Luckham Road, Bournemouth Case Study
Introduction The Luckham Road Housing Development in Bournemouth is an exciting residential two storey house and flat mix project for the social housing sector. It forms part of Bournemouth, Christchurch and Poole (BCP) Council’s ongoing plans to deliver thousands of new council-owned and shared ownership properties.

Objectives and challenges
Building to Certified Passiv Haus standards, the highest air tightness target, the trial project of nine homes highlights how modern development can rejuvenate areas, enhance energy efficiency, reduce heating bills and increase the value of properties. They are also the first BCP homes to use ground source heat pumps, helping create healthy and comfortable living environments for future residents. For the local authority, these help prevent any moisture build up in the property reducing damp problems and overall maintenance costs.
Zehnder was chosen due to its Passive House expertise. Its brief included requirements to ensure all products and work complied with PH certified standards. The size of the ComfoAir unit also played a key part in Zehnder being selected. Due to size constraints within the build, the unit needed to not only be extremely efficient and reliable but also compact. The ComfoAir is designed for integration in a kitchen unit or niche in the wall and comprises the powerful Zehnder ComfoAir 180 ventilation unit and a specially developed compact air distribution system.
The work was completed in 56 weeks by the BCP Council – Construction Works Team, their own in-house building contractor. This is the second time that BCP Council and Zehnder have worked together using the ComfoAir product range, the first being back in 2018.
A further challenge was that some of the ducting space was constricted. Among the benefits of the Zehnder ComfoTube is that it is semi rigid and can be installed much faster than conventional ductwork, with a fewer number of connections helping reduce potential air leakage.

Zehnder ComfoAir 180 The Zehnder compact ventilation system for apartments allows homebuilders to create a pleasant and healthy indoor climate in a comfortable and energy-efficient way. Rooms are permanently supplied with fresh air, while used air is extracted. This means that windows do not need to be regularly opened to vent air, preventing heat loss and noise. And thanks to humidity recovery via the optional enthalpy exchanger, indoor air will not get too dry in periods when the heating is switched on.
Moisture build up in homes is a major cause of concern in today’s housing sector as it can lead to a number of potential health problems. The ComfoAir ensures rooms are always properly ventilated ensuring damp is not an issue, either for the health of residents or for any damage to the property.
