Coming Soon, Fall 2021...Green Bay’s Premier Luxury Hotel! The Legacy Green Bay, LLC announces development of a boutique all-suites luxury hotel, located one block from Lambeau Field in the Legends District, with adjacent proximity to the newly developed Title Town District, the upcoming Brown County Expo Center and Resch Performing Arts Center. This distinctive property will feature 64 Studio Suites, 11 Classic One Bedroom Suites and 2 Grand Penthouse Suites, plus a signature Brasserie, Barista-Cafe, Rooftop Bar and Luxury Spa. Legacy’s accommodations will reflect an ‘industrial chic elegance’, with rates strategically positioned at an exceptional value and priced 45%-50% below published rates for suites of similar scale in the region. The hotel’s development and management company will be Legendary Hospitality and the property will be locally owned and operated. The Legacy’s niche will be ‘accessible luxury’ for those travelers seeking an optimal price/quality balance in selecting accommodations, be it business or pleasure. The property will encompass a 21st-century tradition: comfortable and luxurious, yet affordable and positioned to become one of the most distinguished hotels in the Midwest. The Legacy will also serve as a catalyst for further development within the Legends District. As well, the Property will establish a vibrant social scene, with a value-added community membership component. The Legacy Green Bay, LLC is currently offering a unique investment opportunity for a select audience. Investors will have a broad range of investment levels to choose from, while enabling representation of family or business history on display within the property. Thus, investors can celebrate their own individual legacy in grand style for decades to come. As well, the site for this project is designated as an Opportunity Zone, for investors seeking such eligibility. We would welcome the opportunity to present the project in more detail, should this initiative be of interest. The Legacy Green Bay, LLC THE LEGACY HOTEL

Distinguishing accommodations will include lush featherbed covered mattresses, Egyptian cotton sheets and luxurious duvets. All suites will feature a spacious, separate living room area, hardwood floors, designer carpets and fireplaces. Suite amenities will include plush terry robes, Wi-Fi access, flat screen televisions, in-room safes, coffee-espresso makers and mini-bars. Bathrooms offer heated floors, bamboo cotton terry, rain showers and signature bath amenities.

The Legacy’s outlets will feature a refined ‘eat-in / to-go’ Barista Café outlet with select coffees, pastries all-day and retail merchandise, set in a relaxing lounge environment, with complimentary Wi-Fi, open morning, noon and night. The Café will also feature an adjoining lobby area, enabling guests to enjoy an alternative environment.

The hotel’s signature restaurant will be a Brasserie positioned as refined-casual and trendy, with a discernible Wisconsin theme front and center. The Brasserie will also be the perfect setting to establish the hotel as a preferred destination for the ‘power breakfast’ within the Legends District. An emphasis on certified organic will be prevalent as Wisconsin has 10% of the nation’s certified organic farms in the country, which is second in the nation. Price points will be competitive with local establishments, encouraging broad local engagement. All menu selections will be accompanied by both Brewmaster and Sommelier suggested beverage pairings.

The rooftop bar will offer spectacular views with a lush-landscaped outdoor terrace, with moderately priced cocktails, accentuated by premium stemware and select appetizers.

The Legacy will offer Executive Boardrooms available for corporate meetings. Other meetings facilities are available within Lambeau Field in addition to larger venues at the new Expo-Center. During inclement weather, a house car will be available to hotel guests for drop-off/pick-up at Lambeau and Title Town. Again, the Legacy will be footsteps away from the Expo-Center, easily the closest lodging facility in the district.

The Legacy will offer an Atrium Ballroom, plus an expansive rooftop Skyline Salon, distinguishing it as the ultimate setting for social affairs. Flexible meeting space and upscale boardrooms coupled with modern technology will provide corporate groups an exceptional setting for meetings and conferences. Legacy’s signature catering menus will be complimented by an engaged culinary team for customized offerings to suit each clients’ respective budget. From engagement parties, bridal showers, rehearsal dinners, to wedding ceremonies and receptions, the legendary hotel sets the scene with a wide selection of settings for any stellar event. Events will be distinguished by exemplary cuisine and personalized service, with attention to the every detail.

A core component of the hotel’s business plan is the boutique scale of the development, offering a select inventory of upscale accommodations, which reflect a significant value in comparison to the surrounding product available. Specifically, the hotel will present suite accommodations at price points well below the competition. By limiting the inventory to 80 suite accommodations, it ensures adequate demand is in place year-round.

Separate and apart from home Packers games, Lambeau hosts over 700 events annually, with approximately 600,000 room nights consumed in the Green Bay market, with Lambeau and now Title Town being the most significant attractions. Occupancy and average rates within the stadium region are already robust during off-season, at 67% and $136 respectively. The hotel’s business plan assumes 2% of those visitors will embrace the suites value Legacy has to offer year-round.

The Green Bay Packers have made significant investments in the local community in recent years, including investment in the area immediately surrounding Lambeau Field. The City of Green Bay seeks to continue its partnership with the Packers while also establishing the Legends District as a year-round recreational draw that will go beyond football weekends and bring in visitors from across the state and country.

the vision laid out in a master plan for one of the city’s oldest corridors. The

https://app.oxblue.com/open/Miron/BrownCountyExpo

plan stresses walkability, high-density construction, a consistent “industrial chic” architecture and plenty of greenery. Every building would be multiple stories tall, set close to roadways and positioned to hide parking. Roads will include sidewalks, bike lanes and gateway signs branding the area. The district includes 15 acres of vacant, undeveloped land and other industrial lots that are ripe for redevelopment. The master plan complements the Green Bay Packers’ Titletown District, a 34-acre site being redeveloped by the football organization in Ashwaubenon. The Packers and the Village of Ashwaubenon participated in feedback sessions to help craft the plan, indicating it will complement the Titletown District rather than compete with it. The plan was crafted from significant input by business owners and residents who live near the area, which drew on suggestions during public forums and a public survey.

The Legacy represents a comprehensive step in the realization of the vision for Legends District. Aarchitecture and design of the hotel will embody the district’s design standards. The standards guide and define the compatibility of existing properties in the area and the relationship to potential future uses, of which the Legacy delivers in-full to the district; Walkability and accessibility for all intersections, sidewalks, and streetscapes; Architectural character of the property reflects an “industrial chic” character; Building scale of property achieves density of mixed-use development goals; Landscape, signage to be integrated into architectural character of the district.
