTICAL, but with its monotonous aesthetic and lack of curb appeal, homeowners want something that is going to make their home stand out from the rest while still being cost-efficient and equally practical to concrete. Whether you are looking to add brick, stone or concrete pavers to the exterior of your home, pavers can make a significant difference in the value of your home. Pavers have become the paving standard in upscale suburbs and neighborhoods, and while you don’t need to have a certain zip code to enjoy pavers, many homeowners are opting to have them installed in their homes. “Pavers are very easy to work with; practically maintenance-free and easily replaceable. For example, if one paver gets damaged you can easily replace that individual paver. Unlike stamped or plain concrete where you have to replace an entire section and stay up on the maintenance, sealing and fixing cracks. Pavers are a multitude of pieces put together like a puzzle, so the ease of maintenance surpasses that of concrete by a long shot,” says Domenic Reali, owner of Construction and Paver Services. Weighing the pros and cons of different types of pavers (e.g.: concrete, clay, travertine, stone etc) is crucial. When it comes to deciding which pavers are best for your home, Reali recommends choosing pavers that not only work with your budget, but go well with the look of your home. “Concrete pavers come in a multitude of colors that you can match to any color scheme in a home. Clay pavers are clay-based and although they are one of the most durable materials, they do come with added cost and are more limited in color choices,” says Reali.

24 |

HOME RENOVATION www.homerenovationmag.com

If clay or travertine pavers are out of your budget, it doesn’t mean the end of your 19th century cobblestone driveway dreams. Concrete pavers, with adaptable colors and shapes, can be made to mimic almost any look, whether you are going for a contemporary feel or upscale old-world elegance. The most popular concrete pavers are the Old Town series, which mimic that of cobblestone and give the home a rustic, antique feel rather than the standard concrete look. No matter which pavers you choose to embellish your courtyard, outdoor kitchen or pool deck, there is no doubt that custom pavers will give your home the appearance and appeal it deserves. If you are looking to install pavers at your home, please consider Construction Paver Services. Their office number is (386) 822-9210. Water, Good to the Last Drop

THOUGH IT MAY SEEM ABUNDANT, water is a precious commodity. And when it comes to kitchens and baths, it’s obviously an essential resource. Toilets, showers and faucets represent twothirds of all indoor water use. These are two areas of the home where vast amounts of it literally wash down the drain. So whether you want a quick fix, or if you’d like to delve deeper into the world of water conservation, there is a water-saving solution to suit you. Get your feet wet: Start with the basics. Installing Energy Star® appliances in the kitchen drastically reduces water consumption in your home. The easily recognizable blue star label guarantees your appliance is 10-15 percent more efficient than standard models. Dive in: If there are just two of you, or you live alone, consider the increasingly popular dishwasher drawer. It is a deep drawer that is installed just like a dishwasher, but takes up less space. Of course, it also uses a lot less water and energy. Get your feet wet: Chose faucets with aerators. These work by injecting air bubbles into the water stream to achieve the same pressure with less volume. Aerators are inexpensive, easily installed, and can reduce water use at a faucet by as much as 60 percent. A 2.5 gallon-per-minute aerator will work great in the kitchen. Dive in: Another effective tool for faucets is a recirculation pump. It keeps hot water at the tap, saving hundreds of gallons per year by eliminating the need to run the tap while waiting for the water to get hot. Get your feet wet: In the bathroom, water conservation begins with the basics again. Your toilet could be the main culprit, robbing you of valuable gallons every year. Older toilet models installed from 1980 to 1993 can use anywhere from 3.5 to s7 gallons of water per

26 |

HOME RENOVATION www.homerenovationmag.com

flush. Toilets installed after 1994 use no more than 1.6 gallons. The lesson here? Replace that old toilet. Or, if you just can’t sever your attachment to your pre-1994 model, install an early closing toilet flapper in the tank to conserve massive amounts of water per year (these kits are available at your local hardware store). Next, check your showerhead. If your showerhead uses three or more gallons per minute, it is a prime candidate for replacement. A showerhead designed with conservation in mind will flow at a rate of 2.5 gallons or less per minute. These showerheads may seem stingy, but they can still feel luxurious. In fact, the most advanced showerheads on the market are usually low-flow nozzles. Don’t forget about faucet aerators. On your bathroom sink, a one-gallon-per-minute aerator will provide plenty of water for brushing your teeth, washing your hands or filling a drinking glass. Dive in: Explore the option of a tankless hot water heater, which heats water at the source. It’s just one more way you can be environmentally-friendly and save money when doing a bathroom or kitchen renovation. Just replace your current water heaters with tankless water heaters. Because they are smaller than standard water heaters, they use less water and 10-20 percent less energy. If you’re still looking for more ways to save, take your water siphoning one step further with the use of a Gray Water system. Gray Water ─ as defined by the U.S. Environmental Protection Agency ─ is domestic wastewater composed of wash water from sinks, tubs and washing machines. Gray water can be used by homeowners for home gardening, lawn maintenance, landscaping and other innovative uses. Ask your area’s local utility departments for information regarding Gray Water systems.

10 Bathroom Renovations Under $500

LOOKING FOR A WAY TO SPRUCE UP YOUR BATH without spending a lot of cash? Whether you’re on a budget or just trying to delay that major renovation, these nifty projects are just what the doctor ordered. The experts at the DIY Network share 10 transformational tricks every homeowner should know. 1. Install a textured privacy wall This one’s easy and cheap. For less than $100, you can solve that awkward bathroom half-wall privacy issue. Just pick up a large piece of Plexiglas at your local home improvement store. Cut it to fit your opening and sand it a bit to roughen up the surface, giving it a textured look. Now hang it using your choice of hardware. 2. Add wainscoting Check with your local flooring providers for leftover tongue and groove flooring in need of a second life. Cut it to your desired height and install. Each piece should slide right into place with the tongue and groove system. Add a simple chair rail, a baseboard, paint and it’s done. Coming in at as little as $75, this is one small job that packs a big punch. 3. Explore the “floating” floor If you have an unsightly tile floor in need of cover-up, there is an easy solution. Place an underlay over your existing tile floor, then lay down your desired choice of new flooring directly on top of the old. Once all the pieces are snug, secure it with a polystyrene baseboard and some shoe molding for a fantastic finish. 4. Decorate with a daring wall panel To achieve the ultimate modern makeover, consider using resin panels as a truly unique vanity wall − or as a statement-making shower door. These panels are constructed of interesting and creative materials sandwiched between layers of poured resin. 5. Give your pocket door a facelift

28 |

HOME RENOVATION www.homerenovationmag.com

Truthfully, pocket doors are a style symbol of the 70s and 80s. By simply adding a glazed glass insert, you can zap it straight into a more modern age. Save some dough by carefully removing the trim for reuse. 6. Take down that wall Some renovations aren’t as much about style, as they are about space. If you’re searching for a solution to a cramped bathroom, it might be time to bring down a wall. 7. Insert an art-glass partition A glass patrician is another great way to cure a lack of space and light. Once you have eliminated the existing wall, consider installing a decorative etched-glass partition to enhance your individual style and provide the illusion of more space. 8. Experiment with accent paint Painting is one job many homeowners may not feel comfortable doing themselves, especially when it comes to painting accent lines. But if you can find a wide-angle laser level, you can paint just like the pros. First, decide on a color scheme. Then use the level to mark the height of each stripe on the wall. 9. Discover “fool-the-eye” flooring If you’re searching for natural floor that appears to be much more expensive than it truly is, you may want to try this creative solution – a vinyl floor that passes for authentic sisal. Check your local flooring providers for this and other frugal alternatives to costly flooring. 10. Replace old fixtures Almost nothing can make your space look outdated and old fashioned like a set of worn-out fixtures. With the help of your local home improvement store, you can replace the rather drab with something a bit more fab. Style and function are not lacking in any of today’s designs. So once you’ve chosen a style you like, you’ll be well on your way to a much more attractive bath.

hardscapes~ FLAGSTONE PAVERS, Inc. Central Florida homeowners looking for that perfect retaining or landscaping wall product to transform a plain outdoor space into a beautiful and more enjoyable space can now look to Flagstone Pavers. Flagstone Pavers, Florida’s premier and most trusted paver manufacturer, recently added a retaining wall system to its portfolio called GeoStone that is sure to please your eye… and your budget! Flagstone Pavers brings the same high level of commitment to quality to GeoStone that they bring to all their products. They have incorporated their special color blending process into the production of seven gorgeous color blends (GeoStone is pictured above in “Indian Summer”) for Geostone wall and cap products. Flagstone leans on its experience and ability for making quality concrete paver products in making GeoStone the strongest, leastporous and most durable wall system available. GeoStone is a hollow core, split-faced textured retaining and landscaping wall block that is 4” high by 18” wide and 12” deep. No other 4” high wall product is as wide as GeoStone. Smaller garden wall-sized products appear too small and bigger industrial-sized products appear too big in scale for most residential and small commercial sized projects. GeoStone products

are perfectly scaled for residential and small commercial project settings! What else makes GeoStone different or better than all the other retaining or landscaping wall products? GeoStone has a revolutionary open-core design. Individual units are connected together by filling the cores with angular aggregate. This rock interlock connection method gives it superior wall strength and drainage performance. Other retaining wall systems are mostly solid units that require lips, clips, notches, pins or lugs to interlock the units together. These types of walls are limited in design, are heavy, more difficult to handle and drain poorly compared to a GeoStone wall. For more information on the GeoStone Wall System visit us today at www.flagstonepavers.com or call us at 352.799.7933.
