IT’S WIDELY KNOWN THAT A KITCHEN RENOVATION WILL BRING THE BEST RETURN ON INVESTMENT. The average cost of a renovation is between fifteen and twenty thousand dollars before adding appliances. Of course we all know that this cost can sky rocket as our imaginations run away with creative and new trends. There are several economical choices you can make with your kitchen renovation to ensure that you don’t break the bank. The first and most obvious step is to plan, plan, plan! Conduct online research prior to purchasing any materials - many times you can find the same product (even the same brand) at a fraction of the cost by searching online. Consider your kitchen and the attributes you most want to change. The kitchen has four basic functions - storage, preparation, cooking and entertainment. What areas do you want to highlight and what new features do you want to bring in? It is always the right choice to hire licensed contractors to do the work. If you’ve never installed new flooring, your kitchen is not the place for you to learn. An expert can deliver the results you desire and save you a lot of stress, time and money. STORAGE Cabinets are a focal point in the kitchen. If you are satisfied with the amount of storage you have and just want to change the style there are many ways to accomplish this without completely replacing the current fixtures. Consider re-facing the cabinets. You can also enhance the look with custom drawer pulls. In lieu of additional cabinets try introducing a new material to mix with the current fixtures you have in place. For example add open air shelves using reclaimed wood. You’ll gain visual interest and additional storage space. PREPARATION Backsplashes are a great place to add some personality to

your kitchen. Instead of using matching marble from your countertops try glass tiles or traditional porcelain tiles but instead of the traditional square or rectangle try hexagons. The different shapes will add visual interest while staying extremely affordable. Instead of marble countertops that can scratch easily, try caesarstone - a durable quartz marble-look-a-like. You can see the product at www.caesarstoneus.com . COOKING Refrain from changing the ‘footprint’ of the room. If at all possible do not move the sink or stove. Changing the location of plumbing or electric outlets can quickly turn into a major expense. ENTERTAINMENT Upgrade your lighting. The right lighting can make any room look rich, regardless of what was spent. If you need to add space to a room, make an effort to stay within the exterior structure and only remove interior walls. Go for larger floor tiles. Consider setting them on a diagonal or add an accenting color border. This will maintain a rich style while the larger tiles will cut down on material and labor costs. If there is one item or material you are just dying to have, go for it! You’re not going to be happy with the kitchen unless you do. However, make sure you have planned for that expenditure and know what areas you are going to make more cost-effective decisions. This is where the help of a licensed contractor will come in handy. A reputable contractor will answer your questions and steer you in the right direction. Your goal should be to obtain your dream kitchen while not making a nightmare of your budget!

CHIC. CONTEMPORARY. NEW-AGE. CURRENT. There are many ways to define “modern”, especially when it comes to design principles. So how can you tell if your own master bathroom is indeed a prime candidate for a modern makeover? It just so happens that, when combined, these design elements have the power to take your master bath from cluttered catastrophe to mesmerizing masterpiece. Dangerously outdated: Start with the obvious. If you’re looking at traditional tiles in unusually bright “bathroom” colors, it may be time to start anew. Modernize it! Expert designers from Home and Garden Television (HGTV) are highly in favor of glass and aluminum tiles. The goal is to go for clean, polished surfaces and strong geometric shapes. Dangerously outdated: You should steer away from wall-to-wall vanities that extend all the way to the floor. These monstrous cabinets are just making your bathroom look more cramped and cluttered. Modernize it! Look for free-standing, or “furniture style” vanities with clean lines and perhaps a darker shade of wood. Solve your storage dilemma by adding built-in “box” shelving. Just remember to keep everything simple and tidy. Dangerously outdated: In most cases, if you’ve been stuck with a dull and discouraging vanity, an old-fashioned sink came along with it. The everyday in-set counter sink has got to go! Modernize it! Design experts love the more contemporary bowl and under-mounted sinks with sleek fixtures, like chrome or stainless steel.

Adding spa-like touches like these will help to achieve a more mod feel. Dangerously outdated: Dreary laminate or stained countertops are desperately calling for help. Once you have updated the sink and vanity, you want to make sure your countertop surface will match. Modernize it! As with other finishes, you need a countertop that is sleek and smooth. Designers’ favorite options include concrete and granite. Dangerously outdated: The bathroom wall color is as crucial as the tile. Be sure to rule out any bold, elementary shades. Modernize it! Choose soft, soothing paint colors. You want the overall look to appear bright, but organic and neutral – think black, white, taupe, pale grays and pale blues. Dangerously outdated: The modern bath is absolutely no place for a classically boring tub and shower combo. Modernize it! Instead, go with something not quite so ordinary. Modern style is all about lavish luxury: personal saunas, custom showers, overflow tubs, and bathtub spas. Dangerously outdated: Many homeowners and renovators have been known to make it to the finish line, only to realize they’ve forgotten one important key element − the lighting. Blinding fluorescent overheads and large “stage-like” globe lighting are definite no-no’s. Modernize it! Unobtrusive ambient lighting will attribute to a more serene atmosphere. Try accomplishing this with lamps, sconces, or natural light from skylights or picture windows.

Kitchen & Bath Hardware to Transform Your Room SELECTING CABINET HARDWARE FOR your kitchen and bath can be lots of fun and the choices are unlimited! You can update the look of any room easily and inexpensively by changing the hardware. When remodeling or decorating your kitchen or bathroom, think of your hardware as the jewelry. The right cabinet hardware will add style to any room and provides the perfect finishing touch. Handles, knobs, and pulls are offered in a vast assortment of styles, shapes, colors, designs, and finishes. With countless retail outlets and online sites there is no reason for you not to have the perfect hardware for your kitchen and bath. Although replacing hardware in your kitchen and bath is not as costly as new major appliances or flooring, it is an important feature. Selecting hardware that is the right size, shape, and color can seem overwhelming at first glance. Q: I love doing yard work but jumping into the pool to clean off is grossing my wife out. Any ideas for an outdoor shower? A:

First, kudos to you for ‘loving’ to do yard work. A nice cigar, cold beer and a pair of pruners is my idea of a Sunday afternoon. Start your outdoor shower with a buried crushed stone drainage area, 2’-3’ x 2’-3’ wrapped with a filter cloth. Lay a 3’ x 3’ paver pad over the drain stone with a 4”-6” drain cap for the shower floor. Using the house water supply without a hot water tap is usually sufficient. You need to cool off after all your hard work. Circle your shower with Bamboo, Rough Sawn Cedar or, for the brave...Lattice...

Q: I love those elaborate outdoor kitchens I’ve seen in Home Renovation Magazine, but I don’t have the room for one. How can I satisfy my outdoor kitchen envy? A:

I feel your pain; outdoor cooking or grilling is a very social event. People congregate at the grill like they do at the inside kitchen. Creating a sitting area near you grill is the most important design detail. Set a bar or bistro table with high chairs to keep your guests at your eye level when you are grilling. A small table next to the grill is a must also. I know this sounds simple but it has worked for me for over 10 years.

Q: I set some small flat stone for a path to my pool equipment. They keep on sinking and tipping. Please help!!! A:

When I use stone for paths I like the pieces to be at least 2’ x 2’ or larger. This size keeps them from tipping and will make you feel more comfortable walking on them. You won’t feel like you’re falling off the sides. Next I use a good aggregate for my base under the stone. I find the best is 2”-3” of crushed concrete or coquina fines. Historic Revival A HISTORIC RESTORATION ON THE CASA FELIZ IN WINTER PARK WHAT HAPPENS WHEN YOU INTRODUCE A successful kitchen and bath product supplier like S&W Kitchens, Inc. to a historic home in need of help? An important piece of history is miraculously resurrected. Casa Feliz, a 1933 estate in Winter Park, Fla., has been preserved after its addition to the National Register of Historic Places on December 31, 2008. In partnership with the National Kitchen and Bath Association (NKBA), S&W Kitchens agreed to donate their design and build services to completely restore the 210 square-foot kitchen and butler’s pantry to its original condition. Though there are a number of people to thank for the success of this project, S&W Kitchens was one of the first companies to come forward and offer their assistance. Established in 1977, S&W Kitchens is still family owned and operated. The experienced staff members regularly attend seminars and events that educate them on the latest trends and techniques in kitchen design and renovation. President Brian Cummings believes S&W Kitchen’s expertise was highly instrumental in making sure that the kitchen’s re-design was cohesive to the home’s origin. “If a historic landmark like Casa Feliz can trust NKBA professionals to update its kitchen, local homeowners can feel confident doing so,

too.”, said Cummings. So how did S&W Kitchens achieve this delicate mixture of ‘old’ meets ‘new’? William Burke, lead designer for the project, started by closely studying the original blueprints for the kitchen’s design. Burke and the staff at S&W Kitchens enthusiastically immersed themselves in researching the home’s period style as well as designing and installing the project. Also involved in the mission of reviving Casa Feliz were the architect’s son, Jack Rogers, and his daughter and current director, Betsy Owen. Unique elements were strategically chosen to be reminiscent of 1930s design. Soapstone countertops used at that time were selected for the restoration. The custom-designed Omega cabinetry donated by Master Brands are a chestnut stained dark alder wood. Swinging, bottomless doors will add function to the space by allowing caterers to slide carts underneath. Tall storage units with pocket doors easily fit caterer’s large hotboxes. Finally, custom scrolled valances and muntons on the windows complete the authentic look. The final transformation is set to be unveiled at the NKBA’s Central Florida Chapter meeting at Casa Feliz on September 24, 2009.

GAPING HOLES IN WALLS, unfinished plumbing draining into the ground under the house instead of connecting to the city sewage system, unstable foundations or roofs leaking significantly worse than before work began…By now we have all heard a horror story or lived through an experience ourselves, of hiring an unlicensed contractor. In the current economic climate it is understandable to want to shop for the best deal, but as many homeowners have learned, the lowest price doesn’t guarantee the best value. The savings of hiring an unlicensed contractor comes with many risks. Unfortunately, desperate times usually lead to unscrupulous activity. Robert Parrish, President of the FHBA (Florida Home Builders Association) said “Florida has seen a loss of 81,000 construction jobs in the last year.” Many of those people are now working without a license. In Northeast Florida the DPR (Department of Professional Regulations) office saw a 24% increase in complaints about unlicensed contractors. Quite often homes have been left in ill repair with jobs half completed or never started at all. There are many cases where unlicensed individuals will take large deposits upfront and then disappear before work has commenced. Hazards such as poorly done electrical work or a badly repaired roof can pose life threatening hazards to your family. To make matters even worse, unlicensed contractors most likely will not carry the required insurance. So, if they get hurt while working on your home they can actually sue you! According to Florida Statute 455.228, if you hire an unlicensed contractor the DPR may issue a “cease and desist order” and may also take you to Circuit Court. The Circuit Court in turn could impose a civil penalty of up to $5,000 for “aiding and assisting” unlicensed activity AND hold you liable for court costs. In addition, if you pull a permit for an unlicensed contractor, you as the homeowner are held responsible for

the work done instead of the contractor. If the work is done incorrectly or never finished, you’ll have to pay even more for the work to be corrected or finished. You could also be held responsible to cover any bills due to unpaid suppliers or subcontractors. If you are taken by an unlicensed contractor, you basically have no recourse. The State can’t suspend his license because he never had one to begin with. Complaints to the Better Business Bureau or other consumer protection organizations are futile. Generally the unlicensed worker will just change the name of his business or skip town. Fortunately, there are very simple steps that you can take to protect yourself and your home. First of all, ask to see the State of Florida license and proof of insurance. It is suggested that your general contractor carries 2 million in liability coverage at a minimum. It is important that they have coverage for both bodily injury and property damage and workman’s comp. Take down the license number and go to www.MyFloridaLicense.com . On the website you will be able to verify the name and license as well as make sure the license is current. It is important to note that to complete work in the State of Florida the contractor’s license must be a State of Florida license. Next, be sure to get everything in writing, including a detailed description of the work to be completed and materials to be used, an expected completion date and of course the total cost. Ask for references. A good contractor will be able to provide multiple satisfied customers. Make sure that the contractor is licensed to perform the type of work that you need. A licensed electrician for instance should not be fixing your leaky roof. Avoid paying for the job upfront. Hiring a licensed contractor will give you the peace of mind to know that you are getting a qualified technician with the right credentials and insurance to complete the job properly.

Kitchen ~ SPENCE & VAUGHN Fine Kitchen & Bath Tired of looking at wavy edged avocado green tile, 1980’s laminate cabinets with painted wood pulls and the peninsula upper cabinets blocking the view to the next room, this homeowner didn’t have to think very hard about her wish list for this kitchen. Even to the untrained eye, it’s easy to see that this room was in desperate need of a major makeover! When this avid cook contacted Spence & Vaughn – professionals of fine kitchens and baths – she wanted more space, more storage, improved functionality and updated appliances. Building on her modern Dutch roots, Spence & Vaughn was able to bring the same European influence into her kitchen that fills the rest of the home. The result was a beautifully designed and executed Contemporary Style. Changing the flooring enabled the team at Spence & Vaughn to integrate a comprehensive collection of colors and textures in the kitchen design. DuraSupreme cabinetry in dark Lyptus wood was contrasted against stainless steel and glass. Black Cambria countertops with a reverse bevel edge were then selected as a complementary feature. Spence & Vaughn then moved the cabinetry three feet into the sitting area and created a curved peninsula for a centered induction-hybrid cooktop. Adding eight feet of shallow cabinetry with lift up doors allowed

for concealment of the television. New remote lighting controls enable the homeowner to manage numerous lighting scenes. Like many Spence & Vaughn projects, this one required extensive renovations; installing new floor tile, electrical wiring, drywall, ceiling texture, paint, cabinetry, countertops, backsplash tile, lighting and lighting controls, plumbing fixtures and appliances. Bath ~ PARK AVE KITCHEN & BATH From the days of his father’s factory, Romany Bassous grew up in the furniture industry. Enhancing his skills and obtaining an Interior Design degree, Romany’s furniture expertise found him in the employment of two of the largest high-end custom cabinet makers in New York City for 12 years. Clear glass shower doors were chosen to keep the view of the shower’s natural elements from obstruction. Warmth was then brought into the room with Bremtown Mahogany wood cabinetry in Burnt Sugar stain featuring a builtin bench style window seat. Dual vanities were placed on either side of the bench, each equipped with a stainless steel vessel sink bowl of its own. Dark Galaxy Black Granite with squared edge was used to offer durability while emphasizing the homeowner’s needs for a crisp and masculine space. Wide baseboards and window and

door casings were installed and painted white to reflect the style used in Traditional Conch houses. Special detail came from the use of crown molding on top of the doors in lieu of the wide casing placed elsewhere in the room. Bath ~ FLOOR TO CEILING What happens when you have a dated 1930’s home with a small, well-kept but outdated bathroom? This is precisely the challenge that faced Floor to Ceiling when these homeowners called them in for immediate rescue. The goal? Incorporate modern style and beauty with function. Floor to Ceiling’s first priority was to eliminate the focal point of the 1930’s bathtub and place it on the elegant new shower. Floor to Ceiling then determined elements that could be used to maintain and enhance the integrity of the home’s original style. Natural stone was the perfect choice for many of the surfaces in the bathroom. Travertine tiles in Jerusalem Gold were used on the bathroom floor and walls. Decorative trim and borders were set at the edges where tile meets the wall to create separation appeal. A hexagon travertine mosaic shower floor with decorative inserts on the shower walls allow the eye to comfortably transition from the custom glass shower enclosure, creating added visual interest to the space. To complement the natural stone surroundings, Floor to Ceiling used a cherry wood vanity by Decora´ glazed in a dark wheatfield expresso. The tones in the wood finish are enhanced by the granite countertop in Golden Beach, which is duplicated on the shower curb. In keeping with the style and period of the home, a custom stained glass overlay was then added to a standard glass shower enclosure which further enhances the beauty of the space. Take It to the Curb! IN HONOR OF AMERICA RECYCLES DAY ON NOVEMBER 15, 2009, we’re going to go back to the basics of living green. By this I mean recycling, of course. It’s a simple practice that holds the potential to make a positive difference both locally and globally. Now you might be thinking, “I do my part. I already recycle”... well, maybe not as well as you could. Let’s take a look at some of the things we should know in order to improve our recycling reputation. For instance, did you know that successful recycling actually starts with shopping? When you or your family go to the store, take into account the type of packaging your items come in and look for symbols to help you determine whether or not it is a recyclable material. Also try to remember more than half of the trash accumulated in the average household can be recycled. It’s even more important to take advantage of your own city’s recycling program. In Orlando, and the surrounding

area, we have the benefit of incredibly convenient recycling − as long as you know how to properly utilize it. You should always stay up-to-date with what’s acceptable for curbside pick-up. When in doubt, just look for the phrase “Please Recycle” printed on packaging. If you need help finding information about other recycling options, try this helpful online resource: www. Earth911.org. At this web site, you can type in what you want to recycle, along with your zip code, and it will give you a list of nearby recycling locations. You then choose the specific location you want and the site generates a list of all items accepted there. In addition to that resource, a simple online search of the term “recycle (item name)” can produce a plethora of options. Today, new city recycling programs are being implemented all over the country; and are perhaps contributing to a fresh outlook on recycling. While statistics like this do indicate an overall improvement, we can do better − and it all starts at home. RECYCLING Q&A: Can you recycle old appliances and materials from a renovation? Yes! Contact your local home improvement store, like Lowe’s or Home Depot, and inquire about the benefits of their individual “reuse” programs. For instance, normally if you purchase new appliances from them, they’ll pick up the old and recycle it for free. Are residents of Florida good recyclers? Most recently, 42 percent of all single-family households in Florida were recorded as active participants in their county recycling program. Can you recycle other household items, like computer equipment? Absolutely. There are countless swap-n-shop Internet sites that allow you to sell or trade items like old computers for a newer model, or for something else you may need. Some

manufacturers such as Apple, Dell, HP and IBM even have their own recycling programs. Also check out web sites like Craigslist or EBay. And don’t forget that you can also donate items in good condition to a local charity. Why go to all the trouble? The benefits of recycling are practically immeasurable. It saves energy, landfill space and natural resources. In addition, the EPA states that “recycling protects and expands U.S. manufacturing jobs and increases U.S. competitiveness”. Statistics have indicated that a national recycling rate of just 30 percent reduces greenhouse gas emissions equal to taking nearly 25 million cars off the road. Does the cost of recycling outweigh the benefits? No. It has been declared that well-run recycling programs cost less to operate than waste collection, landfills and incineration. The more we do it, the cheaper it gets.

Mending Hearts in Orlando: “Nobody Does What We Do.”

The longer we stay in our home the more we are tempted to renovate. We get tired of the same styles, looks and functions. People every year replace their old cabinets and countertops with top-of-the-line cabinetry and countertops. Today, some people are entering their local furniture store to replace that old couch. Whatever your renovation may be, have you ever considered what happens to all of the stuff you replace? The carpet after it gets ripped up to put in those glossy hardwood floors? An Orlando non-profit organization is helping you dispose of your gently used, generally thrown out materials and putting them into the homes of those who need it. By allowing someone else to benefit from your old windows or appliances you can take advantage of the tax deduction for charitable donations as well as reinforce what it means to be environmentallyfriendly through a positive reduction of unnecessary household waste. The organization was started in 2000 by Stephanie Richards who saw a need for housing for low-income families. “I founded it because the need for housing was so great, but the housing was non-existent,” Richards said. She added that those who would apply for public housing would have to wait anywhere from three to five years and that this type of housing gives families a chance to get their lives on track and to give children of those families stability. The organization is designed to provide affordable public housing to families in need. “Our rates are 35-48% below market rate and we pay utilities for 80 percent of our clients,” Richards said. The area Mending Hearts focuses on is the Holden Heights neighborhood, but they also have housing in Seminole County. As Mending Hearts continues to renovate homes and apartments for families in need, they have kept in mind how important it is to reuse and recycle. “Green Renovation” is what Mending Hearts uses to supply most of the refurbished housing. While the organization accepts traditional cash donations, Mending Hearts relies on donated goods from renovated housing and construction projects. “It’s amazing how many companies throw stuff away that could be donated. We just picked up 150 doors from a company that renovated apartments; 72 windows and 10 full kitchens,” Richards said. “They were just going to be thrown away.” Although anyone can donate, Mending Hearts prefers to work with single families or smaller companies. “We have very little storage space,” she said. “We have 80 units and we only renovate two or three a year. I’m looking for the single family who’s getting rid of furniture, appliances, 2 X 4’s or anything that we can use.” While they have limited space, Richards says Mending Hearts is always in need. Can Someone Get the Lights? LIGHTING IS RARELY GIVEN the credit it deserves. The right lighting can make or break a design. Even the best kitchen layout with all its gorgeous new appliances, custom cabinetry and counter tops will lose its appeal if it is not properly illuminated. Today we have countless options to meet our design, function and budget needs. So when deciding to remodel your kitchen a key is how to highlight your new kitchen’s features. Most lighting fixtures are designed for use with specific bulb types and wattages. Check to see if the fixture you are purchasing will be compatible with your objectives. It’s also important to know the advantages and intended usage applications of each bulb before making your selection. With the current green movement you will have more options than you imagined possible for creative lighting techniques that will also cut energy costs. Let’s first consider the different fixtures available. Small recessed can lighting works well when you want a warm glow filling the entire room. Attaching the lights to a dimmer gives you full control over mood lighting. This technique can be applied to most lighting available today. While track lighting won’t be effective in every kitchen, it provides some flexibility in where you focus your lighting. You may also wish to install low-voltage mini-lights or LED’s below your cabinets. This gives museum style lighting and will save a bundle on your lighting budget. Light-emitting

Recent improvements in manufacturing have lowered the cost of LEDs, expanding their applications to include many lighting fixtures available for homes today. These lights will generally last 133 times longer than a standard incandescent bulb making them cost effective and ideal for hard to reach areas. Another use for LED’s is inside the cabinets. This effect is very popular with the application of glass cabinet doors. A continuing trend in kitchen lighting is the hanging of a series of decorative pendant lights or chandeliers above island areas. These ceiling hung fixtures will provide you with enough lighting for homework, hobbies, family business or entertaining and dining. The wide selection of pendant styles and materials available will allow a suitable selection for any kitchen design. Again, the use of a low voltage bulb or CFLs will help cut your energy costs while still providing your kitchen all the style it deserves. Remember there are countless outlets for you to purchase your lighting from. Visit your local neighborhood lighting stores and review all the options available. Choose lighting to provide the functionality that you desire while highlighting the style and beauty of your new kitchen.

History & Modern Perspective of ‘Art Deco’ DURING THE ROARING TWENTIES and the early 1930’s, jazzy Art Deco architecture was the rage. These were the buildings of the future: sleek, geometric, dramatic. With their cubic forms and zigzag designs, art deco buildings embraced the machine age. Yet many features of the style were drawn not from the Jetsons, but the Flintstones! The design foundation, born in France and named for the city’s 1925 Exposition of Decorative Art, was inspired in part by the 1922 discovery of King Tut’s tomb in Egypt. Other influences include the austere shapes of the Bauhaus School and streamlined styling of modern technology combined with patterns and icons taken from the Far East, ancient Greece and Rome, Africa, India, and Mayan and Aztec cultures. This style combines classical elements, modern sleek lines and touches of whimsy. Art Deco was embraced by architect Raymond Hood here in the United States; he designed three of the most distinctive buildings in New York City (GE Building originally RCA Building, the American Standards Building formerly the American Radiator Building, and the Daily News Building). From skyscrapers and movie houses to gas stations and private homes, the idea of using icons in architecture became the height of fashion. In South Florida, nautical and tropical motifs,

such as palm trees, flamingos, pelicans, the moon, and the ocean, are reflected in bas-relief stucco panels, etched glass, and murals. Miami Beach is home to the world’s largest concentration of Art Deco architecture. Visit the area to study the colors, architectural detail and beauty of this design era. You can even stay in one of the many restored Art Deco hotels that line Collins and Ocean Drive. Identifying one of these fantastic pieces of “art-chitecture” is relatively easy. Art Deco frequently makes use of aluminum to cap buildings or as a decorative detail. Art Deco design is noted for its stair-step, pyramid-style structures and use of zigzag lines. Building forms and decoration are generally angular and have a vertical orientation, however the design style is also identified with its use of fluid curves and arches, such as those found on many of the Art Deco buildings in Miami’s South Beach neighborhood. Nautical elements such as porthole windows are often included. Vivid color, strong lines and undulating, repeating patterns are a trademark of Art Deco design, especially in the Modern Deco designs of the 1930s. Some buildings are embellished with flowing waterfall effects. Others present colors in bold, geometric blocks. In warmer climates this style is known for its use of pastel colors. In Florida, you will see all colors of the rainbow incorporated into Art Deco buildings!
