PROJECT GOAL • Create a comfortable and casual environment with residential townhomes, creative office space, and street-front retail that contributes to the vibrancy of the Napa area. MASSING • Due to the irregular shape of the site and having only a single side adjacent to major circulation, the site is designed to make the best use of this unique condition. • Minimize the environmental impact of the development by strategically locating the residential and retail spaces with awareness of the existing site conditions, railway lines, and residential areas. • Organize the building orientation to maximize sun exposure, and connect townhomes and retail space with landscaped areas. USE • MIXED-USED PARKING • A circular driveway connects the two exists along Jefferson Street. All townhome units have their own private parking spaces. • There are 14 dedicated parking spaces for retail use. OPEN SPACE • Provide landscaped area between buildings to create a public space for residents • . Each unit will have their own generous private balcony as private open space. • Promote outdoor living and a sense of community through a series of outdoor decks and shared courtyards for residents to enjoy and gather. • Provide a front landscape strip in the setback area for retail use.
