S

pring has well and truly sprung, and Repton Park really couldn’t look more glorious. I feel so privileged that this is where I get to live, work and play, amid such extensive parkland and ancient woodland. Most mornings I take a stroll with my dog, suitably named Blossom, around the grounds and into Claybury Woods where the bluebells are just starting to flower and, if I’m lucky, I might even get to see a Muntjac deer. It’s the perfect start to the day, whatever the season, but this time of year it’s beyond stunning. As you can imagine, enthusing about Repton Park to potential clients is something that comes very naturally to me; after all there’s not many other estate agents in the area who have actually been a resident here for more than 20 years. I know I’m lucky to be doing a job that feels like an extension of my lifestyle, and the fact that my team at Hunt is made up of best friends and family makes this even more so. We’re all extremely close and spend most of our time together, which I think is what makes the service we offer so special and unique. I know that our vendors and landlords appreciate this closeness and that we are trustworthy and professional, but with a sense of fun that makes the whole process of selling or letting a property stress-free. Being a people person, I really enjoy the interaction my work affords me, especially being able to take the time to really get to know our clients. It’s another aspect of the job I love and, as they say, if you choose a job you love, you will never have to work a day in your life!

IDOL She was responsible for the term vajazzle entering the Oxford English Dictionary in 2012, but ten years on Brentwood's Amy Childs is broadening her business horizons through property and Prosecco By REBECCA PITCAIRN

R

eality TV has always been one of my guilty pleasures – somehow zoning in on the trials and tribulations of others’ lives provides just the escapism I need to switch off from my own. Whatever your opinion of reality TV might be, there’s no denying it opens doors for its stars. From footwear and clothing lines to fragrance and property empires, all manner of business ventures have been born from the ‘real-life’ sets of programmes like The Only Way is Essex (TOWIE) and Made in Chelsea. Barking-born Amy Childs is one of TOWIE’s most successful alumni – raking in millions from clothing, tanning products, eyelashes and a fitness DVD, as well as her most recent project, which has seen

her follow in the footsteps of celebrities such as Kylie Minogue and Sarah Jessica Parker in creating her own wine. “Being such a huge Prosecco fan, it’s something I have always dreamt of,” she tells me, just days after completing a photo shoot for the new fizz. But more on that later. Childs was one of the original cast members of TOWIE, hitting our screens back in 2010 as an excitable 20-yearold, along with the likes of Harry Derbidge, Lauren Goodger and Mark Wright. At the time, she ran her own beauty business in Brentwood, offering treatments such as fake tans and the now famous vajazzle – which involves adorning the pubic area with crystals. It was one of the TOWIE ‘storylines’ that helped pull in viewers during the early days (the term vajazzle even entered into the Oxford English Dictionary in 2012) and put Childs and her bubbly

personality firmly on the map. But, as Childs puts it, “there’s more to life than the vajazzle” and, despite being one of the faces now synonymous with TOWIE, she initially only spent two years on the show, before dropping out to pursue other interests. “TOWIE is such an amazing experience, and I’ve loved every moment of it,” the 32-year-old explains. “But I took time away to concentrate on myself and my family, and I wouldn’t change a thing.” Other reality TV appearances ensued, such as Celebrity Big Brother, when she famously vajazzled the Jedward twins live on air, and her own spin-off show on Channel 5, It’s All About Amy. That show, which followed her as she opened a new beauty salon in Brentwood and helped out at her family’s Romford fireworks shop, was dropped after one series due to low ratings but, Childs remembers, it meant A B S O L U T E LY m a g a z i n e s

she had time to focus on building her business empire and raise two children – her daughter Polly was born in 2017 and son Ritchie came along a year later. While much of her success post TOWIE has been through product endorsement, Childs has also become somewhat of a property mogul. She owns four houses, two of which she rents out, and has just put her own five-bedroom Brentwood home on the market. Although she insists she will not be leaving Essex. “I love everything about Essex, it’s home. I’ve loved starting a family here and growing with Essex,” she says. And there are plenty of other reasons for her to stick around. Last year she began dating Billy Delbosq, who owns a number of businesses in Brentwood including a flooring and tiling company and Box Gym Fitness, plus she re-joined the cast of TOWIE. “I was ecstatic to receive the call,” she says. “It brought back lots of happy memories for me. TOWIE’s a little bit like home and I’m so happy to be back. I’ve grown as a person through it and I’ve loved being able to show me as a young girl to now a mum, partner

and working business woman.” Fans of the show may well have spotted her latest business venture, the launch of a Prosecco, on the TOWIE Christmas special. “I still can’t believe I have my own brand. I’ve loved every part of the Prosecco process, although it’s been a lot of hard work,” says Childs, who worked with Liquid Diamond, the only wine company in the world to use emojis as tasting notes. “There’s even a dancing me emoji on the back label with my red hair and Prosecco glasses. It was such a glam way to add a little bit of me and an Essex touch to the bottles.” The dry Prosecco, which has flavours of apricot, apple and pear, has been so successful that there are plans to release a rosé in the summer and Childs is planning a trip to Valdobbiadene, the heart of Italy’s Prosecco region, so she can develop the range. But until then you may well find her enjoying a glass of fizz in one of Essex’s bars and restaurants – the Prosecco is currently available in Brentwood Kitchen with more venues to follow. “We’re lucky, there are so many fabulous bars and restaurants here in Essex,” Childs adds. “I just love walking into a bar and asking for a bottle of my own Prosecco – and who isn’t happy when they have a glass of Prosecco in hand?” Amy x Liquid Diamond Prosecco, £35, is available from liquiddiamondwine.com and Amazon. Q What can you tell us about when you first fell ill? I first got ill with a disease called Myalgic Encephalomyelitis just before my 15th birthday after I caught a flu virus. I tried to keep fighting it, pushing to get back to normal and my body just got more and more unwell. Within six months, I was taken into hospital because I was starving and didn’t have the energy to eat. I had to be fed through a NG tube, but my body completely shutdown and I couldn’t move or speak either due to being so intensely fatigued. I think there could’ve been a fire in my room and I wouldn’t have been able to physically muster the energy to get out of the building – it was that level of fatigue. Q When did you start writing down your thoughts and was it always with the plan of publishing them one day? When I lost the ability to speak, I desperately wanted to try and communicate because no one was seeing me. The doctors thought I was depressed and I wanted to show them that I wasn’t, I just needed their help to get better. I always wanted to be an author, but it was fighting to write down each sentence, which is what made me realise that I had something important to say. Q How did it feel when A Girl Behind Dark Glasses was published, and the subsequent praise you received for it? It was a dream come true. All the time that I was in hospital, I always dreamed that I was going to write my book. It made me feel like the time I was in hospital wasn’t just going to be forgotten years of my life, they were going to mean something.

But it was so surreal to actually hold my book in my hands! The praise AGBDG received was so affirming, because I’d known I’d had a story to tell, but I didn’t know if anyone would want to read it. Q Can you tell us more about the charity Share A Star? Share A Star is a charity I founded when I was in hospital. I’d been in hospital for four years and it was incredibly isolating, so I wanted to create something that was about bringing everyone together. The holding stars that we make are all completely unique to the youngster we are helping – we’ve made hundreds of them so far! We also send families on memory making trips so they can spend quality time together.

Q You recently moved to Essex – where to and what do you love about the area? I moved to Essex at the beginning of the pandemic, which was an interesting time to do such a big thing! I now live in Witham with my toddler and my husband in a more accessible bungalow. I really love living here because the town is so much more accessible than where I used to live. I can actually get into shops in my wheelchair, go to the library and even go on rides in my chair to the duck pond with my little girl.

Q As a family, do you have any particular favourite spots in the county? There are so many places that I want to try and discover around Essex, but so far one of my favourite places to be with my daughter is Colchester Castle. The park is incredible and watching my daughter bounce on the trampoline or play in the sand is magical. I also love the woods near Colchester hospital – when you’ve spent so many years trapped in your room, the smallest things really do feel incredible!

Q Do you know what the next book will be about? Well, I’ve already finished my third book, which is about being a disabled mum because there isn’t a lot of first person accounts of what it’s like to be a chronically ill mum. I’m also halfway through my first draft of a fiction book and I’ve written some picture books too. So busy, busy!

Q At the time of this interview, A Girl in One Room has just come out. What part of your story does this tell? A Girl in One Room shares my journey from 2010 to 2017. I came home after spending four continuous years in hospital, but when I returned I realised that the rest of the world had moved on. My little sister was no longer the baby of the family as she was doing her GCSEs. I had to try and be reintegrated into family life. I literally lived

in one room that I never left other than to go to hospital. But it wasn’t a depressing place, it was a world of my own.

Q What are your hopes for the future? I want to continue writing. I love spending my time creating worlds in my mind. I enjoy the challenge, but I also enjoy the escapism too. There is nothing quite like seeing your book in a shop or seeing other people reading them. I want to really live in the moment, take each day at a time and really focus in on my daughter so I can create special memories with her and my husband because they grow up so quickly.

watch brand. At the time there were a few different fashion watch brands in the market, but I felt the designs were quite limited and they all looked the same. We launched with more interesting styles and colours such as the Mocha & Blush watches, which became our bestseller and gained traction for the brand. It was also important to me that we catered for a wider market outside of just London, which seemed to be where the other brands focussed, with affordable luxury designs that don't compromise on quality.

Q What did you want to offer from day one? A For me it's always been about offering designer inspired products made from good quality materials at an affordable price. Our products are aspirational, but affordable to self-gifters and gifters, they don't have to be something you can only afford once a year.

us that 95% of our customers are happy with the brand and would buy from us again. So, we are now at a stage where we feel our brand and products are in the right place to start building brand awareness – collaborating with influencers and celebrities is a great way of doing this, and having something exciting for our customers to look forward to. One thing we have learnt and are focussing on going forward is to only work with genuine and relatable people who really want to invest their time and energy into working with us. Q How do you create new pieces? A Every single product is designed in

house, and we take inspiration from the latest trends, celebrities and the high end designer brands. Once we have this inspiration, we then create our own unique designs, often with an element of personalisation and meaning, as this is what the brand is focussed on, allowing the customer to express who they are through the jewellery they wear.

Q What does designing inhouse enable you to do? A It enables us to create our own products that suit the needs of our customers which are on trend, for everyday wear, high quality, and great value. Q How do you ensure your products last? A We fill the gap between high street and

designer jewellery. We have a range of products made from different materials including brass, stainless steel and sterling

silver. All of our products are plated to the highest standards, which means they won't tarnish, are waterproof and come with a two-year warranty. Q Over the last five years how would you say you have evolved? A We have evolved from a watch brand – we had a period where handbags were our bestsellers and now we are very much focussed on jewellery. With watches you are limited to how many designs you can create, but with jewellery it really is endless, which keeps it exciting for us and our customers. Our ambition is to become the market leader and a household name for quality, aspirational jewellery that allows the customer to express who they are through personalisation. Q Why are collaborations important to you? A We recently carried out a major customer research project, which told

A We wanted to create a collection that you could completely personalise with your own messages as a reminder to love yourself. Customers could choose from quotes that we created or even create their own, which is something we had not done before. Q What’s next for Abbott Lyon? A Our goal this year is to focus on designing

he festive season is behind us, Easter is approaching, and lots of us are thinking ahead for the summer sun and our much-needed holidays. However, instead of just throwing the swimwear and some sunglasses in a bag two days before your trip, it's wise to prepare your skin sooner rather than later for the impending boost of the glorious sunshine. Your skin probably hasn't seen any sun for months. It's most likely not prepared at all to handle a sudden burst of heat, sea seawater or UV light. Not to worry, though; what follows are a few tips on how to prep your skin quickly and easily for a summer holiday. Five weeks before the trip: slowly start to prepare and build up protection from the sun Our body has the unique ability to produce the skin's own sun protection, to a certain SALMON IS GOOD TO EAT AHEAD OF A SUMMER HOLIDAY

extent. To maximise this effect, you need to eat specific fruits and vegetables that generate protection from the inside out. Around four to five weeks before your trip, start ingesting beta-carotene regularly. This not only strengthens your skin's protective mechanisms, but the pigments from plants containing betacarotene get stored in the skin, in this way intercepting some of the sun's UV radiation in the skin's upper layers. Make sure to stock up on beta carotene rich produce, such as sweet potatoes, carrots, fennel, lettuce, chard and endive. A month before your trip is when you should be introducing extra vitamin C, vitamin E, selenium and lycopene To help you eliminate free radicals that can build up during sunbathing, try to increase the following foods in your diet: salmon, trout, almonds, red pepper, cooked tomatoes, broccoli, currant, guava, mango, acerola, apricot, pink grapefruit, blood orange, coconut oil, sesame seeds, whole grains and millet. A build-up of free radicals can otherwise damage the skin, leading to a loss of elasticity in the long run. Many find that our lifestyles today have an impact on our diets. If your diet is not balanced enough it may lack the essential elements for your skin. A course of dietary supplements rich in vitamins and antioxidants will also help overcome these deficiencies. Antioxidants are also beneficial against signs of skin ageing. Essential hydration of the body inside out Drink plenty of water. It sounds simple. Many of us are guilty of not drinking half as much water as our body needs to keep healthy. Drinking plenty of water will also help flush out the toxins in the body, hydrate your skin and help to reduce bloating so you feel more comfortable in your swimwear. Scrub your body clear of dead skin cells Skin exfoliation can be part of your pre-holiday skincare regimen to remove the old dead skin cells; this can help you

achieve smoother, healthy-looking skin. There are many different forms of exfoliation: body brushing, polishing cloths, and scrubs. For the body, look for a scrub that contains coarse particles that dissolve over time, like sugar, so you do not irritate the skin. Avoid bumps in the road There are also many topical creams claiming to smooth out undesirable dimples and unevenness of cellulite; there are few backed by science with ingredients that will reduce cellulite's appearance. Caffeine, however, is thought to dehydrate cells making the appearance less bumpy. Products that contain caffeine and theophylline temporarily dehydrate fat cells, however it's the massage techniques and the application of the cream that does the work. The best course of action long-term is to exercise regularly, coupled with a targeted massage treatment. Another way to hide cellulite is to apply a fake tan. Purely anecdotal, but many claim that having pre-tanned skin prior to going on holiday helps blur the appearance of cellulite. Natural self-tanners have gained popularity, and many are now effective, without looking streaky or orange. The holiday seasons bring happiness to us all; holidays allow us time to relax, de-stress, and soak up the vitamin D. When your skin is exposed to sunlight, it makes vitamin D from cholesterol. The sun's ultraviolet B (UVB) rays hit the cholesterol in the skin cells, providing the energy for vitamin D synthesis to occur, which makes us feel happier and have a lot more energy. If you follow the pre-holiday tips, your skin, body and mind will be in tip-top condition. All that's left is to wish you a wonderful, well deserved holiday. very 15 minutes, somebody is diagnosed with bowel cancer in the UK. It starts with small, non-cancerous growths called polyps in the lining of the colon (large intestine) or rectum (bottom). These growths may become cancerous over time. Q Who is at risk of getting bowel cancer? A Both men and women are at risk of

getting bowel cancer. Various things may increase the risk of this condition: Age: Most people diagnosed with bowel cancer are over the age of 60. As you get older, the small growths called polyps are more common in the digestive system. Diet: If you have a poor diet that is high in fat or red meat and low in fibre, this can increase the risk of bowel cancer. Family history: Your risk of bowel cancer increases with the more close family members that you have who were diagnosed with this condition. The younger the age of your family member when they were diagnosed with bowel cancer, the more likely there is to be a genetic (inherited) link. Sometimes there is an obvious genetic link for cancer passed through the generations. Other risk factors: You may also have a higher risk of bowel cancer if you smoke, drink too much alcohol, are overweight or do not keep active.

he knee joint is commonly injured during competitive and recreational sports. About 40% of all sports injuries are caused by damaging a band of tissue called the anterior cruciate ligament (ACL) in your knee.

Q What is the ACL? A The ACL is a major ligament in the

knee. Ligaments are bands of tissue that connect one bone to the other. They hold the bones in place and give stability to the joint and surrounding muscles. Q How do I know if I might

have injured my ACL?

A An ACL injury often happens when

you try to change direction or pivot (turn), while your foot is firmly fixed on the ground. This creates force, which can stretch the ACL beyond its limits. Sports like football, soccer, skiing and netball all involve pivoting movements and can lead to ACL injuries. You may hear a popping sound and the knee often swells up shortly afterwards due to bleeding within the joint. Q Do I need surgery to

treat an ACL injury? A Whether you need surgery for an ACL injury depends on many factors.

A keyhole procedure called an arthroscopy is performed. Your surgeon uses a thin, flexible tube called an arthroscope with a light and camera to see inside your knee. They also insert other small instruments to remove the torn ligament. The surgeon then fixes the graft to the bone with special buttons, screws or staples. recover from ACL surgery?

A Surgery is not the end, but rather

heal, surgery involves making a new one. This is done by using a tendon (strong piece of tissue), often from the same knee, to replace the ACL. The tissue used to replace the ACL is called a graft.

itness is often so focused on going faster, getting stronger and pushing yourself harder, but what if the best thing you can do for your body is to slow down? Walking is a form of exercise often relegated to those over 80, but evidence shows that even the young and healthy will feel the benefits of going for a brief stroll. Walking is the most studied form of exercise and an overwhelming amount of research demonstrates its positive impact on everything from heart health to how stressed we are and how well we sleep at night.

Health experts agree that frequent walking is instrumental in preventing and managing a variety of common health conditions including heart disease, stroke and type II diabetes. It has been shown by multiple studies to lower your risk of premature death and strengthen your immune system, one even finding that walkers took 43% fewer sick days on average. Walking has the lowest injury rate of all forms of exercise, which makes it a safe and sustainable way to improve and maintain mobility, while protecting the joints that are most susceptible to osteoarthritis. Going for a walk to clear your head is a well-

trodden path, but research backs the mood-boosting power of a brisk stroll. It is effective in the management of stress, anxiety and depression and there is evidence that going on regular walks even changes the structure of your brain and helps increase the volume of grey matter, which is a measure of brain health. It may even make you smarter, as several trials have found that walking can improve your memory and cognitive function, both short-term and long-term. All of these benefits only increase as your pace and distance do, so even if you are already healthy, walking may be the secret to staying that way.

ou've spotted your dream lot and you're watching the price tick up. The auctioneer is fielding buyers from Japan, from Puerto Rico, South Africa and Australia. Then you place your bid and watch the gavel come down – you've won, and you're still in your dressing gown and slippers. Welcome to the heady world of online auction shopping. There's an increasingly global audience not just for the big-four auction houses, but for smaller regional salerooms across the country. The rise is down to a combination of factors. eBay made us familiar with bidding for treasure online and auction houses had already moved online – aided

by platforms such as thesaleroom.com (this first arrived on the scene way back in 2006). The pandemic switched things up several gears, but it did something more too – giving people stuck at home a frisson of retail therapy in strange times. And some of that frisson has stuck. Wiltshire auction houses Woolley & Wallis may have a new showroom in the heart of Salisbury, but it has seen an exponential rise in private clients via online routes even since the end of the first lockdown in 2020. Many other auctioneers say the same thing. At Sworders, on the EssexHertfordshire border, the impact of online has been "massive" says Director and Head of Design auctions John Black. "We now hold many of our sales without meeting clients – our processes have

been tweaked and we now give potential bidders more information in the way of photos and condition reports than we did two years ago." Like many salerooms, Maidenhead and Hampstead auctioneer Dawsons went online at the start of the pandemic and, says commercial director Pete Liggins, that sudden enforced switch shifted the whole market. "What we quickly discovered is that there is a new online audience very keen to explore the world of auctions," he says. "The auction industry has seen a huge uplift in online spending." Online auctions are great news for anyone with limited time and an eye for something different. Good too for the cautious bidder because, let's face it, the physical auction room can be a daunting place. The fear of losing out to a permatanned man from the trade is only matched by the irrational but ever-present worry of carting home an unwanted what-not or tallboy if you scratch your nose at the wrong moment. No such fear with online auctions because bidders remain unseen – a paddle number is assigned and pops up on the auctioneer's screen when you bid. There's a delightful feeling of anonymity and full freedom to scratch your nose. Online auctions organised by the auction houses are very well regulated – you may be unseen, but you have to pre-register in advance. You may be asked for proof of identity the first time you bid and will definitely need to supply your credit card number. Formalities over, you have a live auctioneer on your screen, complete with gavel and all the other saleroom paraphernalia you'd expect. Auction houses are investing heavily in all the front end and behind-thescenes elements needed to instil buying confidence. Websites have been refined and many houses have their own online platforms. This looks slicker and, in most cases, places virtual buyers on an equal footing with 'in the room' buyers when it comes to buyer's premium/commission (see Auction knowhow). You'll find really good images – five to ten detailed shots are not unusual – plus the option to get a detailed condition report or do a 'walk round' via video link before the sale.

So what are people buying? The answer would be look for it and you'll probably find it online. On saleroom.com alone there are around four million lots from more than 700 auction rooms each year. But there are definite trends among luxury hunters. Jewellery remains buoyant and, while you always expect peaks in times of economic uncertainty, that doesn't tell the whole story. Sworders recently added monthly jewellery auctions alongside its twice-yearly Fine Jewellery and Watch sale. John Black says watches are a key area of growth at the moment. There is lots of interest in period jewellery – Art Deco, for example – alongside more contemporary pieces. Diamonds are always going to have intrinsic worth, but interesting provenance or a really interesting cut or setting boosts interest. Period 'brown furniture' that was once such a mainstay remains depressed, so a snip in relation to high-end contemporary – you can pick up a smart Georgian chest of drawers or desk for a few hundred pounds. These days, says John Black, the focus is on the right piece not necessarily the history. "The ‘Decorative’ market – those items that are all about ‘the look’ rather than great concern for period and authenticity – is an area that is seeing growth." He also points to another growth

Visit a 20th century auction and you'll see that some mid-century Scandinavian and British names are hitting surprising prices thanks to quality of materials, craftsmanship and clean aesthetic. There's also the curious rise of 'talking point' pieces. Sworders' regular Out of the Ordinary sales feature everything from erotic artworks to circus artefacts (collection of crystal balls anyone?), taxidermy and even, recently, a life-size model of Lara Croft. Woolley & Wallis sold a pair of six-foot carved wooden devils by Francesco Toso for £87,500 in 2020 – almost six times the estimate. The maker came to an untimely end showing similar devilish wares at the Chicago World Exhibition in 1893, possibly adding to their allure. "The trend for the striking, the unusual or the just plain weird has been growing for some time," says Associate Director and European Ceramics Specialist Clare Durham.

Asian artworks have been a boom area for a while now, but the whole area of contemporary arts and prints is booming, say both Bonhams and Sworders. It can be gratifying to secure a Banksy, Peter Blake or Grayson Perry piece – also more affordable than you might imagine. Then there's the real rarity, such as a Rolling Stones poster promoting a set at the RickyTick Club in Windsor. Like the band, there's some wear and tear, but it made a worldrecord price of £30,000 last November. At the pop end of luxury, buyers are snapping up classic motors and designer fashion. Rarity value no doubt plays its part – a Yamaha OW-01 or roadworthy Jaguar XJS (both recent sales successes at Dawsons) conjure up a world of gas-guzzling hedonism. When it comes to fashion, leader of the pack is the Hermès' Birkin bag. At Bonhams' March sale of Designer Handbags and Fashion in Knightsbridge, star lot was a cocktail Birkin, which realised a stratospheric £34,000 including premium. The head of the Designer Handbag and Fashion department at Bonhams Knightsbridge Meg Randell says part of the allure is because it is so very hard to buy a new Birkin and the bags are always made in extremely limited numbers. So having a Birkin in the back of your cupboard could make financial as well as fashion sense – you can always auction it off down the line. But do collectors paying these prices actually dare to carry the bag? Meg Randell says the interesting thing is that designer fashion auction hunters sometimes do. "There's a nice blurring between shopping and collecting," she says. Actually, that whole blurring between shopping and collecting seems to sum up pretty well what today's luxury buyers love most about the whole experience of going to an online auction. Even better is the knowledge that, if you tire of it, you can always sell it on.

THE KITCHEN @ BOATHOUSE IN DEDHAM IS IN A PICTURESQUE LOCATION

W

hat a varied, exciting and challenging 20 years it has been at The Kitchen @ Boathouse in Dedham. We always wanted a restaurant of our very own and in March 2002 our journey began. Opening the week before Easter 2002 we didn’t really know what we were letting ourselves in for and it was certainly a test for us all! My parents, who were visiting for Easter, were clearing tables, any friends that turned up were put to task and Claire’s [Cameron’s wife and cofounder] parents started building in earnest. After a very busy summer of 2002 we closed and refurbished the restaurant and reopened in November 2002 as a year round establishment. The “Boathouse Restaurant”, as it was called way back

then, was a huge success and after 12 years we decided it was time to look for a little sister and we took on another business, this time on the Suffolk coast in Thorpeness. The Kitchen @ Thorpeness was born on 1 April 2014 and enjoys all year round visitors either on holiday, day tripping or dog walking. One of our enormous cones or freshly baked sausage or vegan rolls with an Illy coffee awaits after a windy walk on the beach. In 2018 a wonderful opportunity arose for The Kitchen @ Boathouse to be the food operators at Alfred Munnings Garden Cafe in Dedham. The most beautiful setting with an historic heritage, we enjoyed two joyous years at the Museum until COVID-19 put an end to our time there. At the beginning of 2019 we won the tender from East Suffolk Council for the new build in Felixstowe next to the Children’s Play Park. This is a huge project with us taking on the entire inside build and is

still ongoing at this moment in time. The name for this new business is “The Kitchen @ Felixstowe” and in January 2022 GS Contracts started the full internal fit out with an opening date of the end of April 2022. Situated on the seafront, people can enjoy views of the coastline while enjoying a breakfast, lunch, dinner or just an ice cream from H&J. We are super excited to be in Felixstowe and cannot wait to be open for the first Bank Holiday weekend in May when the Ipswich to Felixstowe Classic Car Rally will take place. We will be open seven days a week all year round and offer the same style of dining as Thorpeness, a more casual dining/coffee/tea/cake eating experience. There have been some characters both in customers and staff along the way, like the lady who threw her very expensive engagement ring at her fiance in our garden and had all the staff searching for it, to the commis chef who didn’t like food and would never try his own creations, and the customers at Thorpeness climbing over the building materials to try and order coffee while we carried out a seven-day refit. COVID-19 changed the hospitality industry and many other businesses alike, but with great people around us personally and in our businesses we always look forward to what the next chapter has to offer us, whatever that may be, although having all of our businesses in the most fantastic locations does definitely help us. Paul Croasdale, the head chef of Flitch of Bacon in Dunmow, on career inspirations, the local area and eating out

Q When you were younger what did

you want to be when you grew up? A I really did want to be a chef. I grew up at a time when the cooking boom was beginning and the Jamie Olivers and Gordon Ramsays were coming on to TV screens and their energy for someone like myself was encapsulating. From that time I always wanted to get in to a kitchen and, as the saying goes, I never looked back. Q Was there a particular sliding doors

moment that shaped your career? A Getting a job with Jason Atherton was a massive eye opener and game changer. It changed the way I looked at businesses, his drive for perfection in food was the same as his drive for his businesses to be sustainable and profitable, something some chefs struggle to balance. He teaches this and makes you understand without profit you can’t bring flair to a kitchen, both must go hand in hand to keep the doors open.

Q Tell us about the Flitch of Bacon… A The Flitch of Bacon isn’t easy to describe.

A restaurant with three rooms, summer terrace dining area about to reopen, and we are currently building a new private dining room and a brand new bar. The Flitch is never standing still and as a business we are always looking for ways to improve our offering and improve the business prospects. With Covid and everything that has happened it’s not always easy to think about expanding, but since taking over we have always wanted to have a private room and expand the outside dining offer. Q What do you enjoy most about

your day to day work?

A The creativity that food gives you, I could

never be in a chain and told what to cook. Q Out of work where or when

are you happiest?

A In other people’s restaurants! Going out

and trying other people’s places, seeing what they are doing, also it’s nice to relax in some great places with a cocktail. Q How do you ensure a work/life balance? A We made the choice to close Mondays

and Tuesdays to ensure all staff and myself know when the next days off are coming. Hospitality can be hard, but you are always in the knowledge that you’ll all be off and all together reopening a new week, meaning you always have all your staff to hand. Q Where do you live and what

do you love about it?

A I live in Great Dunmow. I’m still getting

to know the area as I spend most of my time at the Flitch. Even sitting in a closed restaurant can give you such insight into how others view it when they arrive for their experience. Q If you could go back in time and

give one piece of advice to your younger self, what would it be? A On a daily basis try to keep a more level head. The more I stay calm about the things I can’t sometimes control, the better I learn how to deal with things. White chocolate blondies

with pecans & cranberries Makes 12–16

Why do brownies get all the attention? Blondies are just as delicious and easy to make! Try our fruit and nut version with extra white chocolate – for good measure. Prep time: 15 mins Cook time: 30 mins

INGREDIENTS • 120g unsalted butter • 250g soft light brown sugar • 1 teaspoon vanilla essence • 1 Clarence Court duck egg • 1 lemon, zested and finely grated • 200g self raising flour • Pinch of sea salt • ½ teaspoon ground cinnamon • ½ teaspoon ground ginger • 50g pecans, chopped • 50g dried cranberries • 100g white chocolate, chopped into chunks plus 30g extra for melting and drizzling • 50g caramelised white chocolate, chopped (optional) • A small handful of fresh raspberries (optional)

METHOD 1 Preheat the oven to 175°C/155°C fan. Grease and line a 20x20cm square cake tin. 2 Melt the butter in a medium sized saucepan, then stir in the sugar and vanilla essence. Allow to cool for 5-10 minutes then whisk in the egg and lemon zest. Fold in the flour, salt, cinnamon and ginger. Stir in the chopped pecans, cranberries and chocolate then spoon into the prepared cake tin. 3 Gently press the chopped caramelised white chocolate and fresh raspberries into the blondie mix. Bake in the oven for 25 minutes or until just set with a light crust on top. Allow to cool in the tin placed on a cooling rack, then cut into pieces and serve. Drizzle over a little melted white chocolate if you fancy.

Ultimate Steak & Egg Sandwich Serves 2

(with extra sauce to keep for a week)

Who doesn’t love a good sandwich? Juicy steak and glorious, runny fried eggs make such good bread fellows – especially when paired with rich melted cheese and a punchy, herby chimichurri sauce. We’ve taken the joy of a classic steak sandwich to new, heavenly heights. Prep time: 5 mins + 30 mins freezing Cook time: 10 mins

INGREDIENTS • 1 large sirloin steak • 1 large bunch of parsley, leaves picked and finely chopped • ½ bunch of coriander, leaves picked and finely chopped • 200ml vegetable oil, plus a little extra for frying • 100ml red wine vinegar • 1 red chilli, deseeded and finely chopped • 2 garlic cloves, finely chopped • 1 teaspoon dried oregano • Unsalted butter • Sea salt and freshly ground black pepper • 50g mozzarella, grated • 50g provolone, grated

• 2 Clarence Court Old Cotswold Legbar eggs • 2 demi baguettes or large submarine rolls • A handful of fresh rocket leaves

METHOD 1 Trim the fat from the steak, place into a sandwich bag and pop into the freezer for 30 minutes (this helps to tense the meat so it's much easier to thinly slice.) Meanwhile, to make your chimichurri sauce, finely chop the parsley and coriander, if you haven’t already. Place into a bowl and combine with the vegetable oil, red wine vinegar, chilli, garlic and oregano. Cover and allow the flavours to infuse. 2 Once the steak has had its time in the freezer, take it out of the bag and slice as thinly as you can. Preheat the grill to high and place a large frying pan on a medium-high heat. Halve the baguettes, butter them, and place on a baking tray cut side up. Toss the steak in a little vegetable oil and add to the hot pan. Stir fry for 3-4 minutes until slightly crisp on the outside and just cooked in the centre. Arrange the steak on the cut halves of baguette and scatter the cheese over evenly, leave to one side whilst you fry the eggs to your liking (sunny side up is our favourite for this.) Place the tray of baguette halves under the grill for 2 minutes or so to melt the cheese and toast the bread. Remove from under the grill, drizzle over enough chimichurri sauce to taste. Crown with an egg each, drizzle over more sauce and finish with fresh rocket. Sandwich together and devour!

Salads are an absolute joy and this is no exception. Inspired by the produce of California, it’s full of sunshine and freshness. Prep time: 10 mins Cook time: 10 mins

• 4 Clarence Court Old Cotswold Legbar eggs • 300g quinoa • 50g blanched almonds • Juice of 2 limes • Juice of 1 orange • 1 pomegranate • 1 small bunch of coriander, finely chopped • Sea salt and freshly ground black pepper • 40ml walnut oil • 125g soft goat's cheese • 1 ripe avocado, quartered and destoned • 4 ripe apricots, halved and destoned • 30g selection sprouts • Flatbreads and hummus, to serve

1 Softly boil the eggs to your liking, cool in iced water and peel. Cook and cool the quinoa according to the packet instructions, then tip into a large mixing bowl. Preheat the oven to 200°C/180°C fan and place the almonds on a small baking sheet. Roast the almonds for 5 minutes or until golden, then remove from the oven and allow to cool. 2 Tip the lime and orange juice into a jam jar. Halve the pomegranate and squeeze the juice out of 1/2 through your hands into the jar. Add most of the chopped coriander, season and top up with 40ml walnut oil. Shake well and tip half over the quinoa and mix. 3 Griddle the avocado and apricots until lightly softened and charred. Crumble the goat's cheese. 4 Roughly chop the almonds and mix most into the quinoa along with the goat's cheese and pomegranate seeds, leaving a few to finish. Spoon onto a large platter. Halve the eggs and arrange them on top with the avocado and apricots. Spoon over more dressing. Sprinkle over the remaining coriander, almonds, pomegranate seeds and finish with the sprouts and a pinch of salt. 5 Serve with flatbreads and hummus then revel in the fresh Californian vibes.

any years ago, as an eager young teacher in my first post, I volunteered to look after the school guinea pig when other older and wiser members of staff chose to decline the opportunity. The role was a dubious pleasure, partly because my animal preference is not for small to medium sized South American rodents, but also because the poor old thing had the guinea pig equivalent to piles and often had to have help in that area. A few years later, in another teaching job, I decided to embrace my apprehension and suggest to the head that my class of young children would benefit from embracing a new member of the class – a hamster. My enthusiasm was encouraged and so off I went to adopt Harvey the Hamster who arrived in style, complete with shiny new cage and whirling wheel, in front of a class of six-year-olds, all excited to meet their new friend. Harvey and his classmates had great fun together – perhaps my wonderful teaching assistant and I, less so. As adoptive parents, we had a few worried nights when Harvey made a great escape, eventually being found behind a cupboard, making some sort of nest. Nevertheless, these early intuitive moments in bringing children and animals together in a school setting proved to be positive, in so many ways. Not only did all the children learn about caring for something or someone smaller and more vulnerable than themselves

“To improve mental health, we should have at least one dog in every single school” and to take responsibility, but it soon became obvious that those who were less able to communicate confidently with their human classmates were able to quietly bond with their new friend. It is now well documented that simply by stroking a furry friend, heart rates slow and blood pressure reduces. Today, in our Laidlaw Education classrooms, we teach and support many anxious students of all ages. On occasions, we have welcomed a calm puppy or a family dog in with an anxious child or young person; this has always had a calming effect and aided the initial integration into our setting. Therapy dogs are becoming increasingly popular in classrooms, particularly in SEN settings, and it is wonderful to witness the benefits that these specially trained dogs can bring to all children, especially to those with special needs and requirements. The dogs are trained to be good-natured, calm and patient. They obviously love human contact and having a soothing, calming effect. Sir Anthony Seldon, the well-known educator, has said: “The quickest and biggest hit that we can make to improve mental health in our schools, and to make them feel safe for children, is to have at least one dog in every single school in the country.” This wonderful natural “therapy” has a great deal of scientific backing, although none of it is new. Sigmund Freud would often have his own dog, Jofi, in his psychotherapy sessions, as he observed that patients were comforted by her presence. Research by Dr Boris Levinson, in the 1960s, formalised these scientific ideas. More recently, psychologist Alan Beck and psychiatrist Aaron Katcher have followed through on the scientific validation. So, from the poor old guinea pig that I looked after, to the scientific research of the present, it is very clear that the presence of animals in schools can have huge benefits.

DISCOVERY Rod Jackson, Gosfield School Principal, reflects on the all-through education pupils undertake at the acclaimed Essex institution

Q Can you give us a potted history of Gosfield School? A Gosfield School was established at Cut Hedge Park in 1929 when the daughter of the textile manufacturer, George Courtauld, purchased the land and buildings from the executors of her late father’s estate. Constance Cicely Courtauld started a Senior Boy’s Boarding School the same year, with pupils relocating from Leigh Hall School in Southend. In 1944, Cicely gifted the school and estate to headmaster John Turner, who continued the work started by Cicely. In 1967, the school became a charitable trust and, in 1986, the school became co-educational. A Prep School was opened in 1989 and we welcomed our first Sixth Form

pupils in 1994. In 2006, Gosfield School Ltd purchased the freehold of the estate and buildings from the Turner family. In 2015, we opened Meadow Court, a purpose built Prep School, which is home to a Nursery, Reception Class up to Year 5 (Year 6 being located in the main building), within the grounds of our 110 acre estate. Q You are an all-through school. Do many pupils stay with you for the entirety of their educational journey? A Yes, of late from our recent cohort we had several pupils go onto university having been with us since Prep School. This included our previous Head Boy, Bertie, who

Q You introduced Forest School in your Nursery and Prep School. What do you see as the benefits of that? A It allows pupils the freedom to enjoy the natural environment and to discover themselves. Free to climb and swing from trees, and to make dens, campfires and life-long friends within a consistently risk assessed area, our young people get to enjoy every minute, rain or shine. We actively encourage pupils to discover new interests and try out new activities between 4pm until 4.50pm, Monday to Thursday. Not a day goes by at the school without dozens of our children throwing themselves into a fantastic array of clubs and extracurricular activities from fencing and dance to Lego and Hama bead clubs. The programme is reviewed each term to ensure we continue to introduce new activities whenever possible, and that pupils make full use of our facilities. Sport is at the heart of a Gosfield education. We are well-known for the quality of our cricket, offered through our Cricket Academy, and other sports are just as strong. A Our purpose-built Performing Arts Centre will enable us to extend and enhance the provision already in place in relation to Performing Arts. We have an established programme of dance, drama and music at the school and this exciting new venture will allow us to house these subjects within a state of the art facility. We will have a comprehensive set up within the auditorium space that will offer students the unique opportunity to perform on our brand new stage. In addition, we will be able to offer opportunities within the technical side of theatre productions, offering a technical theatre club and building a group of students who will plan, program, and

operate all aspect of the productions from a technical perspective. Day-to-day, the students will benefit from an industry standard environment within which to learn. The professional nature of the space will allow all students to develop their drama, music and dance skills; both in lessons and as part of the extensive co-curricular offering at Gosfield. Q What do you enjoy most about your role? A The long and the short of it is Principal of Gosfield School is quite simply the best job in the world, bar none! I love the variety – every day is different in a busy school. There is so much going on and so many opportunities to see children engaged in enriching and fun learning whether in the classroom, on the sports field or in the extensive co-curricular program we offer. I love the fact that in a small, family school it is possible to get to

know all of the children well and the parents and the staff. As I walk around the school every day with Paddington, the school dog, I really enjoy how friendly and warm all the children are and how willing they are to stop and chat. This is just as true of the Sixth Form, who are incredibly impressive and mature young adults, as it is of the two-years-olds in Goslings, our nursery. The inside story of a new Essex initiative encouraging children and adults to read

A

new, £1million campaign – Essex Year of Reading (EYOR) – is aiming to support children and young people whose education has been affected by the Covid-19 pandemic, while inspiring a lifelong love of reading. Created by the Essex Education Taskforce and funded by Essex County Council, the campaign is offering a range of fun events, increased access to books and resources, visits to schools by popular authors, writing workshops and specially targeted activities for pre-school children. It will also help adults who struggle to read and has partnerships with care homes. Reading is the most important skill a child can acquire. The good news is a child’s success in reading can be greatly influenced by their parents, grandparents and carers. If you want to help your child with their reading here are some great tips. Help pre-school children see reading as a pleasurable experience by snuggling up together • Sing songs and nursery rhymes as these are important first steps. • Talk to your child from birth as this helps them understand and develop vocabulary. • Read and share picture books, such as Going on a Bear Hunt by Michael Rosen and Helen Oxenbury, to develop their speech and language skills when preparing for primary school. • Pick books on topics that interest and engage them. • Read books aloud that children can understand, but which may be too difficult for them to read alone. • Breakdown any words they don’t know into sounds – then read the full sentence again so that they can comprehend it in full. • Show and say any words that you think your child will find hard before they read them. • Use audiobooks as a way for children to engage with more challenging stories. Reading is a skill and the more you practice it, the better you get. Make it educational for your child, but above all else, make sure it’s fun and inspiring. Reading doesn’t have to just be from a novel. Read recipes together as you cook or ask your child or teenager to write

the shopping list and help you check off items in the shops. When out and about in the car, see if they can read instructions, directions and road signs to help you find the place you’re visiting. Play word games such as scrabble or hangman. Try graphic novels, magazines, and comics – as long as your child is reading, that’s the most important part. Once they’ve developed the skill a whole new world will open up before them, it’s getting started that’s key. As a parent or carer, you are a strong role model for your child. Let them see you reading and engaging in the story. Also make time to go to a library together. A We currently have Under 8, 9, 10 and 11 football teams who train and are put through their paces on a weekly basis with our head of sport (who previously played professionally for Tottenham Hotspur). By offering a range of sporting opportunities we give our boys a chance to try out different activities they may not otherwise have. We educate our boys to understand the benefits of exercise which are linked to wellbeing, nutrition, how focus improves due to exercise and also that sport is fun! Q What can you tell us about the focus of our future talent, Jack, this month? A Jack is an extremely motivated pupil in football, but also in all areas of the curriculum. He has a hunger to not only do well but to do more than may be expected of him. Q What kind of achievement is it for him to sign for Colchester United Academy at ten years? A It is a huge achievement! With this signing, he has already spent the time to plan out his weekly expectations between the academy, school and home to ensure that he can succeed in all areas. Jack has been scouted and recognised for the talent he is already demonstrating at this young age. The club spotted something special and believe, as do Loyola, that he has the potential to do well within this field. Jack is now a part of a special training scheme to help him progress and develop, and from here the sky is his limit!

he best school tips often come from the students themselves. After nearly two years of A-levels, Head Girl and Head Boy Olivia and William certainly know how to make the most of Sixth Form. Before they move on to the University of Cambridge and the University of Oxford respectively, we caught up with them to hear about their school experience and their advice for others.

Q Why did you choose to come to New Hall? A Olivia: From the very first Open Morning,

I felt that New Hall was a place that would challenge me academically. As a keen dramatist and netball player, the incredible co-curricular programme was also a major factor. I became involved in the Voluntary Service, Musical Theatre group, Theology Society, Feminist Society, and CORPUS (our Equality and Diversity Society). William: There has never been, in my time here, a boring week where I have had nothing to look forward to and this is still very much the case! Q Olivia, you have been part of the school since Year 7. How does the Sixth Form stand out from other Divisions? A I really value the independence – it’s the

ideal preparation for a university or workplace lifestyle. On a more trivial note perhaps, the luxury of having a dedicated Sixth Form Centre as a place to study, socialise and make a hot drink really makes a difference. Q You both seem very active in cocurricular activities. What kind of activities are you involved in, William? A I have always felt spoilt for choice, changing with the seasons as sports come and go. I enjoy rugby and cricket for their trips and team dynamic. I am also into all things musical; I was in Footloose the Musical, I’m in the orchestra, the jazz band, and my own rock band. Q Do you have any top Sixth Form ‘survival’ tips? A Olivia: Get a head start on all things ‘UCAS’ related; organisation and planning ahead are key in managing it all. Co-curricular activities are an invaluable outlet, I always recommend trying something new. William: My three top tips for the best experience would be try any club that grabs your attention, balance work and social time (don’t work too much!), and always go to school concerts and debates. Q You live locally, yet you’re both boarders. Why did you decide to board in the Sixth Form and what’s it like? A William: Everyone kept saying it is so much fun. With limited time left, when I entered the Sixth Form I grabbed my last chance! Boarding is a whole new environment within the school. There is now so much more time in my day without a morning and evening commute. The best thing about boarding is definitely the community, it really is a family. Olivia: I made the decision following the

first national lockdown, when I really missed being with my friends. It was an introduction into university life, and boarding at New Hall completely exceeded my expectations. Each week is packed with activities – sushimaking, ‘Open Mic’ nights, sports socials, formal dinners and dances... Becoming a boarder was by far one of the best decisions I have made in my whole school experience.

Q What are you looking forward to most about university? A William: I am excited about being able to meet people equally enamoured with history. I intend to grasp as many opportunities at university as I have in the Sixth Form. Olivia: I am really looking forward to delving deeper into a subject I love, continuing to perform, meeting like-minded people, attending the famous Cambridge May Balls and punting down the river (hopefully without falling into it).

Journey CONTINUES Epping’s Coopersale Hall School is preparing for the next step in offering pupils an all through education

C

oopersale Hall School in Epping has recently unveiled some exciting plans for the future. Currently an independent prep school for children up to age 11, from September 2023 the school will be welcoming its first Year 7 pupils as it starts the journey of becoming the third ‘all through’ school in the Oak-Tree Group. The school has recently secured planning permission for a new Senior Department, and will be working hard over the next 18 months on a programme of building and refurbishment works to the current site and a recently purchased adjoining cottage. The new facilities will include classrooms, Science Lab, Art/ DT Suite, ICT Suite, offices, support rooms, toilets and changing rooms.

Matthew Hagger, group managing principal, is looking forward to the future. “We have considerable experience within the Oak-Tree Group working with senior students at Normanhurst since 1996 and then Braeside since 2015,” he says. “GCSE results at both schools have been consistently high and our students have an excellent track record, moving to a range of first choice sixth form schools and colleges to study A-levels before moving to their universities. “Claire Osborn, our group education principal, and I have worked together for many years putting together senior teaching teams, developing senior curricula, working with GCSE exam boards and monitoring the progression of the students against a range of assessments. Claire was headmistress of Normanhurst for ten years and headmistress of Braeside for three years, and so has a wealth of senior experience

that will be invaluable as we shape a new senior department at Coopersale Hall. Moreen Barnard, Coopersale Hall’s headmistress, also has experience working with senior students at Normanhurst and was head of school (Juniors and Seniors) before moving to Coopersale Hall in 2020. With such additional expertise at our disposal, the move towards senior education seems more natural now than ever.” There will be a phased introduction of senior pupils over several years. This will give the school the time to introduce all new subjects, curricula, resources and facilities to each year group in a carefully managed way while maintaining their ethos and friendly, family atmosphere. Coopersale Hall children will be able to move automatically into the Seniors, as is the case at Braeside and Normanhurst for those schools’ own children. A recent Independent School Inspectorate visit to Saint Nicholas School uncovered teaching of the highest order

S

taff and pupils at Saint Nicholas School in Old Harlow are celebrating this week after receiving the highest possible grading of ‘excellent’ across all areas, in a recent school inspection carried out by the Independent School Inspectorate (ISI). The top grading was achieved for both the two key areas of pupil achievements (both academic and otherwise) and personal development. In particular, the report notes that Saint Nicholas

pupils of all ages are excellent communicators, who are confident, highly articulate, with extremely positive attitudes to learning. Throughout the report, teachers are complimented for their support and encouragement, as well as the mutual respect and kindness they model, which creates a calm and purposeful family environment. The result of the inspection, which was carried out at the end of January, has been formally shared with the school, and the full report has happily been shared with parents and staff who are all delighted with the rating.

Here are 5 tips they’ve shared to help you parent the Scandi way.

1 SHARE PARENTAL DUTIES EQUALLY Resentment occurs when one party in a relationship feels that they are not getting their fair share of something. Sharing parenting duties equally, down to the most minute level, will help guard against resentment and allow your child to have an equally strong relationship with both of their parents. When a baby is born, there will always be a certain amount of chaos, so you will need to plan in advance to avoid falling into the 80–20 model or the default model of your society, whether it’s 80–20, 70–30 or 99–1, ‘out of habit’.

Four ways you can parent the Swedish way 2 DITCH UNNECESSARY PRODUCTS There are masses of companies that thrive on expectant parents who want to be fully prepared and who don’t know yet how few things a newborn really needs. Don’t be taken in by special offers, and don’t buy anything unless you’re absolutely sure you’ll need it. A newborn needs a few clothes, a lot of nappies, something to be carried around or pushed in, and a car seat (if you have or use a car). If you choose to feed your baby on formula, you will need to spend money on the formula and bottles; if you choose to breastfeed, the mother will eat more, and so groceries will be a little more expensive. A bed sounds important, but in fact homes are full of cots that babies have never slept in, so hold off on buying a cot – there are other alternatives that may be more suitable to start with.

3 IT’S OK TO DRINK ALCOHOL WHEN BREASTFEEDING It is completely unnecessary for women to pump and discard their milk if they have drunk alcohol. Breast milk will always contain the same concentration of alcohol as the blood. If you weigh 60

kg and quickly drink two glasses of wine, you’ll have around 0.05 per cent alcohol in your blood (50 milligrams per 100 millilitres). Your breast milk will then also contain 0.05 per cent alcohol, which is 40 times less than the alcohol concentration in low-alcohol beer (2.1 per cent). Q How long have you lived in the property and what originally attracted you to purchasing it? A We moved to East Mersea 34 years ago. We were looking for a large country family home near good schools and within commuting distance of London, and where there was enough room to add a large annexe. Q What changes have you introduced and how useful is it to have the annexe? and grown children and lately has become a really useful guest wing. We also added an ‘in and out’ drive and kitchen garden. Q Do you have a favourite room? A We tend to move around the house during

the day using every room – and each of the rooms is a favourite for different reasons. We usually start by having breakfast in the snug, then coffee in the conservatory. I use a room for crafting and one as a library, then we have dinner together in the dining room and finish up in the sitting room.

Q With spring nearly here, is this a property where you can make the most out of outside space? A One of our favourite things to do in the spring and summer is to walk to the nearby vineyard and sit outside with a glass of local wine, but we also love to pop down to The Company Shed in West Mersea to collect a seafood platter that we will enjoy with a glass of sparkling wine sitting in our garden with friends and family. Q What are the views like from the property? A We have views of the sea over the fields in front of the house and we also have the most magnificent and clear view of the Milky Way. We are one of the few places still to be privileged to enjoy seeing the constellations and the summer shooting stars. Q Is it the perfect location? A Of course! We enjoy wonderful wildlife

including red squirrels in the garden and can walk out of our back garden gate into the lane and up through the fields to the sea wall and the country park. Q What do you love about East Mersea? A East Mersea is a magical place that allows

us to feel really rural, but still remain within easy reach of shops and the station. Mersea Island is also packed with clubs and leisure

activities and is within driving distance of three other counties – Suffolk, Norfolk and Cambridge, which we visit often. Q What will you miss most when you leave the property? A We will miss everything about living here because it has been the most wonderful family home. SPRING IN THE STEP? Hayley Hunt looks at how a busy winter period, and global concerns, may impact on the property market as we head into April

F

or the property market at least, it has been a very good winter, but as spring approaches the picture is likely to get a bit more muddled. Traditionally, springtime has been a busy period for those looking to move house – all that growth, change and renewal seems to spur people on. The longer days and better weather also makes property viewing far easier, while for those wishing to relocate before the start of the new school year in September, then now is the time to start the ball rolling. However, because this year has not seen the customary winter tail off (thanks in part to the mild weather), it’s possible that the spring property market might look a little different than previously. Many of those who would have gone to market in spring have already done so, which is why there was so much intense activity over the Christmas period. What’s more, we now have some very real issues to face, not least the tragic war in Ukraine, which at the very least is likely to effect fuel prices – already at record levels. Factor in high inflation and rising interest rates, and it’s tempting to see a

bleak picture emerging. However, thanks to lower than expected unemployment rates, general confidence levels are high. More good news comes with the fact that stock levels are on the increase. Due to demand outstripping supply, winter saw an exceptional growth in house prices – more than an 11 per cent annual increase, according to a recent report from the Nationwide. But thankfully the number of new listings coming to market is finally going up. Indeed, according to Zoopla there’s been a very healthy five per cent increase on the five year average, meaning that potential sellers who’ve been sitting on the fence unsure there would be anything to move to can now take the plunge. In fact, it’s the perfect time to sell. The runaway market we have experienced is finally being brought under control and this stability should see this year’s house price growth at a healthy three or four per cent. In addition, during the course of the spring, sellers should also start seeing plenty of choice as that supply/demand imbalance shifts in their favour. They might even look back one day and realise that they sold at the top of the market, who knows! T

he start of 2022 has been an exceptionally busy time for home valuation requests. Although it might appear that demand is continuing to outstrip supply, as valuations turn into instructions, more and more properties are expected to come onto the market. It’s not unusual for potential sellers to receive a valuation and take some time to consider before a decision is made. Recent statistics suggest that across the country, at the end of January, the number of new properties available to buy was 8 per cent higher than during the same period in 2021. Several hotspots saw extraordinary levels of growth. Close to home, Chelmsford had a 58 per cent rise in new properties for sale versus the same time last year. The rental market has also seen notable change, high tenant demand and low numbers of available properties have caused the average UK rental value to rise at the fastest rate ever recorded. Rental demand in January 2022 was reported as 32 per cent higher than at the same time last year, while the number of available rental properties was 51 per cent lower. The highest increase in competition was seen in flats, followed by terraced houses and semi-detached homes. When considering rental prices, comparing January 2022 with January 2021, the average rent per calendar month outside London rose by 9.9 per cent to £1,068. London also saw growth, with asking rents in the capital an average of 3% higher than before the pandemic started.

Strained RELATIONS What you need to know about the Commercial Rent (Coronavirus) Bill By ELIZABETH HENDRY

MANY BUSINESSES HAVE STRUGGLED DURING THE PANDEMIC

T

hroughout the COVID-19 pandemic many businesses were legally required to close, which left the majority, unsurprisingly, unable to pay the rents due on such leased commercial premises to their landlords. Whilst the Coronavirus Act 2020 was enacted to prevent landlords being able to recover such rent arrears or indeed take back possession of such premises by way of forfeiture, these restrictions are due to come to an end on the 25 March 2022. In anticipation of the removal of such restrictions, and to provide both landlords and tenants with clarity on how any remaining rent arrears are due to be settled going forward, the Government has introduced the Commercial Rent (Coronavirus) Bill alongside a revised Code of Practice to help improve relationships between the two more generally.

Q What does the Bill state? A The effect of the Bill will be that rent

arrears built up by tenants who were required to either: (a) close their premises or (b) comply with restrictions on how their premises could be used whilst open, during the “protected period”, shall be ring-fenced against any potential action from landlords for a fixed period of time. Such ring-fencing of arrears allows both

the Bill has come into force or, alternatively, if the binding arbitration process has been undertaken within the six-time period, then such moratorium will remain in effect until the arbitration process has finished. Q What is the revised Code of Practice? A The Code of Practice has been drafted

parties to commence discussions concerning how such arrears are to be repaid or settled going forward without the threat of repossession or rent recovery claims being able to be made against the tenant. Q How long will such rent

arrears be ring-fenced for?

A Any rent arrears that are held to be

This in effect extends the powers of the Coronavirus Act 2020, but will only apply to such protected rent arrears, any arrears that have accumulated after the 18 July 2021 will not be subject to such protections. If such negotiations fail between the respective parties then either party can, provided that such a request is made within six months following the Bill coming into force, refer the dispute to be resolved under the binding arbitration scheme.
