IN MY LAST few columns I have written about Green remodeling ideas. In this article let’s look at some advantages of building or buying a Certified Green Home verses a non-green home. The first real question today when purchasing a new home is, can we get it financed? From my conversations with several mortgage loan officers the answer is yes, banks are lending. However they are looking more closely at one’s credit, down payment, debt to income ratio, and what total portion of the households net income will have to go to owning the home. For years that meant PITI, Principal, Interest, Taxes, and Insurance. In the near future banks will be looking at PITI + E, for Energy. The lender will be asking for the anticipated or historical energy costs of each home. This information will also be considered by the appraiser, giving green homes a higher value than non-green homes. What this means to us as home buyers is that a resale or Certified Green Home will appraise higher than a non-green home of similar size and finishes. The savings in energy costs from living in a green home can run as much as fifty to several hundred dollars per month. Banks will consider the Green Home a better value for the buyer and a lower risk for them. Some buyers may find that they will be approved for a mortgage on a Green Home but may not be approved for a same priced non-green home. For example, if the energy calculations for the green home show a $150 per month savings over a similar priced non-green home. But that’s not all, when a home is built by an educated contractor, like an NAHB Certified Green Professional (CGP) the home will have additional assets as well. Most or all of the exterior finishes or elements of the home will have been selected to last longer than standard products. For example the doors may be fiberglass rather than steal or wood, the fascia, trim, and sidings may be cement based product rather than wood. These elements will last much longer and are not susceptible to rot or insect damage, thus creating sustainability. This further reduces long term home ownership. In addition, the plumbing fixtures will have been selected to save water. Plants and landscaping will have been selected to save or eliminate irrigation. A fourth value to a green home is indoor air quality as construction materials, paints, carpet, cabinetry, and the HVAC system are selected to eliminate or greatly reduce VOCs (volatile organic compounds) and other harmful chemicals historically found in new homes. There are many cases where owners of green homes report reduction or the end of allergy issues for family members apparently due to the cleaner air in their new homes. WHEN MOST PEOPLE THINK about new technology they think of smartphones, iPads or computers. New technology, however, can apply to almost every aspect of life and your home … even in your kitchen. With the trend of ‘going green’ being the latest trend in technology, kitchen appliances have gone green as well. In today’s environmentally conscious world, energy efficiency has become more of a priority for the public. In a practical sense, energy efficient kitchen appliances are not just helping to save the planet, they are saving you money with your water, electric and gas bills. Dishwashers Gone are the days of waiting until you have a full load to wash your dishes. You do not have to worry about wasting water. New dishwashers can come with sensors that read how full each load is so that is only uses the necessary amount of water. Advances in dishwashers, such as Energy Star, will automatically run at slower use times in order to use the least of amount of power. Ovens and Microwaves Just like cooking food in the microwave, saving energy with you microwave can be as easy as the push of a button. By choosing and selecting convection technology for microwaves, you can cook faster and more efficiently.
Convection and self-cleaning ovens are the best bet to save some green if you are replacing your ovens. Convection ovens use over 15% less energy and normally have more insulation, which results in less energy being used. Refrigerators If you are looking for the No. 1 culprit of energy use and expense in the kitchen, look no further than your refrigerator. The fridge, however, can also be a way your kitchen can become green. Choosing a refrigerator that does not have an ice maker or water dispenser in the door can save you almost 10% of energy use. If your freezer is on top of the fridge, your unit uses less energy than side-by-side units.
