PROJECT GOAL • Create a comfortable and casual townhouse neighborhood development that contributes to the vibrancy of the San Diego Harbor Area. MASSING • Take advantage of the existing grading to step the building unit by unit. • Explore the potentiality of the existing alley, incorporate it as an important element of the design. • Organize building orientation to maximizesun exposure, and connect townhouse rows with alandscape strip. PARKING • Primary vehicular entrance to semi-subterranian garage is from 35th street. • Existing Alley is utilized as backup space for new Alley-adjacent garages. OPEN SPACE • Provide landscape strip between buildings along the grading to form a public space. Each unit will have their own large balcony as private open space. • Promote outdoor living and a sense of community through a series of outdoor decks and courtyards for residents to enjoy and gather. • Provide a western podium deck for BBQ and outdoor dining. • Propose an eastern podium deck for fire pit gatherings.
